9 Conclusions<br />
Based on the preceding analysis for the proposed residential development <strong>of</strong> <strong>1A</strong> <strong>Campbell</strong> <strong>Grove</strong> in<br />
<strong>Northcote</strong>, it is concluded that:<br />
10 August 2012<br />
• The provision <strong>of</strong> 95 car spaces is sufficient to meet the likely demands <strong>of</strong> residential<br />
tenants.<br />
• It is recommended that 9 spaces be made available for visitors, which will adequately<br />
accommodate anticipated peak demands.<br />
• The car park has been designed to provide reasonable access to and from the car park,<br />
as well as to individual car spaces.<br />
• A generous bicycle provision has been provided on-site in excess <strong>of</strong> the requirements <strong>of</strong><br />
Clause 52.34 <strong>of</strong> the Planning Scheme.<br />
• The development will generate a peak traffic volume for approximately 36 movements in<br />
the AM and PM peak hour.<br />
• The traffic generated by the proposed development is low in traffic engineering terms and<br />
will be adequately accommodated by the existing road network.<br />
• There are no traffic or parking grounds that should prohibit the issue <strong>of</strong> a permit<br />
