by John Poulin to Argent Mortgage
Company, LLC dated February 2, 2007, and

undersigned is the present holder, for breach
of the conditions of said mortgage and for the

Heights, Dudley, Mass., recorded with the
Worcester District Registry of Deeds, Plan

The description of the premises contained in
said mortgage shall control in the event of an
error in this notice.
The Mortgagee reserves the right to postpone
the sale to a later date by public
announcement at the time and date appointed
for the sale and to further postpone at any
adjourned sale date by public announcement

adjourned sale date.
The premises will be sold subject to and with
the benefit of all rights, restrictions, easements,
improvements, outstanding tax titles,
municipal or other public taxes, assessments,
betterments, liens or claims in the

insofar as the same are still in force and

If the premises is a condominium unit, then
the premises will also be sold subject to
Massachusetts General Laws chapter 183A,

and any and all amounts as may be due, following
such sale, to the applicable condominium
trust.
If the successful bidder at the foreclosure
sale defaults in purchasing the property
according to the terms of this notice of sale
or the terms of the Memorandum of Sale
executed at the time of the foreclosure, the
Mortgagee reserves the right to sell the property
by foreclosure deed to the second highest
bidder (or other successive bidders, in
the order of their bid) provided that such
other bidder deposits with Mortgagee’s attorneys,
Michienzie & Sawin LLC, the amount of
the required deposit as set forth below within
ten (10) business days after written notice of
default of the previous highest bidder and
title shall be conveyed to such other bidder
within thirty (30) days of the default, which
time periods may be reasonably extended by
the Mortgagee in its sole discretion.

MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of
Sale contained in a certain mortgage given
by Bradley M. Weber to Old Colony Mortgage
Corporation, dated January 29, 2004, and
recorded with the Worcester County
(Southern District) Registry of Deeds in Book
32737, Page 254, of which mortgage the
undersigned is the present holder, for breach
of the conditions of said mortgage and for the
purpose of foreclosing the same will be sold
at Public Auction at 10:30 AM on the 20th
day of May, 2010 at 6-9 Thayer Pond Drive,
North Oxford, Massachusetts, all and singular
the premises described in said mortgage,
to wit:
Unit No. 6-9 in the Thayer Pond Village
Condominium, created by Master Deed
dated September 28, 1983, and recorded
with the Worcester District Registry of Deeds
in Book 7930, Page 203. The mailing
address of said unit is 6 Thayer Pond Drive
Unit 6-9, North Oxford, MA 01537.
Said unit no. 6-9 contains 1036 square feet,
more or less, and is laid out as shown on a
plan to which is affixed a verified statement in
the form prescribed by general laws chapter
183A, Section 9, and which plan is a copy of
a portion of a plan filed with the Master
Deed.
Said unit is conveyed together with:
(a) An undivided interest of in the common
areas and facilities described in the Thayer
Pond Village Condominium Master Deed. In
the event that, and at such time as a subsequent
phase or phases are added to the condominium
by amendment of the Master
Deed, the undivided interest of the unit in the
common areas and facilities shall be and
become that specified in any amended
exhibit b recorded at such time;
(b) An appurtenant easement for the exclusive
use of parking space no.21 as described
in the Thayer Pond Village Condominium
Master Deed;
(c) An appurtenant easement for the exclusive
use of storage locker no. 6-9 as
described in the Thayer Pond Village
Condominium Master Deed;
(d) The benefit of, and subject to, all easements,
rights, observations, restrictions,
agreements and provisions contained in said
Master Deed, the Declaration of Trust creating
the Thayer Pond Village Condominium
Trust and the By-Laws contained therein,
dated September 28, 1983 and recorded
with said deeds [n book 7930, page 233, as
the same may be amended of record, and
the rules and regulations from time to time
promulgated thereunder, all of which are
hereby incorporated by reference and constitute
covenants running with the land and are
and shall remain binding upon any person or
persons claiming through or under them.
This conveyance is also made subject to and
with the benefit of the provisions of said
General Laws, Chapter 183A, as now in
force and as from time to time amended, and
subject to (a) municipal taxes attribute to
such Unit and common areas and facilities,
assessed as of the current tax year that are
not yet due and payable, which Grantee, by
accepting said Unit Deed, assumes and
agrees to pay, (b) building and zoning laws;
and (c) those encumbrances set forth and
referred to Exhibit A of said Master Deed.
Being the same premises conveyed to the
Mortgagor by deed recorded herewith.
For Mortgagor’s title see deed recorded with
said Registry in Book 32737, Page 252.
In the event of any typographical errors in the
publication of this notice, the description in
the Mortgage shall control.
Said premises shall also be sold subject to
and/or with the benefit of any and all other
restrictions, easements, improvements,
covenants, outstanding tax titles, municipal
or other public taxes, assessments, liens or
claims in the nature of liens, attachments
and existing encumbrances of record created
prior to the Mortgage, if any there be,
insofar as in force and applicable.
Said premises will also be sold subject to all
leases and tenancies having priority over
said Mortgage, to tenancies or rights of parties
in possession now or at the time of said
auction which are subject to said Mortgage,
to rights or claims in personal property
installed by tenants or former tenants now
located on the premises, and to laws and
ordinances including, but not limited to, all
building and zoning laws and ordinances.
Terms of sale:
The highest bidder in the sale of the premises
shall deposit a bank treasurer's check, or
certified check in the amount of Five
Thousand Dollars ($5,000) at the time and
place of the sale of the premises as a nonrefundable
earnest money deposit towards
the purchase price to be held at the option of
the Mortgagee as liquidated damages for
any default by the successful bidder. The
balance of the purchase price shall be paid
upon delivery of the deed within thirty (30)
days of the date of the public auction. The
successful bidder shall be required to sign a
Memorandum of Sale at the public auction
containing the terms herein and any additional
terms set forth in the Memorandum of
Sale or announced at the public auction.
In the event that the successful bidder at the
public auction fails to perform in the time
specified to purchase the premises, the
Mortgagee reserves the right, at its sole
election, to sell the premises by foreclosure
deed to the other qualified bidders, in
descending order beginning with the next
highest bidder, provided that in each case
the next highest bidder delivers to Mortgagee
the amount of the required deposit within
three (3) business days after written notice of
the default of the previous highest bidder and
promptly executes a Memorandum of Sale
providing for performance within thirty (30)
days of execution. Mortgagee also reserves
the right, at its sole election, to assume the
bid of any defaulting or declining bidder. The
Mortgagee reserves the right to postpone
this sale to a later date by public proclamation
at the time and date appointed for the
sale and to further postpone any adjourned
sale date by public proclamation at the time

