INTRODUCTION<br />

We are pleased to <strong>in</strong>troduce to you our Integrated<br />

Development Plann<strong>in</strong>g Team to <strong>of</strong>fer you consult<strong>in</strong>g<br />

services for the Plann<strong>in</strong>g <strong>of</strong> New Industrial Parks &<br />

Investment Zones <strong>in</strong> India.<br />

Our team draws together a unique comb<strong>in</strong>ation <strong>of</strong><br />

representatives <strong>of</strong> the academia and commercial sector -<br />

both work<strong>in</strong>g on topics <strong>of</strong> susta<strong>in</strong>able <strong>in</strong>dustrial quarters.<br />

The German Green Build<strong>in</strong>g Council (<strong>DGNB</strong>) is provid<strong>in</strong>g<br />

the know-how on methods and tools whereas Happold<br />

Consult<strong>in</strong>g is br<strong>in</strong>g<strong>in</strong>g <strong>in</strong> the knowledge on how to plan -<br />

and most importantly - implement susta<strong>in</strong>able <strong>in</strong>dustrial<br />

parks.<br />

In addition the <strong>DGNB</strong> Academy, the tra<strong>in</strong><strong>in</strong>g arm <strong>of</strong> the<br />

<strong>DGNB</strong>, has significant experience <strong>in</strong> knowledge transfer <strong>in</strong><br />

the field <strong>of</strong> susta<strong>in</strong>able construction.<br />

Address<strong>in</strong>g the complex challenges presented by today’s<br />

global cities and regions requires a holistic approach<br />

TEAM APPROACH<br />

The challenge <strong>of</strong> develop<strong>in</strong>g susta<strong>in</strong>able <strong>in</strong>dustrial<br />

parks and <strong>in</strong>vestment zones requires a holistic,<br />

<strong>in</strong>tegrated approach. The successful delivery <strong>of</strong> such<br />

major projects needs both, a robust framework <strong>of</strong> goals<br />

and performance objectives and the skills to plan and<br />

deliver with<strong>in</strong> these targets. We are delighted to <strong>of</strong>fer<br />

you the comb<strong>in</strong>ed skills <strong>of</strong> the German Susta<strong>in</strong>able<br />

Build<strong>in</strong>g Council GeSBC (<strong>DGNB</strong>) and Happold Consult<strong>in</strong>g,<br />

with the former be<strong>in</strong>g a globally operat<strong>in</strong>g <strong>in</strong>stitution<br />

benchmark<strong>in</strong>g susta<strong>in</strong>ability and Happold Consult<strong>in</strong>g<br />

be<strong>in</strong>g a major player <strong>in</strong> strategic plann<strong>in</strong>g <strong>of</strong> cities,<br />

regions and major developments.<br />

Both companies have a long track record <strong>of</strong> jo<strong>in</strong><strong>in</strong>g their<br />

skills to further push for higher susta<strong>in</strong>ability standards<br />

across the construction <strong>in</strong>dustry. Recently the <strong>DGNB</strong><br />

and Happold Consult<strong>in</strong>g agreed to jo<strong>in</strong>tly develop a<br />

new certification system for large scale <strong>in</strong>dustrial and<br />

commercial developments with direct relevance for the<br />

tasks to be delivered with<strong>in</strong> this project.<br />

In our work we adopt a logical, evidence-based approach.<br />

Accountability is essential for the formation and<br />

implementation <strong>of</strong> susta<strong>in</strong>ability objectives. Susta<strong>in</strong>ability<br />

touches on a broad range <strong>of</strong> issues to be discussed and<br />

agreed with numerous stakeholders. Tangible objectives<br />

and a sound evidence base are <strong>of</strong> utmost importance<br />

to depart from standard towards <strong>in</strong>novative and more<br />

susta<strong>in</strong>ble solutions creat<strong>in</strong>g value for all stakeholders<br />

<strong>in</strong>volved.<br />

We believe that the design <strong>of</strong> <strong>in</strong>dustrial quarters must<br />

be <strong>in</strong>formed by a comprehensive understand<strong>in</strong>g <strong>of</strong> the<br />

regional economic drivers, the clients’ objectives, the<br />

project challenges and the wider <strong>in</strong>fluences. In all our<br />

projects we seek to align the protection <strong>of</strong> environment<br />

and resources and the plann<strong>in</strong>g <strong>of</strong> <strong>in</strong>frastructure and<br />

urban areas to provide a compell<strong>in</strong>g value proposition to<br />

Our team members br<strong>in</strong>g to the project a wealth <strong>of</strong><br />

global experience and expertise <strong>in</strong> the plann<strong>in</strong>g and<br />

delivery <strong>of</strong> projects <strong>of</strong> a similar scale. Our team’s global<br />

focus provides us with a comprehensive understand<strong>in</strong>g<br />

<strong>of</strong> trends <strong>in</strong> urbanisation, mobility and development.<br />

Our skills thrive on our global <strong>in</strong>volvement <strong>in</strong> numerous<br />

comes to plann<strong>in</strong>g, construct<strong>in</strong>g and operat<strong>in</strong>g build<strong>in</strong>gs.<br />

The <strong>DGNB</strong> Certification Framework will help you to br<strong>in</strong>g<br />

out the best <strong>in</strong> your projects and to present the marked<br />

difference <strong>in</strong> quality clearly and transparently.<br />

The German Susta<strong>in</strong>able Build<strong>in</strong>g Council (<strong>DGNB</strong> –<br />

Deutsche Gesellschaft für Nachhaltiges Bauen e.V.) was<br />

founded <strong>in</strong> 2007 by 16 <strong>in</strong>itiators from various subject<br />

areas with<strong>in</strong> the construction and real-estate sectors.<br />

The aim was to promote susta<strong>in</strong>able and economically<br />

efficient build<strong>in</strong>g even more strongly <strong>in</strong> future. The<br />

reaction to the found<strong>in</strong>g <strong>of</strong> the <strong>DGNB</strong> was extremely<br />

positive. By the beg<strong>in</strong>n<strong>in</strong>g <strong>of</strong> 2008 121 organizations<br />

had already jo<strong>in</strong>ed the <strong>DGNB</strong>. Today the association has<br />

more than 1,100 members throughout the entire world,<br />

because we see ourselves as a German and <strong>in</strong>ternational<br />

knowledge platform. Our vision for 2050: a susta<strong>in</strong>ably<br />

built and liveable future. There are more than 500 experts<br />

who support us on a volunteer basis: architects, <strong>in</strong>vestors,<br />

project developers, scientists, builders and other<br />

specialists from the construction and real-estate sectors.<br />

Susta<strong>in</strong>ability as the <strong>DGNB</strong> understands it.<br />

Susta<strong>in</strong>ability is more than just a word for the <strong>DGNB</strong>: we<br />

understand susta<strong>in</strong>ability as the obligation <strong>of</strong> the whole<br />

<strong>of</strong> society to shoulder responsibility for current problems<br />

such as climatic change and resource depletion <strong>in</strong>stead <strong>of</strong><br />

merely leav<strong>in</strong>g them for future generations to deal with.<br />

In its capacity as non-pr<strong>of</strong>it and non-governmental<br />

organisation the <strong>DGNB</strong> see it as its duty to serve the<br />

general public. Based on its articles <strong>of</strong> association<br />

it commits itself to promot<strong>in</strong>g protection <strong>of</strong> the<br />

environment, health protection and sociocultural goals.<br />

The high quality standards for the design and usage <strong>of</strong><br />

build<strong>in</strong>gs are aimed at <strong>in</strong>creas<strong>in</strong>g the positive effects<br />

for society and nature as a whole and to m<strong>in</strong>imise the<br />

negative ones.<br />

Happold Consult<strong>in</strong>g provides strategic plann<strong>in</strong>g,<br />

development and project management advice, backed<br />

by the technical expertise <strong>of</strong> Buro Happold, one <strong>of</strong> the<br />

world’s lead<strong>in</strong>g eng<strong>in</strong>eer<strong>in</strong>g firms, to a diverse range <strong>of</strong><br />

public and private-sector clients around the globe.<br />

Happold Consult<strong>in</strong>g’s approach to client problems very<br />

<strong>DGNB</strong> INDUSTRIAL DISTRICTS<br />

Industrial sites are an important part <strong>of</strong> the political<br />

debate about susta<strong>in</strong>ability <strong>in</strong> municipalities. The focus<br />

