9 Conclusions
Based on the preceding analysis for the proposed residential development of 1A Campbell Grove in
Northcote, it is concluded that:
10 August 2012
• The provision of 95 car spaces is sufficient to meet the likely demands of residential
tenants.
• It is recommended that 9 spaces be made available for visitors, which will adequately
accommodate anticipated peak demands.
• The car park has been designed to provide reasonable access to and from the car park,
as well as to individual car spaces.
• A generous bicycle provision has been provided on-site in excess of the requirements of
Clause 52.34 of the Planning Scheme.
• The development will generate a peak traffic volume for approximately 36 movements in
the AM and PM peak hour.
• The traffic generated by the proposed development is low in traffic engineering terms and
will be adequately accommodated by the existing road network.
• There are no traffic or parking grounds that should prohibit the issue of a permit
