The subject property consists of two parcels. The first parcel<br />

of land which will be referenced as the ‘upper level’ consists<br />

of 13.30 acres. The site is improved with two buildings and<br />

a storage bunker. The first building is a two story structure<br />

that contains a total of 10,068 square feet. The building is<br />

currently used as a distillery and event center. There is also a<br />

full service kitchen, tasting room/gift shop and offices. Behind<br />

the Union District of Marion County. The site is comprised of<br />

Map 17, Parcels 4 and 4.1. Parcel 4 can be referenced in<br />

Deed Book 1040, Page 532 and parcel 4.1 can be referenced<br />

This location currently offers one point of ingress and egress via<br />

Tulip Lane. When traveling on I-79, take Exit 135. At the stop<br />

sign, proceed southeast onto Millersville Road. At the first<br />

the lower level of the building is highlighted in blue, and the<br />

and to the right. The building is built into a small hill, so both<br />

upper and lower levels offer ground access.<br />

The lower level of the building offers two entrances into the<br />

restaurant area which seats 72 people. There is also a separate<br />

entrance into the tasting room. The upper level offers<br />

additional dining areas that are commonly used for formal<br />

and informal public and private events. The “Hayloft” seats<br />

60, and the “Lottery Room” seats 24. Additionally, there is<br />

an outdoor entertainment area which includes a corn crib<br />

The building construction is a mix of wood pole with the<br />

lower level being a pre-case concrete. Exterior is metal with<br />

some decorative ornate added. The exterior skins are also<br />

metal as well as the roof. The windows are fixed pane units.<br />

Finishes to the interior include a combination of finished/<br />

stained concrete, hard tile and wood plank flooring, drywall,<br />

wood slat, lounge and grove walls and drywall ceilings. A<br />
