WEST MELTON’S rising<br />

equestrian star Tegan Fitzsimon<br />

has plenty to ponder over the<br />

next few months.<br />

After winning the FEI New<br />

Zealand World Cup equestrian<br />

series for the second year in a<br />

row, with her horse Windermere<br />

Cappuccino, the 29-yearold<br />

now has an invitation to<br />

April’s World Cup final in Las<br />

Vegas, which could propel both<br />

to the Olympics.<br />

She knows if she accepts it<br />

will likely to be the start of some<br />

major international opportunities<br />

but also the beginning of<br />

the end of her relationship with<br />

her nine-year-old horse she calls<br />

Volley.<br />

“If I go to Las Vegas, then Volley<br />

will come with me and won’t<br />

be coming home,” she said.<br />

“He will be sold overseas, it<br />

just doesn’t make sense financially<br />

to bring him home, so it’s<br />

a lot to weigh up.<br />

Fitzsimon is the only New<br />

Zealand-based rider on the<br />

‘long list’ for consideration to<br />

represent New Zealand at the<br />

Tokyo Olympics in July and<br />

LIFESTYLE BLOCK owners<br />

are being targeted as the district<br />

enters a risky fire season.<br />

Emergency services and the<br />

district council will this week<br />

urge property owners to cut long<br />

grass which is drying out across<br />

<strong>Selwyn</strong>.<br />

Fire and Emergency New<br />

Zealand, police and the district<br />

council Civil Defence team are<br />

holding a meeting in West Melton<br />

on Saturday to give lifestyle block<br />

owners advice.<br />

FENZ fire risk management<br />

officer Kerri Pring said lifestyle<br />

blocks tend to be more dangerous<br />

because of the size and location.<br />

“They are larger properties so<br />

they aren’t in an urban setting. It’s<br />

safer in urban areas because there<br />

are more houses around and less<br />

vegetation,” she said.<br />

“Lifestyle block owners<br />

generally have other working<br />

jobs and their property is a hobby<br />

so sometimes they can’t quite<br />

get around to maintaining the<br />

property by keeping the grass<br />

low and trimming low hanging<br />

branches and things.”<br />

in July/August.<br />

The 29-year-old won the FEI New<br />

row a fortnight ago with her horse Windermere Cappuccino,<br />

she calls Volley.<br />

She has been invited to the World Cup final in Las Vegas in<br />

April, which could then springboard her on to other international<br />

events.<br />

Results at those events will be critical to making Tokyo.<br />

Home-based results don’t count.<br />

Volley will go to Vegas too. But because he is still young he<br />

may not be Olympic material. So he will be sold and his career<br />

would continue offshore.<br />

Petitioners hope<br />

funding boost will get results<br />

THE GROUP behind a petition<br />

for safety upgrades at a West<br />

Melton intersection are feeling<br />

hopeful after a funding boost<br />

into roading.<br />

It was announced last month<br />

the Government will invest an<br />

extra $6.8 billion on transport<br />

over the next four years.<br />

The West Melton Residents<br />

Association began a petition<br />

early last year asking for safety<br />

upgrades at the intersection<br />

of Weedons Ross Rd and State<br />

Highway 73.<br />

It was presented to the Transport<br />

and Infrastructure select<br />

committee by MP Amy Adams<br />

with more than 2300 signatures<br />

last month.<br />

There were 1148 digital signatures<br />

and 1185 on paper.<br />

She said: “The committee may<br />

ask for written submissions from<br />

any appropriate agencies, and<br />

potentially oral submissions<br />

from the petitioner and those<br />

agencies.”<br />

After the committee has considered<br />

the petition and any relevant<br />

submissions, it will prepare<br />

a report for Parliament.<br />

many items on the committee’s<br />

agenda, we are unable to give any<br />

time frames for when the petition<br />

might be reported back on.”<br />

The residents’ association has<br />

been campaigning for more than<br />

10 years for something to be<br />

done about the intersection.<br />

Mr Schurr said: “The ultimate<br />

goal would be getting extra<br />

funds directed to our intersection,<br />

to upgrade it to a full traffic<br />

light controlled type, including<br />

crossing signals for pedestrians.”<br />

NZTA figures show there have<br />

been 11 crashes at the intersection<br />

since 2006. One was serious<br />

and 10 were minor or didn’t<br />

cause injury.<br />

The petition came after it was<br />

revealed last October that safety<br />

improvements at the intersection<br />

weren’t included in the NZTA’s<br />

National Land Transport Programme<br />

for 2018-21.<br />

said: “Should funding become<br />

available in the future or its<br />

relative priority increases, the<br />

project could be reconsidered.”<br />

Firefighters spent more than<br />

three hours battling a blaze in<br />

Darfield on Saturday. Fire and<br />

Emergency New Zealand shift<br />

manager Brent Dunn said they<br />

were called to the fire near the<br />

intersection of Clintons and<br />

Bealey Rds just after 1pm. “One<br />

stubble paddock was on fire, a<br />

hedge was also involved. Seven<br />

fire appliances attended the job.”<br />

Firefighters were at the scene for<br />

three and a half hours. Local fire<br />

crews also attended two car fires<br />

on Saturday night. A suspected<br />

stolen vehicle was found on<br />

Cooks Rd in Kirwee at about<br />

11.10pm. Chief fire officer Stuart<br />

Jones said the blaze covered<br />

about a 50 sq m area. Lincoln<br />

fire crews were called to a car fire<br />

on Davidsons Rd in Springston<br />

at 11.50pm which spread to a<br />

nearby hedge.<br />

LONG WALK COMPLETED<br />

Rolleston man Tim Adams<br />

completed his 960km walk from<br />

Picton to Bluff on December 22,<br />

in honour of his grandfather<br />

who died of cancer. It took<br />

him 23 days. He managed to<br />

Agency received 101 submissions<br />

on its proposal to reduce the<br />

speed from 70 to 60km/h.<br />

currently finalising an analysis<br />

of the submissions and their<br />

“City people move out<br />

there and they don’t know<br />

the rules. How quick fires<br />

can get away on you and<br />

things like that,” he said.<br />

Fire weather data from NIWA<br />

put parts of the district as high risk<br />

on Monday.<br />

Restrictions were placed on the<br />

district about a month ago on<br />

December 13, meaning a permit<br />

technical data relating to the<br />

highway.<br />

“To make the most informed<br />

decision we can, we need to carefully<br />

consider the information<br />

that we have received through<br />

those submissions, alongside our<br />

own safety assessments.<br />

“Changing speed limits is<br />

a legal process and there are<br />

numerous steps that we need to<br />

$300,000 for the building<br />

opposite The Famous<br />

Grouse Hotel, which<br />

contained Lincoln Chinese<br />

Takeaway, last year as part<br />

of major changes planned<br />

for Lincoln’s main street.<br />

It will take six to eight<br />

weeks to demolish and cost<br />

$52,500.<br />

The takeaway is now operating<br />

around the corner<br />

in Robert St.<br />

have a footpath connection<br />

NZ gun dog of the year. The<br />

61-year-old speaks to Devon<br />

Bolger about what sparked<br />

his interest in the sport and<br />

what makes Ted so special<br />

What first got you into gun<br />

dog trials?<br />

It was a bit of a coincidence<br />

really. The Sinclairs, Sue and<br />

Stu from Springston, must have<br />

heard that I wanted another dog<br />

because my one at the time was<br />

getting a little old. I ended up<br />

