D’Twist to complete the final phase of<br />

development for DK-City<br />

Boutique developer DK Group is banking on its award-winning<br />

architectural design features to attract investors.<br />

IT ALL started with a developer’s vision to be different from the norm.<br />

“I wanted to build iconic buildings,” Danny Koek Tiang Kung, executive<br />

chairman and group managing director of DK Group said in a media<br />

statement. And with that, the DK-City master plan development was<br />

conceived with architectural designs that recently won accolades under<br />

several categories at the recent Asia Pacific Property Awards.<br />

To make his vision of creating iconic buildings come true, Koek<br />

engaged world-class architecture firm RDA Harris Architects Sdn<br />

Bhd, renowned as the lead urban design consultant for the master plan<br />

of Putrajaya and and also for the design of multiple award-winning<br />

developments around the world.<br />

Dubbed D’Twist @ DK-City, the mixed-use commercial<br />

development located at Subang Jaya comprises three towers of<br />

varying heights constructed on a podium with four two-storey levels<br />

of commercial space of 400,000 sq ft, which will serve as a shopping<br />

centre. The residential tower block of 80 floors will take the height to<br />

300 metres, making it the tallest residential building in the ASEAN<br />

region.<br />

The three towers are designed to accommodate “small office/virtual<br />

office” or SoVo-style residential and office units. The tallest tower, at<br />

approximately 285 metres, contains SoVo duplex residential units. The<br />

second tallest tower, at 200 metres, has office suites in a duplex layout<br />

while the third tower at 178 metres offers residential studio suites in<br />

a duplex configuration. In total, there will be 300 office suites, 816<br />

residential duplex suites; and 188 duplex hotel suites and 122 hotel<br />

rooms.<br />

D’Twist is the third phase of development within the master plan.<br />

the Lebuhraya Damansara-Puchong (LDP)<br />

highway to the site.<br />

One of the design requirements is getting<br />

maximum daylight and optimum views,<br />

therefore individual units are configured in<br />

a circular perimeter layout leaving a hollow<br />

void at the centre of the two tallest towers.<br />

The hollow void made it possible to build<br />

a vertical sky garden reaching up to the full<br />

height of the office and SoVo towers. For<br />

every 16 floors (eight duplex storeys), a full<br />

floor was put in where there is a sky garden.<br />

These are entire ecosystems and there are<br />

four levels of ecosystems within each tower.<br />

The 50-metre-high atrium spaces are open on<br />

both ends, which means that the residents can<br />

enjoy more views.<br />

Although not meant to get ratings under<br />

the Green <strong>Building</strong> Index (GBI), the design<br />

concept will nonetheless result in a natural<br />

cooling effect with the introduction of<br />

greenery and water features.<br />

Each of the towers has a hybrid helical<br />

or twisted configuration to coincide with<br />

the number of units per floor and to offer<br />

unobstructed views. A separate full helical<br />

twist sky garden feature accentuates each<br />

tower on the south elevation acting also as a<br />

passive solar control device.<br />

On top of the podium on Level 8 are two<br />

levels of leisure pools, mini “super trees”,<br />

tropical plants and all of the SoVo, office and<br />

studio suite facilities. The third smallest tower<br />

will be used as a luxury four-star hotel – and<br />

the developer plans to sign up Accor Group to<br />

manage the operation. The hotel will complete<br />

the final phase of DK-City in 2018.<br />

“D’Twist is set to be one of the tallest<br />

residential developments within the ASEAN<br />

region and a major tourist landmark in<br />

Selangor,” Koek said in a press statement. He<br />

leads the Penang-based company, DK Group<br />

that was founded in 1997 after taking the<br />

holding company DK Leather Corp Berhad<br />

public in a 2004 listing.<br />

When completed, D’Twist will incorporate<br />

cineplexes, a bowling centre and shopping<br />

centre catering to a resident population of<br />

15,000 which includes a high number of<br />

students. The developer believes that there is<br />

currently a shortage of accommodation for<br />

students from the surrounding universities,<br />

like Taylor’s University, Monash University<br />

and Sunway University. The entire DK-City<br />

development is expected to be completed<br />

around 2018. <br />

at Kuala Lumpur South unveiled<br />

Protasco’s new RM10 billion integrated mixed development will be rolled out in stages<br />

over the next 15 years to spur growth in the Kuala Lumpur southern corridor.<br />

