Committee ReportsAssociation. The Finance Committee and the BoardTreasurer are providing leadership in the development ofaccounting procedures to clarify our status. Most clubs willexperience little change. A handful of clubs who havesubstantial cash in their accounts will need to insure thatthe cash is maintained in appropriate ways. Once theseapproaches are finalized, the Lifestyle and FinanceCommittees will meet with club officers.Please be reminded that there are three governingdocuments every incoming officer should be familiarwith. Fox, Chairperson, at 260-8118or garyfox@omnidelta.comCare and Feeding InstructionsWhen I purchase replacement plants for ones therabbits have eaten, I find a sign stuck in the pot withinstructions for the plant’s care. I often have thoughtan additional warning should be added for rabbits,“Consumption of this plant may cause a decrease infertility.” But of course, rabbits can’t read! And ifthey did, a politically correct statement like “maycause” would probably be ignored.This brings me to a point I wish to make in regard toour new furnishings recently placed in the <strong>Anthem</strong>Center. There are no signs stating the usageinstructions for these furnishings and if there were,they would probably be ignored. So in not sopolitically correct terms, “Treat the stuff in theCenters like it belongs to the most revered person youknow and as if you were visiting their home.”Many have found fault with the fabric choice or color,the style or texture of the Center’s replacementsand refurbishments. Wouldn’t life be boring if all7,000+ homes had the same décor choices? Neverhappen! But the fact remains neglect or misuse offurnishings causes a premature need for cleaning,repair or worse yet, replacement. We pay good moneyfor the care and replacement of Associationproperties, and like many things in life, if we treat ourfurnishings with respect they will grant us fewerheadaches and more enjoyment.My final thought is this: Utilize the Centers to theirfullest. They were built and are maintained for ouruse and enjoyment. While doing so, let’s be respectfulof our neighbors and their furnishings.The Properties and Grounds Committee supports theBoard of Directors in the management anddevelopment of our common amenities. We meet theTuesday preceding the second Thursday of the monthat 10:00 a.m., in the Arlington Room at <strong>Anthem</strong>Center. Residents are always encouraged to attend,and to offer comments on our agenda items or otherconcerns. Come join us.RESTAURANT ADVISORYCOMMITTEE (RAC)Michal Wolf - ChairpersonE-Mail: mwolf7@cox.netPhone: 405-8133At the July 28 2011 Board of Directors Regular Meeting,our Board voted 7-0 to approve the renewed request ofmajority shareholder Audra Tubin to transfer her interestin TNF Holdings Inc. to minority shareholder Fred Slark.Mr. Slark has been operating <strong>Anthem</strong> View Restaurantsince late June.The approval to transfer ownership of AVR was againmade subject to four conditions including: the requirementthat all taxes and vendor payables be paid in full (or thata payment plan be signed and in place); each partyshall jointly and severally hold SCA harmless from anyaction as a result of the transfer; Fred Slark mustdemonstrate his financial capacity to operate the businessand Mr. Slark must personally guarantee all lease terms.Remaining in full force and effect is the Board's previouslygranted approval to commence re-negotiation of the<strong>Anthem</strong> View lease to possibly permit gaming.Re-negotiated terms may include added rent, furthersecurity deposits, the restaurant's design and possibleremodel, and protection of the SCA Gallery lifestyle toallow gaming at <strong>Anthem</strong> View Restaurant pursuant to theMay 13, 2010 Lease Agreement Amendment.The decision to begin the re-negotiation of lease terms topermit gaming does not mean that video poker machinesare definitely coming to <strong>Anthem</strong> View Restaurant. TheBoard of Directors must first be convinced that anyre-configuration and/or enlargement of the bar area toaccommodate gaming will not adversely affect theambiance of the restaurant, gaming will not adverselyimpact the Gallery area of <strong>Anthem</strong> Center, and the newlease terms will benefit the residents of <strong>Sun</strong> <strong>City</strong> <strong>Anthem</strong>.As negotiations to possibly bring gaming to <strong>Anthem</strong> ViewRestaurant proceed, residents will be kept advised ofdevelopments.
