The History of Timeshare also known as
Vacation Ownership and Today's Concerns
The basic premise of timeshare is simple. You
purchase a vacation accommodation, in increments
of one week (or more) per year of use, thus
guaranteeing your ability to use that accommodation
during the period of time you chose. Accommodations
range from hotel rooms to condos, from cabins to
The DeCesares
luxury houses and castles, from yachts and cruise ships to RVs and houseboats.
Owning timeshare in the traditional sense means a condominium/villa/house/
hotel unit, etc. is subdivided into 52 separate units of time (52 weeks in a year),
and usually sold to a maximum of 51 owners ( one week each year is closed
down for annual renovations and/or maintenance). Each owner has the use of
their timeshare the same week every year and is entitled to ownership rights and
privileges of the time you purchased. Many timeshares also have an annual fee
called a maintenance fee. This fee is used to pay for upgrades and other monetary
improvements to the property.
This system makes vacation home ownership possible for many people who
cannot afford a second home or who otherwise would not be able to enjoy such
resort facilities. Timeshare is an investment in lifestyle, in future holidays, in family
time together, and when viewed that way it can be a good investment indeed.
When considering where to purchase a timeshare consider where you love
to visit everywhere. If you enjoy vacationing in Florida you should purchase a
timeshare week in Florida. If you like a certain beach area then this is another
great place to search for timeshares. They are waiting for you!
Timeshares started in Great Britain in the early 1960's when vacation homes
were shared from time to time with different families known as vacation home
sharing or holiday home sharing.
The first hotel-condominium timeshare in America started in 1965 with Hilton on
the island of Maui, Hawaii and the first non-hotel in the US also started in Hawaii
on the island of Kauai in 1969. In 1973, a joint venture by the Hyatt Company
introduced the first deeded ownership.
By the 1990's, major hotel companies including Marriot, Sheraton, Hyatt, Hilton
and others began to offer timeshare ownership properties. Consumer and
timeshare sales reached record highs.
Today the timesharing is a multi-billion dollar industry. With nearly 5,000,000
timeshare owner's world wide a recent study group indicated that 85.6% are
satisfied with their timeshare ownership. In fact, 32.4% have plans to purchase
additional timeshare and 18.6% will either upgrade or modify their existing
timeshare plans. The timeshare industry boasts a world-wide offering of about
5,400 resorts in over 100 countries.
What happens when your lifestyle changes and you don't want to vacation
anymore?
Option 1: Leave it to your kids. Check with them first, they may not want it.
Option 2: Stop making payments on it. This would result in the resort using legal
actions.
Option 3: List it for sale. Make sure you use a REPUTABLE resale company.
Unfortunately, there are countless timeshare owners who have been taken
advantage of by unscrupulous businesses offering to sell or rent their timeshare
properties for a fee knowing that the property will never rent or sell.
