members • Peace of mind. The directory is a comprehensive<br />
annual member directory our members<br />
and community can use as a reliable and local resource<br />
throughout the year for all their housing &<br />

The GCRHBA will also be handing out Save the<br />
Date postcards with our Spring & Fall <strong>2019</strong> Parade<br />
of Homes and 2020 Home Show dates and a chance<br />
to win a $100 Visa gift card from BankIowa. Make<br />
sure you collect a postcard at the front door and fill<br />
out the detachable stub to sign up. The completed<br />
stub can be placed in a GCRHBA giveaway box located<br />
at any of the booths with a Proud Member of<br />
the GCRHBA poster hanging.<br />
Despite the bitter cold and unpleasant weather,<br />
Leisure Zone hosted a wonderful Game Night last<br />
month! A very special thank you to everyone with<br />
Leisure Zone for being so welcoming to our members<br />
who braved the cold to enjoy games, food, beverages<br />
and networking with other GCRHBA members.<br />

Hope everyone is off to a great <strong>2019</strong>.<br />
Your HBA has many events already<br />
scheduled for the upcoming year.<br />
See the entire list inside this issue.<br />
We would appreciate you attending<br />
as many of these as possible. What<br />
a great way to meet new people and<br />
ROB HAJEK connect with others that are involved<br />
in this industry.<br />
One of the events scheduled is our Remodelers<br />
night event on July 11th at Iowa Brewing Company.<br />
Over the last couple of years this event has become<br />
more popular which has been great to see.<br />
The Remodelers Council has worked very hard to<br />
make their top priority to have this as one of the<br />
best events of the year. They have many great companies<br />
that sponsor this event, bring their employees<br />
and have a great time. Why, do you ask, is this<br />
so important and their main priority? This council’s<br />
main objective is to be the philanthropic arm of this<br />
association and to give all (100%) of the proceeds of<br />
this one-night event back to local charities and organizations.<br />
In 2018, this event raised over $2,500.<br />
As members of this association one of the top<br />
missions is to have community involvement by donating<br />
back for the betterment of all, either financially<br />
or with your time. Your HBA donated more<br />
than $10,000 to several organizations in 2018. This<br />
is something every one of you should be very proud<br />
about and knowing that this association is touching<br />
many people in a positive way. I thank each of you<br />
for all your efforts to make this happen.<br />
So please put July 11th on your calendar to attend,<br />
eat some food from local food trucks, have a<br />
nice cold beverage from Iowa Brewing, and remember<br />
what the purpose is all about.<br />

make $500 donation<br />
to Camp Courageous<br />
in memory of<br />
Ralph Palmer<br />
Ralph Palmer, a long-time GCRHBA member, passed away<br />
November 23, 2018. Ralph was involved in many organizations<br />
and charities, but one of the closest to his heart was<br />
Camp Courageous in Monticello. While blessed to have<br />
healthy children and grandchildren, he always knew that<br />
there were many children that had challenges and wanted to<br />
help. He may have never known their names, looked them<br />
in the eyes, or seen their smiles, but he always knew that he<br />
was helping them and their families live a more fulfilled life.<br />
Camp Courageous of Iowa is a year-round respite care and recreational facility<br />
for individuals of all ages with disabilities. The camp was established in 1972<br />
with the first 211 campers attending in the summer of 1974. Today, Camp Courageous<br />
serves over 8,000 individuals with disabilities are served in a year-round<br />
program. All people, regardless of ability level, have the right to opportunities<br />
found in the world around them. Individuals with disabilities, as well as their<br />
families, should experience year-round recreational and respite care activities in<br />
a camp setting. Camp Courageous of Iowa provides this needed service to all.<br />
The camp provides opportunities for social and personal growth within a supportive<br />
environment. Campers learn to try a variety of creative and challenging<br />
activities and experience success. Campers develop enhanced self-esteem<br />
which carries over to work, home, or school environments. Camp Courageous<br />
was built and continues to operate on donations, without government assistance,<br />
without formal sponsorship, and without paid fund-raisers.<br />

