TEENAGER MADDIE Collins<br />

has had her second transplanted<br />

kidney removed after her body<br />

rejected it.<br />

<strong>The</strong> 16-year-old is now reliant<br />

on dialysis to keep her alive.<br />

She has been battling the kidney<br />

disease, nephrotic syndrome<br />

for several years.<br />

Maddie’s mother, Sarah<br />

Manson-Collins, said the kidney,<br />

which was transplanted in 2018,<br />

was removed on Tuesday following<br />

a steady decline in its function.<br />

“What caused the ambulance<br />

to be called was high temperatures<br />

and pain that even my<br />

at-home chemist supply couldn’t<br />

get under control,” she said.<br />

“<strong>The</strong> day finished with Maddie<br />

just out of theatre with her<br />

transplanted kidney out, leaving<br />

her with no kidneys at all.”<br />

Manson-Collins said Maddie<br />

is in less pain since the kidney<br />

has been removed.<br />

“Just like last time when her<br />

first transplanted kidney was<br />

removed it’s great seeing her<br />

pain free.<br />

“This means with no kidneys,<br />

no weeing. We are completely<br />

reliant on dialysis to keep her<br />

alive. Without dialysis she would<br />

become toxic and die.”<br />

Mrs Manson-Collins said<br />

Maddie has asked to keep the<br />

removed kidney.<br />

“It will join her collection of<br />

her three other kidneys that have<br />

been removed. Her own two native<br />

kidneys and her kidney that<br />

Adam gave her.”<br />

termed a ‘miracle’ second kidney<br />

transplant in 2018 after being<br />

cause of the house fire which<br />

killed two children in Burwood<br />

examination around the heater<br />

and the electrics in the house,<br />

all that has been overseen by<br />

detectives in that area.<br />

“Those things are still part of<br />

the ongoing investigation and,<br />

to be fair, it will be, I would<br />

suggest, weeks or months<br />

before the fire investigators<br />

conclude their report.<br />

“To surmise on what may or<br />

may not have happened, from<br />

a police perspective, would be<br />

unfair on the family, who are<br />

going through a hell of a lot at the<br />

moment and investigations are<br />

A NEW interactive online tool<br />

has been developed to show<br />

people how the ground in<br />

Christchurch could respond in<br />

another earthquake.<br />

Liquefaction Lab uses extensive<br />

information about ground conditions<br />

gathered since the 2010 and<br />

2011 earthquakes to visualise the<br />

city’s vulnerability to liquefaction<br />

under different conditions.<br />

It shows different patterns of<br />

land damage that are likely to<br />

occur across the city by taking<br />

into account the magnitude and<br />

location of the earthquake and<br />

groundwater levels.<br />

Said city council head of strategic<br />

policy Emma Davis: “This has<br />

given us an exceptional understanding<br />

of the liquefaction hazard<br />

across our district, which allows us<br />

to make informed decisions about<br />

future land use and the building<br />

controls required to manage risk.<br />

“This information will be used<br />

to guide design of our infrastructure<br />

and where we place it.<br />

“<strong>The</strong> online tool will also be<br />

particularly useful for people<br />

to understand the possible<br />

liquefaction vulnerabilities of<br />

properties in different areas of<br />

the city.”<br />

Historic landfills didn’t<br />

have modern standards<br />

He said it was part of the city<br />

council’s ongoing management<br />

and monitoring strategy. It would<br />

also prioritise projects to mitigate<br />

against the impacts of climate<br />

change on the old landfills.<br />

Trotter said the excavation of<br />

the at-risk landfills and disposal<br />

of them into modern ones was a<br />

possibility and would be assessed<br />

on a case by case basis. He added<br />

that the costs of this approach<br />

were likely to be “significant.”<br />

He explained how historic<br />

landfill practices have given rise<br />

to this situation.<br />

“<strong>The</strong>se sites were not lined with<br />

a barrier liner or capped with<br />

an engineered layer as would be<br />

expected today,” he said.<br />

“This means that waste materials<br />

deposited in these landfills was not<br />

managed with modern standards<br />

and could therefore be more vulnerable<br />

to release of contaminants<br />

into the environment.<br />

Trotter said materials such as<br />

metals, general municipal waste,<br />

building waste and industrial<br />

wastes were all commonly disposed<br />

of in these landfills up until<br />

the establishment of modern<br />

regulations.<br />

PLAN APPROVED: <strong>The</strong> city council is planning to spend<br />

nearly $1.5 million shoring up the old Bexley landfill to<br />

prevent further erosion.<br />

In these situations, hazardous<br />

substances like asbestos can also<br />

be an issue he said.<br />

<strong>The</strong> 15 potentially at risk sites<br />

include the old Bexley Landfill<br />

which is set to have nearly $1.5<br />

million spent on it to prevent<br />

further erosion happening to its<br />

shoreline.<br />

University of Otago associate<br />

geography professor Mike Hilton<br />

said the landfill sites posed a<br />

threat to the environment and<br />

recreational areas.<br />

“Some of the rubbish dumped<br />

could be toxic, like leftover farm<br />

chemicals, industrial waste, who<br />

knows? <strong>The</strong> Ocean Beach domain<br />

landfill in Dunedin, for example,<br />

contains asbestos and a range<br />

of things you don’t want kiddies<br />

walking over,” he said.<br />

Hilton said this was a nationwide<br />

issue.<br />

THE PROJECT to restore Christ<br />

Church Cathedral will cost<br />

more than previously thought.<br />

In 2016, it was estimated it<br />

would cost $104 million.<br />

Additional enhancements to<br />

bring the cathedral’s facilities<br />

to higher standards than they<br />

were before the 2011 earthquake<br />

are needed and will increase the<br />

