With one of our busiest times of the year now upon us, our offices at Parklands and New Brighton have hit the ground running during the first quarter, working with a wide catalogue of available homes, in all price brackets right across the city. Good open home attendance, and online enquiry has produced positive activity, and the volume of listings coming into Harcourts throughout the city continues to indicate that we are still the most preferred company in Christchurch. It’s worth noting that the Reserve Bank’s reduced LVR restrictions came into effect from 1 January. This means that banks will now lend 20 per cent of their new loans to owner-occupiers who have a deposit of less than 20 per cent of a purchase price – up from 15 per cent of new lending. The required minimum deposit for investors has now dropped to 30% from 35%. Subsequently, it’s foreseeable that these changes will bring a new batch of buyers into the housing market. In our local neighbourhood, it has also been pleasing to witness an increase in active first home buyers looking to get on the property ladder. Whilst I will always advocate an optimistic outlook, my message for those looking to sell, BE selective and BE sensible. Choose your sales consultant wisely and be sensible with price expectations if your home sits outside what we refer to as the market’s ‘sweet spots’, or there is an oversupply of available property in your neighbourhood. It is no secret that the new developments in our eastern suburbs have sparked conversation and heightened interest in our local community over the past few years, and in particular, it’s been incredibly exciting to watch the final stages of the ‘two schools on one campus’ (Avonside Girls’ and Shirley Boys’ High Schools) take their form. Due to open the beginning of Term 2, this brand new, state of the art campus, is going to be a crucial asset for the east of Christchurch and will become a main contributor determining the real estate market locally.
