applicant should confirm that appropriate information is
included in the Natural Heritage Evaluation.
The approximation of 18.7% impervious surfaces is very
close to the maximum of 20% allowed. Further
justification of how this number was calculated is required
here.
Landform Conservation techniques list should be
expanded upon. The Landform Conservation technical
paper requires this section to provide type AND iocation
of techniques, as well as a detailed description of how
they will be employed during the planning, design, and
construction phases of the development. (Refer to
Sections 7.1, 7.2 and 7.3 of the technical paper.)
Additional information is required to Justify how the design
minimizes effects (i.e., are split level homes proposed?
Were natural features integrated into the design? Were
roads sited to minimize grading?)
It is stated that drainage for the site is illustrated on
Figure 5B, though this information is not explicitly
included on the figure.
In conclusion, it is our opinion that with respect to the Landform Conservation Plan (LOP) this
report shouid not be approved at this time. It is unclear whether all requirements laid out by the
LOP have been met. Focus should be placed on expanding and clarifying certain aspects of
how the design conforms to the plan and its guidelines. The proponent should submit a revised
report or an Addendum that provides additional information to satisfy the concerns outlined in
this memo.