buying Ted from them. They<br />

were really big on trialling and<br />

encouraged me into it too after<br />

that. That’s how it all happened.<br />

I had done a lot of trapshooting<br />

when I was younger and thought:<br />

‘Oh well, I suppose I like guns<br />

and dogs, why not?’ They taught<br />

me everything I needed to know,<br />

they’re very good at what they<br />

do. They have Ted’s sister and she<br />

is amazing too. So I pretty much<br />

just took it all in and it went<br />

from there.<br />

Can you explain what gun<br />

dog trialling is?<br />

There could be 25 to 30 dogs<br />

competing on the day. When it’s<br />

your turn to go, the dog first has<br />

to walk directly beside you for<br />

about 5m inbetween two pegs.<br />

Once he’s there you stop and step<br />

clear of your dog. A bird dummy<br />

then gets thrown up from about<br />

100m away and falls. The dog<br />

has to look at it and study it to<br />

mark where it is. Once three<br />

birds have been thrown I have to<br />

say fetch. He will then hopefully<br />

run in a completely straight<br />

line, you can’t deviate by more<br />

than 1m, find the bird straight<br />

on and bring it directly back to<br />

me. It’s all on points. If the dog<br />

hasn’t deviated or done anything<br />

wrong you won’t have lost any<br />

points.<br />

Do you have any particular<br />

achievements in the sport that<br />

stand out?<br />

There’s really been two. We<br />

headed to Alexandra last year for<br />

the NZ Gundog Championships.<br />

Ted was awarded gun dog of<br />

the year which is across all the<br />

dog breeds and is based on how<br />

many points and titles you win<br />

for the entire year. It was a huge<br />

surprise when I got it, it was such<br />

a thrill. The other one that stands<br />

out is the Banbury Shield. In<br />

November last year, the Southern<br />

Golden Retriever Club held<br />

their annual gun dog trial. The<br />

first trial was for the Arangold<br />

Trophy which all breeds can<br />

compete for. Ted and I ended up<br />

with the highest points to win<br />

that and then on the last day<br />

of the competition Ted came<br />

second in his trial which gave<br />

him the highest points overall for<br />

the weekend and we took home<br />

the Banbury Shield.<br />

Can you tell me about your<br />

trapshooting days?<br />

I first got into it when I was<br />

about 18. I was introduced by<br />

a good friend and thought I’d<br />

give it a go and ended up loving<br />

it. I didn’t get properly into it<br />

until I was about 28. I ended<br />

up winning trophy after trophy<br />

and my goal became to shoot<br />

for my country. I went on to<br />

achieve that in 1995 and that<br />

same week I won a New Zealand<br />

title competing against everyone<br />

from around the world. It was<br />

mindblowing.<br />

Tell me more about Ted.<br />

He’s apart of the Brynderin<br />

breed which is owned by the<br />

Sinclairs. He is such a good dog.<br />

They had his father’s semen flown<br />

in from England and they had<br />

the mother at Springston, she<br />

was a very good trialler too. The<br />

semen was off a dog that had won<br />

the International Gundog League<br />

which is the English gundog of<br />

the year, twice. I started training<br />

Ted when he was about six weeks<br />

old and he has always been onto<br />

it. Every time you win a title,<br />

you get challenge certificates<br />

and to be considered a field<br />

trial champion you have to get<br />

six of those. The next step after<br />

that is being a grand field trial<br />

champion, which is 20 of those<br />

certificates. It’s something people<br />

dedicate their lives to achieving.<br />

It took nearly four years but we<br />

got it last year. Ted was so good,<br />

he just kept getting more and<br />

more points and before I knew it<br />

we had 20. It means that by the<br />

time Ted was five he was a grand<br />

field trial champion.<br />

What do you like most about<br />

him?<br />

He is such a biddable dog,<br />

he just wants to please you the<br />

whole time. He’s wonderful and<br />

great company but so switched<br />

on when it comes to trialling. I<br />

also do a whole lot of hunting<br />

and he just clicks to that like you<br />

wouldn’t believe. I’m gonna miss<br />

him when he goes that’s for sure.<br />

I’m enjoying every minute because<br />

a dog’s life is relatively short.<br />

How much training goes into<br />

gun dog trialling?<br />

When they’re younger it’s<br />

essential but now I just need to do<br />

some fine-tuning with Ted every<br />

now and then. When I first got<br />

him, the fishing wasn’t good so<br />

I had about six to eight months<br />

of just solid training. It takes<br />

forever, you’ve got to really iron<br />

those small issues out, you lose<br />

points if your dog shifts forward<br />

or does something<br />

silly. If you’ve got a good dog<br />

they will pick it up pretty quickly.<br />

Ted’s always been very good, even<br />

when he was just a wee nipper.<br />

What do you do for work?<br />

I am a commercial flounder<br />

fisherman on Lake Ellesmere.<br />

I met this guy one day and he<br />

owned a farm in Irwell. His son<br />

had just died and he had nobody<br />

to pass his fishing business on to.<br />

He asked if I’d like to buy it and<br />

I thought: ‘Hell yeah.’ It was just<br />

the right place at the right time.<br />

He said I could have the whole<br />

thing, boat included, for about<br />

$40,000. It hasn’t been a bed of<br />

roses all the time I mean if you<br />

don’t get the right openings in<br />

the lake then you can’t get the<br />

fish you need. You can go two<br />

or three years of nothing which<br />

has happened to me a few times.<br />

When it’s good it’s good though.<br />

A real feast or famine. So that<br />

was when I got into fishing and<br />

it’s been about 26 years now.<br />

Can you tell our readers about<br />

your family?<br />

I have three sisters and one<br />

brother. I am quite close with my<br />

sister Erin. She’s the only one of<br />

us who ended up sticking with<br />

farming.<br />

How long have you lived in the<br />

district?<br />

I have lived here all my life. I<br />

grew up on a farm in Norwood<br />

which is between Burnham and<br />

Dunsandel. We had 1000 acres<br />

there. My family leased it for<br />

about 35 years and then dad got a<br />

bit too old and moved on. I went<br />

on to move out here to Greenpark<br />

Huts after that.<br />

What do you like about living<br />

here?<br />

There’s so much to do here<br />

and everything is so damn<br />

close. If you want to do anything<br />

you can, other places you’ve<br />

got to travel miles. It feels like<br />

everything is in your backyard.<br />

Hororata event planned<br />

for Australian bush fires<br />

Kimber has organised a<br />

community event in a bid to raise<br />

money for the Australian bush<br />

fires.<br />

She was inspired to do something<br />

to help the rural communities<br />

who have suffered.<br />

“Like many people I have found<br />

it hard to watch the disaster<br />

unfolding in Australia and really<br />

want to do something to help.<br />

“So I’ve called on my musical<br />

friends and a number of other<br />

Hororata locals to put together<br />

a fundraising concert,” said<br />

Kimber.<br />

A number of musicians will<br />

perform at the planned event,<br />

including Kimber’s band Chilton<br />

House and blues band the South<br />

Street Trio.<br />

All proceeds from the event will<br />

go to the BHR Fire Disaster and<br />

Drought Appeal administered by<br />

the Rotary Club of Sydney.<br />

The fund is used to support<br />

farmers impacted by the fires by<br />

organising food for stock and<br />

