Gr<strong>and</strong> Central L<strong>and</strong>fill Awards Think<br />
Green Grant to Slate <strong>Belt</strong> Regional<br />
Police Department<br />
Aug. 23, <strong>2017</strong>- Gr<strong>and</strong> Central L<strong>and</strong>fill has given a $1,000 Think Green Grant<br />
to the Slate <strong>Belt</strong> Regional Police Department to assist with the purchase of an<br />
all-terrain vehicle that will be used to patrol local hiking trails.<br />
L<strong>and</strong>fill Manager Ron Myer delivered the Waste Management grant to the<br />
department that protects Plainfield Twp. <strong>and</strong> Pen Argyl <strong>and</strong> Wind Gap boroughs.<br />
<strong>The</strong> Waste Management Think Green® Grants are part of the environmental<br />
services company’s commitment to encouraging the development <strong>and</strong><br />
sustainability of groups, projects <strong>and</strong> events that improve a community’s<br />
environment. <strong>The</strong> merit-based grant program supports work that address local<br />
community needs.<br />
Plainfield Township is home to a highly traveled 6.7-mile trail which traverses<br />
the Bushkill Creek from Plainfield Township to Pen Argyl.<br />
“<strong>The</strong> purchase of this utility vehicle will greatly enhance our officers’ ability to<br />
quickly respond along the trails, parks <strong>and</strong> vast open space as well as provide<br />
mobility to officers while providing emergency services at our numerous<br />
community events,” Slate <strong>Belt</strong> Regional Police Chief David Mettin said. “<strong>The</strong><br />
addition of this utility vehicle will ensure safety for all who enjoy the trail<br />
system in Plainfield Township <strong>and</strong> surrounding boroughs.”<br />

“What is Title Insurance &<br />
Why do you need it?”<br />
When you buy a property the most important<br />
task that yourAttorney or Title Company will<br />
perform is to have the Title of the property<br />
searched. If this title search reveals recorded<br />
defects, liens, or encumbrances upon the title they <strong>The</strong> DeCesares<br />
are reported to you. <strong>The</strong>re are numerous defects<br />
that may affect the title. <strong>The</strong> most common issues found are unsatisfied prior<br />
mortgages,easements, taxes owed, <strong>and</strong> deed restrictions. Less frequent<br />
issues could be forgery, fraud, clerical issues, incorrect legal descriptions, Will<br />
related issues, <strong>and</strong> many more.<br />
If any of these deficiencies are found, they must be remedied prior to<br />
settlement. This becomes a joint effort between your Attorney, Title Agent,<br />
Realtor, <strong>and</strong> you.<br />
Now you are through the search process, <strong>and</strong> you have resolved any issues<br />
that may have come up, your representative will now acquire Title Insurance.<br />
This is actually an insurance policy that you purchase with a one-time fee…<br />
part of your closing costs. It is dem<strong>and</strong>ed by the lender. <strong>The</strong> cost of the policy<br />
is determined by the price of the real estate being purchased. In the event<br />
that ownership of your property is ever challenged, the insurance company<br />
will defend your possession of the property <strong>and</strong> assume the legal costs of<br />
that defense. Make sure you buy an “Owners Policy” <strong>and</strong> not just a “Lender’s<br />
Policy”. This policy will cost about 10% more than the lender’s policy, BUT, in<br />
the event of a title flaw the Insurance company will only protect the lender,<br />
<strong>and</strong> not you, unless you have this type policy. This coverage will last for as<br />
long as you <strong>and</strong> your heirs own the property. In the event that any challenge<br />
to your property proves to be legitimate, title insurance will be responsible for<br />
the costs to correct the flaws as the policy provides.<br />
If you are buying the property with cash you are not obligated to do a search<br />
or buy title insurance. It is foolish, however, not to do so.<br />
