okućnicama, te pristupnu cestu i šetnicu.

U prirodnom okruženju sasvim blizu Zagreba, a dovoljno daleko

od gradske gužve i buke, osmišljena je arhitektonska vrsnoća

zasnovana na uspješnom spoju postojećega krajobraza,

inovativnih ideja, kvalitete oblikovanja, funkcionalnosti i

praktičnosti, te učinkovite iskoristivosti prirodnih resursa,

ekološke održivosti i materijalne trajnosti.

Energetski učinkovitom arhitekturom sa sustavima za korištenje

obnovljivih izvora energije, te krajobraznim uređenjem, koncipiran

je i oblikovan bogat sadržaj, kako u zgradama, tako i u parcelama

na kojima su smještene.

za organiziranje integralnog hotela u funkciji medicinskog turizma

Ime naselja Bistra spominje se u pisanom

dokumentu iz 1209. godine (Isprava

ugarsko-hrvatskoga kralja Andrije II.).

Danas je općina Bistra jedinica lokalne

samouprave, a sastoji se od šest naselja,

u kojima su ukupno nastanjena 6.632

stanovnika (2011.), a taj se broj stalno

povećava. Nalazi se u Zagrebačkoj županiji

između planine Medvednica na jugoistoku

i rijeke Krapina na zapadu. Dobro je

povezana i dovoljno je blizu grada Zagreba,

a opet dovoljno daleko od gradske gužve,

buke i onečišćenja. Zahvaljujući dobrom

geografskom položaju, od centra Bistre i u

krugu od 25 km nalaze se svi glavni cestovni

koridori i gravitacijske točke općine.

The name of the Bistra locality is first

mentioned in a written document from

1209 (a document by the King of Hungary

and Croatia, Andrew II). Today, the Bistra

Municipality is a local self-government

unit comprising six villages with a total

population of 6,632 (2011 census), and the

number of inhabitants is continuously rising.

It is located in the Zagreb County, situated

between Medvednica Mountain in the southeast

and the river Krapina in the west. It is

well-connected with the City of Zagreb and

close to its many amenities, yet far enough

from the city’s crowds, noise and pollution.

Due to its excellent geographical position,

all the main road transport corridors and

points of interest are located within a 25 km

radius from the centre of Bistra.

Smještena u krilu Medvednice, u bioraznolikom

i ambijentalno vrijednom podgorju parka

prirode.

Općinu Bistra odlikuje ambijentalno vrijedno

podgorje parka prirode Medvednica s

očuvanim i bioraznolikim okolišem kroz koji

teku mnogobrojni bistri potoci ulijevajući se

u rijeku Krapinu. Osim kulturno-povijesne

i tradicijske baštine, ovo područje odlikuje

se dobrom klimom s jasno naglašenim

godišnjim dobima, očuvanim tlom, čistim

zrakom, čistom vodom te bogatim biljnim i

životinjskim svijetom.

Ovi uvjeti i sam park prirode Medvednica

sa svojim planinarskim i skijaškim stazama

omogućuju aktivan i zdrav život, a tu djeluju

mogobrojne sportske udruge, obiteljska

poljoprivredna gospodarstva, gastronomi i

enolozi.

Najatraktivniji je sportski sadržaj ovoga kraja

skijalište Sljeme (četiri skijaške staze, ukupno

oko 4000 m), gdje se tradicionalno održavaju

muška i ženska slalomska utrka Svjetskoga

skijaškoga kupa „Snježna kraljica“ (Snow

Queen Trophy, Zagreb – Sljeme).

among the biodiverse and environmentally

precious foothills of the nature park.

The Bistra Municipality is characterised by

the environmentally precious foothills of the

Medvednica Nature Park, with a preserved

and biodiverse environment criss-crossed

by many clear streams,tributaries of the

river Krapina. In addition to the cultural,

historic and folk heritage, thisarea is also

characterised by a temperate climate with

clearly defined seasons,preserved soil, clean

air, clean water, and diverse flora and fauna.

Such conditions, as well as the Medvednica

Nature Park with its hiking trails and ski

slopes, enable an active and healthy lifestyle.

The locality is also home to numerous sports

clubs, family farms, gastronomists and

oenologists.

The most attractive sports amenity in this

region is the Sljeme Ski Resort (four ski

slopes, ca 4000 m in total) where the men’s

and ladies’ World Ski Cup slalom races

traditionally held.

Od istoka do zapada i u ritmu flore

Na temelju odredbi prostornog plana općine Bistra te važećih zakona, propisa,

pravilnika i uredbi izrađen je i usvojen Urbanistički plan uređenja (UPU Brezinaka),

kojim su definirani uvjeti određivanja i razgraničenja površina različitih namjena te

lokacijski uvjeti.

Prema usvojenom UPU-u izrađen je parcelacijski elaborat, te je na temelju njega

izvršena i u zemljišnim knjigama provedena parcelacija 17 katastarskih čestica

(parcela) definiranih katastarskim brojevima, oblicima i površinama.

Pursuant to the provisions of the Physical Plan of the Bistra Municipality, and

the acts, regulations, and ordinances currently in force, the Urban Development

Plan (Brezinska UDP) was drafted and adopted, defining the identification and

demarcation conditions for areas of different intended uses, as well as location

requirements.

The plot plan was drawn up in accordance with the adopted UDP, and the plot

division of 17 cadastral plots defined by cadastral numbers, shapes, and areas

was conducted and registered in the land registry.