cost.<br />

<strong>The</strong> exact cost of the<br />

restoration is not known yet but<br />

will be at the end of this year.<br />

Said a Christ Church<br />

Cathedral Reinstatement Project<br />

spokeswoman: “We can confirm<br />

that the project will cost more<br />

than the $104 million estimate.<br />

“We are not just putting back<br />

everything as it was.<br />

“<strong>The</strong> reinstated cathedral<br />

will look very similar to the<br />

pre-quake cathedral, but most<br />

importantly [be] stronger, with<br />

base isolation, offering greater<br />

comfort, and the ability to use<br />

the space more flexibly for both<br />

spiritual and civic functions.<br />

“<strong>The</strong> cathedral, tower and<br />

spire will look much the<br />

same as they did pre-quake.<br />

<strong>The</strong> tower will have a lift and<br />

stairs, compliant with current<br />

standards. <strong>The</strong> materials for the<br />

spire will be determined as part<br />

of a later design stage,” she said.<br />

<strong>The</strong> project has about $100m<br />

in funding from grants and<br />

pledges, including from the city<br />

council and Government.<br />

Part of the cost of the<br />

restoration will be covered by<br />

donors from across the world<br />

but the Covid-19 pandemic has<br />

caused fundraising to take a hit.<br />

One donor has pulled out as a<br />

result.<br />

relationships with those who<br />

will donate potentially large<br />

We aim to move to the public<br />

phase next year.”<br />

<strong>The</strong> current $11.8 million<br />

construction phase is under<br />

way and involves stabilising the<br />

building. It will take up to two<br />

years and is fully funded.<br />

<strong>The</strong> next phase is strengthening<br />

and reinstatement. Funding for<br />

this will need to be in place by late<br />

2021.<br />

<strong>The</strong> next milestones for<br />

fundraising are in mid-2022 for<br />

the ancillary buildings and mid-<br />

2023 for the tower.<br />

A HANDHELD device to test<br />

for methamphetamine, MDMA<br />

and cocaine will be trialled by<br />

frontline police in Canterbury.<br />

<strong>The</strong> trial will run for six-months<br />

and also be carried out in the<br />

Auckland and Central police<br />

districts.<br />

<strong>The</strong> real-time drug-screening<br />

tool allows officers to test for<br />

“the three most harmful and<br />

commonly used drugs on the New<br />

Zealand market” while “working<br />

in our communities”, police said.<br />

In 2018, 95 people were killed<br />

in preventable crashes where the<br />

driver was found to have drugs<br />

in their system that could impair<br />

driving.<br />

In December, the Government<br />

announced it would give police<br />

new powers to conduct random<br />

roadside drug testing and to prosecute<br />

drugged drivers in a bid to<br />

save lives on the road.<br />

Meanwhile, throughout <strong>July</strong>,<br />

Canterbury police have been<br />

clamping down on drivers who<br />

have been drinking, including<br />

trialling ‘micro-checkpoints’,<br />

which require as few as one police<br />

car and officer to operate.<br />

Newshub-Reid Research Poll, was<br />

mirrored throughout the streets<br />

of Christchurch.<br />

Labour rose in the poll to 60.9<br />

per cent while National fell to<br />

25.1 per cent.<br />

<strong>The</strong> Lord of <strong>The</strong> Rings actor and<br />

Hei Hei resident Norman Forsey<br />

was an example of the strong<br />

support for Labour which could<br />

easily be found throughout the<br />

city’s streets.<br />

When asked who he was voting<br />

for, Knight responded with<br />

“She has been good to us man,<br />

Aunty Jacinda has got our back<br />

eh,” he said.<br />

Quist reinforced Knight’s comments.<br />

“Aunty Jacinda puts food on<br />

the table, she helps us out. <strong>The</strong><br />

This was epitomised by Rob<br />

When asked who he would<br />

be voting for, he responded:<br />

“Definitely blue, not that I like<br />

the Blues, I like the Crusaders.”<br />

“People have been spoonfed<br />

for too long and they have forgot<br />

how to be self-reliant. <strong>The</strong>re<br />

is no such thing as poverty in<br />

New Zealand, it is financial<br />

mismanagement by the people<br />

themselves.”<br />

Hempseed thought the new<br />

leadership of the party would<br />

give it a boost heading into<br />

September’s elections.<br />

been tough on everyone, what<br />

was the toughest aspect for<br />

your business and its people?<br />

How did you adapt?<br />

Uncertainty. No one likes uncertainty<br />

– it plays on people’s<br />

minds because you never know<br />

what’s around the corner. As an<br />

essential business (there’s always<br />

something that needs fixing)<br />

we were fortunate to continue<br />

operating, though in a limited<br />

capacity – the business still took<br />

a big hit. But everyone kept<br />

their jobs and a pay cheque, we<br />

sent people home, and those<br />

who needed remote access to<br />

our systems were able to keep<br />

working.<br />

Now that lockdown has been<br />

relaxed, are you expecting<br />

to operate differently? What<br />

aspects of your business do<br />

you think will change permanently?<br />

Not really. We’re back into<br />

the swing of things, back at<br />

normal levels, thanks largely to<br />

robust agricultural, engineering,<br />

and construction sectors.<br />

We’re about to launch a new<br />

website to give customers a better<br />

online experience, though<br />

our overall business.<br />

What role does technology<br />

play at Blacks Fasteners?<br />

Which technology has been<br />

most helpful? Are you using<br />

any new technology now?<br />

Customers rely on us for great<br />

advice and top-notch products<br />

to progress their projects.<br />

Does technology play a role?<br />

Yes, but only in support of our<br />

people and product delivery to<br />

ensure our customers receive<br />

the service they expect. Our<br />

technology partner CCL keeps<br />

