driver
clocked at
164km/h
Motorist four times the limit

A MOTORIST was caught
travelling at 164km/h with four
times the legal breath/alcohol
limit on Saturday.
Senior Constable Andy Williamson
was on his way to a call
in Akaroa when he clocked the
speeding, 40-year-old man on
the Christchurch Akaroa Rd,
SH75, near Motukarara at about
5pm.
Moments before he recorded
him at that speed, Senior Constable
Williamson said the man’s
car was travelling at 172km/h.
When the driver, who was
from Christchurch, got out of
his Volkswagen Golf, Senior
Constable Williamson noticed
the smell of alcohol.
He recorded a breath/alcohol
reading of 1025mcg/l.
The legal limit is 250mcg/l.
“It is absolute madness. It’s
one of the single most reckless
acts of driving I have experienced,”
Senior Constable Williamson
said.
“He is risking himself and
others if he was to crash at that
speed, it would be horrific to
everyone involved. It is suicidal.”
The man was arrested and
charged with driving at a dangerous
speed and excess breath
alcohol.
When asked what his excuse
for driving so recklessly, he said:
“I just put my foot down.”
His licence is suspended for
28 days from the incident and
he had to pay for a tow truck to
collect his car from the side of
the road.
He will appear in the
Christchurch District Court on
June 7.

The motorist was going
160km/h-plus and was tanked up
on enough jungle juice to put him
four times the legal drink driving
limit – and in hot water with the
law.
The road between Little River
and Motukarara where he was
stopped is notorious for crashes.
When you are going at the speed
he was and full of booze the
chance of crashing at some stage of
his journey was very, very high.
So luckily for other road users
and the gentleman himself, Senior
Constable Andy Williamson from
the Lincoln police station was
heading to Akaroa on a job.
A quick U-turn, flashing lights,
and a dangerous unguided missile
was neutralised.

Group to look at freedom camping

A WORKING party will be set
up to ensure the district has
facilities in place to cope with
the influx of freedom campers.
It comes as a result of the
district having to deal with large
numbers of freedom campers
due to the Christchurch
City Council
changing its rules
last year.
The decision

with the district councillors.
Last year, Christchurch City
Council changed its freedom
camping bylaw to ban campers
without toilets from councilowned
land.
Mayor Sam Broughton, who
is on the committee, said the
district is suffering because of
Christchurch City Council’s
decisions.
He said the working party
will look at facilities for places
including Lake Coleridge,
Chamberlains Ford and Coes
Ford for the following summer.
The details on who will make
up the working party are yet to
be revealed.

some district councillors have

Recent incidents of people
defecating at the St Mary’s
Anglican Church churchyard in
Springston during summer were
raised at the district council’s
draft 2017-2018 Annual Plan
hearing last week.
In his submission, Springston
Community Committee
chairman Rupert Tipples
discussed the lack of public
toilets in the township and
requested toilets be established.
Concern was also raised at
the Springston Reserve and
Associated Sports Committee
meeting last week that people
have been defecating in the
reserve.
The committee would like to
see a two compartment toilet
facility – one for able and one for
disabled people in the area.
District councillor Grant
Miller said he does not see
why toilet facilities cannot be
provided in Springston and
there is a need around the entire
district.
“Most ratepayers would
suggest, it is better to have public
toilets than have someone going
in the churchyard,” he said.
Earlier this month, Selwyn
Times revealed that a report on
the impact of freedom camping
in the area was presented to
district councillors.
However, the report may not
be released until August.

Selwyn farmers will be among
those targeted by a campaign
started by Environment Canterbury
last week. It will remind
them of their responsibility to
meet water quality limits and
help them to find out if they will
need a water consent to farm this
year.
RECYCLING FACILITIES
Arthur’s Pass and Castle Hill will
receive new recycling facilities.
Recycling stations using large,
customised shipping containers
will be established in three
locations – two in Arthur’s Pass
and one at Castle Hill. The proposed
system will recover about
40-tonne of recyclable material
per annum. .

CYCLEWAY IN DARFIELD
The Malvern Community
Board was asked at its meeting
yesterday if a triangular block
of trees on the corner of Wards
and Clintons Rds can be used
as a cycle track. The request
was made by Darfield resident
Ken Jorgensen. Mr Jorgensen
discovered an overgrown track
in the area that is estimated to
have not been used for several
years. The land is a district
council forestry block.