<strong>of</strong> the scheme is the space between the build<strong>in</strong>gs,<br />

<strong>in</strong>frastructure, and the location <strong>of</strong> the area. The goal <strong>of</strong> the<br />

upcom<strong>in</strong>g <strong>DGNB</strong> system for <strong>in</strong>dustrial sites is to br<strong>in</strong>g the<br />

strategies <strong>of</strong> susta<strong>in</strong>able neighborhood plann<strong>in</strong>g <strong>in</strong>to the<br />

area <strong>of</strong> <strong>in</strong>dustrial developments. The <strong>DGNB</strong> and Happold<br />

Consult<strong>in</strong>g see a significant scope for optimization at the<br />

development <strong>of</strong> susta<strong>in</strong>able <strong>in</strong>dustrial areas.<br />

With the <strong>DGNB</strong> system for <strong>in</strong>dustrial sites will also take<br />

environmental, economic and social aspects <strong>in</strong>to account.<br />

Approaches to reduce emissions and costs over the entire<br />

life cycle as well as approaches to improve the quality <strong>of</strong><br />

the open space, childcare and shopp<strong>in</strong>g opportunities for<br />

the employees are relevant topics for the system.<br />

The formation <strong>of</strong> synergies and closed circuits between<br />

the <strong>in</strong>dustry and the surround<strong>in</strong>g neighborhoods is<br />

another important field <strong>of</strong> susta<strong>in</strong>able neighborhood<br />

plann<strong>in</strong>g.<br />

Kraubitz are actively engaged <strong>in</strong> the development <strong>of</strong> this<br />

new system.<br />

<strong>DGNB</strong><br />

STRUCTURE<br />

The <strong>DGNB</strong> system for urban districts is currently, measured<br />

by the number <strong>of</strong> (pre-)certified projects, among the world<br />

market leaders, although there is a market only version<br />

s<strong>in</strong>ce 2012. Further the <strong>DGNB</strong> is currently the only system<br />

provider, which will also certify commercial districts and<br />

<strong>in</strong>dustrial sites. All other system provider currently only<br />

certify mixed-use neighborhoods with a high proportion<br />

<strong>of</strong> residential use. The <strong>DGNB</strong> system is already available<br />

for commercial districts as a pilot version. The Airport City<br />

<strong>in</strong> Stuttgart is the first commercial district that has been<br />

certified with the system.<br />

By cooperat<strong>in</strong>g with global companies from <strong>Germany</strong>, the<br />

certification system for <strong>in</strong>dustrial sites will be developed<br />

till mid <strong>of</strong> 2014. The system for <strong>in</strong>dustrial sites should be<br />

used worldwide. Also it should ensure that exist<strong>in</strong>g and<br />

new sites can be certified.<br />

The cooperation with GIZ <strong>in</strong> India would create a unique<br />

opportunity to actively <strong>in</strong>fluence the system and to adapt<br />

this to Indian conditions.<br />

The <strong>DGNB</strong> systems for urban districts, commercial<br />

districts and <strong>in</strong>dustrial sites<br />

Half <strong>of</strong> the world’s population already lives <strong>in</strong> cities. By<br />

2050 that figure is expected to rise to 70 percent. Given<br />

that resource and energy consumption, emissions and<br />

soil seal<strong>in</strong>g are concentrated <strong>in</strong> cities, there is a particular<br />

need for forward-look<strong>in</strong>g concepts. In this respect, the<br />

<strong>DGNB</strong> has engaged extensively with urban susta<strong>in</strong>ability<br />

issues and developed its own catalog <strong>of</strong> criteria for new<br />

city districts. Needless to say, this scheme also adheres<br />

to the <strong>DGNB</strong>’s core pr<strong>in</strong>ciples and focuses on the usual<br />

evaluation areas: ecological quality, economic quality,<br />

sociocultural and functional quality, technical quality and<br />

process quality. In keep<strong>in</strong>g with the <strong>DGNB</strong>’s philosophy,<br />

particular importance is given to the quality <strong>of</strong> life <strong>of</strong>fered<br />

to residents, whereby important <strong>in</strong>dicators <strong>in</strong>clude<br />

educational, childcare, shopp<strong>in</strong>g and cultural facilities.<br />

The assessment focuses on the publicly accessible areas<br />

between build<strong>in</strong>gs <strong>in</strong> the district such as footpaths, bicycle<br />

lanes, roads and green spaces. Overarch<strong>in</strong>g concepts – e.g.<br />

for manag<strong>in</strong>g energy, water and waste – are also taken<br />

<strong>in</strong>to consideration. The basic conditions for develop<strong>in</strong>g<br />

build<strong>in</strong>gs <strong>in</strong> the district play a major role. The build<strong>in</strong>gs<br />

themselves do not need to meet <strong>DGNB</strong> criteria <strong>in</strong> order for<br />

the district to be certified – only their basic data is <strong>in</strong>cluded.<br />

Practical adaptation: Certification <strong>in</strong> three stages<br />

As with the <strong>DGNB</strong> System for build<strong>in</strong>gs, pre-certificates and<br />

certificates are awarded for urban districts. These develop<br />

<strong>in</strong> several phases over a long period and the construction<br />

phase is considerably longer than is the case for <strong>in</strong>dividual<br />

build<strong>in</strong>gs. Accord<strong>in</strong>gly, there are three certification stages<br />

– as well as the pre-certificate, there are two other types <strong>of</strong><br />

certificates. The first <strong>of</strong> these, with a term <strong>of</strong> five years, can<br />

be awarded when 25 percent <strong>of</strong> access and services have<br />

been completed. The second has an unlimited duration<br />

and is awarded when 75 percent <strong>of</strong> the build<strong>in</strong>gs have<br />

been completed.<br />

Structure <strong>of</strong> the <strong>DGNB</strong> System<br />

The <strong>DGNB</strong> System for urban districts considers five areas<br />

<strong>of</strong> evaluation as follows:<br />

• Environmental Quality<br />

• Economic Quality<br />

• Socio-Cultural and Functional Quality<br />

• Technical Quality<br />

• Process Quality<br />

The scheme covers all <strong>of</strong> the issues relevant to susta<strong>in</strong>able<br />

urban districts. These <strong>in</strong>clude a district’s structure, the<br />

proportion <strong>of</strong> open spaces, flexibility <strong>of</strong> use, the efficiency<br />

<strong>of</strong> its IT and communication <strong>in</strong>frastructure as well as<br />

ma<strong>in</strong>tenance, management and clean<strong>in</strong>g. As is the case<br />

when evaluat<strong>in</strong>g build<strong>in</strong>gs, a life cycle assessment is<br />

conducted for urban districts.


