AVERAGE PRICES<br />
During 2010, the average price <strong>of</strong> a new construction, single family detached home in <strong>Hampton</strong> <strong>Roads</strong> was $357,939, holding<br />
steady with the 2009 average price <strong>of</strong> $358,884. The majority <strong>of</strong> municipalities have experienced declines in average closing<br />
prices year over year. Portsmouth had the largest percent decline in average closing price, down 10.6% to $215,883 for the year.<br />
York County also experienced a notable decline with a loss <strong>of</strong><br />
$33,150 down to $390,440 for the year.<br />
The largest percent increase in average closing price occurred<br />
in Norfolk where the price increased 6.4% to $340,412. The success<br />
at this year’s Tidewater Builder’s Association Homearama contributed<br />
in large part to the increase in average price. East Beach<br />
accounted for 25% <strong>of</strong> Norfolk’s new, detached housing in 2010 with<br />
21 closings recorded. These closings averaged $603,021.<br />
Virginia Beach had the highest average closing price for a<br />
new detached home in <strong>Hampton</strong> <strong>Roads</strong>. The average closing price<br />
for 2010 was $426,269. The average closing price for a fee simple<br />
detached home in Virginia Beach was $440,868. The average price<br />
for a detached condominium was $394,295.<br />
The average closing price <strong>of</strong> a multi-story condominium<br />
unit in an elevator- served building was $367,576. This is a decline<br />
<strong>of</strong> 28.6% from 2009. The average closing price <strong>of</strong> a multi-story condominium<br />
unit in a non-elevator served building was $171,791<br />
during 2010, down 4.8% from year ago numbers. Virginia Beach<br />
had the largest decline in average closing price for multi-story condominiums<br />
during 2010, down 30.8% to $271,988.<br />