LISTED DEVELOPER Protasco Berhad<br />

recently unveiled its plans for a new township<br />

called De Centrum City in Kuala Lumpur’s<br />

growing southern corridor. With an estimated<br />

growth development value (GDV) of RM10<br />

billion, the new township will be rolled out in<br />

stages over a 15-year period.<br />

The 100-acre freehold tract of land<br />

where the township will be built, is currently<br />

the site for De Centrum Sales Gallery and<br />

Infrastructure University Kuala Lumpur<br />

(IUKL).<br />

A shopping centre called Gallerie @ De<br />

Centrum (Phase One) is also scheduled to<br />

open by February 2016. To date, 70 per cent<br />

of the shopping centre has been leased out to<br />

tenants who will operate convenience stores,<br />

pharmacies, book store, fast-food restaurants<br />

and supermarket, among others.<br />

The entire Phase One development<br />

comprising the shopping centre block with<br />

29 retail units, service apartment block with<br />

320 units, SOHO block with 192 units and 54<br />

shop lots, will be handed over to purchasers<br />

around December <strong>2015</strong>.<br />

Within De Centrum City, two towers<br />

(A & B) of De Centrum Unipark have been<br />

completed while the remaining two blocks (C<br />

& D) will be completed by 2017. When fully<br />

completed, De Centrum Unipark will offer a<br />

total of 640 condominium units.<br />

Coming up next is a premium residential<br />

development conceptualised as Rimbawan<br />

Residences @ De Centrum with 504 high-rise<br />

condominium units and 13 exclusive villas.<br />

“De Centrum City is possibly the first<br />

township in Malaysia to be built around an<br />

existing academic institution and there is<br />

growth potential and opportunity not only<br />

for those involved with academia but also<br />

for families looking to set up new homes,<br />

companies looking for a prestigious address<br />

outside the city, businessmen and investors,”<br />

explains Dato’ Ir Kenny Chong Ther Nen,<br />

Protasco Bhd’s Managing Director for<br />

Property & Infrastructure.<br />

The new township is strategically located<br />

in an area dubbed Kuala Lumpur South,<br />

almost midway between Kuala Lumpur city<br />

and the Kuala Lumpur International Airport<br />

(KLIA). De Centrum City can be reached in<br />

approximately 30 minutes from downtown<br />

KL, around 30 minutes from KLIA and<br />

possibly 15 minutes from either Putrajaya or<br />

Kajang.<br />

“Given the location of De Centrum City in<br />

close proximity with IUKL, University Putra<br />

Malaysia and other institutions of higher<br />

learning, it is envisioned that a knowledge<br />

community will grow and evolve from<br />

here – with start-up companies, technology<br />

incubators and other amenities to support an<br />

entrepreneurial eco-system,” says Chong.<br />

As an integrated township development,<br />

De Centrum City will offer residential units,<br />

shop-offices, small offices/home offices<br />

(SOHO), office suites, retail lots, hotels,<br />

an academic precinct, a convention and<br />

recreation centre, among others.<br />

Most of the existing structures within the<br />

land will be demolished to make way for new<br />

ones to be built according to the master plan.<br />

The existing university campus will also be<br />

upgraded with green features added – from<br />

a network of elevated green bridges with<br />

public parks and water features to sheltered<br />

pedestrian walkways and bicycle paths. A<br />

shuttle bus service will be implemented to<br />

link commuters between De Centrum City to<br />

the Kajang MRT station, which is scheduled<br />

to be operational by July 2017.<br />

“De Centrum City is the first township<br />

development that is conceived from the<br />

drawing board to address the issue of<br />

community well-being. One of the definitive<br />

features of the new township is the ‘new<br />

urbanism’ concept which promotes a vehiclefree<br />

community – where amenities can be<br />

enjoyed within walking distance,” explains<br />

David Mizan Hashim, the principal of awardwinning<br />

Veritas Design Group, architect for<br />

the township.<br />

“Unlike conventional developers,<br />

Protasco Bhd started off with governmentinitiated<br />

infrastructural projects and later<br />

went on to establish a university. With a strong<br />

foundation in place, they are supportive of the<br />

idea of a new township based on the principles<br />

of new urbanism – where there will be layers<br />

of pedestrian networks with green features<br />

and public spaces within the township to<br />

create an environment conducive to healthy<br />

living,” adds Hashim.<br />

On the prevailing slow economy, Chong<br />

says, “We own the entire prime land of De<br />

Centrum City which is unencumbered<br />

so there is less pressure on us to achieve<br />

unrealistic targets as we can pace our growth<br />

to coincide with general economic growth<br />

accordingly. We believe a sound long-term<br />

development will override any temporary<br />

fluctuations in the market.”<br />

For fiscal year 2014, Protasco Bhd<br />

recorded a turnover of RM1.06 billion and<br />

operating profit of RM57.1 million.<br />

De Centrum City is expected to be a<br />

dynamic catalyst of growth for the Kuala<br />

Lumpur South corridor by providing<br />

investment opportunities and creating new<br />

jobs. The new township will cater to the<br />

existing population of 500,000 located within<br />

an approximate 20-minute radius, which is<br />

projected to grow exponentially within the<br />

next 10 years.<br />

True to its name, De Centrum (which<br />

means “the centre” in French) is poised to be<br />

the next potential growth centre. <br />

architectural design award competition<br />

THE DESIGN for the dining hall and onestop<br />

centre at the Alice Smith School primary<br />

campus was recently awarded Gold at the<br />

Malaysian Architecture Malaysia (PAM)<br />

Awards <strong>2015</strong>.<br />

The design was the work of Lee Chor Wah<br />

Arkitek in collaboration with IPartnership and<br />

MvS Architects. “It was particularly special as<br />

the award was reviewed by our peers. The<br />

project was the first to be delivered by this<br />

collaborative team and to get the highest<br />

level of recognition was a very pleasant and<br />

welcomed surprise. Even more so when we<br />

were selected to be in the top three for the<br />

selection of the <strong>Building</strong> of the Year Award,”<br />

says Lee Chor Wah, the lead architect.<br />

The project was part of an educational and<br />

development plan for Alice Smith School - a<br />

British international school in Kuala Lumpur,<br />

Malaysia. Through this development, the<br />

master plan was designed to carefully phase<br />

in a series of new buildings and renovation<br />

projects over a period of seven years.<br />

Phase One involved the design of a<br />

cafeteria and a one-stop centre for parents.<br />

These facilities are housed in a new two-storey<br />

building with a roof garden. The building<br />

(pictured above) provides a gateway to the<br />

school while its amenities serve both students<br />

and parents alike.<br />

The cafeteria and one-stop centre<br />

comprises a ground level open-air shaded<br />

dining area which seats 200 children for<br />

meals, and is serviced by an industrial kitchen<br />

that also provides catering for the rest of the<br />

campus. Rising over a sunken play area to<br />

the east is the vertical circulation stack of the<br />

building that is made up of a dynamic external<br />

stair adjacent to the elevator. On the first<br />

floor, the one-stop centre houses a parent deli,<br />

administration offices, large meeting rooms<br />

and the uniform shop. There is also a lovely

roof garden on the top floor for educational<br />

purposes.<br />

The facade leans out over the adjacent<br />

sporting area, shading itself from the hot<br />

tropical sun, while three trees on the roof keep<br />

the overall structure cool and provide an area<br />

of respite and elevated views of the campus.<br />

The variegated facades of the building<br />

are a metaphor for an education which<br />

encourages the simultaneous development<br />

of unity around a common curriculum,<br />

and individuality around the personal<br />

development of each and every student.<br />

The jury’s citation: Very clever use of<br />

architectural elements and colours creates<br />

a whimsical and playful feel to the exterior<br />

of the school which accurately reflects the<br />

new approach to learning. This is further<br />

expounded by the myriad of interactive spaces<br />

interspersed within the design as well as very<br />

sensible detailing in the learning spaces. <br />

Architecture Festival to be held in Singapore<br />

from November 4 to 6, the sister event<br />

INSIDE: World Festival of Interiors will be<br />

hosting the full programme of an exciting<br />

array of international designers who will<br />

present a series of seminar sessions.<br />

Attracting more than 2,000 distinguished<br />

architects and designers from across the<br />

globe, the three-day event will put interior<br />

design at the centre of global architecture and<br />

design discussion.<br />

The expert speakers will explore the<br />

topics that are shaping interior design today,<br />

including the impact technology is having on<br />

our daily behaviour; how the defining lines<br />

between the spaces we live, work and play<br />

in are blurring and how the very role of the<br />

interior designer is changing.<br />

Speakers will share industry-transforming<br />

insight on subjects such as the changing<br />

nature of materiality, the relationship<br />

between gender and design and the changing<br />

psychology of space.<br />

Keynote speakers at the festival will<br />

include Lyndon Neri of Neri&Hu Design,<br />

discussing how design brings cultures and<br />

communities together, and Jason Holley,<br />

Director of Universal Design Studio, who will<br />

discuss the company’s approach to the design<br />

of the Ace Hotel in London.<br />

The festival will begin with a speech<br />

on November 4 by Dr Eve Edelstein,<br />

Neuroscientist and Director of Innovative<br />

Design Science, who will examine how design<br />

features can influence human responses.<br />

Sadie Morgan, co-director of dRMM, will<br />

investigate the changing psychology of space,<br />

and prominent architect and artist Will Alsop<br />

explores cross collaboration to analyse the<br />

possibilities for interior architecture in the<br />

future.<br />

Mariana Simas, Director of MK27, will<br />

explain how design can merge the real and<br />

virtual, and Mike Lim, Director at DP Design<br />

with Justin Long, principal of HJGHER, will<br />

speak on how brands can utilise ‘Big Data’ to<br />

increase efficiency and engagement in design.<br />

These seminars and debates will run<br />

alongside live critique presentations by the 50<br />

nominees competing to be named this year’s<br />

World Interior of the Year.<br />

Nominees include the Library@Orchard,<br />

a tranquil library housed in Singapore’s busiest<br />

shopping mall, the Medibank Workplace by<br />

Hassell and the Pavilion, a luxury hotel in<br />

Shepherd’s Bush, London.<br />

Color of the Year 2016<br />

An annual global study of color trends was conducted with a shade of gold<br />

called Ochre Gold being unveiled as Color of the Year for 2016.<br />

AKZONOBEL LAUNCHED its influential<br />

annual global study of color trends with a<br />

shade of gold being unveiled as Colour of the<br />

Year for 2016.<br />

An appropriate color for an Olympic year,<br />

it was chosen by a specially invited panel of<br />

independent design and colour experts to<br />

spearhead the company’s ColorFutures TM<br />

2016 color trend guide.<br />

Launched on 15 <strong>Sep</strong>tember <strong>2015</strong> at<br />

Somerset House in London, Colour Futures<br />

underlines AkzoNobel’s wealth of colour<br />

know-how and is used by leading experts<br />

in architecture, fashion, beauty and interior<br />

decorating to help keep their work fresh and<br />

contemporary.<br />

“Colour is an integral part of our business<br />

and sharing our knowledge with people<br />

around the world means everyone can be<br />

inspired and benefit from its transformative<br />

impact,” said Ruud Joosten, AkzoNobel’s<br />

Executive Committee Member responsible<br />

for Decorative Paints. “Studying global colour<br />

and design trends also allows us to stay at the<br />

Now in its 13th year, ColourFutures TM<br />

2016 focuses on one overall theme – Looking<br />

Both Ways – with gold being identified as the<br />

color that best connects all the keys trends for<br />

next year. “Ochre Gold” was identified as the<br />

Colour of the Year 2016.<br />

“Gold exemplifies the overall theme of<br />

duality,” explained Heleen van Gent, Head<br />

manufacturer, Jeremy Rowe (MD, AkzoNobel Decorative Paints SESAME) talks to B&I.<br />