Each <strong>of</strong> the six evaluation areas is divided <strong>in</strong>to several<br />

criteria, such as energy demand, acoustic quality, or space<br />

demand. For each criterion, measurable target values are<br />

def<strong>in</strong>ed and measurement methods and documentation<br />

required for verification are clearly outl<strong>in</strong>ed. Depend<strong>in</strong>g<br />

on the usage pr<strong>of</strong>ile, each criterion also has a specific<br />

weight<strong>in</strong>g factor. This weight<strong>in</strong>g factor reflects a criterion’s<br />

societal and political relevance. Depend<strong>in</strong>g on the extent<br />

the requirements were fulfilled, the certificate is awarded<br />

<strong>in</strong> bronze, silver, or gold.<br />

The <strong>DGNB</strong> Certification System – The Rat<strong>in</strong>g Process<br />

Clear targets have been def<strong>in</strong>ed for each criterion <strong>of</strong> the<br />

<strong>DGNB</strong> Certification System. Auditors award a score <strong>of</strong> up<br />

to ten po<strong>in</strong>ts based on the degree to which a criterion<br />

has been fulfilled. All criteria <strong>in</strong> an evaluation section<br />

are then condensed <strong>in</strong>to a partial score. The scores for<br />

economic, environmental, socio-cultural and functional,<br />

and technical quality each account for 22.5 percent <strong>of</strong> the<br />

overall evaluation <strong>of</strong> a build<strong>in</strong>g or urban district, whilst<br />

process quality accounts for 10 percent. Site quality is<br />

<strong>in</strong>cluded <strong>in</strong> the criteria for urban districts.<br />

If the total score is at least 50 percent, for <strong>in</strong>stance, the<br />

urban district will receive a bronze <strong>DGNB</strong> Certificate. If<br />

the total score is at least 65 percent, a silver certificate is<br />

granted. To qualify for a gold certificate, a project requires<br />

a total score <strong>of</strong> at least 80 percent.<br />

The <strong>DGNB</strong> Certification System – International Use and<br />

Adaptation<br />

The <strong>DGNB</strong> System was developed <strong>in</strong> order to provide a<br />

certification system based on <strong>in</strong>ternational codes and<br />

standards mak<strong>in</strong>g it easy to use <strong>in</strong> various countries<br />

while at the same time provide the high quality and<br />

transparency based on the <strong>DGNB</strong> philosophy. The system,<br />

available entirely <strong>in</strong> English, bases each <strong>of</strong> its criteria on<br />

correspond<strong>in</strong>g European Standards.<br />

The <strong>DGNB</strong> has the goal <strong>of</strong> optimally adapt<strong>in</strong>g its<br />

certification system to requirements <strong>in</strong> other countries<br />

with the help <strong>of</strong> close partner-ships with local non-pr<strong>of</strong>it<br />

and non-governmental organizations. An important<br />

objective <strong>of</strong> <strong>DGNB</strong> is to ensure the high quality <strong>of</strong> these<br />

adaptations. An <strong>in</strong>ternational board <strong>of</strong> representatives <strong>of</strong><br />

the <strong>DGNB</strong> and its partner organizations ensures the high<br />

quality standard worldwide. The Austrian Green Build<strong>in</strong>g<br />

Council ÖGNI was the first to adapt the system. Bulgaria,<br />

Denmark, and Switzerland have also founded their<br />

organizations and adapted the system to their specific<br />

needs. Other countries such as Ch<strong>in</strong>a, Brazil, Thailand and<br />

Spa<strong>in</strong> are currently follow<strong>in</strong>g suit.<br />

The <strong>DGNB</strong> Certification System – What is specific about<br />

it?<br />

a) Embedded LCA (Life-Cycle Assessment): Systematic<br />

analysis <strong>of</strong> the environmental impact <strong>of</strong> products dur<strong>in</strong>g<br />

their entire life-cycle. Harmonized by <strong>in</strong>ternational<br />

standards (ISO 14040 / 14044)<br />

b) Emphasis on LCC (Life-Cycle Cost<strong>in</strong>g): Total cost<br />

throughout the entire life-cycle <strong>in</strong>cl. selected construction,<br />

operation and ma<strong>in</strong>tenance costs directly attributable to<br />

ow<strong>in</strong>g or us<strong>in</strong>g the asset<br />

c) Focus on performance and targets: Assessment <strong>of</strong> the<br />

urban district as whole, not <strong>in</strong>dividual measures<br />

d) Dynamic System: Adaptable to other technical, societal,<br />

cultural and climatic conditions<br />

e) Future-Oriented: Based on <strong>in</strong>ternational standards and<br />

guidel<strong>in</strong>es (e.g. CEN/TC 350 etc.)<br />

The <strong>DGNB</strong> System is the first, and to date the only system<br />

worldwide <strong>in</strong> which the procedure for adaptation to<br />

different countries is an <strong>in</strong>tegral part <strong>of</strong> the system itself.<br />

This adaptation takes <strong>in</strong>to account different climatic zones,<br />

associated cost-benchmarks, and a specific database for<br />

life-cycle assessment, with<strong>in</strong> which the datasets for all<br />

European countries are made available.<br />

Too many development and plann<strong>in</strong>g projects are<br />

fragmented - concentrat<strong>in</strong>g on only one aspect <strong>of</strong><br />

development and fail<strong>in</strong>g to l<strong>in</strong>k the key factors together;<br />

particularly fail<strong>in</strong>g to match the scale and configuration<br />

<strong>of</strong> the physical development with the level <strong>of</strong> socioeconomic<br />

opportunity on one side and capacity to<br />

deliver on the other. Our extensive experience on<br />

numerous publically exposed large scale projects shows<br />

that stakeholder <strong>in</strong>volvement and public consultation<br />

are essential for the successful creation <strong>of</strong> last<strong>in</strong>g<br />

developments.<br />

The key steps are to:<br />

• Establish a clear vision and objectives for the project<br />

which are developed and shared by the full spectrum<br />

<strong>of</strong> key stakeholders.<br />

• Identify the ma<strong>in</strong> parameters which will <strong>in</strong>fluence<br />

development, summarised as an understand<strong>in</strong>g <strong>of</strong><br />

the economic, social and regulatory factors shap<strong>in</strong>g<br />

the demand for development on one side and the<br />

physical, environmental, organisational and f<strong>in</strong>ancial<br />

factors shap<strong>in</strong>g the potential maximum capacity <strong>of</strong><br />

development to meet those demands on the other.<br />

• Develop clear road map to guide delivery <strong>of</strong> the<br />

project <strong>in</strong> creat<strong>in</strong>g spatial/physical plans, bus<strong>in</strong>ess<br />

plan plan, delivery strategy and operations and<br />

management plan. The road map needs to place<br />

special focus on the degree and tim<strong>in</strong>g <strong>of</strong> stakeholder<br />

engagement to enable mean<strong>in</strong>gful feedback from the<br />

<strong>in</strong>stitutions and communities <strong>in</strong>volved.<br />

• Develop a transparent, evidence based and<br />

measurable strategy framework which translates the<br />

vision and objectives <strong>in</strong>to a clear outl<strong>in</strong>e design and<br />

the <strong>DGNB</strong> Certification System as a career opportunity<br />

and on-site tra<strong>in</strong><strong>in</strong>g sessions, specifically designed for<br />

Jochen Rabe jo<strong>in</strong>ed Buro Happold to push the field <strong>of</strong> Susta<strong>in</strong>able Strategies and Solutions <strong>in</strong> Europe and beyond out <strong>of</strong><br />

the Berl<strong>in</strong> <strong>of</strong>fice. He is specialis<strong>in</strong>g <strong>in</strong> the fields <strong>of</strong> Corporate Susta<strong>in</strong>ability Strategies, Integrated Urbanism, Susta<strong>in</strong>able<br />

and Green Infrastructure, Innovation and Systems Th<strong>in</strong>k<strong>in</strong>g. He has over 20 years experience <strong>in</strong> major development<br />

projects both <strong>in</strong> the UK, <strong>Germany</strong>, Russia and overseas. Jochen has extensive expertise <strong>in</strong> runn<strong>in</strong>g multi-discipl<strong>in</strong>ary<br />

teams work<strong>in</strong>g on a wide range <strong>of</strong> major projects. These cover corporate susta<strong>in</strong>ability strategies, regional development<br />

plans, strategic plans for major developments, feasibility studies, asset management, urban design and environmental<br />

assessment through to detailed design, project implementation and post-occupancy management.<br />