Pancake Breakfast Saturday, May 1, from 7

THOMPSON, Conn.
The U.S. Army Corps of Engineers Park
Rangers would like to announce that they will
be leading a paddle down the Quinebaug
River Water Trail, from Fabyan Dam to West
Thompson Lake on Saturday, May 1. Please
bring your own canoes or kayaks and meet at
Fabyan Dam at 9:30 a.m. This segment is
about five miles long with moving water,
extensive wildlife habitat, and no portages. It
is an excellent three-hour outing for paddlers
who are comfortable with moving water. This
paddle is limited to 20 participants, so please
call the West Thompson Lake Park Office at
860-923-2982 to pre-register. Don’t forget to
bring your life jackets!

DUDLEY
The musical “Godspell” will be performed by
students of the Shepherd Hill Regional High
School Drama Club and Music Department on
Friday, May 7, and Saturday, May 8, at 7 p.m.,
and Sunday, May 9, at 2 p.m., in the auditorium
at the school. Tickets are $8 for adults, $5
for students/seniors, and children 5 and

“Godspell” was written by Stephen Schwartz
and John-Michael Tebelak, and was first performed
at the Cherry Lane Theater in
Greenwich Village in 1971. The structure of
the musical is that of a series of parables,
based on the Gospel of Matthew and the
Gospel of Luke. These are then intertwined
with exciting pop/rock music set primarily to
lyrics from traditional hymns, and include the
parables of “The Prodigal Son” and “The
Good Samaritan.” This production is a collaboration
of the Drama Club and Music
Department and features a cast of more than
150 students, including members from the
high school’s award winning choirs. Come
join us for a night of great family entertainment!
