<strong>Kirdford</strong> NDP<br />

Additionally, for any tourism or leisure developments proposed within the <strong>South</strong><br />

<strong>Downs</strong> <strong>National</strong> Park, any relevant guidance provided by the English <strong>National</strong> Parks<br />

and Broads Vision and Circular, and the associated Case Studies detailing ‘Sustainable<br />

Tourism’ should be adhered to.<br />

Any accommodation secured for short-term holiday lets; including chalets and<br />

caravans, should be restricted for leisure uses only. Such uses should then be<br />

protected in perpetuity until such time as it can be demonstrated that the need no<br />

longer exists for tourist accommodation, or that the use has become unviable – and<br />

that any alternate use accords with policies elsewhere within this <strong>Plan</strong>.<br />

In the event that the proposal is in a location with heightened environmental<br />

sensitivity, including areas prone to seasonal flooding or adjacent to protected<br />

habitats, it may be reasonable to secure a management plan by way of condition to<br />

make the development acceptable.<br />

Reasoned Justification<br />

A prime objective of this NDP is to create sustainable growth and local employment by<br />

developing tourism and tourist accommodation in the <strong>Plan</strong> Area. This policy enables the<br />

appropriate development of such tourism accommodation.<br />

Policy R.6 – Equestrian Facilities<br />

Intention<br />

To encourage and support appropriate growth of equestrian facilities and activity in the <strong>Plan</strong><br />

Area<br />

Policy R.6 – Equestrian Facilities<br />

Proposals within the <strong>Neighbourhood</strong> Area for development of, or associated with,<br />

equestrian facilities will be supported provided that it can be shown that the activity;<br />

1. Would not conflict with the Environmental Policies of the NDP and in<br />

particular:<br />

i. Would not adversely affect areas of nature conservation importance.<br />

ii. Would not adversely affect the quality and character of the landscape; and<br />

iii. Would not result in irreversible loss of the best and most versatile<br />

agricultural land.<br />

2. Would not adversely affect the amenities or safety of local residents or other<br />

users of the countryside.<br />

3. Could be satisfactorily accommodated on the existing rural road network<br />

without the need for significant changes which would affect the character of<br />

the surrounding area.<br />

4. Where appropriate, is well related to the existing bridleway network or<br />

bridleway network submitted as part of the proposal, and that such network<br />

is capable of accommodating the additional activity proposed.<br />
