In this architectural edition, we highlight
the Kuala Lumpur Architecture Festival 2017
(KLAF 2017) – one of the main events in
conjunction with ARCHIDEX 17 in Malaysia.
This two months festival is one of the
platform “To promote the advancement
of architecture and the architectural
profession for the betterment of society”.
What powers Architecture will be the theme
for this year.
Further on, we bring to you the Pertubuhan Akitek Malaysia
(PAM) annual awards 2017. The PAM Awards is the premier
award for architecture in Malaysia where it recognizes the
contribution made by architects in terms of design quality for
the built environment. Like the Academy Awards of the film
industry, PAM awards the best works for the year and we bring
you seven of their most outstanding, including the Building of
the Year.
Under Concepts & Designs, we look at the interior and
exterior aspects of a school – the St. Joseph Institution
International Malaysia, Tropicana PJ Campus. A school is not
just a place to study anymore but an environment where the
buildings inside and outside play a big role in shaping the
minds, character and the attitudes of the students who spend
their formative years within them. Judicious use of space, light
and materials do enhance comfort and encourage learning and
engagement that is so important for a school. Elsewhere, under
Landscape – behold The Secret Garden of Legenda, Southbay
Penang. A prestigious Honour Award winner of the Malaysia
Landscape Architecture Awards (MLAA) 2016, it beckons you to
discover it inside.
MTIB
One Man’s Waste,
Another Man’s Wealth
To many of us, rice husks, coconut trunks, oil palm fronds and
empty fruit bunches are nothing but a pile of residue. But did you
know that they can be turned into furniture and building materials?
For many years now, the demand for wood far exceeds the supply.
The biggest challenge has always been fulfilling demand without
sacrificing our beautiful forests. Little did
we know, the things we often regard as
junk could actually be a solution to this
problem. Possessing excellent mechanical
and physical properties, wood made from
agricultural by-products is not only durable,
but also highly customisable in terms of
weight, structure and density.
We at MTIB are committed in finding solutions
to make both you and Mother Nature happy.
With MTIB, your wastes are not wasted.
MTIB is committed towards enhancing the sustainable growth of the
Malaysian timber industry through various initiatives and innovations.
Benefits of
Investing in a
Construction and noise may seem like inseparable
the most common occupational health concerns
anywhere in the world, and construction is one of
the noisiest occupations, it is time more was done to
Nuisance noise is a
What’s next for
Dongdaemum Design
Korea), Olympic
Stadium: Bird’s Nest
Rai International Airport (Bali, Indonesia).
What do these mega-structures in
Asia have in common? They were all
constructed using Building Information
Modeling (BIM) solutions which have
contributed to their landmark status.
With a boom in infrastructure
projects expected in Asia – reported to
represent approximately 60% of global
infrastructure spending by 2025 – the
industry has reason to continue feeling
optimistic about the future. More
emerging markets in Asia are aware that
BIM is critical in achieving this ambitious
targets too – as of 2014, the Construction
Industry Development Board in Malaysia
had invested an estimated RM1.5
million (USD340,000) on BIM awareness
programs.
In Singapore, the BIM adoption rate
is as high as 65% and the site productivity
increased to 2% per annum for the last
two years. It’s hard to deny the benefits
of BIM – increased visualization allowing
for better resource allocation and greater
accuracy when planning for future rework,
which ultimately yield increased efficiency.
With the utilization of BIM technology
fast becoming the industry standard, it
is well worth looking into other future
construction trends, and tapping on to
them in 2017. From new construction
techniques to project management
solutions, they are forces to be reckoned
with – sooner rather than later.
OUTLOOK
Gardens by the Bay (Singapore).
1. Design for Manufacturing and Assembly (DFMA)
With massive urbanisation comes a greater need for more sustainable BIM data
management and construction. In addition to BIM offering better ways of working,
DfMA makes data exchange at the earliest stages of a project, a priority. This allows for
error-free communication and streamlines collaboration throughout the construction
lifecycle.
The implementation of DfMA simplifies the planning phase by transforming the
traditional, siloed industry into one that encourages effective business collaboration.
By integrating processes covering the entire construction workflow – from structural
design to manufacturing to site – BIM system would empower architects, engineers,
general contractors, subcontractors and suppliers to make decisions anytime,
anywhere.
In the UK, the adoption of DfMA has been identified as a game changer in achieving
the UK Government’s Construction 2025 blueprint which spells out targets for the
construction industry – 50% faster delivery and 50% lower greenhouse gas emissions –
in the next decade.
Close-up of Gardens by the Bay (Singapore).
2. Prefabricated and Prefinished Volumetric Construction (PPVC)
Remember the fun of playing with Lego blocks? Well, PPVC uses a Lego-like assembly
method to build structures in a modular fashion. Depending on the complexity of
projects, PPVC processes have the potential to improve onsite productivity by up to
50% thereby reducing the amount of labour required on-site by as much as 25 – 40%.