Key projects highlighted in district’s

NEARLY 200 residents have
weighed in on the district
council’s Annual Plan.
A health hub in Rolleston,
district-wide rates for stormwater
and plans for an extension
to the Selwyn Aquatic Centre
are among the key projects in
the draft 2017-2018 Annual
Plan.
Consultation for the plan
closed recently.
A hearing panel for verbal submissions
was held last week with
the panel made up of the district
councillors.
Submissions were made
by organisations including
Federated Farmers, the Leeston
Community Committee, the
Malvern Community Board and
Environment Canterbury.
Federated Farmers supported
a district-wide rate for
stormwater and encouraged
consideration of targeted rates
for footpath extensions and any
ongoing maintenance.
It wished to emphasise that
any increased rates burden can
affect ratepayers differently, so it
is important to look beyond the
“average” increase.
Squash Canterbury has
pointed out there is inadequate

“For our sport to
remain relevant, we need
facilities where people
are living,” Squash

to be widened from State Highway

the event caused significant
damage to the side
of the road.

Township Committee
requested a plot of land
at 1 Tawera Lane to be made
into a native forest reserve for
the benefit of the township, its

visitors and for environmental
biodiversity.
About 10,000 plants would
be needed for the project. The
planting itself would be done
over a five-year period, at 2000
trees per year.
Funds would be sought from
the project through the Lotteries
Environment and Heritage
fund.
Doyleston Community
Committee member Jack Pearcy
said in his submission he was
concerned about the condition
of Leeston Rd between
Irwell Hall and the Irwell
village.
Included in his submission,
he said it was disappointing
to note that the ratepayers of
Leeston will not have their
library opening on Sundays and
their weekday hours are different
from the other libraries in the
district.
Mr Pearcy said work should be
done on making provision for a
new cemetery in the Rolleston/
West Melton area.
He was also supportive of
the inclusion of a dump station
in Leeston (requested by the
Leeston Community Committee)
so that the camper vans have
somewhere to discharge their
wastewater.
The Castle Hill Village Township
Committee discussed a
range of issues in their submission
including asking for the
village’s speed limit to be lowered
to 30km/h and the district
council develops a long-term
plan for waste.
The submission said significant
number of visitors are attracted
to the Craigieburn Basin
due to the three attractions Cave
Stream, Kura Tāwhiti, and the
Craigieburn Trails.

It sought from the district
council $3000 pa for the maintenance
of the tracks and asked
to explore a future plan around
facilities, development and marketing
in the area.
It also covered that the village’s
public toilets are heavily
used and in need of a separate
block and the committee is in
need of developing appropriate
activities and equipment for its
playground.
A large number of non-verbal
submissions were made from
residents, the Lincoln Community
Centre, the Rolleston
Medical Centre and the Lakeside
Soldiers Memorial Hall Committee.
Along with the 185 submissions
made, the council received
241 comments on their online
survey.
The online survey revealed
51.6 per cent of people who took
part in the survey were from the
Selwyn central ward.
Fourteen per cent of people
who took part were from the
Springs ward, 11 per cent from
Malvern, nine per cent from
Ellesmere, while 12 per cent were
unsure what ward they lived in.

Overall 45.6 per cent supported
the proposal while 42 per

Seventy per cent of
participants were for a new
health hub, about 57 per cent
for the extension to the Selwyn
Aquatic Centre and 60 per
cent was for extra funding by
sealing sections of 19 footpaths
throughout the area.
A new multi-purpose pool
is also under consideration by
the district council with an
increase in the swimming pool
rate likely to be needed to build
the facilities. Sixty-two per cent
of participants on the online
survey supported the idea.

A GROUP of emerging DJs have
started up a new radio station in
Lincoln.
The Glitch 107.5 was launched
yesterday aiming to be a platform
for people in Selwyn to promote
their talents.
The team behind the radio station
is Lincoln High School year
13 students Edgar Paterson, Max
Tattersfield, Anton Phillipson,
Natalie Lilley, Hannah Boniface,
Daniella Judge, Ellen Thompson
and Beverley Cheyne.
The station is part of a new
radio course introduced to the
school this year.
Daniella said the station has a
great line up of talk shows that
cover current events, pop culture,
advice, musicals and the maintenance
of motor vehicles.

Children focus of skate park

park in Lincoln will be aimed at
young teenagers and children.

Miller said the size
of the skate park
came down to what space is
available in the area.
“Finding a site within Lincoln
has been very challenging . . .
there has always been a reason
of why not from nearby residents,”
he said.
But a larger skate park similar
to the Prebbleton Community
Park has not been ruled out in
the future.
Deputy Mayor Malcolm Lyall
said, as Lincoln develops with
new subdivisions, a site might
be found.
“Eventually, I would like to see
that in Lincoln, but it is a matter
of having it in the right space,”
he said.
In the district council’s
2015-2025 Long Term Plan, it is
projected Lincoln will reach a
population of 9442 by 2025.
Consultation on the designs
were held last week outside the
event centre.
The skate park is planned to
be about 260m 2 .
District council community
projects and facilities manager
Cameron Warr said it will cater
to all age groups from learner
to medium level ability skaters,
scooter and BMX riders.
A big bowl, a shallow bowl,
skatable seats, new plants and
lighting is in the initial plans.
The existing seating and barbecue
shelter will be relocated to
make way for the skate park and
a new drinking fountain will be
added.
The skate park was initially
planned to be located in an area
behind the Lincoln Rugby Club.
But there was concern about
vandalism.