THERE IS SOMETHING to be said about<br />

being on top of your game and that is,<br />

staying there; case in point, the No. 1 spot<br />

on the Dow Jones Sustainability Index<br />

(DJSI) for the 4th year in succession! A<br />

milestone that AkzoNobel, a leading global<br />

paints and coatings company and a major<br />

producer of specialty chemicals, attributes<br />

to continual commitment to best practices<br />

in business, resource efficiency and strategic<br />

partnerships. To its end-user segments,<br />

namely, <strong>Building</strong>s and Infrastructure,<br />

Transportation, Consumer Goods and<br />

Industrial, this accolade is manifested in<br />

the delivery of innovative products and<br />

sustainable technologies worldwide. On the<br />

DJSI ranking and other matters uniquely<br />

AkzoNobel, B&I caught up with Mr Jeremy<br />

Rowe, Managing Director, AkzoNobel<br />

Decorative Paints, South East & South Asia,<br />

Middle East.<br />

B&I: Firstly, our belated congratulations<br />

to AkzoNobel for your No. 1 spot on the<br />

DJSI, 4 years in a row! To the consumer,<br />

how and where is this sustainability<br />

manifested/translated?<br />

JR: We find that, increasingly, probably<br />

first with architects, interior designers and<br />

now consumers, they care about where the<br />

product comes from, where it is made, how it<br />

is made, how was it put together and how the<br />

products impacts on the bigger environment,<br />

which is what sustainability is all about. It is<br />

critical for the team at AkzoNobel to make<br />

sure that our sustainability is measured<br />

externally, by a third party. The DJSI is a good<br />

way to do it because it is global, it is external<br />

and independent.<br />

We have to submit a lot of information<br />

of what we do, how we manage our product,<br />

how we design and make things, and then<br />

they figure out the ranking, that’s their<br />

job. To date, we have been in the top 3 for<br />

10 years and No.1 for the last 4 years. Such<br />

recognition translate into a simple message<br />

that when consumers buy our products,<br />

they can be sure that they are buying from<br />

a very sustainable paint company.<br />

Two of the biggest drivers for<br />

sustainability of paint, meaning its carbon<br />

footprint and effect on the environment,<br />

are how you design and make the product.<br />

Design means what’s in it, i.e., the choice of<br />

raw materials suppliers you work with and<br />

then the way the products are formulated.<br />

That’s a lot of choices there, for example,<br />

a particular ingredient is to be put in, let’s<br />

say, to help fight bacteria; you can choose<br />

a sustainable or non-sustainable way to do<br />

that – we choose the sustainable route.<br />

Sometimes it costs slightly more but<br />

we absorb that cost because we don’t<br />

think that people should have to pay for<br />

a more sustainable product. From that<br />

standpoint, consumers can choose to buy<br />

Dulux Weathershield with heat reflective<br />

technology which has this special feature<br />

where, firstly, you spend less money on<br />

energy to cool the house and, secondly<br />

the radiation is reflected straight back out,<br />

into the atmosphere. For interior walls, for<br />

example, the special feature of Dulux Light<br />

and Space is to reflect more light internally<br />

making rooms, corridors, stairwells brighter;<br />

you can actually reduce the wattage of your<br />

lights and use less energy.<br />

B&I: What are the other DJSI criteria or<br />

measurements of sustainability?<br />

JR: There are some others that people would<br />

not recognise quite so much, like we get our<br />

paint to last longer and stay cleaner, meaning<br />

longevity and durability. Another DJSI<br />

criterion is manufacturing, i.e., eco-efficiency<br />

of production, solar lighting, waste-water<br />

handling and emissions from the factory<br />

including transportation and distribution<br />

practices. For example on big projects, like<br />

the London Olympics, one of the things we<br />

did there, which was not so obvious when you<br />

talk about sustainability, was we brought all<br />

the paint onto the site and had electric cars to<br />

distribute it to the different parts of the site.<br />

Thirdly, the DJSI also measures internal<br />

practices like safety and customer service<br />

but what really drives the sustainability score<br />

are what’s in the product and how we make<br />

and distribute the product. For consumers,<br />

what we can do is product labelling like the<br />

Singapore Green Label or SIRIM Eco-Label<br />

but the message will definitely be spelt out<br />

at WAF (World Architecture Festival).<br />

B&I: We believe congratulations are also<br />

in order for the choice of “Monarch Gold”<br />

as AkzoNobel’s Colour of the Year 2016.<br />

How, when and where is the scheduled<br />

launch for this region?<br />

JR: What we did in London was a sort of<br />

global launch, one master launch, if you<br />

like, followed by subsequent launches in the<br />

rest of the world in the next two to three<br />

months. It is always something of interest<br />

both to consumers in general and the media<br />

and to architects and designers. The colour<br />

is already available now to interior designers<br />

in the tinting machines.<br />

Why Monarch Gold? Same as for<br />

our ColourFutures, we listen to what<br />

people are saying and thinking and then<br />

do research in many fields of design,<br />

i.e., interior, industrial, automotive, and<br />

fashion. Normally, you find that these ideas<br />

and expressions are there for a reason and<br />

tend to converge so what we do is try to<br />

pick up the trend a bit early and then bring<br />

it into the world of paint. You will see that<br />

it is a continuation from the last few years,<br />

trending towards metallic and lighter<br />

colours - last year was copper orange, this<br />

year it’s lighter again, metallic being seen as<br />

a premium finish.<br />

Gold is an interesting colour because it<br />

reflects balance between past and future; it<br />

is a heritage colour representing success and<br />

prosperity - seems to capture what people<br />

are looking forward to in the year ahead. At<br />

the same time, it is never about one colour<br />

gold but combining with other colours,<br />

which brings us to ColourFutures.<br />

B&I: What can we look forward to in<br />

AkzoNobel’s ColourFutures2016 and<br />

colour trends for the year?<br />

JR: In the palette for the Colour of the<br />

Year, there are four other colours that<br />

incorporate gold but in slightly different<br />

ways, representing different ideas about<br />

‘looking backwards and forwards’ which we<br />

match and combine with ‘Monarch Gold’<br />

- there‘s one called ‘Heritage and Future’,<br />

colours on exteriors and on wood although they are mainly for<br />

interiors.<br />

We have been doing ColourFutures for 13 years now and have<br />

seen trends change from light to dark, to slightly darker and now<br />

back to lighter colours. The theme for our ColourFutures 2016,<br />

which is ‘looking both ways’, coincidentally, is same as that for<br />

the World Architecture Festival <strong>2015</strong> which is centred on balance,<br />

between past and future, light and dark, words and pictures, good<br />

and bad and so on, that our research showed. Generally when you<br />

see lighter colours coming up, especially yellows, it tends to signal<br />

optimism, and warmth as well - <strong>2015</strong> has been an unpredictable year<br />

