SurePay is Available!
Rossmar &Graham is pleased to offer SurePay for those
of you who would like to take advantage of a convenient way
to pay your assessments. SurePay is an electronic auto draft
from your bank that is drafted on the second (2 nd ) business day
of the month your assessment is due. This payment option is
completely free of charge. To enroll, log on to Rossmar.com
and select “Pay Online.”
The benefits of SurePay are:
• Timeliness: No worrying about paying assessment dues
on time. The payment will automatically be deducted
from your bank account on the second (2 nd ) business day
of the month your assessments are due.
• Accuracy: SurePay ensures that the right amount is collected
for assessments every time, even when assessment
amounts change.
• Easy enrollment: To sign up, just go to Rossmar.com and
click on “Pay Online” to get started.
• Ease of mind: Never worry about being charged a late fee.
• Go green: Eliminate the need for paper checks, reduce
paper consumption, and save money on postage.
• Secure: Your bank account information will be encrypted
and highly protected with the latest online security
measures. You never have to worry about your account
information getting in the wrong hands.
Everyone can benefit from this option, but those of you
who live in one of the condo communities might have more
incentive to sign up because of your monthly payments. Just
remember that if you want to sign up for SurePay for both your
monthly condo payment and your annual master association
payment, you must sign up twice, once for the condo association
and once for the master association.
Upon signing up, you will receive an e-mail confirmation
that you have enrolled in the program. Enrollment must be
submitted by the 15 th day of the month for automatic payments
to start the following month. All payments are collected
the second (2 nd ) business day of the month that assessments
become due and payable. Please call me if you have any
questions at 480-354-8758.
Attention SSV
Homeowners
As you look forward to sprucing up the outside of your
home and yard, please be advised of the following:
PAINTING: Repainting homes, fences and walls requires
Architecture Committee approval even if you are repainting
the same color. A list of approved colors is available in the
Activities Office. If you choose a color not on the list, you
must submit a color sample with your Architectural Change
Request.
SATELLITE DISHES: The installation of a satellite dish
is pre-approved provided it is not attached to the front slope
of the roof or the front half of the house and is in accordance
with FFC rules.
HOLIDAY DECORATIONS: All Christmas decoration,
including lights, shall not be placed in the front yard or attached
to a home until Thanksgiving, and shall be removed
by January 15 of the succeeding year. All other holiday and
special event decorations may be displayed for a period up
to fourteen (14) consecutive days.
ROOFING: Architectural approval is required when it
becomes necessary to re-roof your home. A sample of the new
roofing material needs to be included with your Architectural
Change Request.
OTHER CHANGES: Please refer to the ARCHITEC-
TURAL CONTROL POLICY MANUAL. You may access
these on line at SSVHOA.com under the HOA tab.
As a reminder, any and all major changes you wish to
make to the appearance of your home or yard needs Architectural
approval. Please do not begin a project that requires
approval until you have submitted your request and received
approval. It is the homeowner’s responsibility to see that an
Architectural Change form has been submitted and not the
contractor’s.
Thank you for your continued support
Hi Folks:
Just a note to tell you that our summer hours are 9:00 AM
We had a very busy year at the Woodshop this past season.
There was lots of beautiful work done on the lathes.
President Doug Korver and Maintenance Supervisor
Ardon Cronk kept all of our machines in good working order.
Vice President and Head Monitor George Bonas made sure
we always had a monitor to watch the shop. Treasurer Max
Warren kept the books balanced and paid our bills.
Thank you again for your contributions of aluminum cans.
They sure help us pay the bills.
Our first selection, Loving Frank, A Novel, is a fictionalized
account of Frank Lloyd Wright’s affair with a married
client, Mamah Borthwick Cheney, its effects on the lives of
the people who loved them, and its tragic and violent conclusion.
Although Frank Lloyd Wright’s homes were intended
to blend into the landscape, his personal life was at times unconventional
and even scandalous attracting much unwanted
media attention.
Give Yoga A Try This
Summer
By: Christine K. Marcus
Why try YOGA this summer
at SSV in the auditorium?
During the summer months,
the classes are considerably
smaller, the temperature is quite
comfortable for exercising,
and the quality of instruction
and classes is still here. Our
certified YOGA instructors are:
LuAnn on Mondays, Linda on
Wednesdays.
Why is YOGA so popular?