Na parceli predviđenoj za prometnicu projektiran je dvosmjerni kolnik (2

x 2,5 m) s obostranim nogostupima (2 x 1,5 m). Kolnik (pristupni put)

započinje od Brezinske ulice i završava unutar zahvata s kružnim tokom

od kojega je uz zapadnu granicu zahvata oblikovan približno 3 m širok

koridor koji se zatim nastavlja uz južnu granicu zahvata te izlazi na zapadni

nogostup Brezinske ulice.

Na ovaj način je oblikovana te zelenilom i vanjskim sportskim spravama

uređena šetnica unutar zahvata dužine 630 m.

Ovom se šetnicom na istoku izlazi na Brezinsku ulicu ili postoji mogućnost

izlaza na jugozapad u ulicu Novi put, te južno kroz Bistransku ulicu ili

sjeverno kroz Šimunićevu ulicu ili dalje sjeverno kroz Dužničku ulicu, gdje

se nastavlja ili produžava šetnja kroz naselje u dužinama 900 m ili 1000

m ili 1500 m.

Budući da projektirani kolnik završava kružnim tokom, predviđenom

prometnom regulacijom on je namijenjen za kolni pristup u 15 parcela

brzinom manjom od 10 km/h, za pješačku šetnju i za vožnju biciklom, pri

čemu su potpuno ravnopravni svi sudionici u prometu.

A two-lane road (2 x 2.5 m) is planned on the traffic-reserved area plot,

with a pavement on both sides (2 x 1.5 m). The road (access road)

starts on Brezinska Street and ends on the site with a roundabout. An

approximately 3 m wide corridor has been designed from the roundabout,

along the west demarcation of the site, continuing along the south

demarcation and exiting on the west pavement of Brezinska Street.

This will form a 630 m long promenade within the site, surrounded by

greenery and equipped with outdoor exercise equipment.

The promenade exits onto Brezinska Street to the east with the option of

exiting south-west onto Novi Put Street, to then continue south through

Bistranska Street or further north through Dužnička Street, which would

continue or prolong the walk through the estate by 900 m, 1000 m or

1500 m, respectively.

Since the planned road ends with a roundabout, the planned traffic

regulation designates it as an access road for 15 plots with a speed limit

under 10 km/h, as a promenade, and as a cycling lane, whereby all road

users are deemed equal.

Projektantski imperativ je osmisliti atraktivan ambijent ugodan za život u kojemu se može imati svoj mir,

biti aktivan i vitalan, brinuti se o zdravlju, a sve uz ekonomsku i ekološku održivost. U zadanom prostoru

koncipirana je organizacija i osmišljeni sadržaji koji udovoljavaju potrebama ugodnog življenja, i pri useljenju

i u budućnosti. A kvaliteta stanovanja i življenja u nekom prostoru ne ovisi samo o stambenom prostoru

nego i o sadržajima šireg prostora u kojemu je smješten sam stambeni prostor. Ambijent i prostor u kojemu

se živi i/ili radi ne smiju se promatrati samo kao mjesto korištenja nego i mjesto življenja, a kvaliteta življenja

mjeri se visinom zadovoljavanja životnih potreba stanara ili korisnika.

Prema tome, imalo se na umu da vrijednost zgrade i kuća ne proizlazi iz njih samih, već i iz sadržaja

prostora u kojemu su smješteni te iz zadovoljstva koje pružaju životu. Zato se osmišljavanje i koncipiranje

uvjeta življenja protegnulo i na površine okoliša usmjeravajući se na kvalitetu života odnosno zadovoljavanje

potreba stanara i korisnika. Budući da je čovjek bogat potrebama, nastojalo se proniknuti u potrebe stanara

i korisnika, a poznato je da su one promjenjive, odnosno dinamične.

A planning imperative is to design an attractive environment in which it is pleasant to live, in which residents can enjoy their tranquillity and lead an

active and healthy lifestyle, all in line with the principles of economic and environmental sustainability. The layout and features of the space were

designed to provide everything that is necessary for comfortable living, both when moving in and in the future. The quality of residing and living in a

locality does not only depend on the residential space, but also on the amenities available in the wider area in which the residential space is situated.

The residential and/or work environment must be perceived as more than just a space that is utilised – it is a space for living whose quality must be

measured by the level to which the needs of residents and users have been met.

Therefore, it was borne in mind that the value of a building or a house is derived not only from the structure itself, but also from the features of the

space in which it is situated and from the satisfaction it gives. Designing the living conditions therefore also extended to the external environment, with

the aim of providing quality of life and meeting the needs of residents and users. Since man has an abundance of needs, we strived to gain insight

into the needs of residents and users, though it is known that such needs are changeable and dynamic.

Zdravstveni turizam u svijetu je najpropulzivnija grana turizma, čiji se rast

i nadalje očekuje. U Hrvatskoj turizam ostvaruje najveći udio u BDP-u i

najperspektivnija je grana gospodarstva. Razvojem zdravstvenog turizma

taj udio mogao bi se znatno povećati. U zdravstvenom turizmu sudjeluju i

brojne druge djelatnosti, što stvara pozitivne efekte u cijelom gospodarstvu.

Holistički pristup uređenju vanjskih prostora naselja usko je povezan s

idejom razvijanja zdravstvenog turizma. Ugodna klima, očuvana priroda,

park prirode Medvednica i okolni sadržaji čine Bistru poželjnim mjestom

za aktivan i zdrav odmor.

