The checklist will assist Council when considering applications.Cedar Valley Environmental Management PlanThrough the adoption <strong>of</strong> the Cedar Valley Environmental Management Planin 1996, the <strong>District</strong> established its first comprehensive environmentalplanning approach to land development. The intent <strong>of</strong> the Plan is to protectand preserve environmentally sensitive area locations as urban developmentoccurs in Cedar Valley. The Plan includes the following objectives:• protect environmentally sensitive areas• enhance opportunities for urban development• achieve agreement on an environmental management approach• create development process efficiencies• achieve commitment from the Department <strong>of</strong> Fisheries and Oceansand the <strong>District</strong> <strong>of</strong> <strong>Mission</strong> to adopt and respect the EnvironmentalManagement PlanThe document was updated in 2005 and a Memorandum <strong>of</strong> Understandingbetween the <strong>District</strong> <strong>of</strong> <strong>Mission</strong> and the Department <strong>of</strong> Fisheries and Oceanswas signed to confirm the commitment to the process.The sustainable development guidelines in the Cedar Valley Plan includedthe following:• identifying developable versus non-developable land and preservingapproximately 1/3 <strong>of</strong> the entire development area for open space,environmental preservation and parks• integrating pedestrian greenways between schools, residential areasand other key community locales• optimizing utility <strong>of</strong> land by using different forms <strong>of</strong> density forsingle family lots as well as varied high density forms <strong>of</strong> residentialprojects• ensuring the integrity <strong>of</strong> the natural environment remains intactSilverdale Urban Residential: Environmental Management ApproachIn 2005 the <strong>District</strong> moved forward with its environmentally responsibledevelopment approach in adopting a comprehensive set <strong>of</strong> sustainabledevelopment policies and guidelines regarding the development <strong>of</strong> theSilverdale Urban Residential Area.
