NORTHGATE REDEVELOPMENT IMPLEMENTATION PLAN<br />
DEVELOPMENT STRATEGY<br />
1. Increase Residential Density and<br />
Housing Type Diversity including<br />
for sale and for rent townhouse,<br />
condos, l<strong>of</strong>ts and sideyards<br />
houses and vertical duplexes.<br />
2. Create Significant Public Spaces<br />
and Enhance the Public Realm on<br />
Key Streets<br />
1. Increase Residential Density & Diversity<br />
Significant opportunity exists to redevelop land in the northern areas <strong>of</strong> the district<br />
with housing that adds diversity in terms <strong>of</strong> rental vs. ownership, family,<br />
grad student housing, and faculty and staff housing. These should include both<br />
attached and detached building forms.<br />
3. Enhance Existing and Create New Linkages<br />
The district will be defined by its memorable destinations, (such as Church<br />
Street which becomes the premier retail street in Bryan and <strong>College</strong> <strong>Station</strong>)<br />
which should be identified, strengthened, and linked with obvious, pleasant, and<br />
compelling routes.<br />

East End <strong>of</strong> The District<br />

2. Create Public Space and Enhance the Public Realm<br />
The district would benefit from a significant public gathering space such as a<br />
square or plaza to serve as an anchor in which there is a sense <strong>of</strong> collective civic<br />
ownership. Additionally, key streets including Church, University, <strong>College</strong><br />
Main, and Nagle should be brought up to a ‘pedestrian seductive’ quality. To<br />
become ‘pedestrian seductive’ they must be places where people want to be, not<br />
just places where people feel safe.<br />
4. Develop an East End Anchor<br />
The existing anchor created by the existent entertainment venues generally<br />
around Boyette, <strong>College</strong> Main, University Blvd. and Church Streets need an<br />
opposing anchor on the east end <strong>of</strong> the district. This will set up Church Street to<br />
be a significant link between the two areas.<br />

The district identity is fragile in that it is<br />
dominated by student services and<br />
entertainment. The District should<br />
pursue a multi-generational, mixed<br />
income “creative village” identity [To<br />
encourage family relocation to the area.]<br />
Opportunities for a K-12 Magnet school<br />
should be identified. This could<br />
become an international public<br />
academy as a supplement to the <strong>College</strong><br />
<strong>Station</strong> Independent School District.<br />