The Men’s Shed of Lincoln

PUPILS AT Springston
School have spent a
day weeding, collecting
rubbish and testing water
at Chamberlains Ford.
The work was part of
the Serve NZ Anzac Day
project getting pupils
to pledge two hours of
service.
They identified Chamberlains
Ford as their community
project and were
joined by Enviroschools
Canterbury facilitator
Matt Stanford and resident
Mike Glover.
Mr Glover and Mr Stanford
discussed with the
students the environmental
impacts on the natural
environment.
Pupils were dismayed at
the amount of rubbish that
had been collected within
the Chamberlains Ford
perimeter.
Pupils Lilly Maree and
Nina said when they found
out they were going to
spend the day at Chamberlains
they were excited.
“Going to Chamberlains
Ford and seeing all those
weeds around our plants
and so much rubbish lying
on the ground, not to
mention the water quality
still being so bad made me
feel kind of upset because
I love going there,” one of
the pupils said.
The children ripped out
a lot of nasty weed and
collected several bags of
rubbish.

of more volunteers to keep it
running.
The Springston Environmental
Community group is calling
out for helpers to maintain its
Springston secret garden or it
may no longer be sustainable.
“We now do not have enough
people to keep the garden going
. . . if we don’t find some extra
helpers soon we might not be able
to keep the garden,” Springston
Environmental Community
Committee chairwoman Dr Sue
Jarvis said.
She said the committee is
looking for as many volunteers as
possible.
Volunteers are needed to help
keep the garden tidy, run programmes
for Springston School
pupils, act as adviser or a overall
co-ordinator.
The garden was so popular
it even had a visit from former
prime minister John Key in
2014.
The garden’s lost its both its
volunteer co-ordinator and adviser
last year.
Dr Jarvis said the loss of the
garden would be a huge shame
for the Springston community.
The garden was first set up
in 2011 in the back section of a
Springston resident and has a
gate into the primary school.
It was named the “secret garden”
by Springston pupils and is
well-used.
Dr Jarvis said the pupils use
the garden with the support of
teachers and community members
to learn how to grow and use
healthy food.
“Having the opportunity to
grow things makes our kids
smarter and gives them opportunity
to show leadership skills.
A practical outside classroom is
an ideal learning environment
for many of our children and
they experience success here,” she
said.

While we can always do better
with our communication, I am
surprised that the Te Waihora/
Lake Ellesmere nutrient load
limit is news to Mike Glover
(May 9).
It has been discussed with the
community for several years and
the water plan that includes it
(Plan Change 1 to the Land &
Water Regional Plan) was made
operative in early 2016.
Following through on our
aim of restoring the mauri of Te
Waihora while maintaining a
prosperous economy, the Selwyn
Waihora Zone Committee arrived
at the 4800-tonne level
having listened to the whole
community. This was an open,
transparent and democratic
course of action.
The load limit remained in
place throughout the Resource
Management Act process in
which the public could also
participate.
In the Selwyn Te Waihora
catchment, farmers with nitrogen
losses above 15kg per hectare
per year cannot leach more than
their losses between 2009 and
2013.
In 2017, this loss needs to be
managed in line with industryagreed
good management
practices.
In 2022, farmers will need to
make further reductions; 30 per
cent in the case of dairy.
We are not telling farmers
how to run their businesses, but
they must find a way to meet the
limits.
There will be enforcement
consequences if they don’t.
Further, restoration and
enhancement programmes
such as Whakaora Te Waihora
will lead to improved water
quality in the lake and the wider
catchment.

As a resident of Doyleston, I
have walked home from Leeston
along Leeston Rd. It was not
pleasant in spite of it being
mid-morning and in good
weather.
Two cars (one overtaking)
travelling towards Doyleston
passed together right beside me
as I walked on the side towards
oncoming traffic.
With my back to them I did
not see these two cars coming
so when they passed me at 80
-100km/h. I got a fright and realised
just how unsafe this stretch
of road is.
Because of the berm camber,
it is hard to walk well away from
the road edge. I would never
cycle on this road.
This cycleway is in the district
plan and I believe is an excellent
project to enhance the live, work
and play mantra of the Selwyn
district.