Jochen is currently lead<strong>in</strong>g a regional development plan <strong>in</strong> Russia for an conurbation <strong>of</strong> 400,000 population directly<br />

l<strong>in</strong>ked to world’s biggest potash <strong>in</strong>dustry. He is advis<strong>in</strong>g Uralkali as a major player <strong>in</strong> the m<strong>in</strong><strong>in</strong>g <strong>in</strong>dustry on the<br />

susta<strong>in</strong>able development <strong>of</strong> their bus<strong>in</strong>ess and sites and worked with leaders <strong>in</strong> the field <strong>of</strong> susta<strong>in</strong>ability and corporate<br />

social responsibility such as Marks & Spencer and the Co-operative Group. Jochen currently leads a major research<br />

project for the German M<strong>in</strong>istry <strong>of</strong> Transport, Build<strong>in</strong>g and Urban Plann<strong>in</strong>g on new transmodal mobility with a special<br />

focus on electromobility.<br />

He worked closely with architects such as Grimshaw Architects, Foster and Partners and Terry Farell and Partners and<br />

was the strategic planner for major schemes such as the Greenwich Pen<strong>in</strong>sula, London and the Northern Quarter,<br />

Portsmouth.<br />

Jochen lectured at Cambridge University and talked at numerous conferences with a particular focus on <strong>in</strong>tegrated<br />

design and climate change and the <strong>in</strong>terface <strong>of</strong> the built and natural environment. The essence <strong>of</strong> Jochen’s work is to<br />

develop highly susta<strong>in</strong>able and <strong>in</strong>novative yet durable and cost-effective strategies and solutions. He is also work<strong>in</strong>g on<br />

a major Automotive Plant Feasiblity Study, Russia. While at Arup Jochen was the Global Leader on Green Infrastructure.<br />

Dipl.- Ing. Stephan Anders studied Architecture and Urban Plann<strong>in</strong>g at the University <strong>of</strong> Stuttgart and at the ETH Zurich.<br />

Dur<strong>in</strong>g his studies he worked i.a. for KCAP architects & planners and the Department <strong>of</strong> Information Architecture (IA)<br />

at the ETH Zurich. His thesis, entitled “Zero Emission City”, has been honored with the Diploma Prize <strong>of</strong> the Faculty <strong>of</strong><br />

Architecture and Urban Plann<strong>in</strong>g.<br />

S<strong>in</strong>ce 2009 he has been an academic staff member at the Urban Design Institute <strong>of</strong> the University Stuttgart. He is also<br />

an active member <strong>of</strong> the university network for Susta<strong>in</strong>able Urban Development (NSE). His ma<strong>in</strong> areas <strong>of</strong> research and<br />

Dipl.-Ing. Dom<strong>in</strong>ic Church MSc (LSE) is an architect and urban planner. After graduat<strong>in</strong>g <strong>in</strong> Stuttgart, he worked <strong>in</strong><br />

architectural <strong>of</strong>fices <strong>in</strong> Gothenburg and Tel Aviv and for the <strong>in</strong>tegrated plann<strong>in</strong>g BDP <strong>of</strong>fice <strong>in</strong> London. In 2001 he<br />

completed the <strong>in</strong>terdiscipl<strong>in</strong>ary “MSc City Design and Social Science” at the London School <strong>of</strong> Economics, where he<br />

In the Russian Ural Mounta<strong>in</strong>s, north <strong>of</strong> the local<br />

metropolis Perm, the cities Berezniki, Solikamsk and<br />

Usolye form a conurbation <strong>of</strong> 300,000 residents. The<br />

region is one <strong>of</strong> the major <strong>in</strong>dustrial centres <strong>of</strong> Russia. It<br />

delivers not only gas and oil, but also holds 30% <strong>of</strong> the<br />

global potash resources with the h<strong>in</strong>terland be<strong>in</strong>g ma<strong>in</strong>ly<br />

forest. Despite the regions wealth <strong>in</strong> natural resources, the<br />

conurbation suffers from severe population decl<strong>in</strong>e.<br />

Potash as one <strong>of</strong> the 3 primary nutrients is <strong>in</strong> high<br />

demand due to the needs <strong>of</strong> an ever <strong>in</strong>creas<strong>in</strong>g world<br />

population and all major bus<strong>in</strong>esses together with new<br />

area. Together with a still low life expectancy and a<br />

are a result <strong>of</strong> past and current <strong>in</strong>dustrial and m<strong>in</strong><strong>in</strong>g<br />

operations. Politicians and <strong>in</strong>dustry were conv<strong>in</strong>ced<br />

that a susta<strong>in</strong>able regional plan is required to help set<br />

a new direction and strategy for the region. A Happold<br />

Consult<strong>in</strong>g led team has been appo<strong>in</strong>ted by Uralkali, the<br />

region’s largest m<strong>in</strong><strong>in</strong>g company and a global m<strong>in</strong><strong>in</strong>g<br />

conglomerate to prepare a regional masterplan.<br />

Although relatively prosperous on a number <strong>of</strong> levels,<br />

the region needs to address a series <strong>of</strong> complex issues<br />

impact<strong>in</strong>g its future. M<strong>in</strong><strong>in</strong>g <strong>of</strong> potash is the dom<strong>in</strong>ant<br />

<strong>in</strong>dustry, with titanium, magnesium and rare metals<br />

production form<strong>in</strong>g a strong secondary <strong>in</strong>dustry. In<br />

addition forestry and paper as well as service <strong>in</strong>dustries<br />

make up the majority <strong>of</strong> the local economy. Despite<br />

the global resource boom <strong>in</strong> the last decade and the<br />

<strong>in</strong>creased wealth this has brought the population<br />

has decl<strong>in</strong>ed. This is <strong>in</strong> part due to quality <strong>of</strong> life<br />

considerations as the region is seen as unattractive<br />

relative to its nearest large city <strong>of</strong> Perm which has a<br />

population <strong>of</strong> 1 million and is able to <strong>of</strong>fer a wider variety<br />

<strong>of</strong> job opportunities. The low quality <strong>of</strong> <strong>in</strong>frastructure and<br />

the damaged environment caused by m<strong>in</strong><strong>in</strong>g operations<br />

<strong>in</strong>clud<strong>in</strong>g large s<strong>in</strong>kholes and widespread subsidence has<br />

also played a significant part.<br />

With the m<strong>in</strong><strong>in</strong>g companies plann<strong>in</strong>g to grow by 20 to<br />

30% over the next decade, the masterplan provides an<br />

<strong>in</strong>tegrated approach to address the regions complex<br />

issues. Reta<strong>in</strong><strong>in</strong>g young people with<strong>in</strong> the region is seen<br />

as extremely important as is attract<strong>in</strong>g new people.<br />

Currently many young people leave for education and<br />

do not return. The city region needs to be more liveable<br />

– it needs better <strong>in</strong>frastructure, transport, hous<strong>in</strong>g,<br />

social facilities and general public realm. Its ecosystems,<br />

damaged through m<strong>in</strong><strong>in</strong>g and <strong>in</strong>dustry need to be<br />

restored. A major effort will be needed to up-skill the<br />

workforce. The plan will be address<strong>in</strong>g the conundrum -<br />

creation <strong>of</strong> a more liveable city region with a cont<strong>in</strong>u<strong>in</strong>g<br />

and expand<strong>in</strong>g m<strong>in</strong><strong>in</strong>g operation.<br />