Most people are familiar with YOGA stretches and poses
(called asanas), because they have seen examples of it on TV
programs, exercise videos, and the internet. Yoga is an ancient
tradition over thousands of years.
Why YOGA?
YOGA devotees love YOGA for all its benefits. YOGA
works on three levels. First, it triggers the body’s relaxation
mechanism due to the breathing emphasis. Secondly, it boosts
circulation. Finally, it helps to correct bad habits of posture,
that have gotten locked into the body habits, such as “slouching.”
YOGA can help with all of this. The stretching increase
in flexibility is something you will notice after practicing
YOGA. Many like YOGA for its ability to stretch muscles
and also relax the mind.
When and where is YOGA held?
YOGA will be held thru JULY and AUGUST in the
SSV Auditorium. Cost $3.50 per session, 8:45 to 10:00 AM.
Wear comfortable clothes to move in, and YOGA is done
barefooted!
Bingo On Hiatus
By: Jane E. Harrel, Editor
BINGO will be on hiatus for July, August
and September. The numbers will recommence
being called on Thursday, October 4, 2012.
Come join the fun in the auditorium every
Thursday at 5:45 PM.
SSV Computer Club
By: Jane E. Harrel, President
Mytjane@gmail.com
Hey you!! Why haven’t you been coming to the Computer
Club meetings? We are only gathering the first and
third Wednesdays of the month – Superstition Room, 10 AM.
Just because some of our friends have returned home does
not mean that we are not having fun. Our meetings are very
informative, no dues, no sign in and no fines for not wearing
your name tag.
July 4 th falls on the first Wednesday so July 18 will be
the next scheduled meeting date. We have no classes planned
for this summer, but that could easily be changed if we have
enough requests and a teacher available. After the Facebook
demonstration last month, that seemed to pique your interest.
Let us hear from you as to what you want to learn. On July
18 we will have a refresher on Photo Elements for beginners
taught by yours truly.
Do you still have some VHS tapes around your home?
Do you want to convert them to a DVD? How about slides?
The club has two machines which will do the trick for you.
If you are interested, contact John Sharp, 275-2516, to make
arrangements for use of the machines. There is no cost to
residents for using this equipment.
We are waiting for the fall season when we will be in
the new San Tan Rooms. I planted a few seeds as to whether
to have coffee and cookies available, but that would mean
clean up too as well as additional expense to the club. Think
about it because it will up to the membership to decide what
we will/can do.
Keep cool and have a great Fourth!
O’Byrne, Cheryl Adams, Donna Dirks, Ethel Grosse, Genne
Van Wyk, Lynda and George White, Judy Sigl, Pam Pitman,
Renate and Richard Meyers, and Joe and Linda Fusaro at Saturday
Bunko. We meet at 2:15 PM in the Majestic Card room
on the second Saturday of every month, even in the summer.
Bunko is played with dice and is a very simple game to
learn. We collect $3.00 to be distributed for the seven winning
categories.
At the end on Bunko, we also play a game for $1.00 called
“Left Center Right.” There are two winners in the game. We
are usually finished by 4:30 PM.
For more information or for a copy of the playing rules
Cooks Corner featuring DeMaris
and Wayne Hochhalter
By Jackie Muller
DeMaris and her husband, Wayne, came to the Springs via the Midwestern
states of South Dakota and Iowa. After being a JC Penney supervisor
of 150 employees for 12 years, DeMaris “retired” to become the executive
director of Big Brothers-Big Sisters for four years. Guess that did not keep
her active enough because all the while she was working, she and Wayne
were square and round dance instructors too. Everywhere they go in the
Valley they are recognized by their former Midwestern dance students who
moved here also. In their actual retirement they dance three mornings a
week, play tennis and golf as well as spearhead ladies luncheons, Red Hat
functions, Welcome Wagon gatherings, etc. A sign at her door says “Friends
Gather Here” so that explains what DeMaris does with the rest of her “free time.”
A busy gal like DeMaris needs a recipe to fit her lifestyle. This one is especially nice
because she can prepare it in the morning for entertaining in the evening.
Crockpot Corn
DeMaris Hochhalter
2 lbs. frozen corn - if using fresh corn add 2T water
8 oz cream cheese cubed
½ C butter cut in small pieces
2 T sugar
Salt and pepper to taste
Combine and put in crockpot on low for 6 hours. Stir to blend ingredients.
Wayne, who is a school bus monitor in his “retirement,” submitted his special recipe.
