Panorama Mall and Shopping Area<br />

The Panorama Mall and Panorama City Shopping<br />

Area is situated along the primary axis of the new<br />

light rail corridor, and represents an opportunity to<br />

examine the most traditional dimensions of Transit-<br />

Oriented Development, in conjunction with retail<br />

and commercial access. The Panorama Mall area<br />

has the potential for new commercial employment<br />

centers, both retail and office space, and promises<br />

to be more accessible with the new transit line. The<br />

area also has a high potential for Pedestrian-Oriented<br />

Development.<br />

The Panorama Mall area is much like a bedroom<br />

community with more than 13,500 working residents,<br />

but only 5,805 jobs within its boundaries. It is<br />

also zoned with high-intensity commercial spaces<br />

and even a significant region of industrial uses.<br />

Workers on average leave the community to go to<br />

work, with 64 percent traveling more than 10 miles<br />

to their primary jobs (mostly to the southeast of the<br />

area) in the same major industry sectors as our<br />

other focus areas: Health Care and Social Assistance<br />

(15.2 percent), Retail Trade (13.8 percent),<br />

Manufacturing (10.6 percent), Accommodations<br />

and Food Services (9.8 percent), and Waste Management<br />

and Remediation (8.4 percent). With the<br />

Mall and Mission Community Hospital at hand,<br />

Retail Trade, and Health Care and Assistance each<br />

account for more than one-fourth of the jobs within<br />

the area. Because of the close proximity of a diverse<br />

set of employees, a large set of commercially<br />

and industrially zoned properties, and easy access<br />

to transportation on the new HQTA, Panorama City<br />

represents an ideal area for the pursuit and development<br />

of new green jobs, especially in terms of<br />

management and organization.<br />

Panorama City has a unique combination of industrial<br />

space and commercial office space that<br />

could allow these firms to keep their manufacturing,<br />

installation and assembly spaces nearer their business<br />

management and activities as firms grow.<br />