We live in a vibrant,
small community that
punches way above it’s
weight in pretty much
every aspect of life.
Whether it be school
achievement, sporting

achievement or just good
old family and community

We are in the closing
stages of a seven-year programme
to replace our old
community hall.
This was badly damaged
in the September 4, 2010,
earthquake.
This new facility is going
to be one that we will be
proud of and will serve as
a focal point for the whole
community for many years
to come.
To achieve this we asked
the locals to dip into their

pockets and the response
has been amazing.
Rarely has a project such
as this experienced such
generosity from the local
community.
This community cares

make life in Dunsandel the

The grand opening will
at this stage be in late July
or early August and all
locals are invited to attend.
While we have been
busy with the new facility
we have also installed new
tennis/netball courts at the
Dunsandel Domain and
another two are on the
drawing board for 2018/19.
We have a near new
all-weather bowling green
which is well supported.
Small bore rifle shooting
has one of the best facilities
in Canterbury tucked away
inside the existing sports
centre. Rugby, cricket, tennis,
netball, twilight netball
and touch rugby are
all active on our domain.
Once the new facility is
opened we would love to
see the resurgence of other
indoor sports.
The school speaks for itself
with academic achievement
levels up there with
the best.
The township boasts the
world famous Dunsandel
Store, great tea rooms and
a reborn hotel that is
rapidly gaining a great
reputation as a fine place
to dine.

“There was an issue with the architects
plans which impacted on the noise levels
of the bar and restaurant,” says owner
Murray Davie.
“We had customers kindly bring this
to our attention, which is great because it
means they are really invested in the place
and love calling it their own. As a result
we have gone ahead and remedied the
issue.”
New sound ceiling baffles have been
installed which have made a difference
in reducing the noise for all those who
go there to enjoy a meal, have a coffee or
meet up with friends for a drink.
This is just in time, as the Silver Dollar
started its quiz nights last week which saw
teams take part in the Believe It or Not
quiz – now a weekly feature of the
bar and restaurant.
The Silver Dollar opened earlier this
year after owners Murray and Bernie
Taylor spent two years planning and
developing the establishment.

Alpine recycling
station open
The first of three new recycling stations is now operating at Arthur’s Pass. The new station is
open to local residents, holiday home owners, businesses and tourists. Later this year a second
station will be opened at Arthur’s Pass and another is also planned at Castle Hill. The Arthur’s
Pass stations are located within the National Park. An estimated 250,000 visitors pass through the
township each year.
The stations have been funded with support from the Government’s Waste Minimisation Fund.
The fund provides financial support for projects that improve New Zealand’s performance in
waste minimisation. It is funded from a levy which is charged on waste disposed of at landfills
to discourage waste. Over $60 million has been awarded to more than 120 projects across New
Zealand from the fund to date.
The recycling stations are constructed from converted 20 foot shipping containers. The bins
are fitted with kea proof flaps to reduce the risk of the inquisitive birds moving the bin contents
elsewhere or harming themselves by eating recyclables.
The recycling stations can accept clean glass bottles, household plastic containers, aluminium
and steel cans, paper and cardboard.
Protect your home through good
maintenance
For most families, their home is their biggest asset, so maintaining
your home in good condition is important to protect its condition
and value.
While most modern homes are low maintenance, this doesn’t
mean they are no maintenance. Many of the actions you can take
to protect your home are simple and low cost. One of the main
problems affecting New Zealand homes is indoor moisture. Damp
homes create an unhealthy environment and are harder to heat. You
can help reduce damp by:
· insulating your home
· ventilating it by regularly opening windows, using extractor fans or
a dehumidifier
· heating your home
· replacing gas heaters with electric or flued gas heaters.

musty smells it could be a sign of a more serious problem like leaky
pipes – you can visit www.consumerbuild.org.nz for more information.
For brick veneer homes you need to check that drainage cavities
at the base of walls are clear and don’t have plants or soil blocking
them. For concrete block homes it is important to maintain
the waterproof coating which protects weathertightness. Fibre
cement cladding need more maintenance than other cladding
types and may require regular washing according to the product
manufacturer’s instructions. All homes need to be regularly
inspected and any maintenance items identified should be
addressed promptly to avoid deterioration. Again the consumer
build website has advice on this topic.
Areas you should regularly inspect around your home include the
roof, where you need to check that cladding, chimneys or flashings
are not corroding, lifting or crumbling. You should also trim trees to
prevent leaves from blocking gutters and causing flooding. Balconies
and decks need to be checked to ensure that the area can drain
properly to avoid water creating issues with rotting. For more advice