Wayne’s Favorite Rice Pudding
Wayne Hochhalter
1 C uncooked rice
2 ½ C boiling water
6 C milk
6 Eggs
1 C sugar
1 T vanilla
Pinch of salt
Cook together water and rice for 20 minutes. Set aside. Combine additional ingredients
in blender then pour over rice. Place in 9 X 13 greased pan. Sprinkle lightly with cinnamon.
Bake 375 degrees for 1 hour until set.
We Want Those Labels
By: Donna Stelter
Please save the education labels and Campbell Company labels for Brinton Elementary
School. Cutting and trimming along the dotted lines will give us the labels we need, not the
entire package or label or the can or container.
Brinton School uses the Campbell labels to order items from a catalog. The school is
given a check for the education labels. They depend on them to buy many books, pencils, art
supplies and other important items during the year.
Bring all the labels to the Activity Office, placing them in the round container. They will
be delivered to the school.
The students, teachers and I, Donna Stelter, thank you.
Village Voice Of
Hope
By Springs Chapel Board
Pastor Milton (Milt) Zeeb, Springs Chapel
Pastor, was recently involved in a serious
automobile accident wherein he suffered injuries.
Pastor Zeeb is in the hospital, but his
prognosis is very good. A time line for the
duration of his hospitalization and therapy is
unknown at this time, but it is expected to be
at least four to six weeks. At present, he is
being attended by his family and cannot have
visitors. We do solicit your prayers for Pastor
Milt’s timely and complete recovery.
Although Pastor Milt cannot immediately
resume his ministerial duties, by God’s grace
worship services will continue every Sunday
morning. Two extraordinary pastors have
stepped forward to assume ministry responsibilities
for the Chapel. Pastor Barrington and
Pastor Anthony Bryant will assume spiritual
leadership and fill the pulpit to preach God’s
Word. One or the other of these fine men will
lead our worship service each Sunday until
Pastor Milt can return. We are very blessed
and grateful to these pastors for their unselfish
service to our Chapel members. God does
provide for His people.
Again, we ask that you pray for Pastor
Milt and his complete recovery, and that
Springs Chapel goes forward with its ministry
and service to the Lord, the Chapel members,
and this community. We invite you to join us
in our worship service every Sunday morning
at 9:00 AM in the SSV auditorium. God will
be there, and we hope you will be also. See
you in church!
Happy
News From The
Travel Desk
The weather is heating up in Arizona,
but we have lots of cool plans for travel in
the future. We get questions from residents
asking if we only have group trips. Of course
the answer is NO, we can plan any vacation
that you plan. We work with all cruise and
tour companies, and we can arrange air and
other transportation for you as well. Please
call us if we can help you make a vacation
dream come true.
We are off to Bermuda on July 14 for
our seven night cruise with Celebrity. On
October 16 we will be traveling to Viet Nam
and Cambodia for a tour and a cruise on the
Mekong River. We will be traveling for 15
days on this exciting adventure. Call us if you
would be interested in joining us.
On January 4, 2013, we will be sailing
from Buenos Aires to Santiago on the Star
Princess. We look forward to seeing several
countries in South America as well as the
beautiful scenery and wildlife of this region.
You could also go early and spend 3 nights
in Buenos Aires to see the sights, dance the
Tango or venture into the Gaucho country.
I have held some air seats for this trip for
$1,582 per person. Call us soon for details,
many categories on the ship are sold out.
We will take a motorcoach to Los Angeles
to board the Sapphire Princess on March
30, 2013 for a seven night California Coastal
cruise. Space is very limited on the coach so
book now to avoid disappointment.
We will be traveling to Italy on April
27 with Collette Vacations for 13 nights to
explore this historic and scenic country. This
will be a wonderful tour and we have a good
group already booked. We hope that you
will join us.
We have some group space held on a
13-night cruise and tour of Alaska on July
7, 2013. We will visit Fairbanks, Denali, Mt
McKinley and then board the ship for a 7
night cruise to Hubbard Glacier, Glacier Bay,
Skagway, Juneau, Ketchikan and Vancouver.
In November, we will be going to the
Galapagos on the Celebrity Expedition to
explore this unique region of the world. This
ship is very small and space is extremely
limited.
Sunland Springs Village Homeowners
Association (SSVHOA) Meeting
May 22, 2012
The meeting was called to order at 9:30 by John Lippert, HOA Manager. He introduced Jeff Decker,
Vice President of the Board of Directors and Farnsworth Homes, and the recording secretary, Jane Harrel. He
announced that a Town Homes meeting would follow adjournment of this meeting.