Kolni pristup naselju zbog malog obujma prometa ujedno je i njegov javni

prostor, šetnica koja se nastavlja oko cijelog naselja i uz koju se nižu

zajednički javni prostori s različitim sadržajima i scenarijima korištenja – za

tijelo, duh i zdravlje.

Health tourism is the fastest-growing tourism sector in the world, and it

is expected it will continue to grow. In Croatia, tourism provides for the

largest share of the GDP and it is also the sector of the economy with the

highest potential. This share could rise significantly with the development

of health tourism. Numerous other business activities also participate

in health tourism, which creates a positive ripple effect throughout the

economy.

A holistic approach to the landscaping of the estate is closely linked to the

idea of developing health tourism. A pleasant climate, preserved nature,

the Medvednica Nature Park and the accompanying amenities make

Bistra a desirable location for an active and healthy holiday.

Due to a low volume of traffic, the estate access road is also its public

space, a promenade that circles the estate and along which common

public spaces are located, containing various features and intended for

various uses – for the body, spirit, and healthy living.

Zgrada mješovite namjene (ZMN) sa svojim raznolikim

sadržajima obogaćuje i zaokružuje ponudu cijeloga kraja.

U zgradi je smještena stomatološka poliklinka, SPA centar

s otvorenim vanjskim bazenom, restoran, multifunkcionalna

dvorana i ostali prateći sadržaji koji je čine gravitacijskom

točkom šireg područja.

Longitudinalni oblik zgrade proizašao je iz samog oblika

parcele, uska i duga zgrada omogućila je južnu orijentaciju

većine unutarnjih prostora, pa imaju prirodno osvijetljenje i

osunčanost te prekrasan pogled prema planini Medvednici.

Iako dominira svojom veličinom u susjedstvu, zgrada je

vizualno smanjena horizontalnim i vertikalnim podjelama.

Smještajni kapaciteti u zgradi mješovite namjene te obiteljskim

kućama omogućuju organiziranje Integralnog hotela u funkciji

medicinskoga i ruralnog turizma, oslanjajući se dodatno na

ponudu i aktivnosti šireg područja (očuvana priroda, jahanje,

biciklizam, zimski sportovi, planinarenje...).

The mixed occupancy building (MOB) features a variety of

amenities and broadens the appeal of the entire locality.

The building comprises a dental polyclinic, a SPA centre

with an outdoor pool, a restaurant, a multifunctional hall, and

other accompanying amenities that make it a point of interest

for the wider area.

The longitudinal shape of the building results from the shape

of the plot. The long and narrow building allows for the

majority of indoor spaces to be south-facing, which provides

them with natural light and insolation, as well as a beautiful

view of Medvednica Mountain.

Although it dominates the neighbourhood with its size, the

size of the building has been visually reduced by horizontal

and vertical divisions.

The residential units in the mixed occupancy building and

the family houses facilitate the establishment of an integrated

hotel that can operate in the medical and rural tourism sector,

which additionally benefit from the attractions and activities

available in the wider locality (preserved nature, horse riding,

cycling, winter sports, hiking...).

Korištenjem nove tehnologije i ekološki osviještenih rješenja

(rasvjeta, navodnjavanje, senzori kakvoće zraka, info, wi-fi,

punionica električnih automobila, niskoenergetski objekti...)

stvara se pametna i zelena ulicu koja pruža veću kvalitetu

boravka i iskorištavanja prostora. Na ulazu u samo naselje nalazi

se zeleno parkiralište za automobile i bicikle s e-punionicom.

Između parkirališta i zgrade mješovite namjene, visokim zelenilom

i visinskom razlikom odvojen od parkirališta nalazi se smart

trg - mjesto okupljanja s dostupnim internetom i električnom

energijom, što omogućuje više scenarija korištenja trga (rad,

učenje, opuštanje, nastup...).

Prisutnost vode u obliku fontane stvara ugodan dojam. S druge

strane zgrade mješovite namjene, uz bazen, smještena je zona

za opuštanje, okružena visokim zelenilom, zaklonjenija i intimnija.

By using new technologies and environmentally friendly solutions

(lighting, irrigation, air quality sensors, info, Wi-Fi, electric vehicle

charging station, low-energy buildings...) we create a smart and

green street that provides a higher quality of living and space

utilisation.

A green parking area for cars and bicycles is situated at the

estate entrance, and is equipped with an EV charging station.

A smart square is located between the car park and the mixed

occupancy building, separated from the car park by tall greenery

and situated on elevated ground. The square is a location for

social activities, with internet and power supply which allows for

several scenarios of square utilisation (work, study, relaxation,

performance...).

A water fountain creates a pleasant ambiance.

A relaxation zone is located on the other side of the mixed

occupancy building, by the pool, surrounded by tall greenery,

more sheltered and more intimate.

Uređenje naselja osmišljeno je u skladu s prirodom, ekologijom i postojećim datostima prostora. Cijeli javni potez

maksimalno se pošumljava formirajući buffer zonu prema susjedstvu i stvarajući novi mikroambijent.

Na zelenoj površini – parku revitalizira se postojeći potok, što znatno obogaćuje atmosferu cijelog prostora (moć vode,

zvuk...).

Boravak u parku (sjedenje, šetnja...) zamišljen je u izlomljenom potezu u zelenilu koji omeđuje sadržaje u parku – dječje

igralište i sportske sprave na otvorenom.

Estate landscaping was designed in harmony with nature, the environment, and the existing features of the area. Trees

will be planted along the entire public promenade, forming a buffer zone between the estate and the neighbourhood

and creating a new micro-environment.

