4. SITE DESCRIPTION<br />

4.1 LOCATION AND LEGAL DESCRIPTION<br />

The subject property consists of approximately 281 acres located within the western ½ of section<br />

29, township 4 south, range 29 east, Greenlee County, Arizona. The approximate center of the<br />

subject property is located at latitude 33.05516 o and longitude 109.38914 o . Figure 1 illustrates the<br />

approximate location of the subject property.<br />

4.2 CURRENT USE(S) OF THE SUBJECT PROPERTY<br />

The subject property consists of one (1) parcel of land with an area of approximately 281 acres<br />

that is currently vacant.<br />

4.3 CURRENT USES OF THE ADJOINING PROPERTIES<br />

Adjacent land use includes commercial properties, road rights-of-way and vacant properties:<br />

5. USER PROVIDED INFORMATION<br />

5.1 TITLE RECORDS<br />

As discussed in Section 2.5 of this report, a title search was not performed by SMA for this<br />

Phase I ESA report. ASTM E 1527-05 indicates that a title search is the User’s responsibility.<br />

However, the AAI rule states that it is not necessary to obtain chain of title documents for the<br />

property. Thus, it is at the User’s discretion to provide title documents or to perform a title<br />

document search. If the User performed this search, a copy was not provided to SMA.<br />

5.2 SPECIALIZED KNOWLEDGE<br />

A questionnaire regarding specialized knowledge and history of the subject property was not<br />

completed for inclusion in this report.<br />
