The REHDA Property Industry Survey 1H 2019
recorded a reduction in the number of project
launches as well as respondents. Although
there was a spike in 15% sales, the sentiments
towards the property industry for the next 10
months remained mostly neutral.
Most of the launches are 2-3 storey terrace houses and serviced
apartments and the launched selling price were those between RM250,000
and RM700,000. Most buyers were first-time purchasers, mainly for the
purpose of self-dwelling.
Majority of the respondents reported to have around 30% unsold stocks
with end-financing issues as the main reason for unsold units, followed by
unreleased Bumiputra units and low demand. Despite market conditions,
more optimism is anticipated for 1H 2020. Many players across the building
and construction industry are in the midst of introducing new projects in
upcoming trade fairs and exhibitions across the globe, which you can read
more about in the next edition of B&I magazine.
We welcome editorial papers with respect to projects, products and
services. However, B&I reserves the right to edit any editorial contribution.
Happy reading and we look forward to your patronage.
1996
In line with the rapid market expansion,
Mr Tan Lai Huan, the chairman of
Nam Heng Glass Group has invested in
a new plant in Senawang in 2017, on top
of various branches within Malaysia. The
cost of investment was approximately
RM50 million with a land area about
18,130 square metres. The plant is
equipped with new innovative high-tech
glass processing machineries. These
include a double chamber with convection
tempering furnace, which can
produce 50% more than the production
volume of the old tempering furnace. This
machine is currently the largest frame
tempering furnace in Malaysia, measuring
12 metres high and 3 metres wide. At
the same time, it also introduced a fully
automatic double-edge polishing machine
which greatly increased the production
capacity while ensuring the quality requirements
of the glass.
In addition, Nam Heng Glass Group
has brought in the largest and most
advanced laminated processing line into
Malaysia. It can process laminated glass in
the largest size, measuring laminated
glass measuring up to 8 metres in height
and 3 metres in width. This production is
expected to be fully operational by August
2018.
In year 2018 Nam Heng Glass Group
also completed the construction of its new
plant in Sabah. Initially established for the
production of float glass, further investment
has expanded the plant’s glass portfolio
that now includes processed glass to cater
to the market needs in Malaysia.
Nam Heng Glass Group currently has
four wholesale glass factories in Malaysia.
It is located in Johor, Selangor, Penang
and Sabah. It supplies raw glass, mirrors
and all types of glass. The glass inventory
comprises a variety of glasses, totalling
millions of square feet.
At the same time, the company has
also been expanding the glass processing
facilities, from the original two factory
buildings last year, to four. Today, Nam
Heng Glass Group has seven tempered
glass production lines, five laminated
glass production lines, two insulated glass
production lines and various processing
production lines – all of which fully
capable to meet the demands for high
performance glass across all projects in
Malaysia.
Nam Heng Glass Group continues to
break through and create a new glass
world, from the wholesale glass to the
glass processing industry. It inspires to
bring the most advanced and highest
quality glass to the local market as well as
to improve the local glass market level.
CENTRAL PARK HCMC @
City parks have long been the go-to place for urban residents, who
are tired of the grey concrete jungle, to get a dose of green. With
climate change and rapid urbanisation pose continuing threats to our
economy and environment, these parks have become more than just
THE MASTERPLAN

The proposal by LAVA and ASPECT Studios pays
celebrates future mobility planned for the site.
the past with the future and the urban
environment with nature, with the old
infrastructural value of the plot play a key
role.
LAVA and ASPECT Studios, in a
statement, said: “The design transforms
this urban oasis into an informal space
with the emphasis on user experience

21 st century requirements of social and
environmental sustainability.”
The design for the park is conceived
as a series of layers that will host a mix of
informal, mixed-use public spaces to break

layout.
The site has long served as the

City; the design reference this history
and future mobility in the form of a
and walkways that follow the curves of
the site’s former railway. They delineate
that allowed the architects to create a
an underground shopping area and the
INNOVATIVE FACILITIES
Interspersed between the ramps, LAVA
and ASPECT Studios has incorporated

stepped, sunken gardens to provide
space for gathering, performance, play
and culture in a bid to make the park as

Among the spaces will be sculptured
gardens, outdoor art galleries, music and
art pavilions, a skate park, sport zones,
water features, forests and waterfalls.
As the park features both commercial
development and a variety of public
