The REHDA Property Industry Survey 1H <strong>2019</strong><br />

recorded a reduction in the number of project<br />

launches as well as respondents. Although<br />

there was a spike in 15% sales, the sentiments<br />

towards the property industry for the next 10<br />

months remained mostly neutral.<br />

Most of the launches are 2-3 storey terrace houses and serviced<br />

apartments and the launched selling price were those between RM250,000<br />

and RM700,000. Most buyers were first-time purchasers, mainly for the<br />

purpose of self-dwelling.<br />

Majority of the respondents reported to have around 30% unsold stocks<br />

with end-financing issues as the main reason for unsold units, followed by<br />

unreleased Bumiputra units and low demand. Despite market conditions,<br />

more optimism is anticipated for 1H 2020. Many players across the building<br />

and construction industry are in the midst of introducing new projects in<br />

upcoming trade fairs and exhibitions across the globe, which you can read<br />

more about in the next edition of B&I magazine.<br />

In line with the rapid market expansion,<br />

Mr Tan Lai Huan, the chairman of<br />

Nam Heng Glass Group has invested in<br />

a new plant in Senawang in 2017, on top<br />

of various branches within Malaysia. The<br />

cost of investment was approximately<br />

RM50 million with a land area about<br />

18,130 square metres. The plant is<br />

equipped with new innovative high-tech<br />

glass processing machineries. These<br />

include a double chamber with convection<br />

tempering furnace, which can<br />

produce 50% more than the production<br />

volume of the old tempering furnace. This<br />

machine is currently the largest frame<br />

tempering furnace in Malaysia, measuring<br />

12 metres high and 3 metres wide. At<br />

the same time, it also introduced a fully<br />

automatic double-edge polishing machine<br />

which greatly increased the production<br />

capacity while ensuring the quality requirements<br />

of the glass.<br />

In addition, Nam Heng Glass Group<br />

has brought in the largest and most<br />

advanced laminated processing line into<br />

Malaysia. It can process laminated glass in<br />

the largest size, measuring laminated<br />

glass measuring up to 8 metres in height<br />

and 3 metres in width. This production is<br />

expected to be fully operational by August<br />

2018.<br />

In year 2018 Nam Heng Glass Group<br />

also completed the construction of its new<br />

plant in Sabah. Initially established for the<br />

production of float glass, further investment<br />

has expanded the plant’s glass portfolio<br />

that now includes processed glass to cater<br />

to the market needs in Malaysia.<br />

Nam Heng Glass Group currently has<br />

four wholesale glass factories in Malaysia.<br />

It is located in Johor, Selangor, Penang<br />

and Sabah. It supplies raw glass, mirrors<br />

and all types of glass. The glass inventory<br />

comprises a variety of glasses, totalling<br />

millions of square feet.<br />

At the same time, the company has<br />

also been expanding the glass processing<br />

facilities, from the original two factory<br />

buildings last year, to four. Today, Nam<br />

Heng Glass Group has seven tempered<br />

glass production lines, five laminated<br />

glass production lines, two insulated glass<br />

production lines and various processing<br />

production lines – all of which fully<br />

capable to meet the demands for high<br />

performance glass across all projects in<br />

Malaysia.<br />