supplies for people.<br />

Kimber began her career as a<br />

musician at age 16 with a gig at<br />

Lyttleton’s Wunderbar.<br />

UNITE: Hororata musician Holly Kimber has organised an event<br />

with all proceeds going to the Australian bush fires.<br />

Now, she regularly performs at<br />

Christchurch live music hot spots<br />

showcasing her soulful singing<br />

and guitar playing or performing<br />

with her rock party band.<br />

She has taught and performed<br />

music at a summer camp in New<br />

York City before settling down to<br />

study at Ara Music Arts.<br />

the Hororata Domain this Sunday,<br />

4pm–7pm. Entry will be<br />

$10 per adult, children under<br />

<strong>15</strong> free. Cash only at the gate.<br />

RESIDENTS ARE being invited<br />

to help rescue efforts for wildlife<br />

caught in the Australian bush fires.<br />

A campaign launched by <strong>Selwyn</strong><br />

Libraries aims to send supplies<br />

of pouches, wraps and nests.<br />

Libraries at Lincoln, Rolleston,<br />

Leeston and Darfield are opening<br />

their doors for people to come in<br />

and help make the items.<br />

Patterns, materials and sewing<br />

machines will be available to use.<br />

Arts, culture and lifelong learning<br />

manager Nicki Moen said<br />

staff became aware of the Animal<br />

Rescue Craft Guild’s plight and<br />

decided they could help.<br />

“One of the things we can do<br />

is give practical assistance, by<br />

knitting and sewing pouches<br />

and wraps that will directly help<br />

rehabilitate animals injured in<br />

the wildfires.” Nicki says.<br />

“People have been really<br />

touched by the plight of these<br />

animals, and the organisations<br />

that are struggling to keep up<br />

with the scale of the devastation.<br />

Residents can also make items<br />

at home, pattern and sewing requirements<br />

can be found online,<br />

or check the <strong>Selwyn</strong> Libraries<br />

Facebook page, and drop them<br />

off at the library.<br />

Donations of soft natural fibres,<br />

such as flannelette cotton, are<br />

also being accepted.<br />

The project will continue as<br />

long as the demand for items<br />

remains.<br />

Quarter century of<br />

firefighting recognised<br />

Greenwood began<br />

volunteer firefighting at<br />

17 he never imagined<br />

completing 25 years of<br />

service.<br />

Now the Lincoln chief<br />

fire officer has received a<br />

gold star pin for doing just<br />

that.<br />

Mr Greenwood said it<br />

was a very proud moment.<br />

“I remember thinking<br />

when I first joined, how<br />

does anyone ever complete<br />

25 years? It seemed such<br />

a long time away but now<br />

that I’ve done it I feel it has<br />

gone very quickly.<br />

“I could have never done<br />

it though without the<br />

unconditional support of<br />

my wife Carol and family,”<br />

he said.<br />

He had always been very<br />

interested in the fire brigade,<br />

even from a young age.<br />

“We had family friends<br />

involved and I remember<br />

the excitement as they<br />

took off when the siren<br />

sounded. I would try to<br />

negotiate with my parents<br />

to follow the fire engines to<br />

see the action.<br />

enough and left school I<br />

joined the Southbridge Brigade.<br />

transferred to Lincoln.”<br />

Mr Greenwood said<br />

of Ellesmere Hospital.<br />

The Friends of Ellesmere<br />

Hospital are hosting<br />

the event at the hospital<br />

grounds in Leeston next<br />

month.<br />

The group is made up of<br />

locals who support the staff<br />

and patients at the hospital<br />

by providing financial and<br />

other input to the day-today<br />

running of the facility.<br />

Treasurer Geoff Lill said<br />

the event is to make the<br />

community more aware of<br />

the facility and its importance.<br />

“Our hospital building<br />

is well overdue for some<br />

much-needed TLC. We<br />

have been working with<br />

the CDHB in an endeavour<br />

to get a fresh coat of paint<br />

and a new roof to make<br />

sure that the hospital lasts<br />

another 95 years.”<br />

Entry is free and there<br />

will be food, crafts, entertainment,<br />

fun for the kids<br />

and an opportunity to<br />

familiarise yourself with<br />

the facility, he said.<br />

Ellesmere Hospital is<br />

owned, staffed and funded<br />

by the Canterbury District<br />

that have stuck in<br />

his mind.<br />

“The earthquakes<br />

and the<br />

recent Port Hills<br />

fires would be at<br />

the forefront. On<br />

both occasions,<br />

the brigade was<br />

heavily involved in<br />

operations.<br />

“The hardest calls<br />

I have attended are<br />

accidents involving<br />

children, especially<br />

when they are a<br />

similar age to your<br />

own. The great support<br />

we have within<br />

the brigade and<br />

FENZ as a whole<br />

certainly helps get<br />

us through.”<br />

He will keep<br />

firefighting for “as<br />

long as I still enjoy<br />

it,” Mr Greenwood<br />

said.<br />

“We have a<br />

great team at the<br />

Lincoln Brigade<br />

and are pretty<br />

proud of what we have<br />

achieved over the last<br />

few years so the goal is to<br />

ensure we continue doing<br />

what we do well.”<br />

The hospital provides<br />

care to <strong>Selwyn</strong> based patients<br />

needing respite and<br />

post-operative and rehabilitation<br />

support, along with<br />

end of life care.<br />

It opened on October<br />

maternity.<br />

SPEEDWAY DRIVER Jeremy<br />

Webb will head into the Chili Bowl<br />

in Tulsa, Oklahoma, today after a<br />

dominant past month on the track.<br />

The 28-year-old from Lincoln<br />

has continued to build on his<br />

impressive CV by successfully<br />

defending his New Zealand TQ<br />

midget title up at Western<br />

Springs in Auckland and has<br />

now won the storied event for<br />

three successive years.<br />

He then stepped up to his<br />

full sized midget and finished<br />

fourth in the World Thirty Lap<br />

Derby at the same track. In mid-<br />

December he won his second<br />

South Island title in his Esslinger<br />

powered midget.<br />

The Chili Bowl – a midget car<br />

race held on an indoor 400m dirt<br />

track, is his next target.<br />

This event, which has attracted<br />

more than 250 entries, is considered<br />

by many to be the world’s<br />

most prestigious midget car race.<br />

Webb has been secured by the<br />

Clausen-Marshall organisations<br />

which is one of America’s premier<br />

teams.<br />

Webb’s ride is a fully sponsored<br />

one and his participation underlines<br />

the high regard that he is held<br />

in within speedway circles.<br />

The Chili Bowl is held in such<br />

esteem within auto racing circles<br />

that NASCAR, Indy Car and<br />

drag race drivers join their dirt<br />

track counterparts for a slice of<br />

the glory.<br />

At the completion of the Chili<br />

Bowl, Webb will fly home to<br />

participate in the 78 th New Zealand<br />

Midget Car Championship<br />

at Ruapuna on <strong>January</strong> 24 and<br />

25. This event is already shaping<br />

up to be the biggest midget car<br />

meeting in Ruapuna’s 59 seasons<br />

with 45 entries, including the<br />

current USA Champion Tyler<br />

ROAD CYCLIST Bailey<br />

O’Donnell will be part of the<br />

national team that will contest<br />

the New Zealand Cycle Classic<br />

this week.<br />

The 19-year-old from Prebbleton<br />

had a two-month stint racing<br />

on the roads of Belgium last year,<br />

an opportunity organised by former<br />

New Zealand cyclist Hayden<br />

Roulston.<br />

O’Donnell won a 100km race,<br />

often referred to as a kermesse, in<br />

Deinze, west of Flanders in August.<br />