On the roads this week
Road stabilising work will take place on Morgans and Zig Zag Roads, the roads will remain open with
traffic controls operating. Footpath reconstruction work is planned on Dawn Place in Kirwee.
Hoskyns Road will be closed from 9am-6pm on Saturday 28 May (between Link Drive and Jones
Road) to allow splitter islands to be installed. A detour will operate via Link Drive. This work has been
rescheduled from 21 May due to weather conditions. Sewer line installation continues on sections of
Hamptons, Shands, and Selwyn Road to the intersection of Springston Rolleston Road. There may be a
reduction down to one lane on these roads with traffic delays possible.
Road widening work is continuing on Jones Road between Weedons Ross Road and the Lyttelton Port
Company until mid-June. The road will remain open, but may be reduced to one lane at times with
traffic delays expected. Maddisons Road is suggested as an alternative route at peak times.
The intersection of High Street and Manse Road in Leeston has reopened.
Christchurch Southern Motorway extension
There will be changes to the traffic setups on both Weedons Ross Road Weedons Road over the next
couple of weeks. Please be alert to changes in the traffic management, follow all on-site signage and
drive to the conditions. Weedons Road from Main South Road through to Levi Road is a one-way
system. Waterholes Road is also a one-way system from Hamptons Road to 833 Waterholes Road
running south towards Robinsons Road with detours in place.
Look out for stock over winter
If you’re moving stock this winter, you’ll need to take care if you’re planning to use local roads.
Any stock moved on State Highways will need a consent from
the NZ Transport Agency. Council consent is needed for roads
with a 70km speed limit and other high volume roads. Cattle
must be moved in mobs smaller than 400 on roads in Selwyn.
It’s free to apply for consent from the council but you need to
allow two working days for your application to be processed.

When moving stock high visibility garments, lights and
warning signs are recommended so motorists can see stock.
To improve safety use a direct route and avoid moving stock
at peak driving times. A pilot vehicle is required at the front
and rear of stock at all times to avoid a crash. If you are
approaching animals on the road, slow down and don’t toot
your horn as it may cause the animals to panic.
Aquatic Centre car park extension
Work on an extension to the Selwyn Aquatic Centre car park starts
this week.
Most of the current car parking will be available but some areas will
be closed due to construction.
From this date, land between the Selwyn Aquatic Centre and
Rolleston College will be used as a temporary car park. During wet
weather the grassed area will not be available for parking.
The temporary parking area will improve public safety and ease
parking constraints over the next few months while construction on
other projects begins. It will be fenced off with plastic safety netting
with adequate spaces along the concrete pathway for customers to
have easy access to the aquatic centre.
Nor West Contracting Ltd, which is working on the car park
extension, will ensure the paddock is returned to its original
condition once the new car park is completed.
Alternative parking will continue to be available opposite the aquatic
centre entrance.
The aquatic centre car park extension is due to be completed by
late July this year. Please take care when driving with the increased
number of contractors and vehicles in the area.
The construction of another car park at Foster Park for park users
will begin soon after the aquatic centre carpark extension has been
completed. This car park will be opposite the centre.

A very distinctive spider in
our backyards or houses is a
small fleet-footed spider with
black and white markings and
orange forelegs.
Until recently, it was known
as supunna picta, but arachnologists
have renamed it nyssus
coloripes.
The species is native to Australia
and was first recorded in
Auckland in 1943, with the first
South Island record in Marlborough
in 1969.
The 7-10mm long spider mimics
other species, such as wasps,
by waving its orange forelegs like
antennae thereby gaining some
protective advantage through its
menacing appearance.
In spite of its orange warning
colour, its bite is not medically

comedians will travel to Lincoln
to bring the house down for a
one night only comedy show in
October.
Live in Lincoln is back with comedians
Ben Hurley, Paul Ego,
Michele A’Court, Jeremy Elwood
and Gish set to take the stage for
a comedy night at the Lincoln
Event Centre.
The event was first launched
last year with nearly 1000 people
attending the night featuring
comedians TV3’s Seven Days
Jeremy Corbett along with
Hurley, Justine Smith and Tom
Furniss.
Both Hurley and Ego are
regulars on Seven Days.
A’Court and Elwood also
often make guest appearances as
well as TV3’s The Project.
Gish, also known as Justin
Hansen, is a well-known
stand-up comedian who uses
his musical talent for creating
a combination of original and
popular song parodies.
Lincoln resident and promoter

