Große Freiheit und ein cooles Lebensgefühl
bietet das Wohnen und/oder Arbeiten in
Lofts. Schon aufgrund seiner industriekulturellen
Historie verfügt der Standort Wuppertal
hier über ein Riesenpotenzial.
Auch für das Stadtbild bringt die Entwicklung
von Fabrikgebäuden zu Wohn- oder
Büroräumen einen positiven Effekt, bleibt
doch die schöne, historische Bausubstanz somit
erhalten.
Ein gutes Beispiel dafür ist die Winkelsträter-Fabrik
an der Oberbergischen Straße. Das
1907 erbaute Gebäude diente zur Produktion
von Textilien und Litzen – die Textilindustrie
hat in Wuppertal eine besondere Tradition.
Das Immobilienkontor Wuppertal, seit 2005
auf die denkmalschutzgerechte Sanierung
historischer Fabriken spezialisiert, hat sich
des Gebäudes angenommen, zum Glück.
„Das war höchste Zeit, noch einen Winter
hätten wir dem Gebäude nicht gegeben“, sagt
André Harder. „Ein Jahr später und das Dach
hätte im Keller gelegen.“ Rund 3,5 Millionen
Euro wurden investiert, um die 3.000 Quadratmeter
Fläche für privilegiertes Wohnen
und Arbeiten herzurichten. Innerhalb nur
eines Jahres sind 15 Einheiten zwischen 100
und 660 Quadratmetern entstanden. Und
das Beste: Fast alle Flächen sind bereits verkauft.
Und schon hat das Immobilienkontor Wuppertal
ein Folgeprojekt in der Vorbereitung.
Die älteste Wuppertaler Textilfabrik „Fritz
Moll“ (Baujahr 1866), ebenfalls im Stadtteil
Barmen, wird nun auch für exklusives Loft-
Wohnen entwickelt, die Nachfrage ist auch
hier groß.
Die Potenziale Wuppertals sind unerschöpflich.
„Wer gerne schönes Altes zu etwas besonderem
Neuen erschaffen will, ist hier
bestens aufgehoben“ so Lars Schröder vom
Immobilienkontor Wuppertal.
Living and/or working in lofts offers great freedom and a cool sense of life. Thanks to its history of
industrial culture, the location of Wuppertal has a giant potential here. The development of factory
buildings into living or office spaces also has a positive effect on the cityscape, for the beautiful and historical
building structures are conserved in this way.
A good example of this is the “Winkelsträter” factory on the road “Oberbergische Strasse”. The building
erected in 1907 served for the production of textiles and braids – and the textile industry in Wuppertal
has a special tradition. The company “Immobilienkontor Wuppertal”, specialized since 2005 in the redevelopment
of historical factories in line with the preservation of sites of historic interest, has tended
to the building - fortunately. “It was high time. We would not have given the building one more winter”,
says André Harder. “One year later and the roof would have been in the basement.” Around 3.5 million
euros were invested in order to prepare the approximately 3000 square metres of space for privileged
living and working. Within just one year, a whole 15 units between 100 and 660 square metres were
created. And best of all: Just about all spaces have been sold already.
Immobilienkontor Wuppertal already has a follow-up project in the pipeline: The oldest Wuppertal textile
factory “Fritz Moll” (built in 1866), also in the quarter of Barmen, is now being developed for exclusive
loft-living and there is already great demand for this as well.
Wuppertal’s potential is inexhaustible. “Whoever wants to turn something beautiful and old into something
special and new is in the right place” says Lars Schröder from Immobilienkontor Wuppertal.