The five-day race in the Wairarapa<br />

will conclude on Saturday.<br />

There will be 108 riders competing,<br />

they represent 18 teams<br />

from 12 countries including<br />

Australia, France, Great Britain,<br />

Guam, Japan, Malaysia, Malta,<br />

Moldova, Netherlands, New Zealand,<br />

Romania and Taiwan.<br />

The event will see riders complete<br />

a total of 668.6km over five<br />

stages.<br />

O’Donnell said he was keen to<br />

make an impression during the<br />

event and spend more time in<br />

Europe this year.<br />

“I’ve decided to totally focus<br />

on the road this year and if you<br />

do well in this event, scouts can<br />

see you and that’s how you get<br />

opportunities.”<br />

novice to digital<br />

whizz<br />

A simple desire to become more<br />

confident using computers has opened up<br />

a world of possibilities for Thomas King, a<br />

co-director of a logistics business.<br />

“The world is rapidly changing and to<br />

keep pace with it, having some confidence<br />

and competence in computing is crucial,”<br />

he says. “I realised that I’d have to embrace<br />

this scary but exciting new tech-driven<br />

world sooner or later, and now here I am<br />

today, loving what I once feared.”<br />

Thomas got the skills he was looking<br />

for at Ara Connect, a network of<br />

community hubs operated by Ara Institute<br />

of Canterbury which<br />

offer free, non-assessed<br />

computing courses for<br />

anyone wanting to gain<br />

skills and confidence<br />

using digital technology.<br />

Thomas says the tutors<br />

at Ara Connect made<br />

learning an enjoyable<br />

experience and were<br />

very supportive. “I felt<br />

so inspired during my<br />

journey. The tutors were<br />

very attentive and always<br />

eager to assist. They want<br />

you to succeed and they<br />

encourage you to push<br />

your boundaries without ever throwing<br />

you in the deep end.”<br />

His advice for anyone else considering<br />

the computing courses at Ara Connect<br />

is to just go for it. “Knowing how to use<br />

computers in a way that delivers results can<br />

make life so much easier, especially in the<br />

world of business. I certainly wish I’d taken<br />

courses like these two decades ago. My<br />

advice is to pluck up the courage and just<br />

Whether your child is starting school for the first time or changing<br />

schools there are some simple steps that can help to ease those first<br />

day worries and ensure a smooth transition for everyone.<br />

Never underestimate the very simple idea of talking with your<br />

child – about what the day will be like, how they will get to school,<br />

the teacher’s name or what they will do.<br />

1. If your child is moving to a new school, find out whether there<br />

are other children moving to the same school. Encourage your<br />

child to talk with these children. You might be able to arrange<br />

for your child to arrive at school with them on the first day.<br />

2. For older students get them to make a list of the things they’re<br />

looking forward to about going to the new school. Yo u<br />

could do some research into some extracurricular<br />

activities that they might not have had at their<br />

previous school and be enthusiastic about the<br />

move. Visit the school during the holidays to<br />

familiarise them with where everything is.<br />

3. The first days as a new entrant can be an<br />

anxious time for parents, caregivers and<br />

your child. Simple things like shopping<br />

together for a new lunch box or back pack<br />

and put them aside until their first day<br />

arrives can help with the anticipation.<br />

4. Establish a sleep schedule before school<br />

starts, especially if they have had a long<br />

holiday or break from pre-school. The ideal is nine to 10 hours<br />

every night, starting at least a week before school starts so that<br />

you both adjust to the routine.<br />

5. Plan ahead for ways to make things easier such as laying out<br />

their clothes the night before or pre-preparing week night<br />

meals so there is less stress on everyone and a tired child gets<br />

fed quickly if needed.<br />

6. Think about whether to introduce healthy snacks and lunches<br />

before school starts, particularly if your child is a fussy eater.<br />

Try some new vegetable or fruit with a dip that can be put in a<br />

container in their lunch box or cut sandwiches in fun shapes.<br />

7. While it is tempting for your new entrant to be involved in lots<br />

of activities offered at primary school level, children<br />

need to have downtime, particularly when they are<br />

starting school and dealing with a lot of things that<br />

are new to them. Keep the schedule light until<br />

everyone is settled in to their new routine.<br />

So whether your child is a new entrant<br />

or changing school due to, the most<br />

important thing is to talk with them and<br />

try to relieve any potential issues before<br />

they arise while keeping positive and<br />

enthusiastic about this huge change in<br />

your child’s life.<br />

More schools and capacity to meet<br />

expected growth in Rolleston<br />

Rolleston has grown rapidly over the past ten years,<br />

particularly in response to the need for postearthquake<br />

housing. With its town-meetscountry<br />

feel and lifestyle appeal, the rapid<br />

growth trajectory for the popular <strong>Selwyn</strong><br />

town is expected to continue until at<br />

least 2030, and plans are underway<br />

to ensure that the growing need for<br />

local schools is met.<br />

The first high school in the area,<br />

Rolleston College, was opened<br />

in 2017. An extension to the<br />

College is planned to start mid-<br />

<strong>2020</strong> with the view to opening the<br />

additional school building in 2022.<br />

This extension will increase the<br />

Rolleston College’s roll from 1,100<br />

to a maximum of 1,800 pupils.<br />

“This additional building was always<br />

in the long-term site development plan<br />

but has been moved forward due to the<br />

rapid growth in Rolleston. Some areas within the<br />

existing building will also be altered to allow for future<br />

growth in specialized areas,” says Rolleston College Board<br />

of Trustees Chair, Lynley Shaw.<br />

Longer-term planning is also underway for a new<br />

secondary school for Rolleston. The Ministry of Education<br />

(MoE) believes that a second high school could<br />

be required in the next six to eight years.<br />

The MoE’s Canterbury National<br />

Education Growth Plan 2030<br />

predicts that an additional 700 –<br />

1000 primary school children<br />

and 600 – 820 high school<br />

pupils will need access to<br />

state schools in the area in<br />

the next ten years.<br />

The process of finding<br />

a suitable site for the<br />

new high school is<br />

underway with the<br />

expectation that the site<br />

would be purchased in<br />

<strong>2020</strong>.<br />

A sixth primary school is<br />

also planned for the southeast<br />

of Rolleston to meet the<br />

projected demand for schooling.<br />

The government recently purchased<br />

a $3-million plot in the Acland Park<br />

subdivision and construction on a new purpose-built<br />

primary school will begin next year. The Acland Park<br />

primary school development is part of the $1.2-billion<br />

allocation for education under the government’s<br />

Wellbeing Budget.<br />

The new primary school is expected to open in 2021 or<br />

2022 with an initial capacity of 400, with the provision<br />

to expand to cater for a roll of 750 pupils. According to<br />

the MoE’s Growth Plan, this should complete the spatial<br />

plan for primary school roll out across Rolleston for the<br />