and we hope 2016 will be better.<br />

B&I: What about Colours of the World, i.e., more colours and<br />

countries to be added on?<br />

JR: We will certainly look at it, Colours of the World is an idea which<br />

has grown – the different degrees of colour seem to help people with<br />

different needs to think in terms of colour families, e.g., green is<br />

healthy, refreshing and revitalising, so we give them what is called<br />

the tonal palette for green, i.e., different hues of greens, some deep<br />

and some light. We started out with seven colours and we are already<br />

seeing people engaging with that quite nicely; it ties in with countries<br />

and triggers some nice memory and association, of where they have<br />

been to or where they are most likely to go.<br />

B&I: As headline sponsor of the World Architecture Festival<br />

(WAF), scheduled for November, Singapore, what will be the scope<br />

of AkzoNobel’s participation in this international event?<br />

JR: It is a nice festival for us to be able to sponsor - it goes well with<br />

what we are as a business. Essentially WAF is a gathering of architects<br />

and interior designers who come to event, principally, to celebrate<br />

the work of fellow architects and interior designers from around the<br />

world. Our paints, coatings and chemicals are an important part of<br />

any building, more than 40% of what we do goes into a building so,<br />

as headline sponsor, we are looking to connect with this important<br />

group who represent one of our core audiences.<br />

As it was last year, AkzoNobel will have a nice stand and, as a<br />

sponsor, will also be there helping to judge and award prizes for 20-30<br />

categories of competition, one of which is the Colour Exterior Award<br />

for best use of colour, not necessarily paint. Apart from speeches,<br />

we will be there to give a couple of live demonstrations and a few<br />

other things as well, for example, something new this year will be<br />

architectural sketching of painting. The backdrop will be Singapore’s<br />

50th anniversary (SG50) with a theme ‘looking backwards and<br />

forwards’, a nice element of being retrospective and being future<br />

THE USE OF timber in structures represents one of the most<br />

promising approaches to meeting the urgent needs for sustainability,<br />

environment friendliness and CO2 emission reduction in building<br />

technology. It was therefore no surprise for WOODSFIELD Group<br />

of Companies, to take its experience from a timber supplier for<br />

on durability and longevity of timber structures can be solved with<br />

good treatment methods and maintenance.<br />

CLT is an engineered wood panel typically consisting of three, five,<br />

or seven layers of dimension timber oriented at right angles to one<br />

another and then glued to form structural panels with exceptional<br />

strength, dimensional stability and rigidity. It is used for long spans<br />

in floors, walls, roofs. CLT offers the structural simplicity needed for<br />

cost effective buildings, fast installation, reduced waste, improved<br />

thermal performance, structural integrity and design versatility.<br />

Moving forward, in collaboration with their Italian principle<br />

XLAM Dolomiti, Woodsfield will be taking on projects using<br />

Cross Laminated Timber Wooden Panels or CLT, from design and<br />

production through to the final installation. As Glulam and CLT<br />

products complement each other in the timber building construction,<br />

the collaboration aims to promote wood as the material of the future<br />

for buildings by introducing the technology and innovation to this<br />

Timber high-rise: not an inferno<br />

Contrary to popular belief, timber performs much better<br />

in a fire compared with concrete and steel.<br />

THOUGH WOOD HAS been used for<br />

light timber framing in low-rise buildings<br />

for over a century, the use of wood in<br />

construction has yet to reach its true<br />

potential. Most builders tend to opt for steel<br />

or concrete framing, especially for high-rise<br />

buildings, due to the myths surrounding the<br />

integrity and performance of timber during<br />

a fire. Wood is often misconstrued as being<br />

structurally less sound than concrete or steel<br />

as well as more prone to fires.<br />

The advancement of fire-proofing<br />

technology and the emergence of modern<br />

engineered timber composites in the past<br />

decade such as laminated veneer lumber<br />

(LVL), laminated strand lumber (LSL),<br />

glued laminated timber (glulam) and cross<br />

laminated timber (CLT), have opened the<br />

door for wood to be used as the primary<br />

building material in larger and taller<br />

buildings.<br />

In many European countries, prefabricated<br />

timber is widely used in the<br />

construction of high-rise buildings. It has<br />

been proven that the technical strength of<br />

engineered timber such as CLT is similar to<br />

that of pre-cast concrete.<br />

Pioneering the way forward for highrise<br />

timber buildings is the 10-storey<br />

Forté in Melbourne, Australia. Considered<br />

the world’s tallest contemporary timber<br />

building, Forté used predominantly CLT in<br />

its construction and successfully reduced its<br />

carbon footprint by 1,451 tonnes.<br />

The use of CLT in the UK has grown<br />

tremendously in the past decade across<br />

all building sectors, as more architects,<br />

contractors and developers see the<br />

sustainable and practical benefits that it<br />

offers.<br />

Insulating Properties of Timber<br />

Research has shown that timber used as large structures in buildings<br />

perform better during a fire compared with steel or concrete.<br />

This is because steel will buckle and concrete will crack and<br />

crumble under high temperatures. Thick timber columns on the<br />

other hand, will initially ignite but the charring of the wood takes<br />

place at an extremely slow rate due to wood’s inherent properties to<br />

naturally insulate in a fire. The charring of the outer layers of wood<br />

cuts off the oxygen supply and this effectively slows down the burning<br />

of the deeper layers of timber.<br />

A detailed Fire Test Report published by Stora Enso <strong>Building</strong><br />

