Tenant and Building Services Tenant Service Requests (310-SERV) Tenant Representative Selected individual(s) should be designated as your company’s Tenant Representative. These individual(s) would interact with the Property Management Team and Tenant Service Centre and be able to authorize: • Service and Maintenance Requests • Property Removal • Security Access Cards • Locksmith Work • Cleaning Requests and Visitations • Ordering or Changing Building Signage • Requests for after hours air conditioning • Booking Freight Elevator & Loading Dock Service/Maintenance Requests All request for building services and maintenance related issues should be made by contacting our Customer Service Hotline at 416-310-SERV (7378) or logging on to the 70 York website: www.hsbcyorkst.com. Follow the step by step instructions to complete the appropriate form online. Once completed the service request informs a member of our Property Management/Operation Team will attend to your request. Complementary services that are included in the operating costs are: • Adjustments for Heating Ventilation and Air Conditioning • Replacement of Base Building fluorescent tubes/ballasts • Programming & providing new security access cards • Minor cleaning request (i.e. coffee spills) • Blue Recycling Bins for office employees desks and kitchenettes • Security escorts to the building parking garage • Fire Warden training Typical requests that would be chargeable are: • Moving furniture/filing boxes • Replacement of all tenant lights and ballast’s from the building inventory • Replacement of lost/damaged tenant security access cards • Minor tenant plumbing requests; private washrooms & kitchens • Extra garbage and recycling removal • All after-hours HVAC requests as per tenant lease specifications • Cleaning of refrigerators Service/Maintenance Requests Please note that all chargeable service and/or maintenance requests will be invoiced on a monthly basis based on the respective material and labour costs associated with providing the service plus a 15% administration fee. 70 York Street Tenant Handbook 8 March 18, 2010