the technology wheels turning,<br />

our branches connected<br />

and synchronised, and our core<br />

systems available to the people<br />

who need them, everywhere<br />

they work. Cloud and remote<br />

systems are a big part of that,<br />

but everything begins and ends<br />

with the customer, and you<br />

don’t want technology for the<br />

sake of technology to get in the<br />

way.<br />

Do you have a sense of what<br />

the future looks like at Blacks<br />

Fasteners?<br />

I am confident about our<br />

future. We continue to grow,<br />

with exciting new products<br />

in the pipeline and customers<br />

who are optimistic about their<br />

prospects. I think New Zealand<br />

has a lot to be thankful for –<br />

and not just our geographical<br />

isolation at this point in history.<br />

Tourism and allied industries<br />

have taken a massive hit, but<br />

the bedrock of our country –<br />

ground and grass and the stuff<br />

that grows from it – is in fine<br />

form. We’ll be okay if we keep<br />

sharing our good work with the<br />

world.<br />

Health board won’t<br />

challenge over quarry<br />

THE Canterbury District<br />

Health Board will<br />

not challenge Fulton<br />

Hogan’s bid to change the<br />

conditions under which<br />

it must operate its quarry<br />

near Templeton.<br />

<strong>The</strong> <strong>Star</strong> recently revealed<br />

Fulton Hogan has<br />

appealed 15 conditions it<br />

will be allowed to operate<br />

the 170ha Roydon Quarry<br />

under.<br />

This includes the monitoring<br />

of dust at the quarry<br />

and the requirement to<br />

prepare a report on the<br />

results within one month<br />

of a 12-month long monitoring<br />

programme.<br />

Other conditions Fulton<br />

Hogan is appealing include<br />

the requirement for six<br />

dust monitoring devices to<br />

be installed prior to quarry<br />

activities occurring and the<br />

company needing to ensure<br />

heavy vehicle movements<br />

leaving or accessing the<br />

quarry use the direct route<br />

comprising State Highway 1,<br />

Jones and Dawsons Rds.<br />

<strong>The</strong> CDHB told <strong>The</strong> <strong>Star</strong><br />

it would not be joining any<br />

other parties who are appealing<br />

the consent which<br />

means it will not be able to<br />

speak or present evidence<br />

at a future hearing.<br />

“<strong>The</strong> Canterbury DHB<br />

considers that the conditions<br />

imposed by the<br />

commissioners address the<br />

public health issues raised<br />

in the DHB’s submission,”<br />

a spokeswoman said.<br />

Nearby resident Simon<br />

Moore said he was extremely<br />

disappointed by<br />

the CDHB decision.<br />

“Do they not care? I<br />

would have thought the<br />

CDHB would have concerns<br />

given all of the stuff<br />

they are privy to and have<br />

been saying over the years<br />

but when it comes to the<br />

crunch they don’t want to<br />

know anything about it.”<br />

<strong>The</strong> city council has<br />

decided it will become a<br />

party to Fulton Hogan’s<br />

appeal to try and stop the<br />

conditions of the resource<br />

consent being changed.<br />

In a statement, Fulton<br />

Hogan South Island general<br />

manager Craig Stewart said:<br />

“Fulton Hogan’s goal for<br />

the quarry remains to be a<br />

show-case for other quarry<br />

operations in New Zealand,<br />

and will lead the way in<br />

terms of best practice and<br />

environmental sustainability.<br />

“We are actively and<br />

constructively engaged in<br />

the Environment Court<br />

process and recognise that<br />

determines the outcome<br />

from this stage of the<br />

Resource Management Act<br />

process.”<br />

<strong>The</strong> resource consent<br />

was granted in April by a<br />

panel of five commissioners<br />

appointed by Environment<br />

Canterbury and the<br />

Selwyn District Council.<br />

Stephen Bain has also<br />

lodged a separate appeal<br />

in the Environment<br />

Court to overturn the<br />

commissioners’ decision.<br />

How long have you been surf<br />

lifesaving and why did you start<br />

in the first place?<br />

I’m kind of like a secondgeneration<br />

clubby. My dad [Chris<br />

Smith] was involved when he<br />

was growing up and I kind of<br />

followed in his footsteps. <strong>The</strong>n<br />

it’s obviously [been] years of<br />

giving back volunteer time to our<br />

local community, then gaining<br />

qualifications to pass on to<br />

lifeguards I work with.<br />

How old were you when you<br />

started surf lifesaving and why is<br />

it important for people to learn<br />

water safety at a young age?<br />

Probably four-years-old.<br />

I think it’s really important<br />

especially in Christchurch,<br />

where everyone lives so close to<br />

the beach. For the juniors, it’s a<br />

lot better with water safety and<br />

how to be safe around the water<br />

and those lessons on rules to<br />

kind of follow when you’re at the<br />

beach.<br />

Tell me more about your<br />

family’s involvement in surf<br />

lifesaving and how they<br />

inspired you to start?<br />

My dad’s been involved since<br />

he was a youth and then mum<br />

[Lynn Smith] has coached since<br />

my sister [Maia Smith] started<br />

and then my sister’s still involved<br />

now.<br />

<strong>The</strong>y’re all members of<br />

Waimairi Surf Lifesaving Club.<br />

Dad was involved when he was<br />

growing up throughout. <strong>The</strong>n,<br />

when my sister started to show<br />

interest, they got back involved.<br />

Dad ran the juniors at the club<br />

for around 12 years and is now<br />

a life member of the club. So his<br />

give-back to the club and the<br />

region has been huge and he’s<br />

definitely still involved today.<br />

What have been some of your<br />

most memorable days or rescues<br />

as a lifeguard?<br />

<strong>The</strong>re’s probably one three<br />

summers ago. We had a day<br />

where we just were faced with<br />

lots of rescues in a short span of<br />

time.<br />

