delivering 975 mixed tenure homes in Canning<br />

Town, east London<br />

THE<br />

<strong>Housebuilder</strong> meets Stephen Teagle, boss of<br />

Galliford Try Partnerships, in London shortly<br />

after the release of the group’s trading update<br />

ahead of its full year results. The indicators are strong for<br />

the Partnerships business; Teagle, approachable, is in<br />

good spirits. And the continuing kind weather means a<br />

warm seat outside.<br />

Teagle became ceo of Galliford Try’s Partnerships arm<br />

in 2016 after joining the construction and housebuilding<br />

firm 12 years ago. With a background in regeneration and<br />

affordable housing – his initial post in GT was contracts<br />

– his credentials soundly fit the role. GT Partnerships<br />

and Regeneration works closely with local authorities,<br />

housing associations, Homes England and private sector<br />

investors<br />

Schemes<br />

Galliford Try Partnerships has various schemes<br />

underway, in joint ventures or partnerships.<br />

On behalf of Opal, a jv between the division and<br />

Thames Valley Housing, the business is delivering<br />

975 mixed tenure homes at the Brunel Street<br />

Works site off Silvertown Way in Canning Town,<br />

east London. Originally purchased by the London<br />

Development Agency so that an underutilised site<br />

could be regenerated, the land was passed to the<br />

GLA which, under the direction of previous mayor<br />

of London Boris Johnson, selected Opal through the<br />

London Development Panel to deliver a residentialled<br />

scheme on the site. Separately, GT Partnerships<br />

is also active on Homes England’s Delivery Partner<br />

Panel 3 which procures work to create residential-led<br />

development on public sector land.<br />

The Canning Town homes will be built across five<br />

distinct blocks, ranging from nine to 26 storeys in<br />

height. They are split a third affordable, a third<br />

PRS and a third outright sale. “That allows us to<br />

have forward visibility; with two thirds sold that<br />

provides return on capital and reduces the risk<br />

for homes for sale,” Stephen Teagle says. “It’s an<br />

excellent balance of optimising our commercial<br />

position and delivering homes at pace.”<br />

In partnership with Liverty, (formerly DCH) a south<br />

west developer, the division is set to develop 180<br />

new homes at Kingfisher Green, in the community<br />

of Cranbrook, east Devon. The scheme will consist<br />

of a range of one to four-bedroom homes including<br />

54 for shared ownership and social rent and 126 for<br />

open market sale under the Linden Homes brand.<br />

At the Blackberry Hill hospital site in Bristol,<br />

the company is delivering 346 homes, with 100<br />

affordable and open sale homes in a mix of houses<br />

and apartments.<br />

And at another London site, Ferry Lane in north<br />

London, the division is undertaking a scheme of 479<br />

homes in total. These will all be wholly owned and<br />

managed as PRS units with L&G in involvement. GT<br />

Partnerships says that 85 of the homes which will be<br />

classed discounted affordable PRS for local residents.<br />
