sources – presales, developer’s equity<br />

and loans/financing. <strong>The</strong> financial<br />

structures we model look at the optimal<br />

mix that is feasible and suitable to the<br />

developer and financier.<br />

Cost and value engineering –<br />

management of costs and quality<br />

through direct engagement of<br />

specialists and direct procurement of<br />

certain construction items. We strive to<br />

ensure the developers return and yield<br />

is maximized.<br />

Time management – sticking to work<br />

schedule timelines through continuous<br />

monitoring.<br />

We provide turnkey solutions. Our<br />

interventions are multifaceted right from<br />

pre-construction covering feasibility<br />

studies, concept development, budget<br />

evaluations and cost models. Design<br />

review falls within our scope of services.<br />

We conduct due diligence and vetting<br />

of contractors, sub-contractors and<br />

suppliers. During the construction<br />

phase we work communication lines,<br />

project procedures, ensure design<br />

time, co-ordinate works between the<br />

main contractor, specialists and client<br />

supplies, facilitate site meetings and<br />

inspections, constantly monitor cost,<br />

compliance to design intent and the<br />

work plan timelines.<br />

Post construction includes preparation<br />

and submittal of all operation manuals<br />

and handover documents including<br />

testing and commissioning reports.<br />

Settlement of accounts is then<br />

concluded. After project close-out,<br />

we carry out a 360 degree appraisal/<br />

evaluation of ourselves and the entire<br />

team on site with a view to reviewing<br />

performance and in an effort to<br />

continuously improve on our service<br />

delivery.<br />
