are of lower class the city’s economy is currently<br />
booming, with the majority of the people working<br />
hard aspiring for a better way of life. There is a large<br />
middle class population with better education and<br />
also a high class population which is helping to Drive<br />
Sao Paulo to becoming a important global city.<br />
Locals are all trying to acquire new build properties,<br />
with the introduction of mortgages and developer<br />
finance packages for locals this idea is becoming<br />
more affordable. In fact locals can now purchase<br />
with a 70% mortgage over 30 years.<br />
The general feeling among the local population<br />
is that prices have been booming since late<br />
2006, however they do not feel that prices are<br />
unobtainable, and many now opt to rent smaller<br />
apartments whilst saving to purchase their first<br />
home. All market experts consider these growth<br />
rate will continue at these ‘boom’ levels for the next<br />

Medium-grade properties are proving more popular<br />
for their facilities; often many developments have<br />
swimming pools, sport facilities, lounges, gardens<br />
and even a cinema. However as most of the midgrade<br />
properties come in at over 85sqm they are<br />
often unaffordable for the first time buyer market,<br />
this means that there is a large demand for smaller<br />
medium-grade properties in the cities.<br />
As the economy strengthens, interest rates are<br />
falling and bank confidence will increase, which<br />
will give Brazilians the ability to borrow more with<br />
lower credit ratings. This twinned with rising wages<br />
will create a surge in lending and drive prices even<br />
