Department of Transport, Planning <strong>and</strong> Local Infrastructure12 Conclusion/ RecommendationThe development meets the objectives of the Capital City Zone <strong>and</strong> relevant overlays by contributingto the provision of dwellings <strong>and</strong> a residential hotel within a built form response that reinforces theexisting <strong>and</strong> emerging pattern, scale <strong>and</strong> siting of development within <strong>Southbank</strong>.The proposal generally responds to the opportunities <strong>and</strong> constraints of the l<strong>and</strong> <strong>and</strong> the existingconditions <strong>and</strong> approvals in the immediate context. This is subject to revisions as per the informalsketch plans submitted plans July/ August 2014 <strong>and</strong> additional setback requirements all done throughcondition 1. These condition 1 requirements will improve apartment amenity (on-site <strong>and</strong> for theneighbours), improve ground floor <strong>and</strong> through-block safety. It will also improve the public realmexperience.Overall the proposal will deliver high quality hotel space with consequential tourism <strong>and</strong> economicbenefits <strong>and</strong> residential apartment dwellings that add to the supply in a central area. It will includecommercial <strong>and</strong> retail activity <strong>and</strong> a through-block link. On balance the development should besupported.It is recommended that a planning permit 2013/010075 for the redevelopment of a mixed use towerincluding dwellings, residential hotel, office <strong>and</strong> retail space be approved with conditions.Date:Date:19
