floors totalling 1,627 m² of this prestigious office
development in the city centre. Grant Thornton paid
£226 m² setting a new record for the city centre.

accommodation. Southampton PCT took College
Keep on Terminus Terrace. This building totalled
1,244 m² with PCT paying £161.46 m².
Xansa the NHS outsourcing company also acquired
1,207 m² in Compass House at the Ordnance
Survey complex in Maybush. This refurbished airconditioned
building achieved £150.09 m².
Cavendish & Gloucester are trying to replicate the
success of Business Homes with their office scheme
on the former Brookside Centre in Millbrook. However,
trying to achieve £2,798 m² on converted buildings
with old northlight roofs may prove problematical.
No 1 Dorset Street, Southampton
The refurbishment market saw a significant boost
with Capita, the outsourcing company, winning
the contract from Southampton City Council. This
gave an immediate need for 3,800 m² to 4,600 m².
With limited stock ready for immediate occupation
Capita took two buildings which required some
refurbishment. The Park House in Above Bar Street
totals 2,833 m² and, although not considered a good
office pitch and with only two car parking spaces
included in the transaction, the space achieved
£172.22 m² once refurbished. In addition Capita
also acquired a floor of Overline House, above the
central railway station, totalling 1,142 m².
Charlotte Place, Southampton
In Southampton city centre Irish developers McAleer
& Rushe will complete the fit-out of their previously
shell and core building known as Charlotte Place.
