Route 98. The building is situated outside of city limits within the Clark<br />

District of Harrison County. The subject property is located just 2.5 miles<br />

from Route 50 and 4.5 miles from I-79, Exit 119.<br />

SITE DESCRIPTION<br />

The building was originally constructed in the 1940’s as a war glass factory.<br />

Since then, there have been three additions added onto the original structure<br />

as well as various upgrades. The gross building size is 18,748 square<br />

feet with 17,334 square feet being the net leasable area. The lot size is<br />

1.45 acres and the site is not restricted by any zoning. The site has a clean<br />

Phase 1 Environmental Report which is available upon request.<br />

BUILDING SPECIFICATIONS<br />

This one story building is constructed on a concrete slab and framed with<br />

masonry and steel. The exterior of the building is a combination of vertical<br />

metal siding, vinyl siding and brick veneer. The roof system is rubber with<br />

metal down-spouts for draining and windows are fixed pane units.<br />

UTILITIES<br />

All public utilities are available to the site. Electric is provided by Mon<br />

Power and water is provided by the Clarksburg Water Board. Internet<br />

providers available include Spectrum and cable is available via DirectTV.<br />

Each unit is separately metered.<br />

INGRESS / EGRESS / PARKING<br />

The location currently offers two points of ingress and egress via public<br />

road (<strong>South</strong> <strong>Chestnut</strong> <strong>Street</strong>). One entrance offers direct access into the<br />

parking lot while the other entrance is offered via gravel driveway. Located<br />

in the front of the building is paved parking lot with roughly 55 customer<br />

parking spaces. There is additional parking at the rear of the building via<br />

concrete floors and fluorescent lighting. Buffington Photography’s space<br />

consists of 2 x 2 drop panels on a suspended metal grid system for the ceiling,<br />

drywall walls, wall to wall carpeting and vinyl tile floors and fluorescent<br />

lighting. Lastly, the Grandma Cookie’s Hot dog Express space consists of<br />

2 x 4 drop panels on a suspended metal grid system, drywall walls and vinyl<br />