What stuck out, really, was the<br />

teamwork of everyone around<br />

us, not only the lifeguards on the<br />

beach but the other lifeguards<br />

that were just at the beach<br />

enjoying the day also helped and<br />

got involved. You don’t really<br />

stop. Everybody’s got that one<br />

thing in mind and they push<br />

towards that.<br />

It was pretty non-stop for a bit<br />

but it was awesome to be a part<br />

of and help out our community.<br />

Explain to me the feeling of<br />

carrying out a rescue?<br />

Obviously you’ve got the<br />

adrenaline going into it, so you<br />

feel quite good, but that’s why<br />

we do our training and that’s<br />

why we’re at the beach doing that<br />

every night – so when we’re faced<br />

with those situations we can<br />

treat them as well as we can.<br />

How do people usually react<br />

after being rescued?<br />

It’s different for each person<br />

and obviously the severity of<br />

each rescue on how they react<br />

to it. Most people are really<br />

thankful and that’s why we train<br />

and do what we do, is to make<br />

sure people are safe when those<br />

situations occur.<br />

If we’ve got that time with<br />

the patient afterwards [it’s] just<br />

educating them on, potentially,<br />

what caused them to get in that<br />

trouble. So if they’re faced with<br />

situations in the future [they<br />

know] how to deal with them.<br />

What does it mean to be<br />

named Canterbury’s lifeguard<br />

of the year?<br />

It’s great to be recognised in<br />

an organisation where all the<br />

lifeguards around are volunteering<br />

their own time. It’s obviously a<br />

great honour but I don’t want it<br />

to take away from all the work<br />

everybody else is doing.<br />

What sort of work did you<br />

put in to win the award?<br />

For me, it was last season. I<br />

definitely participated in lots of<br />

courses and gained new awards,<br />

but the big thing with that is [it’s]<br />

not only for my benefit, but to<br />

pass on to the lifeguards that I<br />

work with too.<br />

What opportunities could<br />

winning the award lead to for<br />

you?<br />

I guess it’s showing new<br />

members coming through what’s<br />

available and then assisting them<br />

down those pathways to reach<br />

their best.<br />

<strong>The</strong>re are so many opportunities<br />

and I think that’s the great part<br />

particularly about Surf Lifesaving<br />

New Zealand. <strong>The</strong>re are so many<br />

different avenues depending on<br />

what your skill set is and what<br />

your interests are.<br />

What do you enjoy about<br />

being a member of Taylors<br />

Mistake Surf Life Saving Club?<br />

It’s such an awesome office and<br />

you’ve got so many environments<br />

around you that you’ve got to deal<br />

with. So, for us as lifeguards, it’s<br />

really good to use our skills and<br />

find those best swimming areas<br />

that ensure public safety.<br />

It’s just such a nice place to go,<br />

so not a bad place to spend your<br />

summer.<br />

It’s such a nice, close-knit<br />

community over there, so to<br />

be able to give back to that<br />

community is really cool.<br />

What are your hobbies<br />

outside of surf lifesaving?<br />

I’ve played water polo for plenty<br />

of years and then, obviously,<br />

surfing and just being around the<br />

water is what I like to do.<br />

I represented the Canterbury<br />

men’s [water polo] team and the<br />

New Zealand schoolboys [team].<br />

How has playing water polo<br />

helped you in your role as a<br />

lifeguard?<br />

<strong>The</strong>y kind of go hand in hand<br />

quite well because, with the water<br />

polo season being over the winter,<br />

it’s a great way to keep your fitness<br />

up. Being in the water and having<br />

to use different skills really adapts<br />

over the two sports really well.<br />

What are your favourite<br />

beaches in New Zealand?<br />

In terms of Christchurch, it’s<br />

pretty cool to be able to surf at<br />

Taylors. We go to Gore Bay quite<br />

a bit too.<br />

What are your goals for<br />

the future in terms of surf<br />

lifesaving?<br />

It’s continuing to empower<br />

those volunteers and provide<br />

and show the pathways of what’s<br />

available for them.<br />

It’s so cool to see those younger<br />

ones coming through and<br />

kind of finding their feet and<br />

assisting them in areas where<br />

they’re able to gain extra skills<br />

or extra knowledge through Surf<br />

Lifesaving New Zealand.<br />

Not only is it myself winning<br />

this award but it’s developing<br />

younger guards and even<br />

experienced guards coming<br />

through. Working with them<br />

and instructing them on how<br />

they can get better.<br />

Have you had experience as a<br />

lifeguard overseas and do you<br />

plan on doing this again in the<br />

future?<br />

Over the summer, I spent a<br />

month in Maroochydore on the<br />

Sunshine Coast. I earned my<br />

lifeguard award over there, but<br />

I’m really happy in my position<br />

in Christchurch at the moment.<br />

So, for now, I’m happy to help<br />

out the local community as<br />

much as I can.<br />

What are some of the perks<br />

that come with being a young<br />

lifeguard?<br />

That’s probably one of the<br />

When patrols are on, the<br />

main thing [is] swim between<br />

the flags. Us as lifeguards, we<br />

know the place pretty well, so,<br />

obviously, when we go and set up<br />

our patrols we put the flags in the<br />

best area of the beach possible<br />

and they’re there for a reason.<br />

For any kids swimming,<br />

particularly, it’s making sure that<br />

they’ve got someone with them.<br />

It’s just that never swim or<br />

surf alone mentality of always<br />

having someone with you, so if<br />

something does occur, at least<br />

you’ve got someone out there.<br />

Have you watched Baywatch<br />

before and were you inspired by<br />

the show?<br />

Not really. It was before I<br />

probably even watched TV, so<br />

it didn’t have too much of an<br />

impact.