The existing stream in the park will be revitalised, significantly enhancing the atmosphere of the entire space (the power

of water, sound...). A space for park activities (sitting, walking...) was designed along an irregularly shaped stretch of

greenery that borders the park features – the playground and the outdoor exercise equipment.

Obiteljske kuće smještene su na četrnaest prostranih, maksimalno ozelenjenih parcela. Sjeverni

dio parcela je ozelenjeni polujavni dio kojim se pristupa objektima, otvoren je prema ulici, što

pridonosi dinamičnosti javnog prostora.

Kuće su smještene u sjevernom dijelu parcele, ostavljajući jug slobodnim za vanjski boravak.

Jednostavnih su geometrijskih formi, a proporcijama i veličinom uklopljene u okolnu gradnju.

Objekti su orijentacije sjever – jug prema suncu i vizurama, a zatvoreni prema susjedima na istoku

i zapadu. S parcela se pruža prekrasan pogled prema Medvednici.

Prijelaz između unutarnjeg prostora kuće i vrta oblikovan je kao vanjska terasa koja se nastavlja

na dnevne prostore kuće brišuću jasnu granicu između unutarnjega i vanjskog prostora.

Privatna dvorišta u najvećoj su mogućoj mjeri ozelenjena i osmišljena za ugodan boravak na

otvorenom omogućujući korisnicima različite aktivnosti, ovisno o njihovim interesima (povrtnjak,

jacuzzi, roštilj, otvoreno ognjište, dječje igralište...).

Family houses are situated on fourteen spacious plots, with greenery introduced to the largest

extent possible. The north section of the plots is a green, semi-public area used as access to the

buildings. It is open to the street, which adds to the public space dynamic.

Houses are situated on the north sections of the plots, leaving the south sections free for outdoor

use. Their geometric shapes are simple, and their proportions and size are in line with the

neighbouring buildings. The orientation of the buildings is north to south, towards the sun and the

landscape features, and the buildings are closed towards the neighbours in the east and west.

The plots offer a beautiful view of Medvednica.

The transition from the house interior to the garden is designed as an outdoor terrace, extending

the living areas of the house, which blurs the boundary of indoor and outdoor space.

The introduction of greenery in the private gardens has been maximised, and the gardens have

been designed for outdoor living, enabling the users to engage in various activities depending on

their interests (vegetable garden, jacuzzi, barbecue, fire pit, playground...).

Idealno orijentirani objekti smješteni na prostranim parcelama okruženi

zelenilom.

• Jednostavni, racionalni volumeni rezultiraju povoljnim faktorima oblika

(0,67 – 0,88), što smanjuje transmisijske gubitke kroz ovojnicu i povećava

energetsku efikasnost objekta.

SYSTEMATIC HEAT RECOVERY VENTILATION

Prema istraživanjima, većina ljudi provodi više od 80% svog života

u zatvorenim prostorima (stanovi i kuće, škole, uredi, tvornice…). U

zatvorenim prostorima zrak se neprekidno onečišćuje disanjem, raznim

mirisima, česticama prašine i sl. Time se često iznad higijenske granice

povećavaju udjeli ugljičnog dioksida (CO2) i s njim generirani lako hlapljivi

spojevi, te relativna vlažnost zraka, što loše djeluje na zdravlje (alergijske

reakcije, manjak koncentracije, pojačano znojenje, umor, nesanica,

glavobolja i mučnina, astma…).

According to research, most people spend over 80% of their lives indoors

(in apartments and houses, schools, offices, factories...).

Indoor air is continuously polluted by breathing, various odours, dust

particles, etc. This often increases the concentration of carbon dioxide

(CO2), of highly evaporable compounds that are co-generated with it, and

of relative humidity above the hygiene level, which has an adverse effect

on health (allergic reactions, poor concentration, increased perspiration,

fatigue, insomnia, headache and nausea, asthma...).

Istraživanjima je utvrđeno da je za ugodan boravak, dobro raspoloženje

i zdrav san u zatvorenom prostoru potreban svjež zrak s udjelom CO2 u

granicama između 500 i 1000 ppm i relativnom vlažnošću između 40%

i 60%.

Sadržaj od 1500 ppm CO2 u zraku i 70% relativne vlažnosti zraka su

higijenska granica, iznad čega je daljni boravak u prostoru neugodan i

nezdrav bez unosa svježeg zraka (prozračivanja).

Svaki zatvoreni prostor mora se povremeno ili stalno (manualno ili

sustavno) prozračivati, kao npr. otvaranjem prozora ili instaliranim

sustavima za prozračivanje.

Otvaranjem prozora i puštanjem vanjskog zraka u prostor ne možemo

spriječiti i upuštanje neželjenih sadržaja (vanjske buke, alergena, prašine,

propuha, hladnoće ili vrućine).

Research has shown that fresh air with a CO2 concentration between

500 and 1000 ppm and relative humidity between 40% and 60% is

necessary for comfortable living, good mood and healthy sleep indoors.

A CO2 concentration of 1500 ppm and 70% relative humidity are the

hygiene limit above which further stay indoors becomes unpleasant and

Sustavnim i automatskim unosom svježeg zraka kroz uređaje i cijevi utječe

Toplina iz okoliša za potpun ugođaj

i manje troškove grijanja

Toplinska crpka zrak/voda (dizalica topline) je srce termotehničkog

sustava koje se napaja električnom energijom te crpi toplinsku energiju iz

okolnog zraka i diže toplinski učinak za 3x.

