Planning Permission Approved<br />
CONDITIONS AND REASONS<br />
1. The development to which this permission relates shall be begun not<br />
later than three years from the date of this permission.<br />
To clarify the period for which the permission is valid.<br />
2. Unless otherwise agreed in writing by the Local Planning Authority prior<br />
to the commencement of development a scheme to ensure the privacy<br />
of the neighbouring residential properties to the west, Grosvenor<br />
Gardens, shall be submitted to and approved in writing by the Local<br />
Planning Authority. The scheme, including any measures identified,<br />
shall be implemented prior to the development being brought into use,<br />
and retained for the lifetime of the development hereby approved.<br />
To prevent overlooking<br />
3. Unless otherwise agreed in writing by the Local Planning Authority the<br />
door in the west elevation of the building facing Grosvenor Gardens<br />
shall be used only as an emergency exit/access in the event of an<br />
emergency, or for occassional access to the bin store, and not as a<br />
main access to the premises, it shall other than in above circumstances<br />
be kept closed at all times.<br />
In the interests of the amenities of the occupants of neighbouring<br />
properties.<br />
4. Unless otherwise agreed in writing by the Local Planning Authority<br />
before either use of the premises hereby approved commences the<br />
premises shall be soundproofed in accordance with a scheme, which<br />
shall be first submitted to and approved in writing by the Local Planning<br />
Authority. Thereafter the approved scheme shall be retained during the<br />
lifetime of the development.<br />
In the interests of the amenities of the occupants of neighbouring<br />
properties.<br />
5. The external materials used for this development shall match those of<br />
the existing building(s).<br />
In the interests of visual amenity.<br />
6. Notwithstanding the details submitted unless otherwise agreed in<br />
writing by the Local Planning Authority details of all walls, fences and<br />
other means of boundary enclosure shall be submitted to and approved<br />
by the Local Planning Authority before the development hereby<br />
approved is commenced.<br />
In the interests of visual amenity.<br />
7. Neither of the uses hereby approved shall commence until proposals<br />
for the storage of refuse within the site have been submitted to and<br />
approved in writing by the Local Planning Authority and all such<br />
approved details have been implemented.<br />
In the interests of the amenities of the occupants of neighbouring<br />
properties.<br />
8. Neither of the uses hereby approved shall commence until there have<br />
been submitted to and approved in writing by the Local Planning<br />
Authority plans and details for ventilation filtration and fume extraction<br />
equipment to reduce cooking smells, and all approved items have been<br />