“I’ve been in the health and beauty industry for almost<br />

20 years. While working as a massage therapist I<br />

<strong>The</strong> University of Canterbury (UC) has launched a<br />

new science podcast series to meet public demand for<br />

answers to the big issues facing our world.<br />

UC Science Radio is a new weekly podcast featuring<br />

interviews with UC scientists on topical issues relating<br />

to their areas of expertise and research. It addresses<br />

some of the big challenges facing our society, both<br />

locally and globally, and what science is doing to help.<br />

Hosted by UC Master of Science student and US<br />

Fulbright Scholar Molly Magid, the shows are<br />

challenging but also entertaining and accessible to<br />

listeners who may not have a science background.<br />

Topics include the science behind volcanic eruptions,<br />

micronutrients for stress, helping endangered species<br />

find their perfect match, ever decreasing glaciers, and<br />

what plastic is doing to our sea life.<br />

OVER 60’S<br />

UNITS<br />

If you are considering a change of<br />

scenery, it may be useful to consider the<br />

different types of properties available to<br />

you. When it comes time to downsize<br />

the family home, you might consider<br />

a retirement village or buying a new<br />

home. One option you may not have<br />

considered is an over-60’s unit. <strong>The</strong><br />

Council identified a need for accessible<br />

housing for senior members of the<br />

Christchurch community within the<br />

private sector. Zoning land which allows<br />

for over-60’s housing is one way of<br />

addressing these needs.<br />

As the name suggests, over-60’s units are<br />

designed with people over 60 years of<br />

age in mind. <strong>The</strong> purpose of these units<br />

is to provide a self-managed community<br />

for seniors as an alternative to retirement<br />

villages. <strong>The</strong> units are usually smaller<br />

in size and a single storey. What makes<br />

over-60s units unique is that there is<br />

an encumbrance registered on the title<br />

requiring that the occupants of the<br />

house be 60 years of age or older. An<br />

encumbrance is a restriction that is<br />

placed on a title, and prevents the owner<br />

from doing certain activities. In the case<br />

of over-60’s units, the encumbrance<br />

prevents certain people from living in the property. To qualify<br />

to live in an over-60’s unit, you need to be either over 60 years<br />

of age, or qualify for a permanent supported living payment<br />

on health grounds. Partners, spouses, dependents, and<br />

caregivers of a qualifying person can also live in the property.<br />

Over-60’s units are different from retirement villages or<br />

Council-managed flats. Over-60’s units are properties that<br />

you own. This means you won’t have to pay any deferred<br />

management fees when you sell the property, like you would<br />

for an occupation right agreement at a retirement village.<br />

However, you also don’t get the benefit of the support services<br />

retirement villages usually provide. Over-60’s units are<br />

commonly owned by way of a unit title, which is a group of<br />

properties in a single development that share common areas.<br />

Unit title properties often have a governing body, called a<br />

Body Corporate, made up of all the unit title owners and is<br />

responsible for such matters as managing any common areas.<br />

Body Corporates often have special rules about what you<br />

can do with the property, such as whether you can have pets.<br />

It is important that you check these rules before you buy a<br />

unit title property, to ensure that you are willing and able to<br />

comply with them.<br />

If you are considering buying an over-60s unit, or you already<br />

own one, you should keep in mind that if you decide to sell it<br />

there is a limited pool of potential buyers and this may make<br />

the property more difficult to sell. On the other hand, with an<br />

aging population, this type of housing may be in demand for<br />

years to come.<br />

It is possible in limited circumstances to have the<br />

encumbrance removed, allowing anyone of any age to live in<br />

the property. However, as the encumbrance is registered by<br />

the Christchurch City Council, the decision to remove the<br />

encumbrance lies with the Council.<br />

CLUES TO ERUPTION RISK<br />

New research indicates cracked rocks on Whakaari (White<br />

Island) act like valves allowing gas to escape and releasing the<br />

build- up of pressure that triggers volcanic eruptions, new<br />

University of Canterbury research has found.<br />

<strong>The</strong> finding, which could allow more accurate monitoring<br />

and forecasting of future eruptions, is based on a study of<br />

rocks ejected from the Bay of Plenty island volcano during an<br />

eruption in April 2016, well before the volcanic explosion on 9<br />

December last year which led to the deaths of 21 people.<br />

A team of University of Canterbury (UC) scientists and<br />

Frontiers Abroad students (visiting UC from United States<br />

colleges), together with GNS Science and international<br />

researchers, collected the rocks from the island in 2016 and<br />

studied them, including testing to see how easily they crack<br />

and how gas travels through them.<br />

<strong>The</strong> team discovered that cracked rocks can act like valves –<br />

opening and closing – to allow gas to escape.<br />

Lead researcher Dr Ben Kennedy, UC Associate Professor of<br />

Physical Volcanology in the School of Earth Sciences, says<br />

the findings are “remarkable” and will help scientists better<br />

understand the behaviour of the volcano and interpret its<br />

sounds and tremors.<br />

“We hope our research will ultimately lead to more accurate<br />

volcanic monitoring and forecasting of future eruptions,” he<br />

says.<br />

“We discovered that the rocks from Whakaari behaved in<br />

a unique way. Cracks formed easily, allowing gas to escape,<br />

but because the minerals were mushy the cracks sealed again<br />

when pressed together by the weight of the volcano, forming a<br />

valve.”<br />

CHARGE WITH<br />

ELECTRIC SUV<br />

Don’t put me down as a non-believer, but I have always<br />

been a little sceptical that burning fossil fuel is the cause of<br />

all our climate change and global warming issues.<br />

But the recent coronavirus alert levels 3 and 4 lockdown<br />

indicated that without so many cars on the road, air quality<br />

improved, and pollution, which is claimed to affect climate<br />

change, was lower.<br />

I’ll take that on the chin and going forward I’ll be more<br />

aware of how burning oil products seemingly affects our<br />

everyday life.<br />

I guess that’s where electricity comes in, cars with motors<br />

as opposed to engines have become the vehicles of choice<br />

for those who vehemently believe electric vehicles are the<br />

way of the future.<br />

EVs aren’t new but they are resurgent at the moment, and<br />

you can buy anything from a Nissan Leaf to a Tesla; inbetween<br />

there are a myriad of other options and one which<br />

clearly sits in the luxury car class is the Mercedes-Benz<br />

EQC 400, also branded as a sport utility vehicle.<br />

It’s no surprise that Mercedes-Benz is marketing its first<br />

EV down under, it’s only a matter of time before more<br />

luxury car brands ply their electric technology globally.<br />

However, a big surprise is the EQC 400’s price tag. At<br />

$142,900 it’s not cheap, but when you think a few years ago<br />

a new Nissan Leaf or Mitsubishi iMieV was around half<br />

that price, and today’s fully electric Kia Niro and Hyundai<br />

Kona both sit around $70k, the EQC 400 seems like a real<br />

bargain.<br />

I think it is, if you take into account what you get in terms<br />

of luxury, specification and technology, it is an absolute<br />

champion financially.<br />

<strong>The</strong> EQC 400 is all electric, there’s no hybrid technology<br />

here, it is powered by two electric motors, one up front and<br />

one in the rear obviously creating drive to all four corners.<br />

Pumping out <strong>30</strong>0kw and a massive 760Nm of torque,<br />

power is developed from zero revolutions, the instant<br />

you depress the accelerator full power is available;<br />

consequently, the EQC 400 is quick, it will launch to<br />

100km/h from a standstill in 5.1sec, and to make a quick<br />

highway overtake it will blast from 80 to 120km/h in<br />

4.5sec. Of course, that’s not how we drive on an everyday<br />

basis but it’s nice to know if you need the energy it is there<br />

on tap. That’s some of the appeal of electric, there is a<br />

vibrancy you don’t get with internal combustion engines,<br />

unless you are buying a vehicle with an incredibly high<br />

performance engine.<br />

Mercedes-Benz wouldn’t have built a fully electric vehicle<br />

had it not been able to provide the performance and<br />

luxury akin to what the brand represents, and the EQC<br />

certainly delivers in those areas.<br />

It also has to be user-friendly, just like the raft of EVs that<br />

are plying our market it’s a simple procedure to plug in at<br />

home or any of the charge stations that are being rolled out<br />

nationwide.<br />

On the road the EQC drives like any normal SUV, and the<br />

way you drive is no different to any other Mercedes-Benz<br />

SUV. <strong>The</strong> controls and instruments are pretty much the<br />

same. <strong>The</strong>re are even several drive modes that you choose,<br />

from economical to sport. I only tried sport for a short<br />

burst and came to the realisation you don’t really need that<br />

mode; sure it delivers a vivid response but even in standard<br />

mode there is an underlying feel of power.<br />

<strong>The</strong> downside of using the wonderful burst of energy is the<br />