Iskorištava besplatnu Sunčevu energije na dva načina istodobno:

• izravno - toplinu sunca pohranjenu u okolnom zraku i

• neizravno - električnu energiju iz fotonaponskih panela pretvorenu od

sunčevog zračenja

Tako crpljenom energijom podiže toplinsku efikasnost i zagrijava vodu kao

ogrjevni medij podnoga grijanja te potrošnu toplu vodu za tuširanje i osobnu

higijenu, a alternativno i vodu za bazene uz pomoć sunčevih kolektora za

izravno zagrijavanje vode.

Ambient heat keeps you cosy and

reduces heating costs

The air/water heat pump is the heart of the thermo-technical system that

uses thermal energy from ambient air and improves thermal efficiency by

3 times.

It simultaneously utilises free solar power in two ways:

• Directly - utilises solar thermal energy from ambient air; and

• Indirectly - utilises electricity that is produced by using photovoltaic

panels to convert solar irradiation.

The pump uses the solar power thus harnessed to improve thermal efficiency,

to heat the water that is used as the heating medium in underfloor heating,

and to heat domestic hot water. The pump can alternatively be used to heat

swimming pool water by utilising solar panels for direct water heating.

ELEKTROENERGETSKI SUSTAV

Sa sunčanom energijom u svijetlu budućnost.

Energetska neovisnost i neosjetljivost na prijetnje poskupljenja ili

nestanka električne enegije nije fikcija, već realnost Zelenih dvora.

To dugotrajno zadovoljstvo jednog domaćinstva – cjelogodišnje

potrebe elekrične i toplinske energije postiže se sa samo 24 naponska

modula i ca. 64 m² ravnog krova.

ISPORUKA U / PREUZIMANJE IZ JAVNE MREŽE

DELIVERY OF / TAKE OVER FROM THE PUBLIC NETWORK

Zelena energija iz obnovljivih izvora za

veću energetsku neovisnost

Ugradnjom fotonaponskih modula nazivne snage od 6 kW na ravan krov

u Bistri i za sunčanih dana tijekom godine se proizvede više električne

energije nego što su ukupne energetske potrebe četveročlanog kućanstva

u kući Zelenih dvora.

Priključkom sunčane elektrane na javnu elektrodistribucijsku mrežu viškovi

se predaju i kompenziraju manjkovima koji nastaju tijekom noći, maglovitih

i oblačnih dana.

Sunčana elektrana 6 kW instalirane snage godišnje proizvede ca. 7300

kWh zelene energije, a kućanstvo u pametnoj kući Zelenih dvora potroši

ca. 5300 kWh.

Razlikom od 2000 kWh kompenzira se razlika u cijeni isporučene zelene

energije i zaprimljene el. energije iz javne mreže ili se može puniti električni

automobil ili se unovčiti.

Investiciju u sunčanu elektranu Sunce trajno nagrađuje besplatnom i

čistom energijom, a okoliš svakodnevno zahvaljuje zbog željnog smanjenja

onečišćenja emisijama CO2.

Green energy from renewable sources for

increases energy independence

Installing photovoltaic modules with 6 kW nominal power onto a flat roof in

Bistra can produce more electricity on sunny days throughout the year than

is needed to meet all energy needs of a four-person household living in a

house at Zeleni dvori.

Connecting such a solar power plant to the public electric power distribution

grid enables excess power to be passed onto the grid, and enables

deficits that occur during nights, as well as foggy and cloudy days to be

compensated.

A solar power plant with 6 kW installed power produces ca 7300 kWh of

green energy per year, and a household in a smart house at Zeleni dvori

consumes ca 5300 kWh.

The 2000 kWh difference can be used to compensate the price difference

of the green power delivered into the grid and the power consumed from

the grid, it can be used for charging an electric car, or it can be sold for

profit.

The Sun rewards the investment in a solar power plant by providing

long-term free and clean energy, and the environment is grateful for the

reduction of CO2 emissions it so desperately needs.

BRIŽNO KORIŠTENJE VODNIH RESURSA

PRUDENT UTILISATION OF WATER RESOURCES

SUSTAV ZA SKUPLJANJE KIŠNICE

Plavo zlato poskupljuje iz dana u dan.

Zemlja je plavi planet jer je 70% njezine površine pokriveno vodom, ali je samo 3%

slatka voda i veći dio toga u ledenom obliku, te su neznatane količine dostupne,

a još manje količine ispravne za piće.

Stoga više milijardi ljudi na Zemlji nemaju čistu vodu za piće i spremanje hrane.

Za većinu ljudi u bogatim zemljama i Hrvatskoj voda jednostavno izvire iz slavine

i nitko ne razmišlja o njezinu putu do slavine i poslije slavine! Bez vode, čovjek

umire u nekoliko dana, a rijetko tko razmišlja o njezinoj vrijednosti. Zato je voda

već odavno postala strateški proizvod oko kojeg se u svjetskoj trgovini vrti ca.

200 milijardi dolara na godinu. To je biznis privilegiranih. Prema Uredu grada

Zagreba za energetiku, zaštitu okoliša i održivi razvoj, u prosječnom hrvatskom

kućanstvu troši se između 140 i 150 L dnevno ili ca. 4,41 m³/mj po članu.

Dragocjene kišne kapi, dar su s neba

Korištenje kiše – besplatnog izvora vode – je logično, praktično te nije ništa novo.