Buro Happold was engaged by the Client to undertake<br />

both the concept and schematic design services for this<br />

iconic structure.<br />

The Lohda Group have developed and delivered a<br />

significant number <strong>of</strong> residential build<strong>in</strong>gs to the Indian<br />

property market. Traditional methods <strong>of</strong> construction<br />

take between 12 to 18 months to complete, whereas<br />

a total precast option can reduce the time to hand<br />

over significantly. The Lohda Group has engaged Buro<br />

Happold to explore the potential use <strong>of</strong> total precast<br />

solutions and what benefits these can br<strong>in</strong>g over<br />

traditional construction methods <strong>in</strong> terms <strong>of</strong> value and<br />

delivery <strong>of</strong> a shell build<strong>in</strong>g.<br />

The scheme provide four build<strong>in</strong>g types, these types<br />

then repeat to give a total floor area for development <strong>of</strong><br />

1 million build<strong>in</strong>g type totall<strong>in</strong>g 4 million square feet per<br />

year and 32 million over an 8 year period. This equates<br />

to 90 build<strong>in</strong>gs delivered per year and 720 build<strong>in</strong>gs to<br />

achieve the total built area <strong>of</strong> 32 million square feet.<br />

The benefits <strong>of</strong> the total precast system can only be<br />

realised, if from the outset, the correct preparation is <strong>in</strong><br />

place. It is our understand<strong>in</strong>g that on site manufactur<strong>in</strong>g<br />

is proposed to ensure the security <strong>of</strong> project delivery.<br />

In our experience to ensure the success <strong>of</strong> the f<strong>in</strong>ished<br />

product and ensure the programme is ma<strong>in</strong>ta<strong>in</strong>ed we<br />

would recommend a peer review is undertaken <strong>of</strong> the<br />

Bayer Scher<strong>in</strong>g Pharma Berl<strong>in</strong> is situated on an 18-<br />

acre campus <strong>in</strong> the center <strong>of</strong> the city, which has grown<br />

dense and heterogeneous over the last decades. Buro<br />

Happold developed a master plan concept that sets<br />

out the plann<strong>in</strong>g guidel<strong>in</strong>es for further improvement<br />

and development <strong>of</strong> the site over the next 30 years.<br />

The susta<strong>in</strong>ability concept provides the basis for future<br />

architectural design and lays out a phased strategy for<br />

performance evaluation. The concept takes not only<br />

economic and ecological factors <strong>in</strong>to account but also<br />

sociocultural aspects, <strong>in</strong> order to create an attractive site<br />

and workplace environment.<br />

Our team drew up a set <strong>of</strong> criteria that guide the longterm<br />

development <strong>of</strong> the site, <strong>in</strong>clud<strong>in</strong>g such areas as<br />

water, energy, transportation, materials and recycl<strong>in</strong>g,<br />

open space and attractiveness. These multiple criteria<br />

are developed both at a build<strong>in</strong>g and campus wide<br />

scale and form the basis <strong>of</strong> the holistic masterplan. The<br />

concept takes future changes <strong>in</strong> corporate structure and<br />

technology <strong>in</strong>to account and <strong>in</strong>corporates the flexibility<br />

to adapt to chang<strong>in</strong>g demands.<br />

Bayer Scher<strong>in</strong>g Pharma will reduce its water consumption<br />

through a variety <strong>of</strong> measures <strong>in</strong>clud<strong>in</strong>g ra<strong>in</strong>water<br />

harvest<strong>in</strong>g and the optimisation <strong>of</strong> exist<strong>in</strong>g <strong>in</strong>frastructure.<br />

One <strong>of</strong> the major challenges is to optimize energy and<br />

water supply for the research and production facilities<br />

whilst conserv<strong>in</strong>g resources.<br />

In addition to the energy-efficient refurbishment <strong>of</strong><br />

exist<strong>in</strong>g build<strong>in</strong>gs, it is possible to improve the energy<br />

supply and distribution <strong>in</strong> the area, <strong>in</strong>clud<strong>in</strong>g power<br />

generation plants with comb<strong>in</strong>ed heat and power.<br />

New build<strong>in</strong>gs will be orientated so as to optimize the<br />

use <strong>of</strong> daylight and natural ventilation. Materials from<br />

demolished build<strong>in</strong>gs will be reused for new build<strong>in</strong>gs<br />

and <strong>in</strong> the construction <strong>of</strong> new open spaces.<br />

External areas will be transformed with lawns and<br />

plant<strong>in</strong>g, provid<strong>in</strong>g new green areas that enhance the<br />

attractiveness <strong>of</strong> both exterior and <strong>in</strong>terior spaces.<br />

The measures proposed by Buro Happold will ensure the<br />

efficient use <strong>of</strong> resources and convert the exist<strong>in</strong>g large<br />

heterogeneous site <strong>in</strong>to an attractive and viable bus<strong>in</strong>ess<br />

Work<strong>in</strong>g closely with architects SOM and colleagues<br />

from Buro Happold based <strong>in</strong> the UK, USA and Ch<strong>in</strong>a, the<br />

Happold Consult<strong>in</strong>g team prepared a detailed economic<br />

strategy to support a masterplan for the proposed J<strong>in</strong>gJ<strong>in</strong><br />

New Economic City. The proposed development, based<br />

with<strong>in</strong> the municipality <strong>of</strong> Tianj<strong>in</strong> City, is substantial <strong>in</strong><br />

scale with a f<strong>in</strong>al target population <strong>of</strong> over 300,000. The<br />

economic study <strong>in</strong>volved significant data collection,<br />

analysis and <strong>in</strong>terpretation <strong>of</strong> primary and secondary data<br />

sources, detailed stakeholder consultation, as well as case<br />

study review <strong>of</strong> best practice <strong>in</strong> develop<strong>in</strong>g susta<strong>in</strong>able<br />

new cities.<br />

The client required an economic strategy that would<br />

support the successful development <strong>of</strong> a susta<strong>in</strong>able<br />

<strong>in</strong>dustrial base with<strong>in</strong> the new city, generat<strong>in</strong>g high levels<br />

<strong>of</strong> employment <strong>in</strong> technologically advanced, high value<br />

<strong>in</strong>dustries that would be <strong>in</strong>ternationally competitive. The<br />

analysis <strong>in</strong>volved identification and assessment <strong>of</strong> viable<br />

<strong>in</strong>dustry sectors that would maximise the successful<br />

development <strong>of</strong> the city. Water based <strong>in</strong>dustries <strong>in</strong><br />

particular were assessed for their possible role <strong>in</strong><br />

support<strong>in</strong>g the City’s development given large volumes<br />

<strong>of</strong> water present on the site and the exist<strong>in</strong>g role <strong>of</strong><br />

aquaculture and other water-based activities. In addition,<br />

a range <strong>of</strong> sub-sectors associated with digital technology,<br />

environmental technologies, creative and cultural<br />

<strong>in</strong>dustries, s<strong>of</strong>tware design, as well as health care and<br />

executive education were tested for their viability <strong>in</strong> terms<br />

<strong>of</strong> long-term economic prospects and fit with evolv<strong>in</strong>g<br />

<strong>in</strong>dustrial policy <strong>in</strong> Ch<strong>in</strong>a.<br />

renewable energies. This entails the development <strong>of</strong><br />

a respective energy base from the <strong>in</strong>ception <strong>of</strong> ideas,<br />

and to full application and <strong>in</strong>dustrialization. KA-CARE<br />

is not only provid<strong>in</strong>g renewable energy but also, it<br />

This new city development to the South <strong>of</strong> Riyadh is<br />

transformation <strong>of</strong> other cities <strong>in</strong> Saudi Arabia and across<br />

the world. Envisioned to be a ma<strong>in</strong> source <strong>of</strong> related<br />

knowledge, KA-CARE is to house various <strong>in</strong>stitutions<br />

that propagate the energy value cha<strong>in</strong> and provide the<br />

appropriate environment for the implementations <strong>of</strong><br />

respective technologies.<br />

An <strong>in</strong>ternational design competition was organised to<br />

br<strong>in</strong>g forth the boldest and most <strong>in</strong>novative <strong>of</strong> proposals<br />

<strong>in</strong> terms <strong>of</strong> bus<strong>in</strong>ess strategy and plann<strong>in</strong>g. Happold<br />

played an <strong>in</strong>tegral role <strong>in</strong> a third <strong>of</strong> the design teams who<br />

were been <strong>in</strong>vited to play a momentous role <strong>in</strong> shap<strong>in</strong>g<br />

the K<strong>in</strong>gdom’s future. The f<strong>in</strong>al designs def<strong>in</strong>ed a place<br />

where small bus<strong>in</strong>esses sh<strong>in</strong>e and experimentation and<br />

