EXISTING CONDITIONS
• The retail district is important to the
local housing market. Approximately
two-thirds of respondents felt that the
state of the neighborhood commercial
district will moderately or strongly
influence their decision to stay in Old
Irving Park. Results indicate that the
majority of residents intend to stay in
the neighborhood for at least five years
while another third of respondents are
undecided.
• 94% of all responses indicated the poor
selection of goods and services in Old
Irving Park as a major disadvantage to the
neighborhood.
• Survey respondents traveled to the nearby
suburbs of Skokie and Niles for shopping,
dining and entertainment. 40%
identified Lincoln Square as a frequent
shopping destination. Another 34%
traveled to the North Avenue/Clybourn
corridor to shop and dine.
• Respondents are seeking “an improved,
higher quality selection and experience
that match the demographics of the
neighborhood.”