medium term; however additional capacity at primary<br />

school level could be needed if the greenfield areas<br />

earmarked for future development are re-zoned by the<br />

<strong>Selwyn</strong> Council.<br />

In the latter half of 2019, Lincoln High School<br />

worked hard on many areas of the school with<br />

visions for growth and focus in <strong>2020</strong>. Opportunities<br />

for new students to the school, especially Year 9s,<br />

to participate in the student voice and leadership<br />

opportunities have been identified as an important<br />

area for development.<br />

We now have a robust selection and training<br />

process for our School Council, which is a selection<br />

of Year 13 students; however, our goal for <strong>2020</strong> and<br />

2021 is to extend this to the remainder of the school<br />

students by opening up leadership opportunities<br />

and avenues for them to also participate and gain<br />

valuable skills.<br />

We are kicking off <strong>2020</strong> with our first ever ‘Clubs<br />

Day’ in the first few weeks of term one. This will<br />

be a day where all clubs, teams and groups have<br />

an allocated a stall as part of the wider ‘fair’. LHS<br />

students will be able to walk around, see all the<br />

amazing opportunities that they can participate in<br />

and maybe sign up for a few.<br />

We are really excited about this for our students<br />

and look forward to continuing to create an awesome<br />

school environment that promotes and enables<br />

participation in as many activities as possible.<br />

In a few weeks’ time, over 10,000<br />

<strong>Selwyn</strong> children will be travelling<br />

to school, that’s nearly 20% of our<br />

population on the move.<br />

reminding everyone to keep their eyes<br />

peeled for our young people heading<br />

back to school by foot and on wheels.<br />

With the more settled weather, it’s<br />

a great opportunity to get active with<br />

your child. If you are pushed for time;<br />

park a block back from school so that<br />

your child can scoot or walk. It is good<br />

for them both physically and mentally,<br />

develops their road safety skills and<br />

helps with overall congestion at the<br />

school gate.<br />

“Road safety awareness is a pretty<br />

important life skill and starts developing<br />

when you are young. Take every<br />

opportunity to educate children on how<br />

to safely cross a road using their eyes<br />

and ears” says Mrs Hautler. “A fluro<br />

yellow hi viz makes your child visible<br />

in poor weather as well as bright sun.<br />

Most schools have them available for<br />

free or a small cost and they really make<br />

a difference.”<br />

School travel safety tips:<br />

• Be bright and be seen. Ask your school<br />

for a safety vest.<br />

• Tackle the routes together talking<br />

about sneaky driveways and blind<br />

corners.<br />

• Get out and active together to reduce<br />

the chaos at the school gate.<br />

• Wear your helmets, this goes for<br />

caregiver’s too… young people are<br />

watching you!<br />

Lemonwood Grove School will start the <strong>2020</strong> year<br />

with around 380 learners up to Year 8. The school<br />

has current capacity for 450 learners with an<br />

eventual capacity of 750 learners.<br />

New families are enrolling their children from<br />

throughout Canterbury, New Zealand and overseas<br />

contributing to a very rich and diverse learning<br />

culture.<br />

Say hello to haloumi this summer<br />

On the table in under 20min,<br />

this easy vegetarian haloumi<br />

salad is perfect when time<br />

is short<br />

Super Easy Haloumi Salad<br />

Ingredients<br />

250g pearl couscous<br />

500g haloumi sliced<br />

1 Tbsp Moroccan spice mix<br />

2 zucchini, sliced<br />

250g cherry tomato medley,<br />

halved<br />

½ cup fresh parsley leaves<br />

½ cup fresh mint leaves, torn<br />

1 Tbsp tahini<br />

2 Tbsp Greek yoghurt<br />

1 small garlic clove, crushed<br />

1 lemon, rind finely grated, juiced<br />

2 Tbsp pomegranate arils or<br />

1 pomegranate, arils removed<br />

2 pita breads, toasted, torn<br />

Directions<br />

Cook couscous in a saucepan<br />

of boiling water following packet<br />

directions. Drain.<br />

Meanwhile, pat haloumi dry<br />

with paper towel. Sprinkle with<br />

spice mix. Spray a non-stick<br />

frying pan with oil. Heat pan over<br />

medium heat. Cook haloumi<br />

1-2min each side or until golden.<br />

Set aside. Spray pan with oil<br />

again. Cook zucchini 1-2min<br />

until just coloured.<br />

Combine couscous, zucchini,<br />

tomatoes, parsley and mint in a<br />

large bowl. Season well. Combine<br />

tahini, yoghurt, garlic and lemon<br />

rind in a small bowl. Season. Add<br />

lemon juice to taste.<br />

Divide salad among serving<br />

bowls or arrange on a platter. Top<br />

with haloumi and pomegranate.<br />

Drizzle with dressing. Serve with<br />

pita.<br />

Piña Colada Slushy<br />

Ingredients<br />

½ fresh pineapple, peeled, cut into<br />

3cm pieces<br />

180ml sweetened coconut cream<br />

60ml unsweetened coconut milk<br />

240ml white rum<br />

2 Tbsp fresh lime juice<br />

60ml dark rum (optional)<br />

Cherries and lime wedges (for<br />

serving)<br />

Directions<br />

Place pineapple pieces in a<br />

resealable plastic bag, laying them<br />

flat. Freeze until solid, at least 3<br />

hours.<br />

Shake coconut cream and<br />

coconut milk in their cans before<br />

measuring. Purée pineapple,<br />

coconut cream, coconut milk,<br />

white rum, lime juice, and<br />

3 cups ice in a blender<br />

until smooth. Transfer<br />

blender cup to freezer<br />

and freeze until mixture<br />

is thickened (it should<br />

be the consistency of a<br />

milkshake), 25-35min.<br />

Blend again until mixture<br />

is the perfect slushy frozen<br />

drink consistency. Divide<br />

among glasses. Top off each<br />

with a drizzle of dark rum, if<br />

using, and garnish each with<br />

a cherry and lime wedge.<br />

Capture rain water by using a tank<br />

FREE: Simple guttering, a downpipe and water tank will<br />

give you access to rain water for use elsewhere in the<br />

garden.<br />

AS WE move through summer,<br />

keep the garden looking fresh for<br />

your outdoor enjoyment.<br />

Conserve water – While<br />

we may not reach Australian<br />

levels of urgency with water<br />

shortages, the eco-messages are<br />

just going to get tougher from<br />

now on. Take a good look at how<br />

you use water in your garden<br />

and make some plans. This<br />

might be the year you invest in<br />

a rain water tank to capture all<br />

that free wet stuff, and to review<br />

the sprinkler system timing<br />

and spacing (so you don’t waste<br />

water spraying paths and so<br />

forth). Whatever your method,<br />

be sparing with the frequency<br />

of watering – established plants<br />

need only 30min of water once<br />

or twice a week, vegetables more.<br />

Check the soil at 10cm first.<br />

Mulch to save work –<br />

Mulch is the instant makeover.<br />

It suppresses weeds, makes a<br />

tired garden look fresh and slows<br />

water evaporation.<br />

But only apply it once the soil<br />

is good and wet, as otherwise it<br />

will not help your plants. Leave<br />

breathing room around trunks<br />

and shrubs to avoid fungus<br />

infections.<br />

are perfectly adapted to local<br />

on the lawn.<br />

Create shady spots – If<br />

your deck gets the full blaze of<br />

sun, look at creating a secondary<br />

area for relaxing in the heat<br />

of the day. Deciduous trees may<br />

take a while to grow, but pergolas<br />

with removable shade sails and<br />

market umbrellas that hang from<br />

a wall or fence are good summer<br />

solutions that can be packed<br />