The speeding up of construction not only brings cost benefits but also a more
sustainable and environmentally friendly future. As more activities are done off-site, a
reduction of environment pollution and an improvement of site safety can be ensured.
From residential developments such as The Wisteria in Singapore to mixed-used
integrated building, the usage of PPVC is gaining traction.
46 Building & Investment | www.b-i.biz

Dongdaemum Design Plaza
(Seoul, South Korea).
Industry regulators are also
beginning to recognize that efficient
technologies such as PPVC is
revolutionizing the way we build. In
Singapore, Government Land Sales
project regulations stipulate that at
least 65% of the total constructed floor
area of the building must employ PPVC.
This regulatory requirement offers
flexibility and systemization of PPVC
design for buildings under construction
and even provides maintenance
guidelines for existing buildings.
The three picture above: Models of Dongdaemum Design Plaza (Seoul, South Korea).
3. Virtual Design and Construction (VDC)
With construction and demolition
waste in the UK amounting to as much
as 100.23 million tonnes a year –
largely due to fragmentation and lack
of interoperability between tools to
share information between project
participants – the construction industry
needs to adopt a more integrated
approach between multi-disciplinary
stakeholders.
As its name suggests, VDC
integrates various phases of a
project and allows all stakeholders
to collaborate virtually. Often a part
of a mixed reality solution suite for
construction site safety planning,
inspection, and analysis, VDC
essentially improves collaboration,
project transparency, leading to time
and cost savings.
It is also said to have the potential
to transform work processes to the
extent of improving productivity by
over 20% compared with conventional
methods of construction. In effect, it
enables you to rehearse in a virtual
environment before the actual physical
construction starts!
OUTLOOK
Clockwise from top: Different perspectives of the Ngurah Rai International Airport (Bali, Indonesia).
NEXT GENERATION BIM SHAPES CONSTRUCTION’S DIGITAL FUTURE
PPVC, DfMA and VDC are exactly the kind of new technologies that the industry is looking
for and are available without huge investment. However, it should be noted that leveraging
BIM technology across the value chain is still integral to reap the full potential of the abovementioned
technologies. For example, an integrated BIM-VDC or BIM-DfMA approach will
support a truly digital model to drive production planning and automation.
The introduction of such lean construction thinking streamlines work processes and
makes way for further digital collaboration and innovation. Digitizing project management
workflows has substantial benefits. Its greater use in the construction-planning process and
on the construction site itself will enable firms to gain insight into advanced analytics of
construction projects which can help to improve efficiency, timelines, and risk management.
Today, regulators such as the Building and Construction Authority in Singapore and the
Construction Industry Development Board in Malaysia already playing an important role in
defining new standards for emerging technologies (at least in public projects). Now the onus
lies with the industry to develop digital roadmaps and train the next generation of building
and construction experts to be adept at these digital technologies and solutions.
roof using Clean COLORBOND® ULTRA Steel which consist of AZ200 coating class with a
ZINCALUME® steel base and BlueScope’s proprietary Super Polyester Paint System provided
optimum protection. The combination of the right material, roofing profile and excellent
workmanship is a proven success for this stunning icon to last beautifully for many more
years to come.
Clean COLORBOND® Steel for The Colourful Setia City Convention Centre 2
Located at Setia Alam, Shah Alam, the Setia City Convention Centre 2 opened in November
2016, offering an additional 5700 square metres of event space to the vibrant and emerging
commercial hub. This project was completed in the record-breaking time of 9 months
which was the result of well-coordinated project management and the right choice of
a roofing system. With Swissma’s Sanko Grip Deck® 3-Pan, a double skin roof system
which allowed the ground construction work to progress simultaneously while the top
skin roofing was being installed, a substantial amount time was saved. Furthermore, the
double skin roof system also provided optimal insulation performance to meet the acoustic
requirement of the Convention Centre. Yellow, green, black and white roofing and wall
cladding are interwoven with each other giving the convention centre its signature look.
The fixing method and the interfacing details at the roof and wall cladding were carefully
devised to be secured, neat and prevent any leakages. The interweaving of colours was
inspired by an organic caterpillar effect with its identifiable geometric shapes on the roof
and facade. Owing to the wide colour selection of BlueScope’s COLORBOND® Steel, with
its proprietary super Polyester Paint System, the building exterior remains stunning with
colour being able to last longer against the elements
Stunning visuals are made possible with
Swissma and Bluescope’s commitment to excellence
Premium quality materials such as COLORBOND® and ZINCALUME® are Swissma’s only
choices when it comes to coated steel for roofing and walling. BlueScope’s commitment
to innovation and superior product performance is aligned with Swissma’s vision.