and Living on 1 May 2014 shows that CLT buildings will maintain<br />

their structural integrity in construction site fire scenarios due to the<br />

material’s limited charring rate. Massive engineered timber products<br />

such as glulam and CLT have a slow charring rate, allowing the<br />

building to maintain its structural integrity in a fire.<br />

Another study found that there was no evidence at all of the<br />

difference in distribution of the size of fires between timber-framed<br />

buildings and those made of steel and concrete. Timber can also be<br />

treated with special chemical substances before arriving on site which<br />

can make the material incombustible and fire retardant.<br />

This is an important factor as it provides the building’s occupants<br />

with sufficient time to evacuate safely.<br />

The Proof is in the Burning<br />

On 31 December 2012, a fire started in a strip mall in Salem, Oregon,<br />

shortly before midnight. The fire spread fast and destroyed everything<br />

except the glulam beams within the building. After the fire, the glulam<br />

beams were still so sound that the fire-fighting crew had to use their<br />

backhoes and bulldozers to break the beams in half to continue with<br />

their task.<br />

Several experiments have shown that glulam beams consistently<br />

outperform other leading materials in fire resistance tests. The<br />

average building-fire temperature ranges from 700°-900° Celsius.<br />

Steel weakens dramatically when the temperature is above 230°<br />

Celsius, retaining only about 10% of its strength at 750° Celsius.<br />

Studies have shown that within just 10 minutes of a fire, steel<br />

loses over 50% of its structural properties.<br />

Wood, on the other hand, only ignites at about 260° Celsius. Once<br />

heavy timber ignites, it chars at an incredibly slow rate of 0.635mm per<br />

minute*. Thus, in a 30-minute fire, only about 19mm of the exposed<br />

surface of the glulam will be lost to charring while still retaining over<br />

80% of its strength.<br />

Experts have concluded that although wood does burn, the<br />

contribution from the timber building materials to the fire load is<br />

usually small compared to the contribution of the building contents<br />

which constitute as the main source of fuel in a fire. It should be<br />

noted that large areas of wood-based surface linings in buildings can<br />

contribute to faster fire spread, though its effects can be mitigated by<br />

incorporating other design features into the building.<br />

The emergence of modern engineered timber composites have<br />

enabled timber to stand tall – literally and figuratively speaking –<br />

against other construction materials such as steel and concrete. <br />

SITED ON A 1.6-hectare plot adjacent to<br />

Tasek Indah along the length of Jalan Indah<br />

in Section 14 Shah Alam, Laman PKNS,<br />

the new headquarters of the Selangor State<br />

Development Corporation, will stand as<br />

the centrepiece of the state’s administrative<br />

capital for reasons more than architectural<br />

form and function. From cantilevered roof<br />

to expansive grounds, it is designed, by<br />

Veritas Architects, to be “progressive and<br />

dynamic, transparent and permeable and<br />

environmentally responsive” and in harmony<br />

with its natural surround. With international<br />

environmental design and engineering<br />

consultants Neapoli on board, Laman PKNS<br />

is poised for GBI (Platinum) rating, for<br />

energy and water efficiency, lighting control<br />

and more – green features aimed at reducing<br />

operating and utility costs, enhancing<br />

productivity, promoting occupants’ health<br />

and comfort at a “sustainable site.” Quite<br />

recently B&I called on PKNS Deputy<br />

B&I: Since the 2011 news report of<br />

“PKNS’ new RM90 million-HQ scheduled<br />

for completion in early 2013”, what key<br />

changes were made to warrant the new/<br />

revised date of end <strong>2015</strong>?<br />

PKNS: Just to share with you some<br />

background – sometime in 2007, the old<br />

HQ in Jalan Barat, Petaling Jaya which was<br />

close to 10 acres was sold off. Anyway, by<br />

2011, the urgency to have our own building<br />

led us to identify this site of 4.0 acres beside<br />

a lake at Section 14 Shah Alam, on condition<br />

that the development be of low-density, the<br />

area be preserved and the environment be<br />

undisturbed.<br />

We ran a design competition with five<br />

architectural firms responding and Veritas<br />

Architects’ submission was chosen as the<br />

winning design. Comprising four blocks<br />

and sloping down from eight storey down<br />

to two, the development is low-rise and<br />

environmentally-friendly. The concept was<br />

to lift up that piece of land and place all<br />

the buildings underneath with a roof on<br />

top. Also, as our contribution to the State<br />

Government, it is another iconic building<br />

that could be a tourist attraction, open to the<br />

public with a mosque, mall and lake nearby.<br />

Then, we had to go through MBSA<br />

(Majlis Bandaraya Shah Alam) for approval<br />

before calling our tender in two packages; the<br />

first for foundation and piling and second for<br />

the main building. The preliminary estimate<br />

in 2011 was RM90 million but with PKNS<br />

expanding and recruiting more people, we<br />

needed more space, so the original plan of<br />

400,000 sq ft was increased to 500,000, that<br />

is 25% more. On top of that, we were aiming<br />

to score the highest GBI rating - Platinum.<br />

B&I: A GBI-platinum rating is targeted<br />

for Laman PKNS. For the benefit of our<br />

readers, what are the green features that<br />

will be in place?<br />

PKNS: The three main systems identified<br />

are water harvesting, solar air conditioning<br />

and IAQ (indoor air quality). We will capture<br />

rainwater for landscaping, cleaning and<br />

washing. Through solar air conditioning we<br />

will try, as much as possible, to minimise<br />

wastage of the cooled air. Apart from that,<br />

absorption chilling will be used to chill water<br />

by about 10% - we have not gone to the<br />

extent of 15% as we don’t have the area for it<br />

but we are trying to make full use of what is<br />

available – if successful, we will adapt it for<br />

our housing projects.<br />

For Indoor Air Quality, curtain wall and<br />

other materials will be used. E-glass will be<br />

used for certain façades (east, as building<br />

oriented east-west) and low E-glass for<br />

others. Further, the elevated roof will be a<br />

landscaped garden and green park and Block<br />

A, the largest, will be filled with vertical<br />

landscaping.<br />

B&I: Besides these features, we<br />

understand that the development in total<br />

will also incorporate a green network<br />

of outdoor space to be annexed to the<br />

building and open to the public. Would you<br />

elaborate, please?<br />

PKNS: Other than landscaped area, we<br />

intend to make full use of the building design<br />

and outdoor space to make the project green.<br />

For example, we will have a buffer of trees at the lake’s side to help cool<br />

the building. The building itself will be separated into four blocks with<br />

space in between to allow people and air movement. A pedestrian<br />

walkway system encompassing the whole area will also be in the<br />

design. Unrestricted by fences, the walkway allows free access through<br />

our building to and from Taman Rekreasi Indah, Plaza Alam Sentral,<br />

Muzium Sultan Alam and so on. We plan to provide five charging points<br />

for electrical cars and a park for bicycles for our staff and the public.<br />

B&I: Aside from housing PKNS’ corporate office, what other<br />

amenities would be available for public access and use, including<br />

leasable space?<br />

PKNS: Originally, the plan was for alfresco dining, retail shops and so<br />

on for public access but the Management is now re-thinking whether<br />

to convert them into office space. Looking at our own demand, we will<br />

probably need all that is available although we will have to maintain<br />

some for public services, e.g., payments, ATMs, etc.<br />

Located on the topmost floor of Block A will be PKNS<br />

Management’s office, an auditorium plus a mutli-purpose hall as<br />

well as a surau that will be open to the public. The park on the rooftop<br />

will have walkways, tree planting, water springs and reflexology paths<br />

and a big screen monitor. We will not encroach on the lake although<br />

there will be a dining area and our own café facing the lake but other<br />

F&B outlets are not in the plan as yet.<br />

B&I: When will the new PKNS HQ be commissioned and what<br />

is the fate of the old at Jalan Barat, Petaling Jaya?<br />

PKNS: Laman PKNS is scheduled to be completed in November<br />

<strong>2015</strong> – that is the target we have set for the contractor who has already<br />

