Tax Assessment RecordsTax assessment records were obtained from Prince George’s County. The current owner of thesite is identified as Lake Marlton Limited Partnership, who acquired the site in July 1987. Thesite was previously owned by Larwin-Atlantic. Prior ownership was not obtained. A copy of thetax record is included in Appendix E.Summary of Site History and Environmental ImplicationsReview of the historical records obtained for this investigation indicates that the Subject Site wasutilized as farmland with a single family home from at least 1956 until approximately 1980. Noprevious commercial or industrial uses of the site were identified. Surrounding properties havebeen developed with residential dwellings and farmland since at least 1956. No significantenvironmental concerns associated with historical uses of the Subject Site or surroundingproperties have been identified.Site 10 14 Phase I ESA Report
5 SITE RECONNAISSANCEMETHODOLOGY AND LIMITING CONDITIONSThe general methods used and limitations to this ESA are discussed in Section 1 of this report.No specific limitations (e.g., access restrictions) or special methods required for the sitereconnaissance were encountered. However, per the scope of work for this assessment, the sitereconnaissance consisted of an exterior walkaround of the Subject Site and visual observationsof accessible interior portions of the site along existing rough paths.On May 19, 2008, Mike Kalish and Miles Gornto of SCS conducted a walk-through visualinspection of the Subject Site and visual assessment of the surrounding properties. SCS wasaccompanied by representatives of M-NCPPC during the site reconnaissance. The prevailingweather conditions at the time were sunny and clear, with outdoor temperatures of approximately70 degrees Fahrenheit.The site and surrounding properties were visually inspected for areas of obvious or suspectedhazardous substance contamination, such as stained soils, dying vegetation, exposed trash, fillports or vent pipes from underground storage tanks, or other indications of RECs. Photographsfrom the site reconnaissance are included in Appendix B.GENERAL SITE SETTINGThe Subject Site consists of 78.7 acres of land and is bordered by residential and undevelopedproperty to the north, east, south and west.The site is located on rectangular shaped tract of land that generally slopes to the west towardSouthwest Branch, a tributary of the Patuxent River. The site is currently undeveloped.EXTERIOR AND INTERIOR OBSERVATIONSA summary of uses and conditions regarding the Subject Site, consistent with ASTM StandardE1527-05, is provided below.