These common principles shared by both parties is the secret to a continuous business
partnership that lasted 2 decades. With reputable brand names built up together over
the years, excellence is a guarantee when it comes to providing improved solutions to the
building and construction industry in the region.
AN INTERIOR
TO SPARK
‘HARMONY IN
DIFFERENCES’
St Joseph Institution International Malaysia, Tropicana PJ, sports an
environment that is conducive for study and to foster communication,
leadership, respect and discipline. Santa Fe Interior Architecture Sdn Bhd
designed an interior to mould behaviour according to the client’s brief.
Building & Investment | www.b-i.biz 67

Concepts & Designs DESIGNS
School is not just a place
to study anymore. It is an
environment in which our
children spend the best
period of their lives. It
shapes their character, and
forms who they are going
to be in the future. School now teaches
our children communication, leadership,
respect and discipline besides anything
else they are taught. Here they learn to be
confident, honest, kind, passionate and
happy. And that is the environment we
designed for the future youth of ST Joseph
Institution International Malaysia.
Our client’s mission, values and goals of
bringing the young generation together
regardless of race, religion and nationality
under one roof for equal education and
positive attention inspired us to create the
concept of “The Pathway to Unity” for the
interior design of the school.
HARMONY IN DIFFERENCES
This concept led us to the design direction
of “Harmony in Differences” and we
applied two main elements: United
Language of Colours and United Notion of
Rhythm.
68 Building & Investment | www.b-i.biz

We created a rhythmic system for
certain simple elements all around the
campus interior. These elements are
incorporated into walls, area separators,
railings, ceiling design, floor pattern and
even in the colour patterns for corridors
and hallway areas.
THE PULSE OF ENERGY, PASSION,
VIBRANCY
All the main areas in this campus
showcase the school’s characteristic −
the spirit of energy, passion, vibrancy
and unity. In the library, specially
designed bookshelves, seating, study
tops, individual and group study areas,
as well as creative features are there to
encourage students to study, interact
and work in groups. The vibrant colours
and smart selection of materials not only
complement the design and features in
the library, but also provide sufficient
acoustics for the area.
The offices, staff lounges, meeting
and board rooms, and corporate lounges
at level 6, all carry out the same design
motif of sophistication and formality, but
at the same time, they follow the overall
concept of the whole design.
Classrooms also follow the open
design following the latest global
education method for this age group.
The spacious areas are filled with ageappropriate
colours, furniture and
features designed to host plenty of
storage space and equipment cabinets
for teachers. All classrooms or any other
teaching spaces are equipped with Smart
Projection system and speakers, pin wall
and full height writing walls for easier and
more fun learning for students.
DINING ENVIRONMENT
Even the dining hall was requested to
be designed based on certain values.
Children must not feel they are eating in
a canteen, they should feel like they are
in a dining hall. Students should feel the
need to be appropriately-dressed and
bearing the right conduct when entering
this space and follow socially-acceptable
eating manners.
The interior design of this school has
been crafted to accommodate the need
for group interaction as well as individual
space, showcasing the school’s character
as well as its mission, vision and values. −
AN EXTERIOR
FOR BUILDING
RELATIONSHIPS
Designed by Veritas Architects Sdn Bhd St Joseph’s Institution International School
Malaysia Tropicana PJ Campus focuses on the school’s values of fostering relationships
and the spirit of interaction.
The site’s 2.4 hectare land is gently sloped with a
slight depression towards the north east. With a
total built-up area of about 27,900sqm, the School
is able to cater for approximately 1,800 students
from K-12 years with a teacher to student ratio of
one to 15.
The design approach focuses on the institution’s
core values which is people-centric and in which relationships are
highly valued. The spirit of interaction is expressed in the open-air
design of the link-ways and open corridors that connect each block
of the whole complex at every floor level. This open gesture allows
for large congregations of people and becomes the central feature
of the School.
The main entrance is an open portico situated at the
Administration Block. It is flanked by two wings that house the
general administration offices, a library that spans two floors and
the International Baccalaureate lounge and classrooms. Open
corridors and staircase link all of the spaces, emphasising the close
connection to external open spaces and educational programme.
Study pods inside the library protrude out from the
Administration Block’s curtain wall façade facing the soccer field,
creating a welcoming gesture as one enters either one of the two
main entrance gates. There is also a link bridge that allows direct
access from the Administration and Multipurpose Blocks to the
assembly point, right at the northern end of the soccer field.
A sports hall, three storeys high, is housed within the
Multipurpose Block, which is adjacent to the Administration
Block. Multicoloured aluminium panels adorn the facades of the
Multipurpose Block that faces the 50m-long outdoor swimming
pool. Similar multicoloured panels, representing the meeting of
various cultures, are also installed on the external curved façade of
the Preschool Block.