revised the original date twice, first to February and then July. All in,<br />

with furniture and fittings, all fees and consultant services included,<br />

the final cost will be about RM200 million. The old Jalan Barat<br />

building is already demolished and the new development, under<br />

MRCB, will be called PJ Sentral.<br />

B&I: Finally, what is upcoming next by way of PKNS housing<br />

projects?<br />

PKNS: Currently, our ongoing projects all over Selangor from north<br />

to south and east to west is easily about 45, if you define projects<br />

as contracts that are on-going or on the drawing board. PKNS is<br />

a big organisation employing 1,100 people and we can’t afford to<br />

stop constructing. From up north at Bernam Jaya and down south<br />

to Rawang and Rasa, we have a few thousand units; then south<br />

to Dengkil we have a flagship project, the 1,000-acre township of<br />

Taman Science with a GDV of RM2.0 billion. We have just awarded<br />

over RM100 million for the contract to build SOHOs, a commercial<br />

centre as well as other amenities and there is going to be a launch of<br />

high-end condos soon. <br />

MTIB arrange three-day road trip to promote and publicise use of<br />

domestic wood species in building construction.<br />

A PICTURE MAY be worth a thousand words but nothing beats<br />

being where the action is. The recent three-day Malaysian Timber<br />

Industry Board (MTIB) media tour to Melaka and Johor is another<br />

of MTIB’s initiatives to promote and publicise the use of domestic<br />

wood species in building construction. The recent road trip, with<br />

an agenda of insight-seeing and fact-finding, served to acquaint<br />

media reps with the development and scope of downstream timber<br />

industries, i.e., the technology applied, production processes and<br />

marketing/markets. Thirdly, aside from a first-hand look at goingson<br />

in the industry (at least, in the selected states), it aims to foster<br />

and forge a close rapport between host and visitors,<br />

Day 1: Monday 7th <strong>Sep</strong>tember<br />

(a) Biobenua Teknologi Sdn Bhd<br />

Based in Kuala Linggi, Melaka, the company plants, harvests and<br />

processes resin-embedded heartwood agarwood (Aquilaria),<br />

commonly known as eaglewood, aloeswood, gaharu (Malaysia<br />

and Indonesia), jinko (Japan), oudh (Middle East) and chenxiang<br />

(China), that results from the tree being ‘infected’ when<br />

injected with inoculants. In response to the fungi/microbe ‘attack’<br />

and as infection progresses, the tree is ‘stressed’ to produce<br />

a highly-prized dark aromatic resin which is subsequently<br />

extracted and processed into gaharu oil. By virtue of its inherent<br />

natural fragrance, gaharu oil finds wide-ranging applications in<br />

cosmetics and perfumery, aromatherapy (for anxiety, depression<br />

and stress treatment) and in the medicinal and pharmaceutical<br />

industries.<br />

Viability and earnings-potential of the industry is<br />

tremendous, given the global trade valued at up to USD 12 billion<br />

(Source: IFEAT Conference, 2012) and the growing demand for<br />

wood, wood chips, powder and oil. As indicators, 1 kg of wood<br />

fetches RM1,500 to RM2,000 whereas the current going price for<br />

high quality Vietnam oudh oil is USD 13.15 per gm FOB. Also,<br />

in encouraging and aiding new/added entrants into the industry,<br />

the company markets its inoculants, branded as Black Gold Bio<br />

Booster, to planters and facilities to be commissioned for thirdparty<br />

processing.<br />

(b) Rumah Melaka MTIB<br />

Completed in 2010 and financed under the 9th Malaysia Plan, the<br />

RM5.0 million Rumah Melaka is built on a 5-acre site provided<br />

by the Melaka State Government in a joint venture project with<br />

MTIB. Its aims are multi-fold, i.e., to promote the use of wood<br />

in the local market, to showcase timber products produced by<br />

Bumiputra entrepreneurs, to serve as the referral centre for the<br />

construction sector and as a tourist attraction, one of many in<br />

historical Melaka. Combining ancient heritage designs, modern<br />

construction methods (IBS) and various wood species feature<br />

in the construction of Rumah Melaka, namely, keranji for roof<br />

trusses, melunak and meranti for structural walls, merbau<br />

for parking floors and again, keranji for pergola and kapur for<br />

latticed steps.<br />

Aside from aesthetic value, these indigenous Malaysian<br />

species of wood are environmentally-friendly, non-hazardous,<br />

facilitate and inspire artistic craftwork by virtue of its workability<br />

and is proven to be sturdy, with a long shelf life if preserved as<br />

specified and applied as recommended. Also, in testimony to the<br />

commercial viability of timber as a building material, Rumah<br />

Melaka functions as a venue-for-rent, to host conferences,<br />

corporate/private meetings, seminars, product launches, wedding<br />

packages and more, complete with F&B facilities, i.e., cafeteria<br />

and catering.<br />

Day 2: Tuesday 8th <strong>Sep</strong>tember<br />

c) Galeri Glulam, Johor Bahru<br />

Three years in the making, the unique Galeri Glulam opened<br />

in 2012, to earn a listing in the Malaysian Book of Records as<br />

the first to be conceptualised and built with glue-laminated<br />

timber (glulam) and use of timber exceeding 80% in overall<br />

construction. Sited on 4.9 acres of MTIB land and fashioned after<br />

the Guggenheim Museum in New York, Galeri Glulam pioneered<br />

the application of glulam as the main structure with other<br />

building components of local wood species, i.e., main glulam<br />

portal frames of Malaysian hardwoods Resak and Keruing whilst<br />

an estimated 350,000 pieces of Belian shingles formed the roof;<br />

wall claddings were constructed of Kekatong and timber fins of<br />

Balau.<br />

As a showpiece and referral centre for building professionals,<br />

Galeri Glulam showcases and affirms, yet again, the commercial<br />

viability of timber in construction, in this case, timber building<br />

component(s) from innovative engineering technology. More<br />

than just iconic in architectural form, Galeri Glulam, in function,<br />

houses a number of facilities for rent, namely, 3 exhibition/<br />

multi-purpose halls (total floor area: 2,000 m²), an exclusive<br />

meeting room equipped with audio-visual apparatus) and a<br />

special holding area for VIP/VVIPs. Other supporting amenities<br />

are 150 parking lots (for cars/motorcycles), availability of 500<br />

banquet chairs/seminar tables and prayer rooms for men/<br />

women.<br />

(d) Woodsfield Timber Industries Sdn Bhd<br />

Established for more than a decade in the manufacture and<br />

supply of timber materials for the shipbuilding, oil and gas,<br />

heavy engineering and construction industries as well as the<br />

transportation sector, e.g., railway sleepers and billets for power<br />

plants, the Pasir Gudang-based company’s foray into engineered<br />

timber began back in 2009. Credited as being first to introduce<br />

the technology to Malaysia, it subsequently pioneered local<br />

production, of cross-laminated timber (CLT) and glulam,<br />

through its subsidiary Woodsfield Glulam Manufacturing Sdn<br />

Bhd. From its successful supply and installation of MTIB’s<br />

Galeri Glulam, the company’s prospects include the 300-metre<br />

glulam boardwalk in Taman Negara and offshore undertakings,<br />

such as the Sports Hall for National University of Singapore<br />

and the Malaysia Pavilion for the Milano Expo <strong>2015</strong> in Italy.<br />

Day 3: Wednesday 9th <strong>Sep</strong>tember<br />

e) Smart Victory Sdn Bhd<br />

Incepted in 2001, the Taman Desa Cemerlang-based company<br />

specialises in the manufacture and supply of school furniture<br />

for both local and export markets which include Asia, Africa,<br />

Europe and the Middle East. OPT (Oil Palm Trunks) wood<br />

is the raw or source material, same for household furniture,<br />

whereas for institutional clients, metal is used in combination<br />

and surplus dried OPT, if any, is exported to their overseas<br />

CIDB pens MoUs with eight organisations for<br />

adoption of MyCESMM<br />

MyCESMM aims to enhance professionalism and competitive edge<br />

of the local construction industry.<br />

CHECKED OR OTHERWISE, overruns in<br />

manpower, materials and machinery are a<br />

bane to any building venture, explainable,<br />

like spilled milk, but irrecoverable in the final<br />

reckoning. The larger the scale of the venture<br />

or project, e.g., highways, air and sea ports,<br />

power plants and other civil engineering<br />

works, the more adverse the impact – a<br />

case for cost-effectiveness in public and/or<br />

private sector construction delivery. For the<br />

record, Malaysia expended RM157 billion in<br />

2014 for 7,628 projects, of which total RM32<br />

billion (21%) was for building infrastructure<br />

whereas housing accounted for RM43 billion<br />

(27%), social amenities for RM8 billion<br />

(5%) and RM74 billion (47%) for others.<br />

To date, up to mid-<strong>2015</strong>, the tally is RM39<br />

billion (or 2,183 projects), comparable to<br />

the same quantum for mid-2014 or 2,203<br />

projects (Source: CIDB).<br />

In the bid to do away with discrepancies<br />

and ambiguities (at pre-procurement,<br />

drafting of Bills of Quantities and<br />

construction stage), the Construction<br />

Industry Development Board (CIDB)<br />

introduced MyCESMM (Malaysian<br />

Civil Engineering Standard Method<br />

of Measurement) in 2011. With a view<br />

to “enhance professionalism and the<br />

competitive edge of the local construction<br />

industry”, MyCESMM provides for the use<br />

of one standard and aims for all engineering<br />

ICW <strong>2015</strong>: <strong>Building</strong> a Greener Future<br />

CITP addresses existing challenges and issues<br />

15th edition of ICW opens with concurrent launching of the Construction Industry Transformation<br />

Programme (CITP) by Prime Minister of Malaysia.<br />

NOW IN ITS 15th year, having evolved from what was once the National<br />

Construction Week, ICW <strong>2015</strong>, themed “<strong>Building</strong> a Greener Future”,<br />

features an international and domestic ensemble of construction players<br />

sharing technical expertise and innovation through conferences and<br />

networking sessions. With opportunities for building strategic alliances<br />

and partnerships as well as an exhibition component showcasing<br />

sustainable design, construction and the built environment, namely,<br />

Ecobuild Southeast Asia (alongside Greenbuild Asia, Ecolight Asia and<br />

Solar Asia Expo) including business-to-business match-making sessions<br />

and technology symposiums and seminars in its agenda.<br />

There is more to International Construction Week (ICW) <strong>2015</strong>,<br />

aside from it being the premier annual event for the industry “covering<br />

the full spectrum of construction in Malaysia and Southeast Asia.” In<br />

retrospect, the industry has been and is a key driver of the national<br />

economy, with a double-digit growth since 2012 and contributing 4.5%<br />

to GDP – significant in value when taking into account its two-times<br />

multiplier effect with more than 120 types of businesses or industries<br />

that depend on its well-being. Also, the construction sector consumes<br />

about 15% of the national manufacturing output and employs a total<br />

registered workforce of 1.2 million, 75% of which are Malaysians and<br />

On this upbeat note, the Honourable Prime Minister, YAB Dato’<br />

Sri Mohd Najib Tun Haji Abdul Razak officially opened ICW <strong>2015</strong> and,<br />

concurrently, launched the Construction Industry Transformation Plan<br />

(CITP).<br />

Construction Industry Transformation Plan (CITP)<br />

Championed by the Ministry of Works and CIDB, the CITP, developed<br />

with input from industry players - at home and abroad - the academia,<br />

Government ministries and agencies, professional bodies and<br />

associations and research institutions, will run from 2016 to 2020. On<br />

the threshold of the 11th Malaysian Plan and the quest for high-income<br />

nation status come 2020, the CITP addresses “existing challenges and<br />

issues” in the industry through four strategic thrusts (and 18 initiatives),<br />