rapid depletion of battery energy. Mercedes-Benz rate the<br />

EQC 400 as having a 4<strong>30</strong>km range, that would be under<br />

the most favourable operating conditions, you need to be<br />

mindful that stop-start driving and exploring acceleration<br />

will quickly deplete the batteries of their energy.<br />

In terms of cost to replenish battery supply there are<br />

complicated mathematical equations to consider,<br />

everything from service provider to night and day rates,<br />

but a rough figure of around $5 to $10 to fully charge from<br />

zero per cent is a guideline.<br />

Not only does the EQC 400 have the latest generation<br />

mechanical and electronic technology, it is also the<br />

quintessential SUV for today’s busy lifestyle. It has space<br />

and functionality that will appeal to the modern family,<br />

and it is loaded with all the gadgetry that will satisfy an<br />

owner for decades.<br />

It’s fair to say the EQC 400 is an enjoyable drive, and those<br />

who do go down that road, so to speak, will reap many<br />

benefits along with knowing they are doing their bit for the<br />

environment.<br />

As for me, I need to get over range anxiety, I was very<br />

mindful of the distance I travelled, knowing that at<br />

some point I’d need to find a charger. That’s a matter of<br />

reconfiguring the way my mind is mapped and adjusting.<br />

reminder we are not immune to<br />

an outbreak in New Zealand.<br />

Health authorities appeared<br />

relatively confident yesterday of<br />

there being a very low chance of<br />

community transmission from a<br />

South Korean traveller who has<br />

tested positive to Covid-19.<br />

<strong>The</strong> traveller had visited the<br />

supermarket while he was in<br />

Christchurch last week on route<br />

from Auckland to Seoul via<br />

Singapore.<br />

As of the time of writing<br />

yesterday, South Korean officials<br />

believe it was in Singapore where<br />

the person was infected. So if<br />

that was the case then anyone<br />

shopping at the Countdown airport<br />

store has nothing to worry<br />

about.<br />

But we only have to look to<br />

Victoria to see what can happen<br />

when Covid-19 gets into the<br />

community – particularly when<br />

with his foot or back. But he<br />

wasn’t thinking.<br />

If Covid re-emerges in our<br />

community we will have to<br />

adjust very quickly otherwise we<br />

AMI closures<br />

I read that 53 AMI branches<br />

will be closed throughout<br />

New Zealand, and that AMI is<br />

promising to bolster their online<br />

services.<br />

<strong>The</strong> reason given is that<br />

more customers are choosing<br />

to interact by phone and<br />

online, instead of visiting<br />

branches to talk with staff.<br />

Such a claim deserves careful<br />

examination.<br />

Missing from this narrative<br />

is the fact that during the<br />

Covid-19 lockdown period<br />

AMI customers had no choice<br />

but to conduct their insurance<br />

business online. I was one of<br />

them. Online communications<br />

increased significantly for AMI<br />

staff members during that time,<br />

predictably.<br />

Those of us who value<br />

face-to-face interactions when<br />

discussing complicated insurance<br />

matters – with the several<br />

superb staff members I’ve<br />

conversed with over many<br />

years – were unable to exercise<br />

that choice. With branch<br />

closures my choice has been<br />

removed altogether, as it has<br />

been for every other AMI<br />

customer.<br />

I will miss the prominently<br />

displayed AMI branch signs<br />

that stated how much AMI<br />

values face-to-face discussions<br />

with their customers. Was<br />

I misled? Was this just false<br />

advertising?<br />

I’m surprised that AMI<br />

decision-makers didn’t pause<br />

to see what the medium-term<br />

situation would be like in the<br />

level 1 Covid-19 environment for<br />

customer interactions with staff.<br />

Now we’ll never know.<br />

It may prove to be yet<br />

another case of moving too<br />

hastily, with a consequent loss of<br />

customers.<br />

In the meantime, I eagerly<br />

await notification from AMI of<br />

a refund of money for lower car<br />

claim costs during the Covid-19<br />

lockdown period, as Tower<br />

Insurance is doing.<br />

is astounding – and yet that is<br />

what the rules allow.<br />

I doubt anyone involved in any<br />

part of the application process<br />

could truly deny that it will have<br />

a negative impact on anyone<br />

living, working or even passing<br />

through the area.<br />

While there are likely many<br />

people involved in the process<br />

who would prefer not to have<br />

a quarry located there, the<br />

conditions that allow consent to<br />

be given were put in place many<br />

years ago, with the acceptance<br />

of our loose district and regional<br />

planning rules.<br />

All of us are guilty, because<br />

we have allowed the mantra<br />

that economic growth and<br />

infrastructure are more<br />

important than people and that<br />

building roads is more important<br />

than less intrusive transport<br />

options to prevail.<br />

I truly feel for the people<br />

caught on the wrong side of these<br />

circumstances but also recognise<br />

the challenges of needing to<br />

follow the rules regardless of the<br />

injustice of those rules.<br />

I feel helpless in this<br />

circumstance, but we are not<br />

helpless in other circumstances –<br />

we can choose what is important<br />

to us in the upcoming general<br />

election and the reviewed Selwyn<br />

This recipe is a healthier<br />

way to make chicken<br />

drumsticks taste<br />

delicious – they are<br />

marinated in buttermilk<br />

and garlic for 24 hours<br />

before roasting. This<br />

ensures the chicken<br />

tenderises and gets<br />

infused with delicious<br />

flavours<br />

Buttermilk roast<br />

chicken with garlic<br />

6 servings<br />

Ingredients<br />

2 cup buttermilk<br />

2 tbsp olive oil<br />

10 garlic cloves, minced<br />

1 cup fresh parsley, minced<br />

1 tsp salt<br />

1 tsp black pepper, freshly<br />

ground<br />

12 chicken drumsticks<br />

Directions<br />

Combine buttermilk, olive<br />

oil, minced garlic, minced fresh<br />

