<strong>Baxter</strong> Pool Party Rules<br />

1. Set up and Clean up is the party host responsibility<br />

2. The Association will not loan or lease Association furniture for<br />

your event. You are responsible for bringing your own furniture<br />

to the “approved” pool party location.<br />

3. All trash associated with your event must be disposed of in the<br />

dumpster in the parking lot of each pool. Event trash must not<br />

be disposed of in pool deck trash cans. Hosts should leave the<br />

area used as clean or cleaner than they found it!<br />

4. Party host may not have use of the interior of the clubhouse<br />

unless renting the clubhouse (this includes use of kitchen).<br />

5. Depending on the number of non-member guests, additional<br />

lifeguard(s) may be required at the expense of the party host.<br />

6. A $50.00 deposit payable to <strong>Baxter</strong> Community Association<br />

will be required at the time of reservation to insure that all<br />

rules are followed and returned the next business day<br />

following the event.<br />

2012 Association Dues Reminder...<br />

<strong>Baxter</strong> Community Association Annual Dues of<br />

$800.00 were due on January 1 st . It is payment of<br />

these dues that will qualify residents to make use<br />

of all the amenities and activities that summertime<br />

in <strong>Baxter</strong> brings. Don’t find yourself left out -<br />

bring your Dues Balance current before May 1 st<br />

to ensure a trouble-free pool season!<br />

If you have not yet sent in your payment, you<br />

should act immediately by either paying one<br />

installment of $825.00 or two installments ($425.00<br />

for the first installment, which includes a $25.00<br />

late fee, and the second installment of $400.00 no<br />

later than May 1 st to avoid an additional late fee of $25.00). For<br />

any questions regarding your account please contact DuvallCAMS<br />

Client Services toll free at (877) 672-2267 or via email at cs@camsmgt.<br />

com.<br />

When mailing in your payment, please make sure that you are using the<br />

correct address which has changed for 2012. Please make checks payable<br />

to <strong>Baxter</strong> Community Association Inc. and mailed to: <strong>Baxter</strong> Community<br />

Association, Inc., c/o DuvallCAMS, PO Box 1339, Commerce, GA 30529 (This<br />

is the Association’s new bank lockbox).<br />

ARC Reminder ~ Architecture Review Updates...<br />

Please be advised to use the revised ARC application effective 3/1/2011, now<br />

available online at <strong>Baxter</strong>frontporches.com on the downloadable forms page or<br />

either email Kathey Harter at Kharter@comporium.net.<br />

As well, effective March 1, 2011, the following grasses are endorsed by the<br />

<strong>Baxter</strong> Community Association: Fescue (all varieties); Bermuda – Sunsport<br />

and Princess (seed varieties) and Tifsport and Tifway 419 (sod varieties); and<br />

Zoysia – Zeon, Meyer, and Jamur (sod varieties). Bermuda & Zoysia (B&Z):<br />

are more heat and drought tolerant while being more eco-friendly allowing more<br />

practical irrigation solutions, BOTH B & Z will become dormant and turn brown<br />

in the Fall & Winter, Bermuda DOES allow over seeding in the Fall & Winter<br />

while Zoysia DOES NOT, additional information regarding these grasses and<br />

general information can be found at buysod.com and similar websites. Over<br />

seeding with rye grass will be at the homeowner’s discretion. Any issues related<br />

to creep of grass from yard to yard shall be the neighbor’s responsibility to<br />

address and resolve. IMPORTANT - ARC requests applicants who are making<br />

landscaping improvements must provide the type of turf grass they are installing<br />

as part of their application as currently required.<br />

General Safety Reminders...<br />

Please be mindful of the following: Exhibit “C” of the <strong>Baxter</strong> Restrictions<br />

& Rules of the CC&R’s, 1.(r) prohibits the operation of motorized vehicles on<br />

pathways or trails maintained by the Association.<br />

Signage and Notices...<br />

Please be advised that “lost pet” notices may not be posted on street light poles<br />

or street signs in the neighborhood and residents could be fined if they violate<br />

the neighborhood policy. As well, vendor signs may only be in residents yards<br />

during the hours the contractor is on sight working.<br />

2012 Swim & Pool Season Reminder...<br />

The 2012 Swim Season is approaching quickly and in order to provide a safe<br />

and enjoyable experience at the <strong>Baxter</strong> pools, there are a few things that we<br />

need to accomplish. Please remember to read the Pool & Swim section that<br />

follows (2 pages)! Note: Residents that are delinquent with payment of<br />

Association fees or in violation of Association rules will be suspended<br />

from amenity use and RSVP Based Community Events.<br />

**Please note that new residents and tenants should take either their<br />

settlement statement or lease agreement to PostNet to receive a pool<br />

pass for the Pool Season.**<br />

Pool Parties must be requested and approved by Association<br />

Management prior to the date of the event. Additional rules apply and<br />

should be followed. Rules are subject to change without notice. Questions?<br />

the dates & times of operation for both the Community Center and <strong>Village</strong> Hall<br />

Pools. You will find a complete overview of the Dates of Operation as well as<br />

the Pool Rules and Guest Pass Request details within the special Pool & Swim<br />

section of this bulletin. Please remember that “Swim at Your Own Risk” is NOT<br />

permitted at either of the <strong>Baxter</strong> Pools and this policy is strictly enforced! Basic<br />

overview of schedule & important dates are shown below.<br />
