A historic flour mill in Ramsgate has been transformed into luxury apartments with Crittall windows meeting the strict requirements of local planners. The former mill – now given a new lease of life as The Bread Factory – was built in 1865 <strong>and</strong> taken over by Rank Hovis, Britain’s most prominent flour miller, in 1960. The redevelopment of the site combined restoration of the old with adjacent new build, <strong>and</strong> local planners were keen to protect the historic nature of the original structures. “The original building had steel casements <strong>and</strong> we wanted something that was in keeping with this, <strong>and</strong> energy conservation <strong>and</strong> acoustic requirements,” said Chris Chambers from architects GPM2 Design. The W20 windows from Crittall were in many cases installed in existing openings <strong>and</strong>, elsewhere, where original doorways were filled in to create windows. This first phase of the development has yielded 19 sought-after apartments. Neglected for over 20 years, UK Real Estate took on the task of restoring it for its new purpose as office <strong>and</strong> retail space. The project wasn’t without challenges, with two underground tunnels running beneath; the building’s restoration had to be carefully managed, including tackling the issues of noise <strong>and</strong> vibrations. The solution to the extensive vibration issues was to isolate all internal fixtures <strong>and</strong> fittings by inserting elastomeric bearing pads at all points of contact with the external structure. Secondary glazing was an intrinsic component of this solution as a fully independent internal window system, it allows the full sealing of the internal envelope.
