5.13.2 Permitted location for loading spaces<br />
Loading spaces shall be located only in an interior side yard or rear yard and on the same lot<br />
as the use, or combination <strong>of</strong> uses, requiring the loading spaces.<br />
5.14 MULTIPLE USES ON ONE LOT<br />
Where any building, structure or lot is used for more than one purpose as provided in Section<br />
3.0 <strong>of</strong> this By-law, the said building, structure or lot shall comply with the provisions <strong>of</strong> this<br />
By-law relating to each use. In the case <strong>of</strong> a conflict, the more stringent provision shall apply.<br />
5.15 MULTIPLE ZONES ON ONE LOT<br />
Where a lot is divided into more than one Zone, each portion <strong>of</strong> the lot shall be used in<br />
accordance with the provisions <strong>of</strong> this By-law for the applicable Zone.<br />
5.16 NON-COMPLYING BUILDINGS AND STRUCTURES<br />
5.16.1 Enlargement, Repair or Renovation<br />
A non-complying building or structure may be enlarged, repaired, replaced or renovated<br />
provided that the enlargement, repair, replacement or renovation:<br />
a) does not further encroach into a required yard or into the setback area from the<br />
average high water mark <strong>of</strong> 15 metres (49.2 feet) from Bass Lake or 20 metres (65.5<br />
feet) from Lake <strong>Simcoe</strong>. (see section 5.28)<br />
b) does not increase the amount <strong>of</strong> floor area or volume in a required yard;<br />
c) does not in any other way increase a situation <strong>of</strong> non-compliance; and,<br />
d) complies with all other applicable provisions <strong>of</strong> this By-law.<br />
5.16.2 Non-Compliance as a Result <strong>of</strong> Expropriation<br />

Notwithstanding any other provision <strong>of</strong> this By-law, where, as a result <strong>of</strong> an acquisition <strong>of</strong> land<br />
by a public authority, such acquisition results in a contravention <strong>of</strong> this By-law relating to<br />
minimum yards and/or setbacks, lot coverage or maximum permitted gross floor area, then<br />
the lands so acquired shall be deemed to continue to form part <strong>of</strong> the lot upon which the
