When we contract a building company to build our home, we are placing considerable trust in their ability to listen to what we want, do a good job and deliver as promised. it therefore makes sense to do some serious research first. ask people who have built recently about their experiences, research on-line and visit show homes before drawing up a list of potential companies to talk to. “look for an experienced builder who is affiliated to one of the national building associations such as the Registered Master Builders’ association,” recommends Rob Jones from artisan Homes. He says that it is preferable that the builder has experience in the region with knowledge of ground conditions, its land classification, seismic risk and an understanding of local climatic conditions. Rob recommends choosing a builder who is experienced in working with local councils and their planning regulations, as this may potentially save time and money when lodging consent applications. Before meeting with building company representatives, draw up a list of queries to be answered, such as: Will a comprehensive Contract of Works insurance that covers the complete job at each stage in the build, the materials and public liability, be provided? Can you meet the company’s owner? if not, will they be there to assist, if you have a problem during or after the build? do they guarantee their work? Will accurate build estimates be provided throughout the initial design meetings? Rob says that it is crucial to have an accurate build estimate from the outset to avoid surprises or budget over-runs. do they use quality materials and deal with reputable merchants? does the building company have their own sub-contractors who are licensed or registered? do they have a clear and transparent sales process? is the person you will deal with, a good communicator who listens and corresponds in writing efficiently? What progress payments will be required and do these comply with recommended industry standards? is the company building agreement current, incorporating the recent Building amendment act changes? does the company have efficient administration processes with a proven project management system so expensive unnecessary delays and the potential for incorrect features or fittings, are avoided. does the builder have a good working relationship with a designer who can produce an innovative, functional and stylish design, even when on a budget? Retain all written communication and note down any verbal communication. “look for a builder who is prepared to go the extra mile such as carrying out a site assessment, researching specialty products and providing good purchase advice,” advises Rob. “it is also important to choose a builder who will stand by his work, even beyond regulatory requirements and written guarantees.
