Hands in the air!<br />
There’s activity in the auction room! Whether it is on site<br />
or in our auction rooms we are seeing a lot more hands<br />
in the air and active bidding among buyers trying to win<br />
the auction race. In fact we’re seeing more buyers forcing<br />
the pace by submitting very tempting pre-auction offers<br />
on properties in an attempt to outsmart other buyers<br />
before they have a chance to complete their due diligence<br />
and get their ducks in a row. It’s certainly not a bad tactic<br />
in a moving market. And make no mistake, the market is<br />
definitely moving. With interest rates still at a record low,<br />
with the likelihood they may even go lower, buyers are<br />
jumping into the market as soon as they can to beat any<br />
possible price rise.<br />
What should you do? Well if you are keen to secure<br />
a property in the current period, our advice is to get<br />
yourself in the best possible position to buy when the<br />
right property comes along. Speak to a finance broker to<br />
find out what you can borrow. If possible get a Finance<br />
pre-approval in place. Engage with a solicitor so you<br />
can send any documentation through for them to<br />
peruse before bidding<br />
at auction or submitting<br />
an offer. Go to as many<br />
open homes as you can,<br />
even to properties that<br />
may not initially meet<br />
your requirements. It’s<br />
important to have a clear<br />
idea of what properties<br />
are available and what you<br />
can expect in your price<br />
range. Attend auctions,<br />
both onsite and inrooms<br />
so you can see how the<br />
bidding works and what happens if the bidding doesn’t<br />
reach the owners reserve price.<br />
Remember, the more knowledge you have around<br />
the market and the process of buying then the better<br />
prepared you will be when the right property comes<br />