Essential tips on how to grow
Should you plant on the shortest
day, or is this based on myth
more than merit? Steve Wratten
provides the answers
THERE’S NO doubt about it –
garlic is certainly worth growing in
your vegetable garden.
In fact, our neighbour Sally
plants 52 cloves to produce a head
of the stuff for each week of the
year – sensible Sally.
She probably knows these little
bulbs have antibacterial, antiviral
and anticancer properties and they
even delay the development of
atherosclerosis.
They contain allicin (so do
onions and leeks) that protect
against stomach and colon cancer.
You can always buy the bulbs from
the supermarket, of course, but it
often comes from Mexico or China
and is dry and shrivelled, dusty and
tasteless.
So, let’s explore how to grow
good garlic.
WHERE TO BUY IT?
I get mine from farmers’
markets if possible. It’s likely to be
local and therefore grown under
conditions similar to those of your
garden.
Look for firm heads of the stuff,
ideally with pale lilac-coloured
streaks and fat individual cloves.
Failing that, see if a neighbour had
a good crop last year and can spare
a few that he/she has saved for
planting.
If you do buy some, go to a good
garden centre; some outlets sell
tiny, peeling heads of the stuff,
which can cost $1/bulb, in little
bags of red plastic mesh. Avoid.
You can also plant some of your
own crop from last year.
HEALTHY: When buying your bulbs, look for firm heads with pale
lilac-coloured streaks and fat cloves.
HOW TO STORE IT
I cadge or buy from the
supermarket those gossamer-like
bread bags in which the shop puts
still-warm bread before it goes on
the shelves.
They have hundreds of tiny
perforations to let the steam out
but, when used for garlic storage,
they keep the bulbs aerated (five
or six/bag, I suggest) to minimise
rotting in storage. You could store
them loose in trays in a shed but
the rats get mine. Hang the bags
from the shed roof, away from
direct sunlight, and they stay
aerated and free from rodents until
you need them.

I have just got some feijoa plants, and I wanted to know how to care
for them with the frosts and snow. Do they need a frost cloth?
Yum! I can smell the delicious
Answer: aroma of feijoa and apple crumble
already! Feijoa plants are quite
hardy, so they do not need to be protected with frost cloth. Our
local expert says that he has not done this before, and his plants
are doing very well. Heavy snow may cause some branches to
break, but the plants will make plenty of new growth in the spring.
If this does happen, they may need a bit of a prune to tidy up any
broken branches but that’s about all that is needed.

feijoa and apple crumble
INGREDIENTS
Crumble:
• 75 g butter, diced
• ½ cup flour
• ¼ cup thread coconut
• ¼ cup rolled oats
• ½ cup brown sugar
Fruit Base:
• 12 ripe feijoas, peeled
and sliced
• 2 apples, peeled and sliced
• ½ cup Maple Flavoured
Syrup
METHOD
1. Preheat the oven to 180°C.
2. To make the crumble place all ingredients into a food
processor. Blend or pulse until combined.
3. Place the fruit in a soufflé or baking dish. Pour over
maple syrup to sweeten, and mix. Top with the
crumble mixture. Bake for 35-40 minutes,
until fruit is cooked and crumble crisp and golden.

WHEN TO PLANT IT?
Books and websites keep
copying each other and chant the
meaningless mantra of ‘plant on
the shortest day and harvest on
the longest!’ Don’t they realise
that our garden soil is at its
coldest in July and August? Why
submit rootless and vulnerable
cloves to that challenge by
planting in June?
I wanted to find out what the
professionals do so I phoned
John Murphy of Phoenex Garlic
in Marlborough, for advice. His
first words were “I ignore that
shortest-day advice.” Well, that
was a good start! He plants his in
August or early September – to
get bulbs of an even shape and
good appearance. They may be
a little smaller at harvest but the
market cares more about shape
and appearance.
For home gardeners, he
recommends July. I asked
about varieties – I have never
seen a garlic label giving this
information. John said he
grows ‘Printanor’ (derived from
the French word ‘printemps’,
meaning spring; there’s another
clue as to planting time). He
also grows ‘Presto’, which goes
in around July. In Canterbury,
and further south, late July or
early August would not be too
late.
HOW TO PLANT IT?
I do something which I think
John does not do. I dig a shallow
trench where my garlic is due to
be planted, put some compost in
the trench (I use the cheap stuff
which comes in 25kg bags from
megastores; I paid only $3.80/
bag a few weeks ago), mix the
extracted soil into it within the
trench.
Add some wood ash or bought
potash fertiliser. You will then
have a mound of friable, noncompacted
planting medium in
which to press the cloves so they
are buried at twice their length.
HOW TO GROW IT
First, don’t over-water. If you
do, onion white rot may clobber
your plants. Early yellowing of
the leaves, before the bulbs are
anywhere near the right size, is a
tell-tale sign that something’s up.
Some gardeners dip the cloves
before planting in kitchen bleach
(I suggest a five per cent solution
but it’s a bit of a gamble). This
is supposed to kill the white-rot
spores.
Definitely do not grow your
garlic in the same place as in
previous years – white rot spores
persist in the soil for ages.
So, minimise the threats to
your having a great garlic crop
each year and look forward to
a mildly-garlicky mayonnaise,
stuffed and grilled half-shell
mussels or a garlic chicken
casserole.
WHAT YOU NEED TO

bed, for drainage.