away when you need to soak up<br />

winter rays.<br />

Check your veggie regularly to ensure that you are<br />

harvesting the produce as soon as it is ready. If your<br />

plants have grown really fast and now have flowers<br />

and seeds on them, it is time to pull them out. They<br />

have “gone to seed” typically due to a lack of water,<br />

and won’t grow any produce now.<br />

Keep on top of watering. Planters, containers and<br />

pots can dry out faster at this time of year so make<br />

sure you give them a good soak every few days rather<br />

than a small watering daily. If your plants have been<br />

in for a while now, it might pay to add some fertiliser<br />

or organic matter to the soil to help keep the nutrient<br />

supply available for them to sustain healthy growth.<br />

For most of us, the summer holidays are done and dusted<br />

and we are back to the reality of work life. If you have spent<br />

a bit of time away from home, your gardens will more than<br />

likely be ready for a bit of TLC. Here are our top garden<br />

tasks to help get your garden back into shape.<br />

any laterals (side-ways growing shoots) and any<br />

Glass or plastic – build your hot house in the sun<br />

IF YOU don’t have a glasshouse<br />

but are keen on gardening, you<br />

should invest in one.<br />

It can be a plastic or glass structure<br />

and if you have to choose<br />

between the two, go for glass as<br />

you only have to replace broken<br />

panes – not all of the plastic every<br />

few years.<br />

Plastic is cheaper, especially if<br />

you build your own. It takes only<br />

a little bit of building skills to<br />

construct an ‘A’ frame using 50 x<br />

50mm wood and covering it with<br />

horticulture plastic film. Alternatively<br />

cover with a clear light-type<br />

nova lite.<br />

The bigger the house, the more<br />

ventilation is needed.<br />

The door is one major vent, and<br />

one or more roof vents should<br />

be included. Never paint or use<br />

shade cloth on the outside of<br />

glasshouses. Wash once a year<br />

in autumn. With right use of the<br />

vents and water you can keep the<br />

temperature from getting too hot<br />

in summer.<br />

(If you need to shade the house<br />

in a hot summer you can make<br />

up a slurry of hydrated lime and<br />

water and paint this over the<br />

outside of the glass.)<br />

Many gardeners have an earth<br />

Clever technology for big Lexus SUV<br />

sitting back resting on its laurels,<br />

the company has a big focus<br />

on product development and<br />

evolution.<br />

Bang on cue the RX series<br />

luxury sport utility vehicle has<br />

had a refresh. It gets a raft of new<br />

electronic technologies for safety<br />

and convenience and it has had a<br />

fairly hefty facelift.<br />

The cosmetic changes are bold<br />

and fit with the striking look<br />

Lexus has developed over the past<br />

few years, the enhancements also<br />

create even more of a luxurious<br />

feel, along with boosting driver<br />

enjoyment.<br />

One of the new features I<br />

found most interesting are the<br />

adaptive headlights which reduce<br />

brightness when oncoming cars<br />

are detected, in that case, the<br />

direction of light is also redirected<br />

towards the side of the road.<br />

Elsewhere, the concept of the<br />

big RX hasn’t been changed,<br />

there are five and seven-seater<br />

options and the choice of a hybrid<br />

drivetrain, bearing in mind that<br />

all RX models have V6 petrol<br />

power under the bonnet and all<br />

are four-wheel-drive.<br />

I’m due to drive a hybrid<br />

model soon, but this evaluation<br />

focuses on the RX350 which,<br />

as its nomenclature suggests,<br />

has a quad-camshaft 3.5-litre<br />

engine. It is a powerful unit at<br />

221kW and 370Nm and it drives<br />

through an eight-speed automatic<br />

transmission.<br />

Even though it is an engine<br />

that has been used widely<br />

throughout a raft of Toyota (and<br />

Lexus) product, it stands out<br />

for its strength, sophistication<br />

and performance, along with<br />

respectable fuel usage statistics.<br />

Lexus claims a 9.6-litre per<br />

100km (29mpg) combined cycle<br />

average. I found that easy to<br />

replicate with an 11-litre (26mpg)<br />

figure showing regularly on the<br />

fuel usage readout. At 100km/h,<br />

7l/100km (40mpg) is possible<br />

with the engine turning over at<br />

just 1600rpm.<br />

That is the secret to this big<br />

V6, it works tirelessly low down,<br />

hauling in quick shifts before the<br />

revs rise unnecessarily high. That<br />

is the beauty of any V6 engine,<br />

there is good torque flow, yet it<br />

whisks to high revolutions freely<br />

if required – when overtaking for<br />

example.<br />

The RX has an economy/<br />

normal/sport selector so that the<br />

driver can dictate how the engine<br />

works, depending on preference.<br />

LEXUS RX350: A host of new features for <strong>2020</strong>.<br />

I used normal mode mostly, but<br />

did try the sport setting, which<br />

is great for when overtaking<br />

opportunities arrive. The RX will<br />

lunge from 80km/h to 120km/h<br />

in around 4.5sec, along with a<br />

standstill to 100km/h time of<br />

7.8sec.<br />

All of the time the engine<br />

works without sound intrusion,<br />

even when it is hauling in<br />

towards the red line. I guess you’d<br />

expect that in a prestige/luxury<br />

car and it doesn’t disappoint.<br />

Refinement within the driveline<br />

doesn’t stop there, the fully<br />

independent suspension is supple<br />

offering a high degree of comfort<br />

while the steering is perfectly<br />

weighted with strong feedback.<br />

Even though it has a generous<br />

200mm of ground clearance, the<br />

RX can’t be considered an offroader<br />

– put simply, luxury SUVs<br />

aren’t aimed for those conditions<br />

– the four-wheel-drive system is<br />

there for when grip is challenged.<br />

I never ventured off the<br />

sealed surface, but the driveline<br />

certainly enhances feel on the seal<br />

promoting secure handling when<br />

pushed into a corner.<br />

While the RX has performance<br />

that sits well in the sport SUV<br />

sector, its primary role is to<br />

transport its occupants in the<br />

Lexus style of sophistication<br />

and grace. It is a full five-seater<br />

with full leather trim, satellite<br />

navigation, heated and cooled<br />

seats, paddle gearshifters, and all<br />

of the functions you would need<br />

every day as a premium car buyer.<br />

The evaluation car was an<br />

F-Sport model which, as its<br />

branding would suggest, has<br />

a few sporty type ingredients<br />

– aluminium pedals, F-Sport<br />

badging and 20in wheels.<br />

disappointed with the amount of<br />

onboard kit, and the specification<br />

level justifies its $109,600 price<br />

tag. A base spec V6 starts the<br />

range at just below $100k,<br />

while the seven-seat V6 lists at<br />

$109,500. Incidentally, hybrid<br />

models start from $116,400 and<br />

end at $127,500.<br />

As part of a process to<br />

rehome my wife’s piano within<br />

our dwelling, we purchased a<br />

tallboy to house her music and<br />

other paraphernalia. I used the<br />

RX to transport the piece of<br />

furniture home, and that journey<br />

highlighted the practicality big<br />

SUVs offer, the rear seats fold<br />

down to open up an expansive<br />

cargo load space. Even though<br />

the F-Sport model has just two<br />

rows of seats, I can easily see how<br />

the seven-seat option would work<br />

in this car.<br />

These are just some of the<br />

reasons why SUVs are the biggest<br />

selling models within the Lexus<br />

brand.