WOLFSBURG HELLWINKEL is based on two conditions.<br />

It sits <strong>in</strong> a prist<strong>in</strong>e landscape and an adjacent forest <strong>in</strong><br />

the South and has a Wolfsburg typical mix <strong>of</strong> settlement<br />

pattern. Compact hous<strong>in</strong>g and ‘Liv<strong>in</strong>g <strong>in</strong> the Green’ on a<br />

series terraces create a patchwork <strong>of</strong> different hous<strong>in</strong>g<br />

typologies and thus a bandwidth <strong>of</strong> possible <strong>in</strong>habitants.<br />

Differentiated public space and neighbourhood meet<strong>in</strong>g<br />

areas and a mix between build<strong>in</strong>g and vegetation.<br />

The patchwork connects to the exist<strong>in</strong>g settlement<br />

pattern and creates a variety <strong>of</strong> possibilities to meet and<br />

Helmut Jahn has created a trend-sett<strong>in</strong>g complex <strong>of</strong><br />

build<strong>in</strong>gs, <strong>in</strong> which the center the light flooded Forum<br />

is located. The open, public space <strong>of</strong>fers a natural<br />

atmosphere all year round.<br />

From here the 103 metre tall, glass <strong>of</strong>fice tower, the<br />

<strong>in</strong>tegrated historic Emperor’s Hall (Kaisersaal) and the<br />

other build<strong>in</strong>gs are just a few footsteps away. The concept<br />

<strong>of</strong> Helmut Jahn impresses with transparent design,<br />

implemented through glass facades, sophisticated light<br />

reflections and light refractions.<br />

The l<strong>in</strong>k between history and modernity is one <strong>of</strong> a k<strong>in</strong>d:<br />

parts <strong>of</strong> the former Hotel Esplanade are today an <strong>in</strong>tegral<br />

part <strong>of</strong> the architecture. In 1996 the Emperor´s Hall was<br />

translocated by the means <strong>of</strong> air cushions by 75 meters to<br />

today´s location.<br />

With its spectacular ro<strong>of</strong> construction the Sony Center has<br />

become an <strong>in</strong>ternationally famous landmark <strong>of</strong> Berl<strong>in</strong>.<br />

Wadi Hanifah is a 120km long, 4500km2 watershed that<br />

passes through the capital city <strong>of</strong> Riyadh <strong>in</strong> Saudi Arabia.<br />

It is the most significant natural feature <strong>in</strong> the region.<br />

This project is <strong>in</strong>tended to provide environmental<br />

remediation to the Wadi and its Surround<strong>in</strong>gs, <strong>in</strong>clud<strong>in</strong>g<br />

flood and dry weather flow performance, water quality<br />

remediation, landscape restoration and enhancement,<br />

utilities and highways upgrad<strong>in</strong>g and co-ord<strong>in</strong>ation. A<br />

key element <strong>in</strong> the project is to significantly improve the<br />

city’s susta<strong>in</strong>able use <strong>of</strong> water, by reduc<strong>in</strong>g its reliance on<br />

expensive desal<strong>in</strong>ated water from the coast.<br />

The project has ga<strong>in</strong>ed <strong>in</strong>ternational recognition<br />

by w<strong>in</strong>n<strong>in</strong>g the top award <strong>in</strong> the ‘Plans Category <strong>of</strong><br />

the annual <strong>in</strong>ternational Waterfront Centre Awards’<br />

<strong>in</strong> Montreal <strong>in</strong> 2003. The project has also received<br />

the attention <strong>of</strong> the United Nations Commission on<br />

In a grow<strong>in</strong>g city with ris<strong>in</strong>g property value a former<br />

border strip an brownfield site became available <strong>in</strong> the<br />

city centre to house a mixed use 40 hectare urban quarter<br />

close to Berl<strong>in</strong>’s ma<strong>in</strong> station.<br />

Our team was <strong>in</strong>vited to <strong>in</strong>vestigate a holistic and futureoriented<br />

energy concept for the Europacity (http://www.<br />

stadtentwicklung.berl<strong>in</strong>.de/planen/stadtplanerische_<br />

konzepte/heidestrasse/) <strong>in</strong>clud<strong>in</strong>g the connection and<br />

distribution <strong>of</strong> electricity, district heat<strong>in</strong>g, cool<strong>in</strong>g, etc.<br />

An <strong>in</strong>tense analysis <strong>of</strong> the <strong>in</strong>frastructure supply system<br />

allowed the development <strong>of</strong> the best possible utility<br />

strategy that suits the site and its users alike. In addition<br />

to the conventional energy sources, local and regional<br />

renewables have been considered to cover the needs <strong>of</strong><br />

the project to a large extent.<br />

• Provid<strong>in</strong>g recommendations to calibrate exist<strong>in</strong>g plans<br />

• Test<strong>in</strong>g different land use mixes and scenarios to<br />

generate a robust basis for energy demand;<br />

Several scenarios have been presented based on a<br />

bespoke tool that br<strong>in</strong>gs together system capacities,<br />

consumption estimates and fund<strong>in</strong>g options for the best<br />

build<strong>in</strong>g and district result, to adapt the utility supply<br />

accord<strong>in</strong>g to user behavior and to provide flexibility for<br />

different supply options.<br />

The stage for an <strong>in</strong>telligent grid to <strong>in</strong>terl<strong>in</strong>k build<strong>in</strong>gs so<br />

that energy generated from one build<strong>in</strong>g can contribute<br />

to meet the demand <strong>of</strong> another and vice versa has been<br />

set and is await<strong>in</strong>g implementation.<br />

As a solution we <strong>in</strong>troduced the ‘Europacity standard’ – a<br />

balance between future energy economy and f<strong>in</strong>ancial<br />

viability for <strong>in</strong>vestors. The recommended heat<strong>in</strong>g demand<br />

<strong>of</strong> 30-40 kWh/m2a, below the statutory requirements<br />

already stipulated for the future. Under these conditions<br />

we are sett<strong>in</strong>g the course for Europacity to be a lead<strong>in</strong>g<br />

and exemplar urban district <strong>in</strong> terms <strong>of</strong> energy supply and<br />

use <strong>in</strong> <strong>Germany</strong>.<br />

Happold’s work <strong>in</strong>cluded:<br />

Detroit earned its reputation as the city that pioneered<br />

the mass manufactur<strong>in</strong>g <strong>of</strong> cars and made Motown a<br />

world famous music brand. Its population grew to 1.9m<br />

attracted by the American dream <strong>of</strong> affordable low<br />

density hous<strong>in</strong>g with well paid manufactur<strong>in</strong>g jobs. The<br />

racial mix has changed from the 1920’s <strong>of</strong> an almost all<br />

white population to 83% African American today.<br />

S<strong>in</strong>ce the 1950’s the population has been <strong>in</strong> decl<strong>in</strong>e<br />

(ma<strong>in</strong>ly mov<strong>in</strong>g to the surround<strong>in</strong>g counties) as the city<br />

has lost competitiveness to the Japanese <strong>in</strong> its primary<br />

<strong>in</strong>dustry <strong>of</strong> car manufactur<strong>in</strong>g. The rate <strong>of</strong> decl<strong>in</strong>e has<br />

<strong>in</strong>creased s<strong>in</strong>ce 2000 and accelerated aga<strong>in</strong> <strong>in</strong> 2007/8<br />

with the onset <strong>of</strong> recession. Unemployment is one <strong>of</strong> the<br />

highest <strong>in</strong> the US and GDP per head is at the lower end<br />

<strong>of</strong> the top 50 metro areas. Crime is high and educational<br />

atta<strong>in</strong>ment <strong>in</strong> the public school system is low.<br />

• The city has been struggl<strong>in</strong>g to provide affordable<br />

services to its residents without runn<strong>in</strong>g an<br />

unsusta<strong>in</strong>able budget deficit. Prevent<strong>in</strong>g city urban<br />

decl<strong>in</strong>e is consider as one <strong>of</strong> the major challenges and<br />

mov<strong>in</strong>g the city to grow and ma<strong>in</strong>ta<strong>in</strong> high quality<br />