A solution to
clogged spouting
The Gum Leaf team are likely to be on the job within a week, anywhere
in Canterbury, with installation taking about 1-2 days.
Falling autumn leaves make a pretty
picture. They also clog up spouting, leading
to problems if debris accumulates and
blocks rainwater flowing off the roof, which
can overflow and seep into the house.
“Leaf litter can remain in spouting for
weeks,” says Rohan, owner of Gum Leaf.
As the South Island supplier of Gutter

Amazing outdoor spaces are possible

features.
These include a Schist stone gateway
and entrance pillars, with decking
that modernised an older home, and
constructing decks and pergolas, some with
a roof to keep the weather out. One pergola
was an extension of a carport that doubled
as a covered barbeque area, effectively
extending the outdoor living space on a
smaller block of land.
“We work with a variety of mediums
including stone, bricks and timber, as
well as completing soft landscaping, from
laying lawns to planting out,” advises Aaron
Bartlett who with wife, Vicky owns and
operates The Outdoor Space.
Aaron prefers chunky Macrocarpa for
pergolas as it holds its shape better than
pine. He says that laminate timber also
works well. It looks good stained or has
a fresh look when painted to match the
house colours.
Aaron says Kwila timber decks are very
popular, with stainless steel screws used
to fix the planks for a better finish. They
have also constructed Kwila planter boxes
around several decks, some with seating on
the top.
A couple of interesting creations by The
Outdoor Space have been a recycled red
brick wall and a fence from an old house
wall that incorporated a rustic window.
“I really enjoy creating unique and
interesting structures,” says Aaron.
He likes to sit down with clients to discuss
options for their outdoors, bringing their
dreams and ideas to reality; completing
part of all of job to a client’s budget and
timeline, even if it means popping back
when required, until the landscaping vision
is complete.
With lawn sowing season over until
spring, the team are available to lay ready
lawn for those wanting to avoid the
mud over the cooler months. If wanting

REAA - Understanding real estate jargon
Every industry is full of jargon and
buzzwords that make no sense to anyone
who’s not part of the club. Real estate is no
different, which means it can be hard to get
up to speed. Here’s a handy guide to some
of the most common terms you’ll come
across when buying or selling property.
Agency agreement: If you are using
a licensed real estate agent to sell your
property, you’ll need to sign one of these
agreements - it sets out what the agent will
do and what they will be paid. Remember
you can negotiate the conditions, such as
who pays for marketing and how much
the commission is. Make sure you get
legal advice before you sign, because it’s a
binding document.
BEO or BBO: This stands for ‘Buyer
Enquiry Over’ or ‘Buyer Budget Over’,
which means that price listed on the
advertisement indicates the minimum that
the seller will accept. The seller actually
needs to give serious consideration to any
offer over the BEO, so this figure needs to
be selected carefully.
Deadline Sale or Deadline Private
Treaty: In this kind of sale, a property
is marketed for a set period (with an
advertised end date). The seller can choose
to accept an offer at any stage during the
listing period though it may be stated
in the advertising that ‘no offer will be
accepted prior’. Check the fine print.
LIM: This stands for Land Information
Memorandum, which contains everything
that the local council knows about the
property, such as any issues with drainage
and plumbing, erosion or permits. It will
help you identify if any additions haven’t
got the right consent. A LIM will also
record any unpaid rates.
Sale and purchase agreement: This
is a legally binding contract between
the buyer and seller for the purchase/
sale of a property. It provides certainty
to both parties and it sets out in writing
all the agreed terms and conditions. It’s
essential to get legal advice before you
sign an agreement – and that you read and
understand what it means.
Settlement: This is the end goal in a
property transaction, when the sale and
purchase is completed by the exchange of
property and payment. Settlement occurs
when the seller receives the money for the
sale – the buyer will not receive the keys
until this happens.
RV: This stands for ‘Rateable Value’ – this
is a value used to calculate local body rates.
It should not be assumed to be a market
value for a property when it is for sale as
the rating valuation may be a number of
years old. It is also not responsive to local
market fluctuations and may not reflect
any recent renovations to a property. This
was formerly known as ‘Government
Value’, or GV.
Tender: If a property is for sale by
tender, prospective buyers must submit
confidential written offers by a set date.
Usually there is no minimum price, but
properties are often listed with a BEO or
BBO price. The seller can then choose the
offer that is most acceptable to them, based
on the price and any attached conditions.
The most attractive tender is likely to be
one that combines a good price with few
conditions. Sellers are allowed to negotiate
with any one or more of the tenderers
received after tenders close.