Mr. Lippert proceeded to review the Financial Summary for the period ended April, 2012, which had been
distributed to the audience. He noted Expenses were under budget but that may change when the San Tan facility
opens later this summer. Total assets are $1,972,415, including Operating Funds of $696,735 and Reserves of
$1,060,439. He also noted that the Activity Account has a balance of $73,873, and stated that at the end of May
it will be making a disbursement to the Village Enhancement (VEF) and Capital Development (CDF) Funds
at its fiscal year end. The current balance of the VEF is $27,440 and the CDF is $113,928. He expects more
demands to be made on the VEF when the San Tan facility is opened. There were 31 resales of homes in April
resulting in $18,185 in Transfer fees.
Continuing his report, Mr. Lippert stated:
Architecture Committee is writing violation letters most of which are for weeds and other landscaping
items. Most of the residents respond immediately when they receive such a letter.
The sparkle curtain on the auditorium stage had to be repaired again. To solve the problem, the connection
cord was moved to the top and an expandable cord attached.
The lights and ballasts in the ceiling lights of the auditorium were replaced, 18 in all.
He visited Terry Nored recently, who is continuing to improve. He is being moved to physical therapy
type of care.
Victor Rojas was hired as a full time maintenance man, who is being trained by Dan Collins. He will be
retained when Terry returns to work as the new facility will requite two full time employees.
The phone system in the office is being replaced. It is circa 1995 and was giving problems with echoing
and not delivering voice messages in a timely fashion.
The Recreational Facilities Committee has recommended that children’s pool hours be changed when the
new pool opens. This was ratified by the Advisory Committee at their recent meeting. Children from three to
18 years of age may enter the pool on Laguna from 12:00 to 2:00 PM each day. The San Tan pool will allow
children from 4:00 to 6:00 PM.
The only difficulty from the recent power outage was the need to reset the Dog Park watering system.
Mr. Decker reported that 38 homes, 15 Town Homes and 16 Golf Condos have been sold this year compared
to 54 all of last year. He also reported that no apartments will be built on the Town Home site, and that
Farnsworth will proceed with their original plan. The pickleball courts are being poured now; next will be the
parking lots, and it will be transitioned to the Home Owners in August. There will be four new models by the
end of the year. Two will be built at the sales office site and two more just west of the San Tan Center, with a
potential for four more. Town Home models will also be done when we start the new phase.
A question from the audience said that the current recreation facilities are not named, and old Rec Center
does not fit. We need to name it.
It was reported that the lights illuminating the waterfall on the first hole of the Superstition Course were
not working.
Mr. Decker reported that the golf course looks good now, but the rye grass will be dying out soon, but work
will be done to keep it green through the transition. We are very happy with the new Superintendent, Larry Farwell.
In answer to a question, Mr. Decker stated that a home may be sold to a family, but no one can live here
with children under 18. A young couple may buy a home for their parents to live here.
There being no further business to come before the Homeowners, the meeting adjourned at 9:58 AM.
Respectfully submitted,
Jane E. Harrel
Recording Secretary
Attention Arizona Homeowners!
WHO ARE YOU GOING TO CALL?
Are you tired of roofing salesman
knocking at your door?
The increased need for roof repairs has attracted
“out of state”roofers, known as‘STORMERS.”
Many of these STORMERS are not licensed nor authorized to do business in Arizona and often use
emergency repair situations to take advantage of homeowners. The Arizona Registrar of Contractors has
referred to some STORMERS as “transient criminals.” Some of the STORMERS have tried to avoid the
licensing problemby soliciting Arizona Contractors to“rent”a valid license to operate in Arizona. Any Arizona
contractor who engages in such an activity is at risk to have his or her license suspended or revoked.
BEFORE YOU HIRE A ROOFING CONTRACTOR, ask these questions:
Is the roofer licensed in Arizona, bonded and insured?
Is your roofer experienced and reputable—will he do the job right?
If you have warranty issues, will the roofer be here next year, or will he be back in another state?
We are an Arizona company, ran with Arizona employees. We are not an out-of-state roofer,
nor are we partnered with an out-of-state roofer. We will be here for you in the future.
So, if you need a roof repair, WHO ARE YOU GOING TO CALL?
for a free estimate by a local, licensed, bonded, and insured roofer. ROC 266468