<strong>of</strong> life is anther constra<strong>in</strong>. The new adm<strong>in</strong>istration <strong>of</strong><br />

Mayor Dave B<strong>in</strong>g has embarked on the Detroit Works<br />

Plan – a 20 year strategic framework plan to address<br />

the major issues <strong>of</strong> economy, education and skills,<br />

safety and security, environment with a reconfigured<br />

land use plan which addresses its decl<strong>in</strong><strong>in</strong>g density <strong>in</strong><br />

a post <strong>in</strong>dustrial economy.<br />

• As part <strong>of</strong> the comb<strong>in</strong>ed team undertake a<br />

comprehensive review <strong>of</strong> Detroit at regional, city and<br />

neighbourhood scales to understand it’s past, current<br />

and potential future role.<br />

• Review <strong>of</strong> utilities <strong>in</strong> the way they are structured<br />

and funded, quality <strong>of</strong> service provision, capacity<br />

utilisation, and quality <strong>of</strong> assets and planned<br />

<strong>in</strong>vestments to enable recommendations to be made<br />

smaller customer base.<br />

• Review <strong>of</strong> highway and road network system and<br />

public transportation/transit - <strong>in</strong> the way they are<br />

structured and funded, capacity utilisation, quality<br />

<strong>of</strong> assets and planned <strong>in</strong>vestments to enable<br />

recommendations to be made on the system<br />

configuration for the future hav<strong>in</strong>g a smaller customer<br />

base.<br />

• For each system undertake a review <strong>of</strong> the quality<br />

and level <strong>of</strong> service provision, organisational<br />

structure, operations and fiscal architecture, mak<strong>in</strong>g<br />

recommendations on necessary reforms for long term<br />

susta<strong>in</strong>ability.<br />

Happold Consult<strong>in</strong>g were commissioned as part a team<br />

consist<strong>in</strong>g <strong>of</strong> Hamilton Anderson, SOM, AECOM and ICIC<br />

<strong>in</strong> 2010 to undertake a 16-month study to prepare the<br />

Detroit Work Plan, a 20- year Strategic Framework Plan<br />

to help the city reshape its future from the catastrophic<br />

EUROPEAN SPALLATION SOURCE<br />

ESS – European Spallation Source<br />

The European Spallation Source (ESS) will become the<br />

world’s largest and most advanced research facility for<br />

neutron-based research. ESS is located <strong>in</strong> the university<br />

city <strong>of</strong> Lund <strong>in</strong> southern Sweden.<br />

ESS will be a research campus with a more than 600<br />

metres long proton accelerator and a 180 metres long<br />

hall <strong>in</strong> which the protons hit a target and send neutrons<br />

<strong>of</strong>f to a number <strong>of</strong> halls with measur<strong>in</strong>g <strong>in</strong>struments. In<br />

the <strong>in</strong>struments, the neutrons are used to analyse the<br />

materials that the researchers are study<strong>in</strong>g. ESS will also<br />

conta<strong>in</strong> a number <strong>of</strong> facilities for researchers: laboratories,<br />

<strong>of</strong>fices and a lecture hall. The researchers will work <strong>in</strong> an<br />

environment that supports meet<strong>in</strong>gs across discipl<strong>in</strong>es<br />

and research fields. In the atriums found <strong>in</strong> the build<strong>in</strong>gs,<br />

visit<strong>in</strong>g researchers will be able to meet each other<br />

<strong>in</strong>formally, <strong>in</strong>spire each other, exchange ideas and share<br />

their knowledge.<br />

In a rigorous post-occupancy evaluation, the f<strong>in</strong>d<strong>in</strong>gs<br />

<strong>in</strong>dicated that the build<strong>in</strong>g does provide a bright,<br />

modern, and flexible workspace, a true “factory <strong>of</strong> the<br />

future”. It has been praised by staff, management, and<br />

<strong>in</strong>dustrial partners as be<strong>in</strong>g supportive <strong>of</strong> their work, an<br />

environment that allows <strong>in</strong>novation and collaboration to<br />

flourish. It has been showcased by Boe<strong>in</strong>g and Rolls-Royce<br />

as an example <strong>of</strong> design excellence. Our achievements at<br />

the AMRC led to us be<strong>in</strong>g further commissioned to work<br />

on their expand<strong>in</strong>g portfolio <strong>of</strong> research build<strong>in</strong>gs.<br />

The facades <strong>of</strong> the build<strong>in</strong>gs <strong>in</strong> the ESS area vary<br />

accord<strong>in</strong>g to the <strong>in</strong>dividual build<strong>in</strong>g function. The<br />

facades on all laboratories and <strong>of</strong>fice build<strong>in</strong>gs have<br />

been designed with a view to creat<strong>in</strong>g the best possible<br />

relation between <strong>in</strong>door climate, daylight and energy<br />

consumption. Daylight analysis <strong>of</strong> the <strong>in</strong>ternal spaces help<br />

to create optimum work<strong>in</strong>g conditions for the users and<br />

ensure a low energy consumption.<br />

The <strong>of</strong>fices and laboratories with<strong>in</strong> the campus area have<br />

been modelled <strong>in</strong> terms <strong>of</strong> w<strong>in</strong>d conditions, so that the<br />

build<strong>in</strong>gs will create shelter and optimise pedestrian<br />

comfort issues. The w<strong>in</strong>d analysis also contributes to<br />

improv<strong>in</strong>g the microclimate so that it has a positive effect<br />

on the build<strong>in</strong>gs’ energy consumption.<br />

The landscape is used to manage ra<strong>in</strong>water from both<br />

ESS and Lund Science Village. Ra<strong>in</strong>water will be directed<br />

to low-ly<strong>in</strong>g areas where it will create a new wetland<br />

with lakes, bogs and meadows. The wetland will become<br />

an attraction <strong>in</strong> the local area with its great diversity <strong>of</strong><br />

flowers, <strong>in</strong>sects and birds.<br />

Buro Happold is work<strong>in</strong>g with BPTP and Foster + Partners<br />

to develop the most expensive development site <strong>in</strong><br />

India, at 5006 Crore (US$1.2bn). The 95 acre commercial<br />

complex on the Greater Noida Expressway will cater to<br />

a large number <strong>of</strong> people through the development <strong>of</strong><br />

<strong>of</strong>fices, retail and hotels. It will have a total covered area<br />

<strong>of</strong> 25 percent, with a floor area ratio <strong>of</strong> 2.0. BPTP plans to<br />

build 5.22 million sq ft <strong>of</strong> <strong>of</strong>fices, 2.5 mln sq ft <strong>of</strong> retail, and<br />

1 million sq ft <strong>of</strong> hotels and serviced apartments <strong>in</strong> three<br />

phases over about a decade.<br />

Buro Happold is currently work<strong>in</strong>g with the Client team<br />

and Foster + Partners to develop a comprehensive<br />

masterplan that accommodates the density demands<br />

with the constra<strong>in</strong>ts <strong>of</strong> the site location and exist<strong>in</strong>g<br />

regional <strong>in</strong>frastructure. Given the on-site requirements<br />

and the need for a carefully managed phased<br />

development <strong>of</strong> the site, Buro Happold is develop<strong>in</strong>g a<br />

flexible yet economic design that will enable m<strong>in</strong>imum<br />

capital expenditure whilst maximis<strong>in</strong>g flexibility <strong>in</strong><br />

delivery.<br />

This project was led by Buro Happold’s Infrastructure<br />

Transport and Environment Group <strong>in</strong> London. To assist<br />

with the smooth runn<strong>in</strong>g <strong>of</strong> the project Buro Happold<br />

and Foster + Partners were able to rely on the help <strong>of</strong><br />

Buro Happold’s India <strong>of</strong>fice <strong>in</strong> Pune. The ability to use an<br />

<strong>of</strong>fice <strong>in</strong> the region allowed for a quick response to the<br />

services for this 40m sqft mixed use project <strong>in</strong> the<br />

develop<strong>in</strong>g IT district <strong>of</strong> Hyderabad, India. Tishman<br />

