Whether you're a first-time buyer<br />

or downsizing from a single-family<br />

home, experts agree that there are a<br />

number of important things to consIder<br />

with Uniland Corp., has outlined<br />

"10 Tips to Buying a Condominium."<br />

They are:<br />

• Be sure the condo lifestyle IS<br />

right <strong>for</strong> you - Condominium living<br />

is a way of hfe that is different than<br />

the lifestyle of owning a single fam-<br />

Ily home. For most people, buying a<br />

condominium is a chance to enjoy<br />

the financial benefits of home ownership,<br />

without a lot of maintenance<br />

hassles. The condominium commun-<br />

Ity is Just that - a community -<br />

where services such as landscaping,<br />

sno\\' removal and building upkeep<br />

are provided <strong>for</strong> you.<br />

• Set your budget be<strong>for</strong>e you look<br />

- YOW' budget WIll dictate what,<br />

where and how much condo you can<br />

buy. Today's low interest rates and<br />

flexIble financing wIll enable you to<br />

get more home <strong>for</strong> your money as<br />

well as extra optIOns and featw'es<br />

Association fees are standard with<br />

condominiums. "No frills" condominium<br />

buyer has an accurate view of how a<br />

both cases, the floor plan should provide<br />

good traffic flow from room to<br />

• Evaluate the locatIOn - Consider<br />

the convemence that the right<br />

• Find out about the condo association<br />

- Condos are generally run<br />

by a board of directors elected by the<br />

co-owners and assisted by a propelty<br />

management company. Look <strong>for</strong> assocIations<br />

run by expenenced, profes-<br />

SIOnal management companies. Ask<br />

<strong>for</strong> references and talk to people already<br />

living in the commumty.<br />

• Check out the developer, not just<br />

the construction - The quality, the<br />

reputation and experience of the developer<br />

is critical, particularly if you<br />

are considering buying a condominium<br />

at pre-construction prices. Find<br />

out who the developer is, how long<br />

they have been in business and what<br />

other communities they have developed.<br />
