ON-GOING TACTICS<br />
The on-going steps which should be taken<br />
toward fulfilling this vision include:<br />

This represents the least complex opportunities<br />
to reinvent the residential density and quality in<br />
the district<br />

When multiple landowners are involved in one<br />
block the syndication <strong>of</strong> properties is called for.<br />
This method would roll up the individual owners<br />
into a limited partnership that would then<br />
pursue common <strong>redevelopment</strong> and property<br />
management.<br />
3. Block Infill with <strong>City</strong> Sponsorship. Where the<br />
<strong>City</strong> already owns land, it could become the<br />
sponsor <strong>of</strong> <strong>redevelopment</strong> in the area through a<br />
<strong>redevelopment</strong> authority.<br />
4. Organize an Entity to Facilitate 1031<br />
Exchanges & Land Swaps. This could become a<br />
function <strong>of</strong> the district management entity.<br />

should engage the owners <strong>of</strong> Albertson's to<br />
retr<strong>of</strong>it the building as a District anchor by<br />
<strong>of</strong>fering low interest loans and infrastructure<br />
upgrades such as the realignment <strong>of</strong> Church<br />
Street.<br />

7. Channelize the creek between Boyette and<br />
the Bryan city limits. Purchase adjacent vacant<br />
lots and develop the reclaimed land as a neighborhood<br />
park.<br />