parsley, salt and black pepper in a<br />

small bowl and whisk really well.<br />

Place chicken drumsticks in<br />

a large freezer bag, pour the<br />

buttermilk marinade over the<br />

chicken and distribute evenly<br />

over all chicken drumsticks.<br />

Squeeze as much air out of the<br />

sauce from the pan.<br />

drumsticks<br />

4 servings<br />

Ingredients<br />

¼ cup sweet chilli sauce<br />

3 tbsp sweet soy sauce<br />

1 tbsp garlic, minced<br />

½ tbsp ginger, minced<br />

½ tbsp onion powder<br />

½ tbsp smokey paprika<br />

1 tsp salt<br />

1 tsp pepper<br />

1.5kg chicken drumsticks<br />

To Serve<br />

Bok Choy<br />

Rice<br />

Directions<br />

Preheat oven to 180 deg C and<br />

line a baking tray with baking<br />

paper.<br />

Mix the marinade ingredients<br />

together in a bowl.<br />

Pour over the drumsticks and<br />

massage all over.<br />

Place the chicken drumsticks<br />

onto the lined tray. Pour over any<br />

excess marinade on top of the<br />

drumsticks.<br />

Bake in the oven for 45-<br />

50min or until the outside of the<br />

drumsticks are caramelised and<br />

cooked through. Remove and let<br />

cool slightly.<br />

Lightly saute the bok choy in a<br />

pan with a little sesame oil. Serve<br />

immediately with rice.<br />

Time to attack the thatch on your lawn<br />

EARLY AUGUST is the time to<br />

attack the thatch on your lawns.<br />

Thatch is caused by several factors,<br />

including grass type, excessive<br />

watering, soil compaction,<br />

high or low soil pH, or overuse of<br />

fertiliser and pesticides.<br />

Remove a core of soil from the<br />

lawn with a trowel or shovel and<br />

measure the depth of the thatch,<br />

which is the layer of dead grass<br />

above the soil line.<br />

A layer that is 1cm to 2.5cm<br />

thick can be removed with a stiff<br />

lawn rake. Deeper layers may<br />

require a power rake.<br />

<strong>The</strong> best time to de-thatch is<br />

just before the grass begins a<br />

period of active growth, which is<br />

usually early spring.<br />

For lawns with more than 3cm<br />

of thatch, power rakes or vertical<br />

mowers will need to be used and<br />

can be hired.<br />

Mow the lawn a little lower<br />

than usual. If needed, water it to<br />

moisten the soil.<br />

If you use a thatching rake, pull<br />

the blade-like tines across the<br />

lawn, cutting through the thatch.<br />

Work in sections, then remove<br />

the debris.<br />

If you are using a power rake or<br />

vertical mower, adjust the cutters<br />

to slice just through the thatch<br />

layer. Check cutter depth after<br />

the first metre.<br />

Run the machine in parallel<br />

rows over the lawn and then<br />

again at 90 deg to the first pass.<br />

Remove debris with a lawn rake.<br />

Control pests and diseases with winter spraying<br />

THE BEST antidote to a pest and<br />

disease-ridden spring garden is<br />

thorough winter spraying.<br />

Nothing toxic is required —<br />

simply give plants a good dowsing<br />

of copper spray, followed a week<br />

later by an application of spraying<br />

oil. Both of these are regarded as<br />

organic.<br />

Repeat three times over the<br />

winter months to kill both overwintering<br />

insect eggs and disease<br />

spores. It’s especially important to<br />

spray fruit trees (including citrus),<br />

roses and other deciduous plants,<br />

as well as any plants badly infested<br />

with insect pests or disease<br />

LAYERS: Thatch is dead grass which sits above the soil<br />

line. It should be removed during the winter before active<br />

spring growth. It is also time to dig over vacant areas.<br />

Over-seed with a good-quality<br />

grass seed to improve the lawn’s<br />

health, vigour, and appearance.<br />

Other tips for early August<br />

EDIBLES<br />

• Dig over vacant areas and leave<br />

last summer.<br />

In fact, you should spray the<br />

entire garden, but wait for any<br />

winter-flowering plants to finish<br />

blooming before you begin.<br />

Garden pests lurk in the most<br />

unexpected places.<br />

Check the undersides of<br />

leaves for scale insects, and leaf<br />

sheaths and stems for mealybug<br />

and scale.<br />

Look for silvering of leaves on<br />

evergreen shrubs and trees including<br />

rhododendrons, camellias<br />

and pieris. This silvering indicates<br />

the presence of thrips. Spray oil<br />

to clean these up and reduce<br />

for frosts to pulverise the lumps.<br />

• Apply lime to vegetable garden<br />

plots where green crops were dug<br />

to increase worm activity.<br />

• Spread a general fertiliser on<br />

areas to be planted next month.<br />

• Check peach, apricot and nectarine<br />

buds frequently. Spray with<br />

their numbers for spring. Collect<br />

diseased fallen leaves and place in<br />

the rubbish bin (not the organics<br />

bin).<br />

Spray the ground around infected<br />

plants with copper spray to<br />

help kill disease spores.<br />

Winter-hardy weeds can<br />

overrun the garden, making<br />

control in spring a nightmare.<br />

Spray with fast-acting glyphosate<br />

or dig out hard-to-kill weeds such<br />

as dock.<br />

Once weeding is done, fork<br />

compost through soil and mulch<br />

with a 10cm layer of fine bark or<br />

pea straw.<br />

• Fertilise citrus generously<br />

towards the end of the month.<br />

• Plant deciduous trees, shrubs.<br />

• Complete pruning of roses and<br />

cutting back of all perennials.<br />

• Complete mulching garden<br />

beds.<br />

people who have helped me<br />

He is now the 89th to have<br />

received life membership of<br />

Impreza still carries bargain price<br />

FOR AS LONG as there has been<br />

a Subaru Impreza, there’s also been<br />

an affordable way into buying one.<br />

Subaru New Zealand has always<br />

listed a budget model, it started off<br />

around 2006 with a $25k figure for<br />

the mid-size liftback/wagon with<br />

permanently engaged four-wheeldrive<br />

and, yes, a high and low<br />

transfer case.<br />

Of course, over the years, and<br />

with inflation, the Impreza is now<br />

listed at $32,490 for the one and<br />

only Sport model, but that is still<br />

an amazing price for what you get,<br />

Subaru’s problem with this car over<br />

