Why Invest in Sao Paulo?
A Locals Market
Although many of Sao Paulo’s 20million inhabitants
are of lower class the city’s economy is currently
booming, with the majority of the people working
hard aspiring for a better way of life. There is a large
middle class population with better education and
also a high class population which is helping to Drive
Sao Paulo to becoming a important global city.
Locals are all trying to acquire new build properties,
with the introduction of mortgages and developer
finance packages for locals this idea is becoming
more affordable. In fact locals can now purchase
with a 70% mortgage over 30 years.
The general feeling among the local population
is that prices have been booming since late
2006, however they do not feel that prices are
unobtainable, and many now opt to rent smaller
apartments whilst saving to purchase their first
home. All market experts consider these growth
rate will continue at these ‘boom’ levels for the next
5-6 years.
Medium-grade properties are proving more popular
for their facilities; often many developments have
swimming pools, sport facilities, lounges, gardens
and even a cinema. However as most of the midgrade
properties come in at over 85sqm they are
often unaffordable for the first time buyer market,
this means that there is a large demand for smaller
medium-grade properties in the cities.
As the economy strengthens, interest rates are
falling and bank confidence will increase, which
will give Brazilians the ability to borrow more with
lower credit ratings. This twinned with rising wages
will create a surge in lending and drive prices even
further.
