The Environmental Protection Area designation appiies to the environmentally sensitive areas<br />
on the subject lands, the boundaries of which have been estabiished on site in consultation with<br />
the TRCA and the Ministry of Naturai Resources.<br />
The applicant's draft officiai plan amendment (Appendix 1) proposes the following;<br />
• change the iand use designation from "Environmentai Protection Area", "Estate Residential<br />
3 Area", "Low Density Residentiai 1 Area" to "Environmental Protection Area", "Low Density<br />
Residentiai 1 Area - Policy Section 7.3.3(xx)", and "Medium Density Residentiai Area -<br />
Poiicy Section 7.10.3(xx)";<br />
amend Section 7.3 of the King City Community Plan, being the Land Use Strategy - Low<br />
Density Residentiai 1 Area and Policies, by adding the foliowing site specific poiicy:<br />
"Notwithstanding the provisions of Section 7.3.1 of this Plan and any other provisions of this<br />
Plan to the contrary, the use of the subject lands shall be developed by plan of subdivision<br />
to include 68 residential units comprised of single detached dwellings at a maximum net<br />
density ofapproximately 6 units per hectare (2.3 units per acre). Net density, for the purpose<br />
of this policy, means the area of the subject lands Including only the single detached<br />
dwelling lots and local roads."<br />
Amend Section 7.10 of the King City Community Pian, being the Land Use Strategy -<br />
Medium Density Residentiai Area and Poiicies, by adding the foliowing site specific poiicy:<br />
"Notwithstanding the provisions of Section 7.10.1 of this Plan and any other provisions of<br />
this Plan to the contrary, the use of the subject lands shall be developed by plan of<br />
subdivision and site plan approval to include a maximum of 250 residential units comprised<br />
of apartment and/or townhouse dwellings at a maximum net density of approximately 43<br />
units per hectare (17.7 units per acre). Net density, for the purpose of this policy, means the<br />
area of the subject lands Including only the medium density residential block and local<br />
roads."<br />

Residentiai by means of a reduction in the environmentai buffer/minimum vegetation<br />
protection zone to 10 metres for the majority of the subject lands, whereas the existing<br />
KCCP poiicies require 30 metres for most environmental features;<br />
The proposed CPA is currently under review by Township Planning staff. As discussed in more<br />
detail below, the proposed CPA and resulting increase in developable area and residential<br />
density will be considered in regard to implications to the overall planned population for King<br />
City and the Township as a whole, and conformity with the Region of York Officiai Pian and<br />
consideration as an element of the Township's on-going overall Officiai Plan review.<br />
7.1.2 Township Official Plan Review<br />