i.e.:<br />

Quality, Safety and Professionalism, pre-requisites for transforming<br />

workers’ housing, etc.<br />

Environmental Sustainability, to reduce carbon footprint by 40%, to<br />

promote/raise best practices in sustainability (push for compliance<br />

to requirements), to reduce construction waste, etc.<br />

Productivity, by way of technology and process, i.e., to accelerate<br />

IBS adoption (e.g., “economic mechanisms” such as reduction in<br />

import duty for equipment/ installation, tax holiday, assistance<br />

in working capital), to enhance human capital development, for<br />

increased capability of Bumiputra contractors, etc.<br />

Internationalisation, to regain market share of domestic projects<br />

and be competitive overseas through (a) adopting international<br />

practices and standards in quality, workmanship, materials,<br />

methodology, etc, (b) access to financing for offshore jobs and (c)<br />

strengthening of overseas market intelligence.<br />

In the final reckoning, CITP’s success will, invariably, rest on three<br />

key pillars of strong industry collaboration, a strong coordinating<br />

body and robust governance. In the latter two cases, a Programme<br />

Management Office (PNO) has been set up to monitor, track and<br />

manage progress of implementation whilst a CITP Committee<br />

(CITP-C), chaired by the Ministry of works, will be formed to oversee<br />

overall progress and direction. <br />

Showcase of ASEAN expertise in<br />

sustainable building<br />

First ASEAN Construction Summit made its debut at ICW <strong>2015</strong>.<br />

WITH THE FOCUS on sustainability of the industry and the built<br />

environment on a regional scale, the inaugural ASEAN Construction<br />

Summit made its debut at the International Construction Week <strong>2015</strong>.<br />

Organised by the Master Builders Association Malaysia (MBAM), the<br />

two-day event, themed “Towards <strong>Building</strong> a Sustainable Future”, featured<br />

presentations by a host of thought-leaders, industry players, building<br />

professionals and Government agencies from the ASEAN bloc, sharing<br />

their experiences and, more importantly, challenges and issues faced in their<br />

respective home countries.<br />

MBAM’s Take on ASEAN Scenario<br />

In setting the direction and tone of the Summit, organisers MBAM’s<br />

overview is that, notwithstanding that “some construction markets,<br />

e.g., Malaysia and Indonesia, have seen growth throughout the year”,<br />

there are concerns by “engineering, infrastructure builders, contractors<br />

and construction leaders…about raw material prices, capital markets,<br />

government regulations, law of the land and access to the right labour and<br />

construction skills at the right price. However, ASEAN countries including<br />

Indonesia and the Philippines, may find that delivery of their ambitious<br />

investment programmes becomes more challenging…fluctuations in<br />

commodity and currency markets, along with wider economic trends,<br />

may also affect the ability of these markets to fund projects or attract<br />

Public Private Partnership investment.”<br />

Summit Agenda<br />

Aside from the outlook for <strong>2015</strong>, and beyond, other key issues<br />

deliberated at the Summit included impact of foreign participation in<br />

domestic projects, manpower and skills shortages, Government policies<br />

and procedures and transformation of the industry (performance-based<br />

and productivity-driven).<br />

Singled out here, for ingenuity and impact, is the Singapore<br />

experience -“Sustainability for Environment – Recycling of Construction<br />

Waste” – as presented by Dr Nyok Yong, Samwoh Corporation Pte<br />

Ltd. Having had to grapple with limited natural resources, reliance on<br />

imports and demand for aggregates and other building materials, it<br />

was imperative to explore, research and develop alternatives, including:<br />

(i) construction waste + demolition waste (2 million tons of crushed<br />

concrete, waste masonry, glass); (ii) copper slag/grit, residue from sandblasting<br />

works at shipyards; (iii) by-products, pulverised fuel ash or fly<br />

ash from power stations; (iv) asphalt pavement waste; and, (v) scrap<br />

tyres.<br />

A viable outcome is the processing of construction and demolition<br />

waste, previously destined for landfill and/or temporary roads, into<br />

re-cycled concrete aggregate (RCA) for the production of concrete.<br />

Subsequently, a pilot project to build using concrete with high RCA<br />

content and rational mix design method resulted in Samwoh’s Ecobuilding,<br />

i.e., for main structural elements (columns, beams, slabs, lift<br />

cores and staircase cores) with internal non-structural walls, dry walls<br />

and hollow core walls of fine RCA.<br />

Outlook <strong>2015</strong> and beyond<br />

In the final reckoning, the prognosis is that “despite the changing nature<br />

of the economy, it can be expected that construction investment in<br />

ASEAN will sustain strong growth during <strong>2015</strong> and construction in the<br />

key emerging markets and cities, in particular, is expected to grow over<br />

the next few years, providing significant growth opportunity for all parts<br />

of the construction industry in ASEAN. Housing is expected to support<br />

the ASEAN construction sector and the infrastructure market to show<br />

even higher growth in the next few years.” <br />

National BIM Day @ ICW <strong>2015</strong><br />

International seminar and industry appreciation awards<br />

GLOBALLY, FROM 2007 to 2013, there has been increasing use of <strong>Building</strong><br />

Information Modelling (BIM) in the building construction industry,<br />

averaging from 28% to 71%, with a high percentage of contractors adopting<br />

digital technology in the construction sector. In ensuing years, the said<br />

percentage is projected to expand to, for example, 79% in the U.S. in <strong>2015</strong>,<br />

73% in Brazil and 71% in Australia, France and Germany, with the UK<br />

and Canada trailing a trifle behind. Here at home, notwithstanding that<br />

a little than half of Malaysian contractors are aware of BIM, the take-up<br />

or implementation rate is somewhat wanting, i.e., 5.2% (Source: CIDB), a<br />

disparity that the Construction Industry Development Board (CIDB) aims<br />

to remedy.<br />

International Seminar on BIM<br />

In driving home the BIM message, CIDB’s initiatives, past and on-going,<br />

have included promotional campaigns, nationwide road shows, workshops,<br />

training sessions and international conferences, case in point, National<br />

BIM Day <strong>2015</strong>, organised in conjunction with International Construction<br />

Week. The day-long event, themed “Cradle to Cradle Construction Through<br />

<strong>Building</strong> Information Modelling” and officiated by Deputy Minister of<br />

Works, YB Datuk Rosnah Abdul Rashid Shirlin, is the second in its series and<br />

featured prominent speakers sharing their experiences in deploying BIM for<br />

rapid delivery of cost-effective and environmentally-friendly projects. Case<br />

studies presented included residential projects in the UK and restoration/<br />

refurbishment works in Hong Kong and, more importantly, benefits<br />

accruing from utilisation of BIM as opposed to dated and/or conventional<br />

Collaborating with and complementing the efforts of the private sector<br />

towards technological evolution of the construction industry, the CIDB<br />

agenda for BIM includes Industry Appreciation Awards, an annual<br />

Architecture Award <strong>2015</strong><br />

Award to promote and recognise design excellence by budding Malaysian architects.<br />

