3.2.1 Green Development<br />

To encourage the holistic development <strong>of</strong> the neighbourhood, consideration will be given to green<br />

initiatives and innovations. One <strong>of</strong> the goals <strong>of</strong> the plan is the promotion <strong>of</strong> green building techniques.<br />

Objective (1) Consider sustainable development principles in the planning and design <strong>of</strong> the<br />

neighbourhood.<br />

NSP Policy Implementation<br />

Incorporate alternative development standards (e.g.<br />

energy efficient lighting, alternative road design) and<br />

subdivision design.<br />

Encourage the use <strong>of</strong> green building standards for<br />

residential buildings and developments.<br />

Allow for flexibility regarding the<br />

introduction and implementation <strong>of</strong><br />

alternative designs, energy and materials<br />

efficiency, cost effectiveness and<br />

environmental stewardship in the<br />

development <strong>of</strong> the neighbourhood.<br />

All alternative development standards and<br />

designs shall be reviewed and approved by<br />

the <strong>City</strong> <strong>of</strong> <strong>Edmonton</strong>.<br />

The developer may pursue green<br />

neighbourhood design standards, and will<br />

consider requiring the use <strong>of</strong> or providing<br />

incentives for achieving green building<br />

standards.<br />

Rationale: The use <strong>of</strong> alternative development standards such as reduced roadway widths, zero lot<br />

line housing and reverse single detached housing, in conjunction with subdivision design, are<br />

innovative ways <strong>of</strong> encouraging sustainable development. This plan encourages consultations with the<br />

<strong>City</strong> and affected agencies to explore the use <strong>of</strong> alternative development standards (e.g. consideration<br />

<strong>of</strong> servicing techniques or infrastructure provision that differs from current <strong>City</strong> standards).<br />

Objective (2) Ensure sustainable and cost effective landscape development <strong>of</strong> open space areas<br />

over the long term with the use <strong>of</strong> native plant species which has the added benefit <strong>of</strong> the re‐<br />

establishment <strong>of</strong> natural habitat.<br />

NSP Policy Implementation<br />

Landscaping within the plan area should incorporate the<br />

use <strong>of</strong> native plant species within all open spaces.<br />

Design open space areas to incorporate<br />

native plant species, where appropriate.<br />

Specific species for landscaping will be<br />

determined between the Developer and<br />

<strong>City</strong> Administration at the time <strong>of</strong> review <strong>of</strong><br />

landscaping plans and as part <strong>of</strong><br />

engineering drawing review.<br />