Wide corridors that open out to the external spaces at each
ends create circulation spines that link the Academic Blocks with
the other blocks at every level. The openings are designed to allow
for natural ventilation throughout the length of the corridors. The
upper level of the rectangular-shaped Academic Blocks houses the
formal and conventional learning spaces that include classrooms,
laboratories and general offices. For the primary level learning
spaces, classrooms are designed to be without dividing walls, thus
allowing seamless integration of learning experience.
The half-round shape of the Preschool Block, on the other hand,
carries playful ambiance that reflects the spirit of youth. The curved
external façade of the preschool block is finished with aluminium
panels of various colours. A half-round covered courtyard sits in
between the Preschool Block and the Academic Block. Here, an
indoor playground is put in place to serve the preschool classrooms.
The lower part of the Academic Blocks and the Preschool Blocks
contains the informal spaces or facilities such as a dining hall, an
auditorium and the Institution’s Mission Room. Other facilities
include an outdoor basketball court, an outdoor tennis training
court and an outdoor playground. − Veritas Architects Sdn Bhd
THE SECRET
GARDEN
Cradled within the resort bungalow enclave of Mah Sing’s
Legenda@Southbay, Penang, a Secret Garden beckons. It
lies around the Residents’ Clubhouse and it is filled with
wild and matured trees, speckled by pole lights around
meandering jungle trails and flecked by cage shelters
that provide elevated vistas of the surrounding wooded
countryside leading to the sea. The lavish landscape is by
Landart Design Sdn Bhd. The firm won an Honour Award
at the recent Institute of Landscape Architects of Malaysia
(ILAM) Malaysia Landscape Architecture Awards (MLAA).
72 Building & Investment | www.b-i.biz

Legenda@Southbay is a residential property project by
Mah Sing Group located in Batu Maung, Penang. The
luxurious development consists of three and four storey
resort bungalows in a gated and guarded community.
Legenda@Southbay comprises 76 hillside
bungalows with built-ups from 6,460sq ft. Each unit is
fitted with a lift and a private swimming pool.
DESIGN APPROACH
Nestled atop a cascading hillside; the landscape architect saw this
as an opportunity to link the residences with the existing terrain.
With thoughtful planning, the idea of a clubhouse at an elevated
vantage point was developed to allow residents a breathtaking view
on the “Pearl of Orient”, accompanied by a dramatic and inviting
walk along the existing natural slope. Native plants were arranged
strategically to soften the existing granite terrain as well as to
elevate the architectural characters of Legenda@Southbay.
PENANG’S SECRET GARDEN UNCOVERED
The hidden garden in Legenda@Southbay, is situated close to the
sea and cushioned by lush greenery. Strong sea breeze coupled
with mature greenery emphasizes a truly tropical sanctuary. This
secure enclave is lavishly landscaped with a 2-acre park that is not
shy of feature shelters and boardwalk.
Driven by its surrounding nature that forms an enclosed space,
the landscape strategy for Legenda@Southbay is towards its hidden
garden concept, where the design learns from the natural wonders.
Landart Design incorporated illumination at night by signature
antenna pole lights, inspired by sensory antennas of an arthropod.
The Resident’s Clubhouse is enveloped by jungle trails where cage
shelters provide elevated vista from different heights. Thus, a walk
in the park is transformed into an enriching activity.
DESIGN INTENT AND CONCEPT
Nature and the Insect’s Antenna
CLUB HOUSE – FIRST STEP INTO THE FOREST
Walking through the forest is as exciting as any adrenaline sport,
as calming as any meditation, as chaotic as any city-scape
and can cure the mind as effectively as any therapy.
Both internal and external, life can be heard in
birdsong, its shelter can be seen with its
trees, and leaves the colours of nature
can be touched.
Designated with nature inspirations, the insect’s antenna is the
lighting structure derived from amazing creatures that share and
inhabit the existing site such as bugs, grasshopper, moth, spiders
and ants. These antennas vary widely in form and are typically
sensory organs. The exact nature of what they sense include
touching, air motion, heat, vibration (sound), smell and taste.
PEACE OF MIND
Security is enhanced with full perimeter fencing and a unique
entry guardhouse. An understated garden style entry welcomes
residents. Lush landscaping at the entrance is designed to relate
sympathetically to the natural green settings. Drainage and roads
are planned at a gradient close to the natural terrain.
PRIVATE POOL
The personal pool ensures convenience and interrupted enjoyment
of all within the comforts of home.
2-ACRE REJUVENATING PARK
Where Ecocentric meets Biocentric in the overall design approach
Biocentrism is “a kind of ethics of individualism” in that it
emphasizes the value, rights, and survival of individual organic
beings. Ecocentrism, on the other hand, takes a more holistic
approach, giving moral priority to species and ecosystems rather
than the individuals that compose them.
