NORTHGATE REDEVELOPMENT IMPLEMENTATION PLAN<br />
CONSULTATION AND PARTICIPATION<br />
Land Design Studio began by having several<br />
interviews with stakeholders in the district. The<br />
stakeholders included property owners, public<br />
<strong>of</strong>ficials from Bryan and <strong>College</strong> <strong>Station</strong>, staff,<br />
faculty, and students from A&M University,<br />
and business operators. Student groups represented<br />
undergraduates, graduates, and international<br />
students. Also consulted were the Brazos<br />
Transit Authority, district churches, the Parks<br />
Board, the 4B Board, Planning and Zoning<br />
Commission, <strong>City</strong> Council, and TxDot.<br />
Centro Development <strong>of</strong> Austin conducted market<br />
supply and demand analysis for rental and<br />
for sale properties, interviewed stakeholders<br />
and informed the design process as an experienced<br />
private sector developer.<br />
Branson Research Associates provided market<br />
assessments <strong>of</strong> Bryan/ <strong>College</strong> <strong>Station</strong> including<br />
demographics and job growth, as well as<br />
assessing the housing, retail, <strong>of</strong>fice, and entertainment<br />
alternatives.<br />
The Celero Group is an economic development<br />
consulting firm based in Austin, Texas. Celero<br />
provides business development solutions to<br />
public sector organizations and private sector<br />
businesses.<br />
This information was sorted into several categories<br />
including transportation, environmental,<br />
real estate development, political concerns,<br />
design issues, and economic & market influences.<br />
The stakeholder data gleaned from each<br />
group was then distilled into common issues<br />
and restated as "big ideas" that began to influence<br />
the solutions.<br />