What is a cross lease property?<br />

“Cross leases are a complicated form<br />

of property ownership in New Zealand<br />

and lots of people find them hard to<br />

understand. In fact, they can be so<br />

troublesome that the Law Commission<br />

has recommended they are abolished,”<br />

says Real Estate Authority chief executive,<br />

Kevin Lampen-Smith.<br />

There are four main types of property<br />

ownership in New Zealand – freehold,<br />

leasehold, unit title and cross lease. In a<br />

cross lease, you own a share of the freehold<br />

title with the other cross leaseholders and<br />

a leasehold interest in the particular area<br />

and building that you occupy.<br />

“It’s important to understand what<br />

buying a cross lease property might<br />

mean for you. Many people don’t do their<br />

due diligence on cross leases and find<br />

themselves in a bit of a mess as a result,<br />

Lampen-Smith says.<br />

Cross leases are common in areas where<br />

there has been a lot of subdividing of<br />

larger sections, or in blocks of two to four<br />

units – the houses may be standalone<br />

homes, or they may be units/flats. In a<br />

cross lease title, property owners share<br />

ownership of the land and the buildings<br />

on it.<br />

If you hold a cross lease, you are a partowner<br />

of every building on the plot of land<br />

– not just the one you occupy – with the<br />

other leaseholders. Each cross leaseholder<br />

is granted what is known as a registered<br />

leasehold estate of the particular area and<br />

building that they occupy. These leases<br />

are usually for 999 years for a nominal<br />

rent, like 10 cents per annum. Each lease<br />

sets out exclusive areas of occupation as<br />

well as any shared or common areas. In<br />

other words, your house or unit is set<br />

apart just for you and your family, but you<br />

have equal access to shared areas (like a<br />

driveway, or garages, or a common garden<br />

area). A cross lease title also includes a<br />

plan of the footprint of the property, called<br />

the flats plan, so you can see if it matches<br />

the property you are looking at.<br />

This form of shared ownership means<br />

that any structural changes to the property<br />

or shared areas must be agreed upon by all<br />

the owners.<br />

“Depending on the terms of the<br />

cross lease, you may need to get the<br />

other owners’ consent for things like<br />

painting the exterior of your property,<br />

building a deck or putting up a fence.<br />

These provisions are usually referred<br />

to as covenants. A covenant may place<br />

restrictions on what you may do with<br />

the unit or building, so it is important to<br />

understand what they mean – this is where<br />

things can get tricky,” Lampen-Smith says.<br />

“For example, let’s say that you own a<br />

cross lease property that you want to sell.<br />

You and your co-owners share driveway<br />

access and some common garages, but you<br />

have a buyer for your property who is only<br />

interested if they can knock down one of<br />

the garages. If the property was freehold,<br />

where there is one sole owner, the new<br />

buyer could do what they liked (within<br />

the limits of the council restrictions).<br />

However, because it’s a cross lease<br />

property, the buyer would have to get all<br />

the other owners to agree (and offer their<br />

consent in writing),” Lampen-Smith says.<br />

“Be careful when making enclosed<br />

additions to a cross-leased property<br />

(for example, adding an extra room or<br />

conservatory). Even if you do get the other<br />

owners’ consent to do it, it will change the<br />

overall floor plan of the property and you<br />

will have to have the flats plan altered so<br />

the change is shown. This will cost money,<br />

but if you don’t do it the land title will not<br />

be accurate and this can cause problems<br />

when you go to sell.”<br />

“I strongly recommend engaging a<br />

lawyer to review the terms of a cross lease<br />

property. Their first step should be to<br />

check that any property you are interested<br />

in matches the one marked on the flats<br />

plan. They will help you unpick all the<br />

conditions of a cross lease agreement,<br />

including finding out what the restrictions<br />

are and how many other owners are<br />

involved. A lawyer will also be able to<br />

advise you if there are particular issues<br />

with the property you are interested in and<br />

find out what changes have been made by<br />

other owners,” says Lampen-Smith.<br />

“A Land Information Memorandum<br />

(LIM) will also show you information<br />

held by the local council about a certain<br />

property and land. It may be worth getting<br />

an independent assessment of a cross<br />

lease property from an inspector who has<br />

professional indemnity insurance and<br />

carries out their work in line with the New<br />

Zealand Standard for Residential Property<br />

Inspection (NZ S 4306:2005).”<br />

“As always, it’s smart to figure out as<br />

much as you can about a cross lease<br />

property at the start of your home-buying<br />

process rather than after the fact,” says<br />

Lampen-Smith.<br />

What can I do if there’s a<br />

problem with my new home?<br />

Buyer’s remorse is a common affliction<br />

in <strong>January</strong>, but for most people it relates<br />

to spending too much on Christmas<br />

festivities and presents. Regretting buying<br />

something as big as a house is a much<br />

bigger deal that can have a serious impact<br />

on your family and financial wellbeing.<br />

Real Estate Authority (REA) chief<br />

executive Kevin Lampen-Smith says this<br />

is why it’s important for buyers to do as<br />

much homework as they can before buying<br />

a property.<br />

“We believe it’s much better to spend a<br />

few hundred dollars on an independent<br />

report by an accredited building inspector<br />

than face having to spend thousands of<br />

dollars on fixing any issues after the fact,”<br />

Lampen-Smith says.<br />

“It can be tempting to settle for the easy<br />

option of using a pre-prepared report,<br />

but if you haven’t paid for it yourself you<br />

have no way of ensuring that it’s legitimate<br />

or being able to take action against the<br />

inspector for an inadequate assessment.”<br />

If you’re looking to buy, Lampen-Smith<br />

says it’s smart to find out as much as you<br />

can about the property, including getting<br />

someone to help you understand the<br />

outcome of any report on the building or<br />