Kišnicom se može nadomjestiti više od polovine potrebne vode. Zbog znatnih

novčanih ušteda i doprinosa očuvanju okoliša te zbog jednostavnog sakupljanja

u svijetu se stalno povećava broj korisnika kišnice. Osim što je besplatna, kišnica

za razliku od obične vode nema mineralnih sastojaka i zato je idealna za:

• zalijevanje biljaka,

• ispiranje zahodskih školjki,

• za pranje odjeće u perlicama za pranje rublja,

• za čišćenje u kućanstvu

• za tuširanje i pranje kose jer nema sastojaka koji negativno utječu na vlasište.

Prema podacima Državnoga hidrometeorološkog zavoda (osmogodišnji prosjek)

na meteorološkoj stanici Zagreb – Maksimir padne:

• 902,88 L/m² oborina godišnje ili

• 135,43 m³ oborina godišnje na krov površine 150 m² (V g/o/k ), od toga se

• 101,57 m³ godišnje ili 75% može pohraniti u spremnik.

Izračun optimalnog volumena spremnika za oborinsku vodu je V spremnika = V

g/o/k x 0,75 x 0,06 = 6,09 m³.

RAINWATER HARVESTING SYSTEM

Blue gold is becoming pricier each day.

Earth is a blue planet because 70% of its surface is covered in water, but only

3% is freshwater, and most of it is ice. That means that only small quantities of

freshwater are available, and the quantities of potable water are even smaller.

Therefore, several billion people on Earth have no access to clean drinking water.

For people in most first-world countries and in Croatia, water simply runs from the

tap. Nobody thinks about what it takes for it to get there or what happens to it once

it leaves the tap! Without water, a human being will die in a matter of days, and

few are the people who really stop to think of its value. This is why water has been

a strategic commodity for years, the annual global trade in water amounting to ca

200 billion USD. This is the business of the privileged few. According to the City of

Zagreb Office for Energy, Environmental Protection and Sustainable Development,

an average Croatian household consumes between 140 and 150 litres of water

per day or ca 4.41 m/month per household member.

The precious raindrops are a gift from above

Using rainwater – a free source of water – is logical, practical, and nothing new.

Rainwater can compensate for more than half of the water requirements. Due to

substantial financial savings, the contribution to environmental protection, and the

simplicity of harvesting, the number of rainfall users is continuously growing. In

addition to being free, rainwater contains no mineral substances (unlike freshwater)

which makes it ideal for:

• Watering plants,

• Flushing toilets,

• Washing clothes in washing machines,

• Household cleaning,

• Showering and washing hair because it contains no substances that have an

adverse effect on the scalp.

According to the Croatian Meteorological and Hydrological Service (eight-year

average), the meteorological station Zagreb – Maksimir sees:

• 902. L/m² of precipitation per year or

• 15.4 m of precipitation per year per rooftop surf. 150 m² (g/o/k), of which

• 101.57 m or 75 per year can be stored in a cistern.

g/o/k x 0.75 x 0.06 = 6.09 m.

Zgrada mješovite namjene razvijena je na tri nadzemne etaže i jednom podzemnom etažom.

Sastoji se od istočnog i zapadnog krila povezanih središnjim prostorom - foaje sa recepcijom i

vertikalnom komunikacijom.

U prizemlju istočnog dijela smješten je restoran s pripadajućom kuhinjom i caffe barom. Restoran

ima vanjsku terasu koja omogućuje boravak na vanjskom trgu.

U zapadnom krilu zgrade smješten je beauty centar s vanjskim bazenom veličine 90 kvadrat-nih

metara.

Uz razne prostore za beauty tretmane nalazi se i “mokri” dio centra sa saunom, hidro-masažnim

bazenom i tuševima doživljaja.

GROUND FLOOR – DESCRIPTION

The mixed occupancy building is designed on three above-ground levels and one underground

level. It consists of an east and a west wing which are connected by a central space – a foyer with

a reception desk and vertical communication.

A restaurant with a kitchen and a café bar is situated on the ground floor of the east wing. The

restaurant has an outdoor terrace that enables the use of the outdoor square.

A beauty salon with a 90 m 2 outdoor swimming pool is situated in the west wing of the building.

In addition to the various spaces intended for beauty treatments, the salon also features a spa

section with a sauna, hot tub, and experience showers.

Depadansa - obiteljska kuća smještena na prostranoj

parceli na samom ulazu u naselje, na križanju dvaju

ulica. Svojim oblikom pomiruje dva smjera kojim se pružaju

ulice. Dugi kosi zid formira pročelje prema mjestu i štiti kuću

od susjednih pogleda stvarajući intimniji prostor terase i vrta

zaklonjen od ulice.

Prostrani ulazni prostor sa stubištem i galerijom orijentiran

je prema unutarnjem vrtu i vizualno povezan s prostranim

dnevnim prostorima i radnim prostorom na katu. Dnevni

dio u prizemlju velikim staklenim stijenama otvara se prema

eksterijeru čineći vanjski prostor proširenim dijelom kuće.

Centralni element dnevnog dijela je dvostrani kamin koji

odvaja prostor dnevnog boravka i blagovaonice.

Na katu su smještena tri sklopa spavaćih soba s pripadajućim

kupaonicama i garderobama.

Depadance - family house situated on a spacious plot

at the very entrance to the estate, at the intersection

of two streets. Its shape is aligned with the two directions

along which the streets stretch. A long battered wall forms

the village-facing façade. It provides privacy and creates a

more intimate space for the terrace and garden which are

sheltered from the street.

