FOCUS ONCOMMUNITIESNAMEANDSHAMEOur aim is to make sure our tenants can live in theirhomes without problems from their neighbours.We take all instances of anti-social behaviour very seriously and wewill always follow up any behaviour that we think is unreasonable.Over the last few months ourcommunities team have been busydealing with a number of issues andhave been using the law to make surewe are protecting our residents in theright way.In December 2011, Armalina andCoralina Smith were evicted fromBeauchamp Road, Malvern for seriousoffences against their neighbours. Thecase went to trial in the WorcesterCounty Court. The Court found in ourfavour and ruled that the family hadbreached their tenancy on numerousoccasions and granted the PossessionOrder.More recently we had no choice but togain a possession order on a property inthe village of Cradley where, after a longlegal process, the tenants were finallyrequired to leave following years ofunacceptable behaviour towards theirneighbours.Residents in both of these areas cannow live in their homes without fear ofintimidation or noise pollution.We work with our partners, especiallythe Police, to make sure that we find aspeedy solution for residents sufferingfrom anti-social behaviour in thecommunities in which they live. Wehope that our work in this area is havinga positive impact on the quality of lifeof our residents.<strong>Festival</strong> <strong>Housing</strong> would like to thank allour witnesses and those who have cometo Court to support our legal cases aswithout you we would not be able totackle anti-social behaviour successfullyThe legal bitIn case you don’t know, if you havean Assured Tenancy or a StarterTenancy you can stay in your homeas long as you keep to the terms ofthe tenancy agreement with yourlandlord. If the tenancy agreement isbroken, for example, because of rentarrears or nuisance to neighbours, Wecan serve a notice on you and applyto the county court for eviction.In cases of anti-social behaviour, thePossession Order is granted by theCounty Court giving us the right totake the tenancy from you and repossessthe property. We only usethis in serious cases where thetenancy has been breached and theresident shows no sign of changingtheir ways or that the nature of thebreach is so serious that there is noother option.CommunityStarsWe have had ten nominationsfor our latest CommunityStars. Executive Director ClareHuyton, Board MemberJeanette Weir and Chair of theScrutiny Panel Beryl Quennellhave the difficult task ofdeciding who will receive anaward.
