booths. The Cedar Rapids Home Show has thousands

In addition, the GCRHBA will be present at the
Home Show to distribute our 2019 Membership
Directory to the community. The GCRHBA is the
one-stop resource for consumers looking for LO-
CAL trusted building, home improvement and
service professionals • FREE referrals • Reputable
members • Peace of mind. The directory is a comprehensive
annual member directory our members
and community can use as a reliable and local resource
throughout the year for all their housing &
building needs.
The GCRHBA will also be handing out Save the
Date postcards with our Spring & Fall 2019 Parade
of Homes and 2020 Home Show dates and a chance
to win a $100 Visa gift card from BankIowa. Make
sure you collect a postcard at the front door and fill
out the detachable stub to sign up. The completed
stub can be placed in a GCRHBA giveaway box located
at any of the booths with a Proud Member of
the GCRHBA poster hanging.
Despite the bitter cold and unpleasant weather,
Leisure Zone hosted a wonderful Game Night last
month! A very special thank you to everyone with
Leisure Zone for being so welcoming to our members
who braved the cold to enjoy games, food, beverages
and networking with other GCRHBA members.

at HBA events
Hope everyone is off to a great 2019.
Your HBA has many events already
scheduled for the upcoming year.
See the entire list inside this issue.
We would appreciate you attending
as many of these as possible. What
a great way to meet new people and
ROB HAJEK connect with others that are involved
in this industry.
One of the events scheduled is our Remodelers
night event on July 11th at Iowa Brewing Company.
Over the last couple of years this event has become
more popular which has been great to see.
The Remodelers Council has worked very hard to
make their top priority to have this as one of the
best events of the year. They have many great companies
that sponsor this event, bring their employees
and have a great time. Why, do you ask, is this
so important and their main priority? This council’s
main objective is to be the philanthropic arm of this
association and to give all (100%) of the proceeds of
this one-night event back to local charities and organizations.
In 2018, this event raised over $2,500.
As members of this association one of the top
missions is to have community involvement by donating
back for the betterment of all, either financially
or with your time. Your HBA donated more
than $10,000 to several organizations in 2018. This
is something every one of you should be very proud
about and knowing that this association is touching
many people in a positive way. I thank each of you
for all your efforts to make this happen.
So please put July 11th on your calendar to attend,
eat some food from local food trucks, have a
nice cold beverage from Iowa Brewing, and remember
what the purpose is all about.

Remodelers Council
make $500 donation
to Camp Courageous
in memory of
Ralph Palmer
Ralph Palmer, a long-time GCRHBA member, passed away
November 23, 2018. Ralph was involved in many organizations
and charities, but one of the closest to his heart was
Camp Courageous in Monticello. While blessed to have
healthy children and grandchildren, he always knew that
there were many children that had challenges and wanted to
help. He may have never known their names, looked them
in the eyes, or seen their smiles, but he always knew that he
was helping them and their families live a more fulfilled life.
Camp Courageous of Iowa is a year-round respite care and recreational facility
for individuals of all ages with disabilities. The camp was established in 1972
with the first 211 campers attending in the summer of 1974. Today, Camp Courageous
serves over 8,000 individuals with disabilities are served in a year-round
program. All people, regardless of ability level, have the right to opportunities
found in the world around them. Individuals with disabilities, as well as their
families, should experience year-round recreational and respite care activities in
a camp setting. Camp Courageous of Iowa provides this needed service to all.
The camp provides opportunities for social and personal growth within a supportive
environment. Campers learn to try a variety of creative and challenging
activities and experience success. Campers develop enhanced self-esteem
which carries over to work, home, or school environments. Camp Courageous
was built and continues to operate on donations, without government assistance,
without formal sponsorship, and without paid fund-raisers.