ON THE PREMISE that ‘good design adds<br />

value to investment and economy’, the PAM-<br />

Tan Sri Chan Sau Lai Architecture Award<br />

(TSCSL AA) seeks to promote and recognise<br />

creativity at its best from the ranks of budding<br />

Malaysian architects. As an “aspirational<br />

platform that recognises outstanding<br />

achievements in design”, it aims to showcase<br />

fledging new talent, introduce/expose them<br />

to their profession, and industry, of choice<br />

and, hopefully, launch careers. Instituted in<br />

2011 by its benefactor/co-founder architect<br />

and PAM, the competition is unique insofar<br />

as it is an open to PAM-registered Malaysian<br />

final-year students or fresh graduates at or<br />

from institutions at home and abroad.<br />

There was more than just cause for<br />

celebration at the <strong>2015</strong> edition of PAM –<br />

TSCSL AA (the 4th in the series of 5); firstly,<br />

as event organisers announced a three-fold<br />

increase in entries, i.e., 92 submissions<br />

compared to 32 in 2014, that were<br />

subsequently shortlisted (Competition Stage<br />

One) to 10 finalists. These finalists then<br />

proceeded to make presentations of their<br />

design in person or by tele-conferencing<br />

(Stage Two) to a panel of judges consisting<br />

Cedrus Residence in Canada takes its<br />

place among the cedar wood forest<br />

Architect takes on the challenge of building a chalet on a slope<br />

LOCATED ON the shore of the Gate Lake in<br />

Harrington, the recently-completed Cedrus<br />

Residence chalet takes its place on the edge of<br />

a cedar wood forest surrounded by tall trees.<br />

Harrington is a town in Quebec, Canada,<br />

famous for lakes and rivers stocked with<br />

abundant fish. The chalet is built on a gentle<br />

sloping land and even though the footprint<br />

of this two-storey building is substantial, its<br />

presence or impact on the environment is<br />

minimal because of the way the structure is<br />

built to blend in with the landscape.<br />

The entrance to the chalet resembles an<br />

outdoor porch on the main level. The living<br />

spaces (living room, kitchen and dining<br />

room) are actually on the same plane as the<br />

external ground, hence doors are created<br />

so that residents can easily walk out to the<br />

outdoors facing the lake.<br />

of the lake and allows in a generous amount<br />

of natural light from the outdoors. The glazed<br />

windows in the bedroom appear to frame the<br />

outdoor landscape perfectly.<br />

The exterior of the building is constructed<br />

from dressed stones and cedar cladding,<br />

mostly natural materials that can be found<br />

around the area. The sloped roof is covered<br />

with zinc-finish steel that partially turns<br />

toward the ground offering protection for the<br />

building.<br />

The architect who worked on this<br />

project is Eric Joseph Tremblay (Boom Town<br />

architect). A native of Malartic (Quebec,<br />

Canada), Tremblay graduated from the<br />

School of Architecture of the University of<br />

Montreal. He began his professional life at<br />

Scéno More (1996-2000), where he is part<br />

of the creative team of theaters of Cirque du<br />

Soleil. In 2001, he became a founding member<br />

of the worker cooperative, Polygon Studio,<br />

where he worked on the architectural projects<br />

for many architectural firms. Currently, he is<br />

the principal architect at Boom Town. <br />

Espace Theatre’s multi-functional space<br />

serves local community’s needs<br />

Les architectes FABG’s work on a theatre in Mont-Laurier blurs the lines<br />

between experimental theatre, convention centre and concert hall.<br />

ESPACE THEATRE is located in the small<br />

town of Mont-Laurier, 250 km northwest<br />

of Montreal, Canada. A local non-profit<br />

society came up with a design brief for the<br />

construction of a multi-purpose theatre<br />

that must be able to accommodate a myriad<br />

of events ranging from concerts, school<br />

performances and plays to corporate events,<br />

trade shows and cabarets.<br />

Local architecture firm FABG rose to<br />

the challenge by building a concert hall<br />

that can be divided into three sections for<br />

easy and efficient re-configuration. The<br />

portion closest to the stage consists of a<br />

platform on synchronised Spiralifts with<br />

seating sections gliding on rails. The middle<br />

portion has telescopic seats that can retract to<br />

provide additional floor space when needed.<br />

Lastly, the rear section of the hall features<br />

a mezzanine of 184 seats whose guardrail<br />

can be removed. The gross floor area for the<br />

building is 3,500 sq metres and the hall can<br />

accommodate between 700 and 270 seats.<br />

The architectural proposition was based<br />

on a structural grid of cross laminated wood<br />

beams that support the roof and create a<br />

canopy over the main entrance. It clearly<br />

communicates the importance of wood for the<br />

region and supports the local development of<br />

new technologies that add value to this natural<br />

resource that has a better environmental<br />

footprint than steel and concrete.<br />

The project offers a new cultural model<br />

for regional development blurring the lines<br />

between experimental theatre, convention<br />

centre and concert hall. <br />

Saul-Bellow Library<br />

in Montréal<br />

Chevalier Morales Architectes turns an old<br />

library into a futuristic building.<br />

FOLLOWING AN architectural competition, the firm Chevalier<br />

Morales Architectes received the mandate to expand, re-design and<br />

update an old library in Montréal, Canada, dating back to 1974. The<br />

neighbourhood library no longer served the needs of the community<br />

so architects Stephan Chevalier and Sergio Morales proposed plans to<br />

transform the structure into a 21st century library which is attractive,<br />

bright and conducive for community interactions.<br />

The architects embarked on the project by first imagining how a<br />

library should be 20 years in the future after urban plans have been<br />

implemented. Factors like densification, greening and transportation<br />

were considered.<br />

Imagining possible future scenarios allowed the firm to propose<br />

solutions and to put in place certain features that, in the long term,<br />

would reduce costs and environmental impact. For example, light inlets<br />

were strategically positioned to take into account potential expansion<br />

plans. The 21st century library is imagined as a pivot for a dense<br />

and dynamic area where many mixed daily activities occur. Design<br />

approach is both global and evolutionary; with aims to address real<br />

societal issues instead of lingering on immediate issues. The architects<br />

have in mind to achieve LEED certification for the project as well as to<br />

make it a good example of sustainable development. <br />

NOIR Presentation Centre wins award<br />

for best interior design<br />

Mike Niven Interior Design wins the <strong>2015</strong> ARIDO Award of Merit<br />

NOIR PRESENTATION Centre is set on<br />

an urban street-front setting in downtown<br />

Toronto, Canada. The site is used as a sales<br />

centre for a luxury condominium project.<br />

The client wanted its sales site to have<br />

“presence” in order to increase the chances<br />

of success in their marketing efforts. It was a<br />

small site that needed a large personality.<br />

The centre consists of a very dramatic<br />

entrance, admin area, space for a scale model,<br />

and vignettes depicting kitchen and bath<br />

finishes. It took its cue from the marketing<br />

campaign which had a fashion-oriented<br />

composition on the dark side, conveying<br />

avant garde design sensibility.<br />

The project is targeted at a more<br />

sophisticated clientele. Key characters of<br />

the campaign were dressed in neo-Victorian<br />

creations with a splash of Goth. The campaign<br />

was also named NOIR.<br />

presentation centre, the only visible cue to<br />

the inside is the glass doors to the entrance. A<br />

backlit black lace canopy is the only reference<br />

to the marketing campaign. This enticing and<br />

dramatic entrance is visible to street traffic.<br />

The desk is of polished bronze panels which<br />

is simple in design. It also complements<br />

the textured herringbone floors. The “lace”<br />

canopy and neo-Victorian desk lamps<br />

completes the setting.<br />

The open sales area is exactly the opposite,<br />

conveying more of the sensibility of the suites.<br />

A scale model is perched on a bronze metal<br />

base at centre stage. Marketing materials,<br />

both static and “virtual”, are neatly organised<br />

around the sales area perimeter. The rest of<br />

the sales area comprise of casual areas for<br />

closing sales and some vignettes of the highend<br />

apartments being marketed.<br />

on the interior bagged an Award of Merit<br />

given by ARIDO (Association of Registered<br />

Interior Designers of Ontario). The annual<br />

Awards showcase excellence, innovation and<br />

originality in interior design and is open to<br />

all registered members. These awards are one<br />

of the most highly regarded honours in the<br />

interior design community. <br />

utilising concrete as a design feature.<br />

WHEN AN interior design firm moved into its new office in downtown<br />

Montréal, Canada, recently, it wanted to create a work space that is<br />

both inspiring and pleasant for its employees and clients who visit.<br />

The client reception area is also clearly separated from the work areas.<br />

The firm named Issadesign occupies two floors of the premises and<br />

the lower floor is a hotbed of creativity centred around a big conference<br />

table which takes pride of place in the middle and is surrounded by<br />

a portfolio of past work that staff and clients can easily refer to for<br />

inspiration. The ambience in this work space is cosy, intimate and<br />

highly conducive for sparks of creativity.<br />

The higher floor is mostly white and illuminated with natural<br />

lighting. This floor serves as a workshop for designers to work on<br />

projects or draw plans on workstations. The broad structural concrete<br />

staircase connects the two floors and reflects the firm’s design tastes<br />

and simplicity in design. <br />
