than 1 mile from I-68, Exit 7, and 7.5 miles from the I-79/I-68 interchange. At the<br />

entrance of the Pierpont Centre along Cheat Road, there is a daily traffic count of<br />

23,705 vehicles per day (WVDOH, 2011). At the westbound on ramp of Exit 7 on<br />

Built in the 2006-2007, the gross building size consists of<br />

70,084 square feet. Available within the building is a total of<br />

55,000 square feet, 19,958 square feet on the lower level and<br />

35,042 square feet on the upper level.<br />

The building is a two story structure serviced by both a passenger<br />

elevator and a freight elevator. Located at the back of the<br />

building on the north side is a loading dock, one man door<br />

and one garage door. Additionally, there are two exterior<br />

staircase leading to an upper level man door, one is located<br />

above the loading dock on the north side of the building and<br />

the other is located on the west side of the building.<br />

The foundation of the structure is poured concrete slab on<br />

grade. Building construction is concrete block with steel columns<br />

supporting a steel web truss deck for both the second<br />

floor and roof system. Decking is a Q deck with concrete floor.<br />

The exterior facade is painted, split face block and Dryvit.<br />

Windows are fixed pane glass in metal frames and the roof<br />

cover is a rubberized material. Interior finishes in the space<br />

include painted drywall walls with some crown moulding with<br />

2’ x 2’ drop ceiling panels on a suspended metal grid system.<br />

Lighting is a mix of recessed, spot/track and fluorescent, and<br />

flooring is a mix of carpet, tile, laminate and concrete.<br />

building above the main entrance.<br />

few other small retailers. The paved lot extends to the back<br />

of the building via the west side where there is a dock for<br />

LOCATION TREND ANALYSIS<br />

Morgantown, WV offers seven interstate exits. Four exits are located along I-68 and three exits are located<br />

along I-79. Out of the four exits off I-68, Exit 7 (Pierpont Road) boasts the highest concentration of big box<br />

retailers, chain restaurants, and strong demographics.<br />

Monongalia County lies in north central West Virginia with<br />

Morgantown as the county seat and home of West Virginia<br />

University. Enrollment for WVU reached over 31,000 students<br />

and 7,400 faculty and staff for 2016 and is expected to continue<br />

to grow significantly in 2017. Education, health services,<br />

professional and business services are all expected to grow<br />

at a particularly high rate.<br />

The Morgantown MSA regularly ranks a variety of lists<br />

pointing to the area’s accomplishments in terms of growth,<br />

business development, workforce cultivation and more. As of<br />

2015, there were 80,185 people living within a 5-mile radius.<br />

The total daytime population is 107,839 with 64,545 employees.<br />

In 2015, there were 31,900 households within a 5-mile<br />

radius with a median household income is $42,450 and an<br />

average household income of $65,989. (MapInfo Pro, 2015).<br />

Morgantown’s prominence in both of the recession-resistant<br />

sectors of higher education and health care employment is<br />

one reason for the stability in the area. The WVU Bureau of<br />

Business and Economic Research calls for “continued healthy<br />

growth” well into the future.<br />