Advice on Financing
Your First Home
Buying your first house is very
exciting. But financing your home
purchase can be a daunting
experience. In both cases, do
your research and shop carefully
to ensure you find exactly what
you want and need.
Deciding how much to spend
on your home and which type
of mortgage will work best for
you — as well as understanding
the settlement process — can
be confusing. However, there
are many sources that can help
you get prepared well before
you step foot into a sales office,
model home or open house.
• Get familiar with the lingo.
• Figure out what you can
actually afford to pay on a
monthly basis. Remember that, in
addition to the monthly principal
and interest, you will also pay
into escrows for property taxes,
hazard insurance and possibly a
home owners’ or condominium
association assessment. You have
more knowledge about your
living expenses than a lender.
Hold firm with that number and
don’t be tempted to agree to an
amount higher than what you are
comfortable spending. Mortgage
calculators are a great way to
figure out what your monthly
payments would be based on
interest rates and down payment
amounts. Calculators can be
found on most real-estatefocused
websites.
• Pay down your debts.
Lenders want to see a total debt
service ratio that is less than 40%
of your monthly income.
• Attend a first-time home
buying seminar or talk to a credit
counselor who does not work
for a lender. You can research
your options without being
influenced by someone who has
a financial interest in the home

GCRHBA makes $690 donation to
Kirkwood Community College
$500 donation: Kirkwood Community College has a group of college
students that will attend the National Association of Home Builders
International Builders’ Show Residential Construction Management
Competition in Las Vegas, Nevada February 18-20, 2019.
The annual NAHB Student Competition is one of the highlights of the
International Builders’ Show (IBS). The competition gives students the
opportunity to apply skills learned in the classroom to a real construction
company by completing a management project/proposal.
Proposals are submitted to a group of

serve as judges. During the convention,
students defend their proposals to the
judges in front of an audience.
$190 donation: The Greater Cedar Rapids Housing & Building Association
paid a portion of the Kirkwood Community College National
Association of Home Builders Student Chapter membership fees for
2018-2019; which consists of 19 new students. The NAHB Student
Chapters program is dedicated to enriching the educational experience
of students by offering them first-hand exposure to the real world
of the building industry through NAHB membership, educational
programming, and networking opportunities. Working with a faculty
adviser and drawing on the mentors and industry leaders in their local
home builders association, student chapters can compete in national
competitions, win scholarships, enjoy discounts on trade shows, and
enjoy all the benefits of membership in NAHB.

donations each
A $1,000 donation was made to the
Cedar Rapids Community School
District as well as a $1,000 given to
College Community School District
to send their Student Built House
Instructors, Daniel Lough and James
Nelson, to the 2019 National Association
of Home Builders International
Builders’ Show.
The International Builders’ Show is
organized by the National Association
of Home Builders and is the largest
annual light construction building industry
tradeshow in the United States.
It is the only event of its kind, focusing
specifically on the needs, concerns,
and opportunities that face builders.
The 2019 Builders’ Show will bring
together more than 1,500 top manufacturers
and suppliers from around
the globe in 600,000 net square feet

Tax Benefits of Homeownership

Homeownership has many important benefits
for millions of Americans across the country –
including creating a sense of community, building
wealth and providing financial security.
And, at tax time, home owners can take advantage
of several sources of tax savings, including:
• Deductions for mortgage interest
• Deductions for real estate taxes
• The capital gains exclusion for the sale of a
principal residence
Mortgage Interest Deduction
Home owners who itemize their federal income
tax deductions can deduct 100 percent of their
mortgage interest payments on a first or second
home for up to $1 million of mortgage debt.
The Mortgage Interest Statement Form 1098,
which home owners receive from their lenders,
shows the total amount of home mortgage
interest paid during the year.
Homeowners also can deduct
the interest paid on up
to $100,000 of home equity
loans.
For most home owners, this
means they can deduct all
of the mortgage interest they’ve paid on their
home each year.
Real Estate Tax Deduction
Home owners are able to deduct the state and
local real estate taxes they pay each year on an
owner-occupied home.
Capital Gains Exclusion
When it is time to sell a home, in many cases
home owners don’t have to pay capital gains tax
on the profit from the sale. Under present law,
married couples who have owned and occupied
their principal residence for at least two of the
past five years do not have to pay any taxes on
the first $500,000 in profits from the sale of their
home. Single filers earn up to $250,000 tax free.
Additional Tax Savings
Another deduction home owner’s may be
able to take is for mortgage insurance premiums.
Generally, people who purchase a home
without putting 20 percent down have to buy
mortgage insurance, and those premiums can
also be deducted from taxable income.
Even home owners who don’t use the home
as their principal residence and rent it out may
be able to enjoy some tax benefits, including
interest and depreciation deductions. T

Recruiting new members to your local association is
an activity recognized and rewarded through the Spike
Club. Those who participate are called Spikes, and they
are among the most valued members of the association.
