Buying and selling in winter<br />
Spring is generally considered the<br />
best time to sell a home. Many houses<br />
look their best in the warmer weather<br />
when the sun is streaming through the<br />
windows and the garden has fresh new<br />
growth and spring flowers abloom.<br />
With this in mind, it might seem<br />
pointless selling in winter yet there are<br />
still buyers out looking, and with fewer<br />
properties on the market winter can be<br />
an ideal time to list your home. Less<br />
competition could translate to more<br />
buyers considering your home.<br />
If people are out looking at homes on<br />
cold grey days it means they are serious<br />
about buying so may be more likely to<br />
make an offer.<br />
In winter, buyers can assess the<br />
warmth of a home and see the garden<br />
with less foliage and growth. Visiting<br />
after heavy rain allows buyers to observe<br />
the home’s condition as issues like<br />
drainage problems or outdoor areas<br />
where water pools might be evident.<br />
If currently looking for land to build<br />
on or choosing a house design for a<br />
section, visit the section at various times<br />
of the day to assess where the sun will<br />
come into the home. Remember, the sun<br />
is lower in the sky in winter so penetrate<br />
further inside than it will in summer.<br />
This exercise will help you appreciate<br />
which house designs will best suit your<br />
piece of land as well as where windows,<br />
exterior doors, indoor/outdoor flow and<br />
outside living areas will be best placed<br />
for maximum sun on cooler days. Bear<br />
in mind other seasonal factors such as<br />
the potential for strong northwest winds<br />
in spring and hot dry summer days.<br />
If selling a property, you will want it<br />
to look good. Clean up the garden, clip<br />
back dead wood on trees and shrubs<br />
and weed garden beds. Mulching will<br />
make the garden tidier too. Add colour<br />
with flowers which bloom in winter<br />
like calendula, hellebores, lobelia,<br />
pansies and polyanthus. Fill gaps in<br />
your herbaceous borders with trees and<br />
shrubs which offer variation of colour<br />
like bronze and variegated foliage or<br />
flowering species such as camellia. Keep<br />
it simple as a fussy looking garden will<br />
give the impression it requires a lot<br />
of work to keep it tidy. Many people<br />
however, want easy care.<br />
Real estate agents always recommend<br />
de-cluttering inside and outside. Too<br />
many ornaments, wall hangings and<br />
furniture take the eye away from the<br />
features of the home and will make<br />
the rooms look smaller. An unclean<br />
or untidy home will also make it less<br />
appealing. Create a warm inviting<br />
atmosphere with fresh flowers, scented<br />
candles and essential oils (though not<br />
too strong), and the odd ornament.<br />
Heat all rooms before an open home<br />
(especially on dreary days) so viewers<br />
are not walking into cold rooms.<br />

more chance a potential buyer will make<br />
a good offer.<br />