Advice on Financing<br />
Your First Home<br />
Buying your first house is very<br />
exciting. But financing your home<br />
purchase can be a daunting<br />
experience. In both cases, do<br />
your research and shop carefully<br />
to ensure you find exactly what<br />
you want and need.<br />
Deciding how much to spend<br />
on your home and which type<br />
of mortgage will work best for<br />
you — as well as understanding<br />
the settlement process — can<br />
be confusing. However, there<br />
are many sources that can help<br />
you get prepared well before<br />
you step foot into a sales office,<br />
model home or open house.<br />
• Get familiar with the lingo.<br />
• Figure out what you can<br />
actually afford to pay on a<br />
monthly basis. Remember that, in<br />
addition to the monthly principal<br />
and interest, you will also pay<br />
into escrows for property taxes,<br />
hazard insurance and possibly a<br />
home owners’ or condominium<br />
association assessment. You have<br />
more knowledge about your<br />
living expenses than a lender.<br />
Hold firm with that number and<br />
don’t be tempted to agree to an<br />
amount higher than what you are<br />
comfortable spending. Mortgage<br />
calculators are a great way to<br />
figure out what your monthly<br />
payments would be based on<br />
interest rates and down payment<br />
amounts. Calculators can be<br />
found on most real-estatefocused<br />
websites.<br />
• Pay down your debts.<br />
Lenders want to see a total debt<br />
service ratio that is less than 40%<br />
of your monthly income.<br />
• Attend a first-time home<br />
buying seminar or talk to a credit<br />
counselor who does not work<br />
for a lender. You can research<br />
your options without being<br />
influenced by someone who has<br />

GCRHBA makes $690 donation to<br />
Kirkwood Community College<br />
$500 donation: Kirkwood Community College has a group of college<br />
students that will attend the National Association of Home Builders<br />
International Builders’ Show Residential Construction Management<br />
Competition in Las Vegas, Nevada <strong>Feb</strong>ruary 18-20, <strong>2019</strong>.<br />
The annual NAHB Student Competition is one of the highlights of the<br />
International Builders’ Show (IBS). The competition gives students the<br />
opportunity to apply skills learned in the classroom to a real construction<br />
company by completing a management project/proposal.<br />
Proposals are submitted to a group of<br />

construction company executives who<br />
serve as judges. During the convention,<br />
students defend their proposals to the<br />
judges in front of an audience.<br />
$190 donation: The Greater Cedar Rapids Housing & Building Association<br />
paid a portion of the Kirkwood Community College National<br />
Association of Home Builders Student Chapter membership fees for<br />
2018-<strong>2019</strong>; which consists of 19 new students. The NAHB Student<br />
Chapters program is dedicated to enriching the educational experience<br />
of students by offering them first-hand exposure to the real world<br />
of the building industry through NAHB membership, educational<br />
programming, and networking opportunities. Working with a faculty<br />
adviser and drawing on the mentors and industry leaders in their local<br />
home builders association, student chapters can compete in national<br />
competitions, win scholarships, enjoy discounts on trade shows, and<br />
enjoy all the benefits of membership in NAHB.<br />

Tax Benefits of Homeownership<br />

Homeownership has many important benefits<br />
for millions of Americans across the country –<br />
including creating a sense of community, building<br />
wealth and providing financial security.<br />
And, at tax time, home owners can take advantage<br />
of several sources of tax savings, including:<br />
• Deductions for mortgage interest<br />
• Deductions for real estate taxes<br />
• The capital gains exclusion for the sale of a<br />
principal residence<br />
Mortgage Interest Deduction<br />
Home owners who itemize their federal income<br />
tax deductions can deduct 100 percent of their<br />
mortgage interest payments on a first or second<br />
home for up to $1 million of mortgage debt.<br />
The Mortgage Interest Statement Form 1098,<br />
which home owners receive from their lenders,<br />
shows the total amount of home mortgage<br />
interest paid during the year.<br />
Homeowners also can deduct<br />
the interest paid on up<br />
to $100,000 of home equity<br />
loans.<br />
For most home owners, this<br />
means they can deduct all<br />
of the mortgage interest they’ve paid on their<br />
home each year.<br />
Real Estate Tax Deduction<br />
Home owners are able to deduct the state and<br />
local real estate taxes they pay each year on an<br />
owner-occupied home.<br />
Capital Gains Exclusion<br />
When it is time to sell a home, in many cases<br />
home owners don’t have to pay capital gains tax<br />
on the profit from the sale. Under present law,<br />
married couples who have owned and occupied<br />
their principal residence for at least two of the<br />
past five years do not have to pay any taxes on<br />
the first $500,000 in profits from the sale of their<br />
home. Single filers earn up to $250,000 tax free.<br />
Additional Tax Savings<br />
Another deduction home owner’s may be<br />
able to take is for mortgage insurance premiums.<br />
Generally, people who purchase a home<br />
without putting 20 percent down have to buy<br />
mortgage insurance, and those premiums can<br />
also be deducted from taxable income.<br />
Even home owners who don’t use the home<br />
as their principal residence and rent it out may<br />
be able to enjoy some tax benefits, including<br />
interest and depreciation deductions. T<br />

Growing our Strength<br />
through Member Recruitment, Retention and Involvement<br />
Recruiting new members to your local association is<br />
an activity recognized and rewarded through the Spike<br />
Club. Those who participate are called Spikes, and they<br />
are among the most valued members of the association.<br />
Member-to-member recruitment and retention efforts<br />
are the largest source of growth for the federation.<br />
Spikes bring grassroots growth and stability. These<br />
efforts lend to the development of the general membership<br />