Your guide to Show Homes & New Sections
in the Selwyn District
Garages are not all equal
Not all garages are equal. Smaller
townhouses may have a single garage
whereas larger homes are more likely
to have double, triple or even four-car
garaging.
Having more garaging has been more
popular in recent times. It can add an ‘x’
factor leading to a speedier house sale and
potential for a higher selling price.
However, how much garage space do
you really need?
Before committing to an even larger
home, take time to consider the purpose of
your garage. This may avoid the situation
where one or more vehicles is parked up in
the driveway due to there being no room
in the garage after work bench, garden
equipment, bicycles and other items are
packed in.
An outside shed may take out some
clutter, as will moving on unused
possessions, with the result that a standard
double garage may be sufficient.
While a larger garage will add square
metres, extra garage space costs less than
in other areas of a home because there are
fewer features.
At planning stage, map out what will
be stored in the garage. Take account
of the space needed for motor vehicles,
bikes, work bench, tools and gardening
implements, if these will be kept in the
garage.
List all the items, measuring each to
assess how they will fit into the garage.
Allow space for moving around and
getting into and out of the cars parked in
the garage, once bikes, ladders and the like
are stacked against the walls.
Attic trusses with a pull down ladder
could be included; a great way to gain
extra storage space for less used items.
Other features that will reduce clutter
may include built-in shelving and
storage cupboards, hanging devices like
hammocks suspended from the roof,
and bike hooks. These can make a huge
difference to the spaciousness of this very
practical part of the house.
Thinking of the garage doors themselves,
these can be custom made to fit. While
two or three single doors may be attractive
for accessing a larger garage, weigh up
garage door width and their practicality
should a larger vehicle need to be stored in
the garage at any time.
Including one or more windows will
allow natural light without the need to
open the garage door. The glass can be
frosted for privacy while a glass side
or back door will provide access to the
backyard. You might also include a
garage door through to the backyard.
Alternatively, a garage, carport, or parking
space down the side may provide storage
for a caravan, motorhome or boat and
access the yard.
Ensuring sufficient off-street parking
space out front is also often overlooked
and worth the investment.

Buying a property at auction
If you’re keen on a property that’s going
to auction, preparation is everything. A
successful bid means you are immediately
committed to buy the property; you cannot
seek legal advice, arrange finance or even
get the property valued or inspected when
the auction is over.
That means you need to do all your due
diligence in advance of auction day. Before
the auction (usually after you’ve viewed the
property), the real estate agent working for
the seller should provide you with a copy
of the terms and Contract of Sale, which
sets out what chattels will be included with
the property. This document will also tell
you the amount of the deposit to be paid
by the successful bidder, and when the
balance of the payment must be made.
These documents should be checked by
your lawyer.
You should consider having the property
checked (preferably by a qualified inspector
who has professional indemnity insurance
and carries out their work in accordance
with the New Zealand Property Inspection
Standards and obtain an up-to-date Land
Information Memorandum (LIM) from
the local council. It’s a good idea to get a
valuation of the property, especially as
you are likely to require one if you need a
loan. Some websites provide free estimated
market values that may be useful.
There’s a lot to take in at an auction and
it’s easy to feel overwhelmed. If you can,
go along to one as an observer to see how
the process works before you actually want
to buy. Remember that the auctioneer is
working for the seller and they want to get
the highest price possible for the property.
At an auction, the auctioneer will read the terms and
conditions of the sale aloud and announce if a reserve
price has been set. They must also state whether the seller
has reserved the right to bid during the auction. This is
called ‘vendor bidding’ and it is only allowed under strict
circumstances, such as when the property being auctioned
has a reserve price; when the reserve price has not yet been
met; and the auctioneer has made it clear that the bid being
made is a vendor bid. They must do this by saying, ‘this is a
vendor bid’ rather than using any jargon.
Auctioneers sometimes use vendor bids as a way to
start off the bidding, or to move the bidding towards the
reserve price. Vendor bids can be made by the auctioneer,
or another person working on behalf of
the seller, such as a real estate agent. An
auctioneer can also use a pre-auction offer
to start the bidding.
The auction continues until there is only
one bidder left. At that stage, if the reserve
price is reached or beaten, the highest
bidder will be the successful buyer. If the
reserve price isn’t reached, the seller can tell
the auctioneer to stop the auction without
selling the property.
If the auction is stopped without a sale, the
highest bidder may have the opportunity to
negotiate with the seller (via their agent)
after the auction. If this happens, the terms
and conditions of the auction no longer
apply and you can negotiate new ones.