Speyer brought together an <strong>in</strong>tegrated design team from<br />

both India and New York to comb<strong>in</strong>e the best <strong>of</strong> both<br />

local knowledge and global th<strong>in</strong>k<strong>in</strong>g to this unique 400<br />

acre site.<br />

The project is a demonstration <strong>of</strong> <strong>in</strong>tegrated township<br />

ADAPTION OF THE <strong>DGNB</strong> SYSTEM FOR<br />

URBAN DISTRICT<br />

TO DENMARK<br />

In 2012, the <strong>DGNB</strong> system for urban districts has been<br />

adjusted to Denmark. Overall 5 projects were <strong>in</strong>volved<br />

<strong>in</strong> the process, which was directed by Stephan Anders.<br />

Several workshops have been held with German and<br />

Danish experts. Dur<strong>in</strong>g the workshops the <strong>in</strong>dividual<br />

criteria were discussed and adapted to Danish conditions.<br />

At the end <strong>of</strong> the process there is a danish version <strong>of</strong> the<br />

exist<strong>in</strong>g <strong>DGNB</strong> certification system for urban districts.<br />

From the experience <strong>of</strong> this pilot phase, the <strong>in</strong>ternational<br />

version and country-specific separate sheets will be<br />

developed. Dur<strong>in</strong>g <strong>of</strong> a public event at the end <strong>of</strong> 2012 <strong>in</strong><br />

Copenhagen, the first pre-certificates were handed over<br />

to the projects.<br />

The project “Energy-efficiency <strong>in</strong> build<strong>in</strong>gs”, which was<br />

supported by the GIZ, analyses opportunities and needs<br />

<strong>of</strong> the Brazilian construction market to access, to <strong>in</strong>stall<br />

and to ma<strong>in</strong>ta<strong>in</strong> more energy efficient technologies <strong>in</strong><br />

order to become more susta<strong>in</strong>able, especially <strong>in</strong> terms<br />

<strong>of</strong> cost-efficiency, exploit<strong>in</strong>g simultaneously renewable<br />

energy sources and energy efficiency.<br />

The project report is divided <strong>in</strong>to three ma<strong>in</strong> sections: The<br />

first <strong>of</strong> them analyses the state <strong>of</strong> the art <strong>of</strong> the national<br />

market subdivid<strong>in</strong>g it <strong>in</strong>to regions and pr<strong>of</strong>iles, identify<strong>in</strong>g<br />

actual and potential market demands. It is be<strong>in</strong>g po<strong>in</strong>ted<br />

out that the larger part <strong>of</strong> the country has a potential for<br />

energy efficient cool<strong>in</strong>g technologies but that the south<br />

<strong>of</strong> Brazil bears also a potential to <strong>in</strong>troduce also heat<strong>in</strong>g<br />

technologies.<br />

The mapp<strong>in</strong>g <strong>of</strong> the Brazilian real estate market, focus<strong>in</strong>g<br />

on the South-East <strong>of</strong> the country, has divided the market<br />

<strong>in</strong>to four levels for commercial and public build<strong>in</strong>gs and<br />

three each for low-rise and for high-rise residential. It<br />

has been shown that the LEED for commercial or the<br />

mid to upscale pr<strong>of</strong>iles are considered to have elevated<br />

potentials to be upgraded technically. Therefore they<br />

have been prioritized <strong>in</strong> the <strong>in</strong>vestigations.<br />

The follow<strong>in</strong>g section II presents and summarizes<br />

technologies and concepts which are applied<br />

<strong>in</strong>ternationally sub-divid<strong>in</strong>g the technologies<br />

conceptually <strong>in</strong>to active and passive cool<strong>in</strong>g technologies<br />

and additionally renewables tak<strong>in</strong>g <strong>in</strong>to considerations<br />

the state <strong>of</strong> the art identify<strong>in</strong>g areas with greater<br />

<strong>in</strong>tervention potential i.e. market niches.<br />

The last section proposes modes for experience shar<strong>in</strong>g<br />

regard<strong>in</strong>g the technologies necessary to deepen and to<br />

specify the analysis s<strong>in</strong>ce it is recommended to <strong>in</strong>volve<br />

researchers and specialists <strong>of</strong> each technology plus<br />

market/ import/ tax specialists <strong>in</strong>to the issue <strong>in</strong> order to<br />

achieve reliable data <strong>in</strong>put for cost/ benefit model<strong>in</strong>g.<br />

all available technologies <strong>of</strong>fer payback sufficiently<br />

immediate <strong>of</strong> the <strong>in</strong>vestment, which limits their viability<br />

to less common high pr<strong>of</strong>ile enterprises.<br />

To overcome this challenge demands look<strong>in</strong>g <strong>in</strong>to the<br />

build<strong>in</strong>g life cycle conquer<strong>in</strong>g the immediate short<br />

sighted practice that today’s bus<strong>in</strong>ess-as-usual real<br />

estate <strong>in</strong>corporation. The Brazilian market today strongly<br />

focuses on m<strong>in</strong>imiz<strong>in</strong>g the <strong>in</strong>itial <strong>in</strong>vestments and hardly<br />

considers ma<strong>in</strong>tenance and operational costs which later<br />

<strong>in</strong>crease rents and/ or condom<strong>in</strong>ium dues <strong>of</strong> residents or<br />

owners. This habit (or need) seems to slowly change e.g.<br />

amongst others <strong>in</strong> the light <strong>of</strong> susta<strong>in</strong>ability standards<br />

and certification and <strong>in</strong>creased conscience concern<strong>in</strong>g<br />

economical susta<strong>in</strong>ability lead<strong>in</strong>g <strong>in</strong> some cases <strong>in</strong> Brazil<br />

even to tax <strong>in</strong>centives.<br />

Some <strong>of</strong> the required and/ or <strong>in</strong>dicated technologies<br />

already exist on the national Brazilian market but many<br />

<strong>of</strong> them are not yet widely applied, <strong>of</strong>ten also due to<br />

lack <strong>of</strong> knowledge <strong>of</strong> the technologies and/ or doubts<br />

concern<strong>in</strong>g their operation and economical susta<strong>in</strong>ability.<br />

<strong>Germany</strong> has a lead<strong>in</strong>g market <strong>of</strong> susta<strong>in</strong>able<br />

technologies but many <strong>of</strong> the technologies are heat<strong>in</strong>g<br />

(rather than cool<strong>in</strong>g) technologies, which makes this k<strong>in</strong>d<br />

<strong>of</strong> technology <strong>in</strong>terest<strong>in</strong>g for the South <strong>of</strong> Brazil. S<strong>in</strong>ce<br />

on the other hand cool<strong>in</strong>g and heat protection becomes<br />

<strong>in</strong>creas<strong>in</strong>gly important also <strong>in</strong> <strong>Germany</strong> a wide range <strong>of</strong><br />

cool<strong>in</strong>g technologies also exists there to be adapted and<br />

imported.<br />

Compared to e.g. <strong>Germany</strong> the <strong>in</strong>vestments <strong>in</strong> build<strong>in</strong>g<br />

technologies are lower (i.e. due to less purchas<strong>in</strong>g<br />

power, legal requirements and necessity due to climate)<br />

and ma<strong>in</strong>tenance is by trend a less dist<strong>in</strong>ctive activity<br />

<strong>in</strong> Brazil impact<strong>in</strong>g on the durability <strong>of</strong> equipment.<br />

The necessity to adapt the technologies (if possible) to<br />

these needs is one <strong>of</strong> the most important f<strong>in</strong>d<strong>in</strong>gs and<br />

recommendations <strong>of</strong> the <strong>in</strong>vestigation.<br />

The analysis <strong>of</strong> the exist<strong>in</strong>g standard shows that<br />

efficient technologies or energy harvest<strong>in</strong>g equipment<br />

are still uncommon to be <strong>in</strong>stalled and that an overall<br />

technological upgrade is desirable or even necessary.<br />

The analysis <strong>of</strong> potential technologies shows that not<br />
