• Growth in overnight stays still below national average.<br />

• Transition between demand for mid-range<br />

accommodation and the need to also attract high<br />

end brands.<br />

• Rise of unregulated competitors such as Airbnb and<br />

impact on hotel viability and future investment.<br />

• The rise in commission rates, unfair contracts and online<br />

rate parity of online travel agents.<br />

• Need to establish more consistent demand throughout<br />

the year by attracting more events/conferences in<br />