A spacious entrance hall with a staircase and gallery faces

the inner garden and is visually connected with spacious

living areas and the upstairs study. Large window walls

open the ground floor living area towards the exterior,

making the outdoor space an extension of the house. The

central element of the living area is a two-sided fireplace

that separates the living room and the dining room.

Three sets of bedrooms with en-suite bathrooms and

dressing rooms are situated upstairs.

obitelji s djecom. Konzolni dio kuće na sjeveru natkriva

ulazni prostor s parkirnim mjestima. Ulaz u objekt je skromnih

dimenzija, a iz njega se otvara bogati centralni prostor kuće

sa stubištem i unutarnjim zelenilom koji stvara dinamiku i

vizualno povezuje sve prostore kuće. Centralni hall proteže

se kroz dvije etaže, ostakljen je s istoka i zapada, propuštajući

svjetlo kroz cijeli objekt.

Dnevni dio u prizemlju velikim staklenim stijenama otvara se

prema eksterijeru čineći vanjski prostor proširenim dijelom

kuće. Centralni element dnevnog dijela je dvostrani kamin

koji odvaja prostor dnevnog boravka i blagovaonice. Na katu

je smještena sklop s dvije dječje spavaće sobe orijentirane

prema centralnom prostoru kuće, a na jugu roditeljska soba

i prostor za slobodno vrijeme s lođom, s koje se pruža

prekrasan pogled prema planini.

children. The northern cantilevered section of the

house covers the entrance area with parking spaces. The

house entrance is modestly proportioned, leading into a

generous central area of the house with a staircase and

indoor greenery which creates spatial dynamics and visually

connects all parts of the house. The central hall covers two

floors, with glazing installed on the east and the west side,

which allows sunlight to permeate the entire house.

Large window walls open the ground floor living area towards

the exterior, making the outdoor space an extension of the

house. The central element of the living area is a two-sided

fireplace that separates the living room and the dining room.

Upstairs, two children’s bedrooms are positioned facing

the central area of the house, the master bedroom and an

entertainment room with a loggia are located in the south

section, offering a breathtaking view of the mountain.

obitelji s djecom.

U prizemlju sadržava gostinjsku sobu koja se po potrebi

može odvojiti u zasebni stambeni dio.

Središnji trakt kuće, u kojem se nalazi stubište s atrijem i

blagovaonica, proteže se kroz dvije etaže. Ostakljen je s

istoka i zapada cijelom visinom propuštajući svjetlo kroz

cijeli objekt. Vizualno je povezano s prostranim prostorom

dnevnog boravka koji se velikim staklenim stijenama otvara

prema eksterijeru. Kuhinja je zatvorena, orijentirana prema

južnoj terasi na koju ima izlaz.

Na katu su smještene tri spavaće sobe s pripadajućim

servisnim prostorima. Povezane su mostom preko

centralnog dijela. Sobe imaju izlaz na veliku terasu s koje

se pružaju vizure prema Medvednici. Moguća je izgradnja

podrumske etaže.

The central section of the house, in which the dining room

and the staircase with an atrium are situated, covers two

floors. It features floor-to-ceiling glazing on the east and

the west side, which allows sunlight to permeate the entire

house. It is visually connected with the spacious living room

area which has large window walls that open the living area

towards the exterior. The kitchen is a closed space that

faces the south terrace onto which it has an exit.

Three bedrooms with accompanying facilities are situated

upstairs.They are linked by a bridge across the central

section. The rooms exit onto a large terrace that offers views

of Medvednica. Building a basement is optional.

U središnjem traktu izduženog objekta formiran je ostakljeni

atrij preko kojeg se ulazi u kuću. Gostinjska soba na taj način

dobiva južno svjetlo, a dvoetažni dnevni boravak dvostranu

orijentaciju. Atrij je potpuno uvučen i intiman, u longitudinalni

tlocrt kuće uvlači svjetlo i zelenilo te prima karakter unutarnjeg

i vanjskog prostora.

Na katu su smještena tri sklopa spavaćih soba s pripadajućim

servisnim prostorima. Kat je moguće organizirati kao dvije

zasebne manje stambene jedinice, čime kuća postaje

fleksibilna prema potrebama obitelji tijekom vremena.

The central section of the longitudinal house forms a glazed

atrium through which the house is entered. This provides

the guest room with sunlight from the south, and ensures a

double orientation of the two-storey living room. The atrium

is fully recessed and intimate. It draws sunlight and greenery

into the longitudinal floor plan of the house, and it assumes

the character of both an indoor and an outdoor space.

Three sets of bedrooms with accompanying facilities are

situated upstairs.The layout of the upstairs floor can be

adapted to form two smaller, independent housing units,

which makes the house flexible to family needs over time.

This depadance - family house is designed from two

volumes: the bottom one that is narrow, longitudinal,

with a living area; and the top one that is square, partially

cantilevered, with a sleeping area. The cantilevered top floor

covers the parking space and the entrance terrace on the

north side.

Large window walls open the spacious living area towards

the exterior on two sides, making the outdoor space an

extension of the house.

Three sets of bedrooms with accompanying facilities are

situated upstairs.The layout of the upstairs floor can be

adapted to form a sleeping area with a spacious study (or

entertainment room) that extends onto a large terrace with

i servisni. Ulaz je naglašen drvenom nadstrešnicom sa

zelenilom. U sjevenom dijelu smještena je garaža, dok su na

jugu smješteni dnevni sadržaji, orijentirani prema vrijednom

prostoru južnog vrta.