the years is continuation of supply.<br />

It’s certainly the company’s best<br />

kept secret, it is a package that has<br />

stuck with me over the years, and<br />

although I’ve never had the outlay<br />

to buy one I have been responsible<br />

for several sales, and I still see it<br />

as the first choice if I was in the<br />

market for new car.<br />

<strong>The</strong> Impreza has just undergone<br />

a very mild facelift, it gets a little bit<br />

of extra tech and has had a minor<br />

cosmetic facelift.<br />

Elsewhere it is still the<br />

same versatile model that has<br />

commanded healthy sales. Cars<br />

which have longevity on their side<br />

only get there by being desirable,<br />

and the Impreza over the years has<br />

succeeded against big odds – the<br />

sport utility vehicle market.<br />

Part of what makes the Impreza<br />

desirable is its driveline, even<br />

though the high/low gearing<br />

system has long since gone, it is<br />

still four-wheel-drive, and the<br />

horizontally-opposed engine layout<br />

is, in itself, a point of difference.<br />

Boxer engines have been<br />

Subaru’s design choice since the<br />

Omega/Leone of the 70s. Today,<br />

the company builds both fourcylinder<br />

and six-cylinder flat<br />

engines in varying capacities, and<br />

some with turbochargers, in the<br />

base model Impreza’s case it is a<br />

naturally-aspirated 2-litre unit with<br />

quad camshafts.<br />

It is rated by Subaru with 115kw<br />

(6000rpm) and 196Nm of torque<br />

developed at 4000rpm. While<br />

these figures don’t seem anything<br />

special you have to bear in mind<br />

that boxer engines are honest<br />

and torquey from low down and<br />

that’s what makes them appealing,<br />

they feel strong from beneath the<br />

accelerator pedal. Drive is delivered<br />

through a seven-step continuously<br />

variable transmission.<br />

Subaru have developed this<br />

gearbox to the point where it<br />

doesn’t feel like CVT. It works<br />

much like a traditional torque<br />

converter automatic, and there are<br />

even paddle shifters so that the<br />

driver can manipulate the gearing<br />

for every likely driving situation.<br />

Sport mode does tend to keep the<br />

engine unnecessarily busy, while<br />

the intelligent setting works out<br />

the best engine operating pattern<br />

depending on accelerator pressure.<br />

Subaru have also been proactive<br />

in keeping the boxer desirable in<br />

terms of fuel usage. Today, the<br />

2-litre unit is rated with a 6.6-litre<br />

per 100km combined cycle average,<br />

that’s as good as any 2-litre petrol<br />

inline engine and adds desirability<br />

into the equation. I was relatively<br />

gentle with the Impreza during<br />

the time it was in my care, and<br />

it was used mostly in central<br />

city conditions, but with one<br />

lengthy open road journey west to<br />

Hororata.<br />

On the highway, the fuel usage<br />

readouts list at around 5l/100km<br />

with the engine loping over at<br />

just 1600rpm in the tallest part of<br />

the gearing. When I took the car<br />

back to the dealership my average<br />

was showing around 7.4l/100km,<br />

which makes Subaru’s claim quite<br />

realistic.<br />

easy car to drive at all speeds, it<br />

punches above its weight when it<br />

comes time to accepting the back<br />

road challenges and the twisty<br />

can be felt working dealing to any<br />

<strong>The</strong> Impreza also gets high grade<br />

Bridgestone Turanza tyres (205/50<br />

x 17in), and while their diameter is<br />

a little on the small side, you don’t<br />

need low profile tyres on this car,<br />

it handles beautifully and is kind<br />

to the occupants in terms of on<br />

comfort.<br />

Those on board also get the<br />

benefit of all the features you’d<br />

expect in a <strong>2020</strong> car. Major<br />

features include keyless entry and<br />

ignition, auto stop-start, multifunction<br />

displays and smartphone<br />

adaptability. All new Subaru’s<br />

sold in this country get the clever<br />

Eyesight technology which is a<br />

camera-based driver assist safety<br />

system which goes a long way to<br />

earning the Impreza a five-star<br />

Australasian New Car Assessment<br />

Program rating.<br />

<strong>The</strong> Impreza represents amazing<br />

value, and benefits from Subarus<br />

determination to make cars that<br />

are just that little bit different yet<br />

are engineered to capably fill many<br />

roles.<br />

<strong>The</strong>re are few cars in today’s<br />

market that compete with the<br />

concept of Impreza, and they sit<br />

near what you would describe as a<br />

crossover or SUV.<br />

I like traditional sedans and<br />

liftbacks, the Impreza would suit<br />

me fine, I’ve always regretted<br />

not buying one of the entry-level<br />

models, I guess it’s not too late,<br />

but it’s a matter of lining up all the<br />

Good storage ideas are abundant and all<br />

manner of products are available to make<br />

homes more minimalistic. While it’s nice to buy<br />

your storage from designer homewares stores,<br />

the likes of <strong>The</strong> Warehouse and Kmart sell many<br />

simple products for masking clutter. Fabric<br />

storage cubes are a great start for disguising<br />

the clutter. <strong>The</strong>y fit neatly into shelves and<br />

wardrobes and thanks to competition from the<br />

big department stores, can cost $10 or less<br />

each. You’ll also find wicker, felt, cotton, woven<br />

and metal baskets for a song.<br />

Another clever idea, is to buy a cheap set of<br />

melamine shelves for use in your wardrobe. A<br />

set of shelves does much the same job as an<br />

expensive wardrobe fit out. You can move the<br />

shelf heights to accommodate shoes and boots.<br />

It looks good, but costs little.<br />

Another wardrobe organisation is a Wardrobe<br />

<strong>Star</strong>ter Kit from Hardware stores. While you’re<br />

there, check out bicycle storage hooks as well.<br />

As well as being practical, storage products<br />

can make a design statement. <strong>The</strong> important<br />

thing is to be consistent. don’t, for example,<br />

buy storage cubes in different colours. If you’re<br />
