EXISTING CONDITIONS Vacancies Figure 3 identifies the vacant storefronts in the Six Corners Study Area. Currently there are 17 buildings and storefront vacancies along Irving Park Road from Milwaukee to Lavergne Avenues. The largest is the former Bank of America property at 4901 West Irving Park, which is for sale. The 63,502-square-foot complex occupies nearly a half-city block between North Lamon and Lavergne Avenues and includes a total of 280 offstreet parking spaces in two lots along West Dakin Street. Interest in the property has been expressed by Aldi, which would rehab a portion of the building for a 15,000 square foot grocery store. The upper floor of the two-story structure includes a 300-seat auditorium-style theater which is being marketed to several cultural organizations. Other significant vacancies along Irving Park Road include the former Hancock Fabrics Store (4848 West Irving Park Road) and Integrity Physical Therapy building (4864 West Irving Park), both of which are west of the intersection. The stretch of Irving Park Road east of the intersection has four identifiable vacancies. Two storefront vacancies are currently located next to Sears. A portion of the Bank of America building located on the southeast corner of the intersection, is vacant, as is a 12,000 square foot building along N Kilpatrick and W Irving Park Road. Milwaukee Avenue north of the intersection is the other part of the Study Area with a number of prominent vacancies. As shown in Figure 3, there are 16 vacant buildings and storefronts along Milwaukee Avenue between Belle Plaine Avenue on the north and Irving Park Road to the south. Only two vacancies were identified south of the intersection. One vacancy is a storefront in Six Corners Plaza and the other a storefront in an apartment building situated near the northwest corner of N Milwaukee and N Kilpatrick Avenues. Cicero Avenue south of the intersection has seven storefront vacancies. Occupying a prominent site at the intersection is 4801 West Irving Park Road (at Cicero). This 3,700 square foot building once housed a tavern and more recently the Borovik Drug Store and a branch of Washington Mutual. Scattered along this stretch of Cicero Avenue south of the intersection are three other storefront vacancies.