Na katu su smještene spavaće sobe s pripadajućim

servisnim prostorima. Sobe imaju izlaz na lođe, roditeljska

s pogledom na naselje i dječja s pogledom na Medvednicu.

Moguća je izgradnja podrumske etaže.

Depadance family - house of smaller proportions,

intended for a family with children. Fully closed from the

east, designed as a semi-detached house. The entrance is

This depadance - family house is designed from two

volumes: the bottom one that is narrow, longitudinal,

with a living area; and the top one that is square, partially

cantilevered, with a sleeping area.

The cantilevered top floor covers the parking space and the

entrance terrace on the north side.

Large window walls open the spacious living area towards

the exterior on two sides, making the outdoor space

an extension of the house. Three sets of bedrooms with

accompanying facilities are situated upstairs.

The layout of the upstairs floor can be adapted to form a

sleeping area with a spacious study (or entertainment room)

that extends onto a large terrace with views of Medvednica.

obitelji s djecom. Konzolni dio kuće na sjeveru natkriva

ulazni prostor s parkirnim mjestima. Ulaz u objekt je skromnih

dimenzija, a iz njega se otvara bogati centralni prostor kuće

sa stubištem i unutarnjim zelenilom koji stvara dinamiku i

vizualno povezuje sve prostore kuće. Centralni hall proteže

se kroz dvije etaže, ostakljen je s istoka i zapada, propuštajući

svjetlo kroz cijeli objekt.

Dnevni dio u prizemlju velikim staklenim stijenama otvara se

prema eksterijeru čineći vanjski prostor proširenim dijelom

kuće. Centralni element dnevnog dijela je dvostrani kamin

koji odvaja prostor dnevnog boravka i blagovaonice.

Na katu je smješten sklop s dvije dječje spavaće sobe

orijentirane prema centralnom prostoru kuće, a na jugu

roditeljska soba i prostor za slobodno vrijeme s lođom, s

koje se pruža prekrasan pogled prema planini.

children. The northern cantilevered section of the

house covers the entrance area with parking spaces. The

house entrance is modestly proportioned, leading into a

generous central area of the house with a staircase and

indoor greenery which creates spatial dynamics and visually

connects all parts of the house. The central hall covers two

floors, with glazing installed on the east and the west side,

which allows sunlight to permeate the entire house.

Large window walls open the ground floor living area towards

the exterior, making the outdoor space an extension of the

house. The central element of the living area is a two-sided

fireplace that separates the living room and the dining room.

Upstairs, two children’s bedrooms are positioned facing

the central area of the house, the master bedroom and an

entertainment room with a loggia are located in the south

section, offering a breathtaking view of the mountain.

SITUACIJA

LAYOUT PLAN

Cilj organizacije i oblikovanja obuhvata bio je stvaranje kvalitetnog stanovanja i rada unutar parka. Nastojalo se

što više ozeleniti površine, a objekte optimalno dimenzionirati da pružaju komfor, ali i ostavljaju parcelu prostranom.

Kroz cijelo naselje prisutan je element vode, revitalizirani potok uz sjevernu granicu, otvoreni bazen,

fontana, manje vodene površine na privatnim parcelama, koji zajedno s bogatim zelenilom ispunjava sva osjetila

i pojačava doživljaje prirode i parka. U naselju su ostvareni prostori različitih stupnjeva privatnosti, pa možemo

jednako uživati u potpunom vlastitom miru i izolaciji, kao i u javnim druženjima i zajedničkim aktivnostima. S

južne strane mirne prometnice nalazi se četrnaest obiteljskih kuća kojima pristupamo sa sjeverne strane. Kuće

su iste tipologije, ali različitih organizacija koje zadovoljavaju potrebe/način života različitih korisnika. S južne

strane kuća nalaze se potpuno privatna dvorišta koja omogućuju različite načine korištenja, ovisno o preferencijama

korisnika. Sa sjeverne strane prometnice nalazi se javni dio naselja, različiti vanjski sadržaji i zgrada

mješovite namjene koja je sa svojim bogatim sadržajima izvrsna nadogradnja na komfor obiteljskih kuća.

Niz različitih, međusobno usklađenih elemenata naselja zajedno tvori dobro povezanu cjelinu koja se međusobno

nadopunjuje i pruža nam sve što je za život potrebno.

All life’s necessities and luxuries

The objective of designing the layout and the site was to create a high-quality residential and business location within a

park. We aimed to maximise the introduction of greenery, and to optimally dimension the buildings so that they provide

both comfort and ample outdoor space.

The element of water is recurrent throughout the estate – the revitalised stream along the northern demarcation, the outdoor

swimming pool, the fountain, smaller water features on private plots – which, together with the luscious greenery,

captivates the senses and enhances the impression of nature and the park.

The estate features spaces that offer varying degrees of privacy, so that we can enjoy our private tranquillity and isolation,

as well as public gatherings and neighbourly activities.

Fourteen family houses which we access from the north are situated on the south side of the quiet road. The houses are of

the same type, but have different layouts that meet the needs and suit the lifestyles of different users. Fully private gardens

are south-facing, allowing for different types of use, depending on user preferences.

The public section of the estate, various outdoor features, and the mixed occupancy building whose ample amenities are

an excellent complement to the comfort of the family houses, are situated on the north side of the road.

A series of different, yet harmonised elements of the estate complement each other and come together to create a

well-connected whole that provides us with all life’s necessities, and luxuries.