land.<br />

“In some cases, issues are noted on<br />

property reports but buyers are in such a<br />

hurry that they miss them,” Lampen-Smith<br />

says.<br />

If a report uncovers an issue, he suggests<br />

getting legal advice first if you want to<br />

negotiate with the seller on price.<br />

If you end up buying a property and<br />

discover a serious issue that you think the<br />

seller or the real estate agent failed to tell<br />

you about, Lampen-Smith says the first<br />

step is to write down what happened when<br />

you bought the property.<br />

“Gather all the relevant documentation,<br />

such as the building report, the LIM<br />

and the sale and purchase agreement,”<br />

Lampen-Smith says.<br />

“If the property was sold by a licensed<br />

real estate agent, make notes of any<br />

conversations you had with them. If the<br />

property was sold privately, make notes of<br />

any dealings with the seller. Add any new<br />

information you have about the property,<br />

such as a building report or assessment<br />

that notes the problems you’ve found.”<br />

Think too about what your best-case<br />

scenario outcome is: do you want an<br />

apology, compensation, or remediation (or<br />

all three)?<br />

Lampen-Smith says it’s important to<br />

get legal advice to fully understand your<br />

options.<br />

“A lawyer will advise you on whether<br />

you have a case against the seller and what<br />

your next move should be, based on the<br />

information you’ve gathered,” he says.<br />

“If appropriate, they can help you<br />

negotiate with the seller or act against<br />

them. Be aware that you may not be in a<br />

very strong position unless you can prove<br />

that the seller or the real estate agent<br />

knowingly covered up the issue.”<br />

If it appears that the real estate agent is<br />

responsible in some way, Lampen-Smith<br />

says it’s best that you deal with them<br />

directly.<br />

“If you can’t resolve things this way, the<br />

REA handles complaints against licensed<br />

real estate agents and we can also help you<br />

understand expectations on real estate<br />

agents regarding disclosure of property<br />

Tips for first home buyers<br />

Struggling to get on the property ladder<br />

and feeling fed up? You’re not alone. Real<br />

Estate Authority (REA) research has found<br />

that more than half of all first home buyers<br />

– even the ones who successfully buy a<br />

property – find the process stressful and<br />

overwhelming.<br />

“We know it’s hard for people when they’re<br />

trying to buy their first home – it’s a complex<br />

legal process and a huge financial deal,”<br />

says REA chief executive Kevin Lampen-<br />

Smith. “We want to empower them to feel<br />

more confident and in control when they’re<br />

making such a big decision.”<br />

1. SORT OUT YOUR FINANCES<br />

You’ll already know that saving is a big<br />

part of getting ready to buy, but do you<br />

know what else you need to do?<br />

Getting financial advice from a qualified<br />

advisor could be a useful step in your<br />

planning. Owning a property means you’re<br />

responsible for all the maintenance and<br />

repairs – and for paying rates and insurance.<br />

Owning an apartment may also mean you<br />

need to pay body corporate fees. These costs<br />

can be a bit of a shock to the system if you’ve<br />

rented for a long time.<br />

“It’s also a good idea to get conditional<br />

pre-approved finance arranged so you can<br />

move quickly when you spot a property you<br />

really like,” Lampen-Smith says. “Having<br />

conditional pre-approval lets you know the<br />

price range you can buy in and it shows<br />

agents and sellers that you’re a serious buyer.<br />

It’s also crucial if you’re planning to bid on a<br />

property at auction.”<br />

Don’t forget to explore ways that<br />

you might be able to get help from the<br />

Government. There are various forms of<br />

assistance available if you’re a KiwiSaver<br />

member, buying in certain areas, want<br />

to buy a former Housing New Zealand<br />

property or are Māori and want to live on<br />

your ancestral land.<br />

2. NEEDS VS WANTS<br />

Many first home buyers discover a big gap<br />

between what they’d like to buy and what<br />

they can afford when they first start looking.<br />

“Sit down and write a tight list of what<br />

your absolute must-haves are, then work<br />

out what you’re willing to compromise on,”<br />

Lampen-Smith says.<br />

If you’re thinking about pets and children<br />

arriving in the short-to-medium term, think<br />

about how these will change your needs.<br />

Will you need to be near to childcare or<br />

schools? Will you need a fenced property?<br />

“If you’re the sort of person who likes a<br />

good list, we’ve got a useful ‘researching the<br />

property’ checklist on settled.govt.nz that<br />

will help you keep track of all the questions<br />

to ask about a property. This is especially<br />

useful if you’re looking at more than one<br />

property at a time.”<br />

3. DO YOUR HOMEWORK<br />

Don’t let your desperation to find<br />

somewhere blind you to a property’s faults.<br />

“Do as much research as you can about a<br />

property,” Lampen-Smith says. “That means<br />

getting a lawyer on board to make sure all<br />

the paperwork is in order and to help you<br />

understand if there are any issues. We also<br />

recommend getting a qualified building<br />

inspector who has professional indemnity<br />

insurance to prepare a comprehensive<br />

report on the property.”<br />

If you’re worried about paying for this<br />

kind of report before you make an offer (due<br />

to a lack of time or funds), you can make<br />

them a condition of your offer. Remember<br />

that paying for good advice is an investment<br />

that will buy you more peace of mind than a<br />

quick once-over by a mate.<br />

4. RECOGNISE YOUR LIMITS<br />

Buying a ‘doer-upper’ is a Kiwi tradition,<br />

especially for first-home buyers, but we’re<br />

not all blessed with the right skills. Factor<br />

this in before you make an offer on a<br />

‘renovator’s dream’.<br />

“Be honest with yourselves about how<br />

much DIY you can really do, especially if<br />

you’ve got pets and kids,” Lampen-Smith<br />

says.<br />

“Getting professionals in to help will cost<br />

more, but it will also make the process faster.<br />

It may also be better in the long term when it<br />

comes to selling the property if any work has<br />

been done properly with the right consents.”<br />
